Summer has always been my favorite season.

M

y family spent the summers at my grandparents’ beach house. Once we outgrew it, my parents bought one of their own right down the street. After a fun day at the beach, we’d rinse off in the outdoor shower, scrubbing off the salt and sunscreen, then change clothes and run back down to the patio to watch the sunset while my dad grilled dinner. After the sun had set and day turned into night, we’d lounge on lawn chairs in the front yard,

wishing on shooting stars and pointing out constellations. One of my favorites to find was Cassiopeia — I still love searching for her zigzag throne. This issue celebrates life at home during my personal favorite season. Sure, it’s blazing hot, but if you’ve got excellent airflow, an air conditioner or a pool to cool off in, it’s easy to enjoy time at home. If you don’t have any of those, you’ll certainly find inspiration for them in this issue. We take you to a home that was designed with a pool as its

imple, charming and rustic: There are many reasons why homeowners love to incorporate the chic farmhouse style into their abode, from kitchen to home décor. The design rose in popularity in large part due to home design shows, and continues to be a desired look despite many predictions of a fast decline. “Farmhouse is known for its simplicity, characterized by wood elements or industrial steels, emphasizing those wellused and loved items. The whites and cream colors really lighten up a space and allow for fun furnishing,” shares Richard Breaux of All Things New. “The farmhouse trend may fade one day, but the farmhouse look will always be alive because of its organic beginnings,” adds Breaux. “This will always be a homeowner favorite because of its homelike feel and uniqueness.” Homeowners can embrace this style year-round by infusing their own interior design choices, making it a truly timeless trend. Homeowner Tiffany Thompson, for instance, decided to take this look and incorporate her own cultural style to achieve her dream kitchen renovation. “Like a lot of people who got turned on to the farmhouse trend, I watched a lot of HGTV’s ‘Fixer Upper.’ Joanna Gaines was my favorite designer at the time, and I just really liked that style,” shares Thompson. Thompson worked with All Things New to help create her desired open-concept kitchen. “My vision was to transform it into a Samoan coastal farmhouse-style kitchen,” she says. “Things I had to have were open shelves, a pantry, huge sink, a leveled island and lighter-colored flooring.” She adds, “Although I really liked the coastal farmhouse style, everyone was doing it, which I didn’t like; but, I made

it my own by incorporating my Samoan décor to keep the Polynesian flair and to tie it in with the rest of my home.” Breaux and his team installed new cabinetry, countertops and a subway tile backsplash, and created a custom-made 10-foot butcher block island top. They also stained the pantry barn doors to match the open shelving. Thompson’s kitchen ties in the farmhouse style — the overall light color scheme and industrial look — with her Polynesian heritage, seen throughout her home’s

accessories and décor. “This kitchen is a great inspiration for the future of farmhouse kitchens,” Breaux says. “Infusing a Polynesian island culture with this farmhouse design is just the beginning of where this look can go.” If you are considering infusing the farmhouse trend into your home,

ith conservation in mind, xeriscaping has become a necessary way for homeowners to cut down on water use in Hawaii’s more arid areas. “Water is a precious resource and, as an island community, we don’t want to overuse our resources. Xeriscaping is great for Hawaii yards and truly creates beautiful landscaping too,” explains Katie Hachmeister, supervisor at Hawaii Kai City Mill. Part of this practice is choosing appropriate plants to thrive in the low-moisture landscape. Enter the bromeliad. Brilliant colors, low-maintenance (the

W

plant essentially waters/feeds itself through its central cup), and countless varieties make bromeliads ideal candidates for a creative, effortless outdoor display. Hachmeister recommends full-sun species of bromeliads such as Neoregelia and Aechmea—two varieties available at City Mill. As epiphytes — plants that use their roots for support — bromeliads enjoy attaching to trees, stumps or rocks for nutrients and growth. he charm of historic manoa homes is undeniable. Set in an alluring green valley, sometimes under misty rainbows, the houses here have a certain flair that is often sought after. The owners of one such home — a three-bedroom, two-bath, with plumeria trees out front — were looking to add onto their twostory beauty. The issue with a remodeling project like this, however, is to seamlessly blend the old spaces with the new to maintain an abode’s original appeal. Nick Tang of Koolau Builders happily accepted this challenge when he and his team were tasked with the addition-plusrenovation project in this lovely, lush neighborhood. “We wanted to tie it in like it was

already there,” Tang says of the two-story addition, which includes a formal dining room, as well as a downstairs suite with a bedroom, bathroom and wet bar. Today, the new space is practically undetectable. Stepping through the double doors and into the foyer, one can’t tell where the original home ends and the addition begins. “There was a lot of thought going into the design process,” Tang says, explaining the level of detail that goes into getting roof lines to match and ensuring everything flows well. “From the outside, you would never know that it was added.” The same goes for the interior. Inside, Koolau Builders created a bright new space that, though updated for today’s standards, still

gives off the cool, calming feeling characteristic of homes in the area. In the new bedroom, Pella Impervia windows are outfitted with gray and white floor-to-ceiling window treatments, allowing soft, natural light to illuminate the Karndean Lemon Spotted Gum flooring. The wet bar’s white cabinetry blends with the white walls, its gray countertop offering a subtle contrast while complementing the new bed frame. In the bathroom, neutral tones continue to reign supreme. The flooring blends flawlessly into the

shower tile; the only element that seems to stand out on its own is the large mirror above the vanity. Koolau Builders also completed a full renovation of the existing kitchen, which is quite spacious. “It was nice to have a larger [than usual] space to work with,” Tang says. “In this case, we were trying to make use of all the space that was there.” The former kitchen was dated and inefficiently designed. With a few awkward, unused spaces, it was closed off from the main living area. The homeowners wanted to open up the space and allow

in more natural light, so Tang eliminated a wall and reconfigured the flooring. The new kitchen boasts painted white shaker cabinets and cosmopolitan white Caesarstone on the countertops and island. Avila Blanco glazed porcelain tile flooring is of the same hue. A pale blue ceramic tile backsplash adds the slightest pop of color, while a gunmetal bronze chandelier hanging from the coffered ceiling above the island creates a focal point. New stainless steel appliances keep the space looking chic; a cleverly designed open shelf

above the oven offers room to store books and other knickknacks. Tang was especially glad to work on this addition/ renovation because the homeowners had saved up to complete the project for quite some time and had lots of ideas for their new space. Within about six months, Tang and his team were able to provide the homeowners with the new space they wanted while keeping it looking as though it were part of the original structure. “It looks like it was meant to be,” he says.

HOT DOGS AND BURGERS ON THE GRILL, WHILE THE ROARS OF THE FOOTBALL GAME play on TV. Mongolian barbecue dinners for guests visiting from out of town. A date night for two under the stars, complete with surf and turf on the menu. This family of four truly enjoys the indoor-outdoor living of their Hawaii Kai abode. “Cooking and eating outside always feels like a special occasion,” says Jay Hudson, who shares that his family made the move to the east side two years ago to be closer to their children’s school. Learning from that experience, they reached out to Details International to help them this time around. “Details International truly guided us and the project from our initial ideas to a finished project,” he adds. The first step was to decide where the outdoor kitchen would go — it had to be close enough to the pool with easy accessibility to the inside kitchen. The homeowners then shared the components they’d like to have in their space. “We wanted a large grill, Mongolian barbecue, and, if possible, side burners,” says Hudson.

Details International outfitted the kitchen with Danver stainless steel outdoor kitchen cabinets with a Hampton door style in Java II color. “It gives you a kitchen that looks like an indoor kitchen and feels substantial,” shares Luke Anderson of Details International. The cabinets are equipped with storage space and accessories of their own, including a hidden space for trash and recycling bins. “This hides your rubbish, so you don’t need a big ugly trash can out when you’re entertaining.” The cabinetry is topped with a granite countertop. Grilling and barbecue elements were seamlessly incorporated into the layout, one of the main features of the kitchen. The kitchen has a 42-inch Alfresco grill with double side burners for steaming or frying; 30-inch versa

burners for the 22-inch Alfresco wok; and an EVO grill that’s perfect for Mongolian barbecue. The grills were key to the space, says Hudson. “The 42-inch Alfresco grill is a high-quality gas grill,” shares Anderson. “If you look at the grill, you can see a little drawer on the front. This drawer is to put wood into, so you don’t have to miss out on the smoky flavor of barbecue.” The homeowners absolutely love their new outdoor kitchen, making the most of their home’s indoor-outdoor living spaces. “Everyone congregates in the kitchen. If the kitchen is outside, everyone can spread out and enjoy the cool evening air while the kids swim. It’s a social space,” says Hudson. “We also added a shade that can open or close as needed for rain, sun or stars.”

fter two decades owning this kahala property, the homeowner had a clear vision for what she wanted to change when the time was right. The home had become too much for her and her husband to maintain, so they decided to build new — and completely overhaul the property’s layout. They enlisted Peter Vincent Architects to design the home. Its outdoor areas were just as important as the indoor living space. “The owners wanted the outdoor space to be the heart of their new home,” explains Max Guenther of Peter Vincent Architects. He worked closely with landscape architect Janine Mori

of Walters, Kimura, Motoda Inc. to achieve harmony between the home and garden, and with Clifton Crawford of Pacific Pool & Spa to design and deliver a pool that would be the main attraction of the redesigned property. The homeowner studied wind and sunlight patterns and knew precisely where the pool should be located. The redesign swaps the location of the house and the pool to take best advantage of the elements and surroundings. “The pool had to be here because it has a wonderful movement of light going toward the west. It needed to be open so that Diamond Head could be within full, free view right here,” she explains, gazing toward the magnificent landmark’s crater wall. “The whole house and property is all about proportion and placement. Above ground, Crawford added subtle touches to take the visual appeal to the next level in the form of lighting and laminar jets. “Water in transit needs to be in every pool,” Crawford says. To keep in line with the symmetry of the design, he added two laminar jets beside each length of the pool. The homeowners can control how high or low the jets arch above the water, creating different moods. LED lights project within the water columns, turning them into a fantastic light show, with the ability to rotate colors in sync with the lights of the nearby spa, or hold on a specific color. “Most people use the pool less than 10 percent of the time. This pool would be used every day, 100 percent, because that other 90 percent consists of visual, lights

and sound with the water spilling into it. If you’re not swimming in it, you’re still enjoying the look and sound of it,” Crawford says. The homeowner enjoys listening to the sound of the jets spilling into the water; she calls the feature a fountain of peacefulness. Evenings on the property are especially pleasant now, with the addition of the fire pit. Situated between the deck and the pool, the fire pit is a focal point after the sun has set. “It’s quite peaceful seeing the flames,” she says. “It’s almost like everything becomes quieter.” The property recently completed, the homeowners are able to relax and enjoy their redesigned space. “It’s beautiful here. It’s very calm and peaceful,” she says.

welve years after purchasing their charming kahala home, John and Yoko White realized their modern vision with the help of Barker Kappelle Construction. Though the couple initially purchased the home in 2006, professional obligations rooted them on the Mainland for the next nine years. Seeing the beloved neighborhood community as the property’s greatest asset, the couple was ready to transform the modest 1950s home into a restful resort-themed sanctuary upon their move back to Hawaii in 2017. The Whites enlisted the help of local design-build firm Barker Kappelle Construction to reimagine the property’s livable space, with the help of architect Paul Sheffield. The result was a collaborative effort, with the full renovation completed in less than 10 months.

The single-story home was reframed and restructured, with a new roof and windows to maximize natural light; the single-walled framework was transformed to include double walls and thicker drywall for better insulation and sound properties. Inside, the cottage-style design features timeless board and batten siding, giving the home a plantation feel. Lofted ceilings add height to common living areas and open up spaces such as the living room, bedrooms and kitchen. Originally separated by a double door, the kitchen wall was removed to open up the kitchen and create a seamless, expansive common area composed of the kitchen, living room and dining room. A hidden office beside the dining table remains unseen as desired thanks to a faux wall of stacking doors. The far side of the new laundry room was once an exterior storage room, which has been transformed, giving way to an added mud room with exceptional storage as well as a laundry room and third bathroom.

To maximize the space for John and Yoko, a third bedroom was removed to allow for two spacious bedrooms, bathrooms and a small walk-in closet. The extended master bath offers both a large shower and deep bathtub with clean tiles in soothing grays to wash off the day. Heat was a primary concern for John, who noted Barker Kappelle’s thoughtful attention to detail when it came to cooling down the home. Stacking doors were added for the front and back entries to allow for natural wind flow, as the couple prefers to keep the doors open. Though the home includes central air conditioning, whole house fans were installed throughout the home in the newly lofted ceilings to simultaneously eliminate heat. “It keeps the temperature balanced, drawing the hot air out of the house so it ultimately feels as if you are standing in the shade outside,” Phillip Barker explains. Now distinguished by a roadside wall, the home is unrecognizable from the street. Barker Kappelle

transformed the outdated 1950s style peach aesthetic into a luxurious modern resort-style sanctuary. “The idea was to create a lot of space in a small area and have more room for a yard, so we transformed the front entry to maximize every inch of livable space,” Barker shares. Elegant entryway details add to the resort feel, including exposed aggregate, lava rock and a rain chain. The L-shaped driveway adjacent to the garage was removed in favor of a pool lined with heat-resistant ceramic tiles that remain cool despite direct sunlight, and accented with decorative Mexican-inspired tiling. Tiki torches and tropical plants were added along the inside of the wall to create a natural canopy for added privacy and shade. “We wanted to create more of a jungle feel in the garden area to make the yard bigger and open everything up,” Barker explains. His firm collaborated with HHF Planners for the landscaping, which was meticulously installed by Akamine Lawn & Landscape, and wraps around the property with tropical plants including rare and colorful varieties of ti leaf, hibiscus, taro, native Hawaiian ferns, pua kenikeni and more. As the Whites prepare for retirement in their twobedroom, three-bath home, they are able to truly enjoy their next chapter together. Whether taking a refreshing dip in the pool, keeping cool indoors or waving to passing neighbors from the comfort of their front porch, they are finally home.

The final piece to your backyard is surrounding it with railings that’ll add definition and a unique aesthetic. “Railings are the finishing touch for an outdoor space and can help to define it and make it unique,” says Toimil. “A variety of railing infill options are available, including horizontal and vertical cable infill, glass infill, pickets, and panels – one of the newest infill types.”

COOL FOR THE SUMMER Ensure that you’ll be having a refreshing summer by checking on your home’s A/C system. “Now is the right time to make sure your home’s cooling system is in proper order and up-to-speed,” says John Arizumi of Carrier Hawaii. With older models, make sure to compare its SEER, seasonal energy efficiency rating, to newer models. “This measures what it costs in terms of energy usage to operate the air conditioner,” says Arizumi. “SEER scores for popular splitsystem air conditioners are now as high as 42 [and] if you use your air conditioner

frequently, it could be financially advantageous to upgrade if your current model has a lower rating.” If you’re in the market to purchase a new A/C, Arizumi recommends a ductless split-system with the compressor outside of your home and a fan coil inside. “[They] are very popular in Hawaii for their ease of professional installation and

quiet operation. These units have now also become dramatically more energyefficient,” he says. As a bonus tip, Arizumi shares that when you’re in a rush to cool down a hot room, do not lower the A/C temperature. Instead, set the fan on high to remove the heat, as “lowering the temperature does not speed cooling.”

MONEY MATTERS … “For myself as a homeowner, budget is certainly a place to start,” says Gladys Quinto Marrone, CEO of the Building Industry Association – Hawaii (BIA). “How much do we have to spend on what we’d like to do?” Evan Fujimoto of Graham Builders adds: “If the budget is small, you’ll have to remodel. But if the budget is much larger, it will typically make more sense to rebuild if the house is old. Let’s say you’re willing to spend up to $500,000 to remodel. It will make more sense to spend more to get a new home. If a house was built by a parent or is full of memories, knocking it down can be a difficult decision. “We often save and repurpose part of the home – sometimes an old handprint in concrete, a door with dates and markings tracking the growth spurts … or even the old concrete laundry sinks you just can’t seem to find anymore,” he says.
