EDITOR’S NOTES

I have a lot to be thankful for.

N

one of my family or friends have become sick from coronavirus. I still have my dream job, and the ability to work from home, where fresh coffee is a few steps away, my dog sleeps all day nearby, and I can pause to enjoy the mauka to makai view. It’s a big change from our corporate office, which does not have any windows. However, as I am sitting here at my dining table, slightly slouched over my laptop, I can feel the pain in my neck and shoulders, likely caused at least in part by working in this non-ergonomic workspace

for the last several months. I haven’t taken as many breaks to stretch or go for a walk as I should (it’s hot outside!) and I haven’t seen my chiropractor since last year. As much as I love my “home office” that doubles as my dining table, today I finally admit it’s not the best setup for my posture. How are you adapting to spending more time at home? If you’re looking for ideas for a more comfortable (and stylish!) home office, visit our website, where we have expert advice and inspiring photos for creating workspaces. There is new digital-exclusive

content every week, much of which is geared toward life at home and home improvement. If you’re planning on making upgrades to your home, this issue has lots of great information. We partnered with the Better Business Bureau Northwest + Pacific to introduce you to nine of the best builders on Oahu, all with A+ ratings, and highlight what sets each of them apart. I encourage you to get to know these companies when selecting your builder, because qualifications and experience are as important as having a good connection. The relationship between builder and homeowner needs to be solid for a smooth remodel or new build. This issue also reveals the 2020 Readers’ Choice Awards. Whether you’re considering an ADU or shopping for window coverings – or anything in between – we have readers’ recommendations for the best in each niche.

The Power of Water building this custom outdoor shower was a labor of love for the Lopes family in Kailua. Artist Anastasia Lopes painted the surfboard, husband Rick Lopes dug the trench and ran the hot and cold water lines, and together they built the ipe deck and fastened plumbing, purchased from Hardware Hawaii. The outdoor shower is a functional addition to everyday life for the family of five, and it also holds a special memory, as it doubled as a birthing pool for their youngest child. “Under the shower and canopy of flowers with a full moon as the only light source, we manifested our dream birthing experience in the comfort of our own property,” Rick says.

Pop of Paradise

An island-inspired palette to turn your home into a tropical escape. BY STEPHANIE KIM

ring all the things you love about Hawaii — sunshine, ocean breezes, tropical foliage and local cuisine — into your home with the power of paint, creating a space radiating in color and personality. “Color is important as it sets the mood or feeling within any room in your home,” shares Aaron Kouchi of City Mill. And with all the time we’ve been spending indoors, changing up the colors in your home can help to elevate your mood as well. “When you think about it at the end of a long day coming home to a color that you chose makes you feel good. That’s why we are constantly changing colors in our homes,” says Kouchi. To help capture the look and feel of island topography, Diana Ancog, paint manager of HPM Building Supply in Kona, Hawaii Island, recommends starting with neutral tones. “These muted paints act as a natural canvas and can help you bring the beauty of our island landscape indoors,” says Ancog. “Natural tones create a light, airy aesthetic, capturing the idea of sandy beaches and open skies without being overwhelming. And by using a neutral color as your base, you can really play with fun home décor or bright pops of tropical accent hues to liven up your indoor spaces.” Welcome tropical hues into your home with this island-inspired paint palette that features Benjamin Moore paints, available locally at City Mill and HPM Building Supply.

“LAGOON 5” A grassy backyard in Ko Olina is transformed into a family’s playground. STORY BY STEPHANIE SILVERSTEIN PHOTOS BY DAVID CROXFORD FEATURING PACIFIC POOL & SPA

W

hile playing the championship ko olina golf course, the Bizily family couldn’t help but notice a spectacular pool in the backyard of one of the residences. At their own Ko Olina property, the grass in the backyard extended from the house straight onto the golf course. Seeing their neighbor’s pool helped inspire them to track down the contractor – Clifton Crawford of the award-winning Pacific Pool & Spa – to get started on their backyard transformation. They instantly connected with one another. The family reviewed Crawford’s portfolio, with each member selecting at least one feature they’d like for their backyard. The result? A fantastic compilation of water, fire, an outdoor kitchen and recreational areas. They call it “Lagoon 5.”

hawaiihomemag.com • JULY 2020 • 19

“It’s pretty amazing,” says homeowner Jim Bizily. “He put a lot of thought and effort into designing it so everything could fit exactly how we wanted it.” Pacific Pool & Spa designed and built a playground of sorts that provides the Bizilys with endless hours of entertainment and the feeling they never need to leave home – something that’s been priceless through the stay-at-home order of the last several months. The main attraction is the swimming pool, which is loaded with features. It’s 8 feet deep at the deep end, giving the 11- and

20 • JULY 2020 • hawaiihomemag.com

15-year-old Bizily brothers the option of making a splash by jumping in from the custom waterfall or 8-foot custom spring board. Crawford installed dual gas-powered tiki torches from Beachside Lighting for either side of the waterfall, providing a gorgeous ambience during the evening. Three laminar jets with 1-inch columns of water and fiber optic colored lights add to the evening show. “I’m an advocate for water in transit,” Crawford says, noting that when different water features are turned on or off, it sets a specific mood. “Water is my passion.”

above: Pacific Pool & Spa designed this pool to have water in transit, including the waterfall, laminar jets, Badu SwimJet and bubblers. top right: Artist Susanne Ball painted seven turtles that decorate the swimming pool and Bali ledge. right: The outdoor shower is made from a surfboard and equipped with a rain shower head, foot wash and detachable shower head.

When the Badu SwimJet is on, the family can swim against it for exercise. “I love turning on the waterfall and Badu jet at the same time. It makes somewhat of a lazy river, circulating around and around and around,” Bizily says. A shallow-entry Bali ledge with lighted bubblers is a relaxing place to sit in the water without getting your hair wet. The spa, also on this side, is another peaceful spot to unwind. Crawford used a white plaster material with blue quartz aggregate to give the pool its reflective qualities. Seven turtles of various sizes painted by ceramic artist Susanne Ball decorate the bottom of the pool, as though they’re swimming along with the family. Outside of the water, the family has many recreational spots to enjoy and play in all day. They practice their short game at the putting green and have some fun with a bocce ball court, made with different blade heights of artificial turf. Crawford retained Exterior Development for the landscaping, which includes red wax palms, gardenia and hybrid hibiscus. They barbecue dinner outside most evenings, often with friends from the neighborhood. Pacific Pool & Spa built the outdoor kitchen, which includes a Wolf barbecue, Sub-Zero refrigerator, Sub-Zero ice maker, granite countertops and a vessel sink.

“It’s the perfect place to hang out and absolutely relax and realize how lucky you are in life.” — JIM BIZILY, HOMEOWNER

All outdoor areas have lighting for the evening hours. The family lights up the fire pit and tiki torches, sparking a serene tone for their backyard getaway. They are thrilled with the transformation. “I can’t really say enough about Clifton and his team and what a great job they did. They really took the vision we were

trying to create and made it come to life and made it a reality,” Bizily says. “It has brought our stress level down considerably and even during these hard or challenging times, you still feel at peace and super calm. It’s the perfect place to hang out and absolutely relax and realize how lucky you are in life.”

The Better Business Bureau’s Recommendations on Finding a ‘Better Builder’

Hiring a builder or contractor for a home renovation or new build

can be an intimidating process for anyone. You have to factor in your budget, and your desires and needs — and find the right team to do the job. That’s why Hawaii Home + Remodeling has partnered with the Better Business Bureau Northwest + Pacific to present the Better Builders program, which features profiles of builders at the top of their game. “Better Business Bureau Northwest + Pacific is honored to partner with Hawaii Home + Remodeling on the Better Builders program and to bring focus to the trust and integrity of these local companies,” shares Roseann Freitas, Hawaii marketplace manager of the Better Business Bureau Northwest + Pacific. “It is about businesses doing the right thing and holding themselves to high standards.” Better Builders highlights companies found on the Better Business Bureau’s website with an A+ ranking, meaning they are among the best of the best. Those with accreditations are noted as well. “People today are overwhelmed with choices – and often unsure about where to find verified, unbiased information,” says Freitas. “By starting your search at BBB.org, you know we have already done

the homework for you, including background and licensing checks. For more than 100 years, the Better Business Bureau has been helping people find businesses, brands and charities they can trust.” The Better Business Bureau’s rating system represents its opinion on how a company interacts with its customers, shares Freitas. The rating system considers customer feedback and such factors as a company’s history, transparency and licensing, to name a few. “The Better Business Bureau’s mission is to advance marketplace trust between businesses and consumers,” says Freitas. “All accredited companies have agreed to abide by the BBB Standards of Trust, which means going above minimum requirements.” These eight standards range from building trust and establishing a positive track record, to advertising honestly, honoring promises and being transparent and responsive. “Trust, integrity and transparency should be the foundation of the relationship between builder and homeowner. These qualities make the difference between a successful home project and a money pit,” says Freitas. Every builder profile here will showcase a company’s strengths, expertise, culture, values, as well as certifications and achievements. Read on for some helpful insight to help you get started and take a look at these Better Builders and what they have to offer.

 Compare Obtain bids from multiple builders to compare pricing; the cheapest bid doesn’t necessarily represent the best option.

 Ask for References Speak to past customers to hear their experiences and look at the company’s portfolio.

 Seek Associations Find out if your builder belongs to any professional associations and if it has any certifications.

 Verify Information Confirm that the company has insurance and is licensed and bonded.

 Have a Written Contract Always confirm and sign a written-out contract.

 Make a Deposit A builder should never ask for the fullprice upfront; you should always make a deposit.

 Check the Better

Business Bureau

The Better Business Bureau is a trusted organization that provides ratings on how a business is doing. You can also see if a business is accredited, and find customer testimonials as well as information on the company’s history and much more. See the full Better Business Bureau contractor checklist for ways to protect your new home renovation or build.

ALL THINGS NEW

— FAY, BBB TESTIMONIAL

CERTIFIED WEDI INSTALLERS SPECIALISTS IN VR DESIGN All Things New is committed to serving Hawaii homeowners by “beautifying and transforming homes and offices” throughout the island. The faith-based company combines its strengths in craftsmanship, technology — with the use of virtual reality design — and partnerships to deliver on its motto and name, “All Things New.” Richard Breaux, owner of All Things New, says his company’s goal is to give customers “the best experience, top quality, in the most efficient way.” As a builder, Breaux values “integrity in every degree” and applies this idea to every home built or remodeled. When considering if it’s time to renovate in light of the coronavirus pandemic, Breaux shares both pros and cons: Right now, there are many builders available, meaning competitive pricing, and traffic is light, but vendor supplies are low, shipping is delayed, and projects might take a little longer than usual. “Do your research and get educated on project costs and the builder you will hire,” suggests Breaux when considering where to start and who to work with. “Cheaper doesn’t always mean better.”

S. Tanaka Construction, a family-owned company, has built more than 400 brand-new homes since its beginnings in 1984. The small but mighty team is made up of specialists that can create new homes from the ground up — including single-family and multifamily homes and accessory dwelling units or ADUs. “We do custom house designs to fit the needs of our clients,” shares Ryan Tanaka of S. Tanaka Construction. A new home build can be extremely rewarding and often necessary when a renovation cannot happen — and S. Tanaka Construction can get the job done. Just ask local homeowner Joey Y., who trusted in S. Tanaka Construction for not one, but three separate home projects for her extended family. “Our reason for choosing [S. Tanaka Construction] is that they were very upfront and honest. We were never promised things that they could not deliver within our price point and they did not try to upsell us. Construction went smoothly and their office manager and project managers were available to answer questions and assist us with anything that came up during construction. Our final product was much more than we could’ve ever dreamed of and that’s why we have continued to return to S. Tanaka Construction.”

HOW TO UTILIZE YOUR A/C SYSTEM For those whose best option is to install an A/C, Arizumi recommends, “Use your A/C with the thermostat at its highest temperature setting that is comfortable for occupants. Too many users acclimate to low settings like 68-70 degrees Fahrenheit and that can really waste a lot of electricity.” In addition to this, he suggests implementing photovoltaic systems to generate electricity from the sun. PV systems consist of an array of solar panels to absorb and convert sunlight into electricity, an inverter to change the output to an alternating current, as well as other hardware such as cables and mounts. Noella Cosco from Cosco Hawaii states, “Compared to a window A/C that runs constantly, A/C systems with inverter technology run only when necessary, which saves you money on your electric bill versus a window unit. Why not stay cool and save money at the same time?”

Beat the Heat Keep cool while staying home.

taying home during summer seems almost unimaginable without an A/C or a fan. The major sources of heat in your home are given off by your lights and appliances and the sunlight that comes through your windows, permeating the air. Circulating air in your home is just as important as cooling it down. As you begin your search for the perfect appliance to alleviate the heat, it’s important to keep in mind just how to utilize your A/C and fan to their best abilities, with a sustainable mindset. “Cooling and ventilation are

important mostly for human comfort, as we are fortunate in Hawaii to live in a tropical climate with clean trade winds. Ventilation is important for indoor air quality,” says John Arizumi of Carrier Hawaii. While some homes are designed to harness trade winds, on days when trades are slow or nonexistent, and for those who do not have natural airflow in their homes, supplemental A/C is helpful not only for indoor comfort, but also indoor air quality. All A/C systems are equipped with filters to catch dirt, dust and germs — which is especially helpful if you have allergies.

THE GREEN WAY The heating, ventilation and air conditioning industry is moving toward refrigerants that have less of a global warming potential. Known to contribute to the greenhouse gas effect, the most commonly used refrigerant is chlorofluorocarbons, specifically R12, which the HVAC industry is trying to avoid. While there will still be some impact on the environment, these efforts make a difference in the long term.

ASK THE EXPERT

Ask the Expert: Design-Build Process Andrew Forman, licensed architect and owner of Blueprint808 Architecture, shares all you need to know about this streamlined home project process.

ne of the major decisions you’ll have to make before starting your home build or renovation journey is whether to go with the conventional design-bid-build or the innovative design-build process. While both have advantages, designbuild has the edge over the traditional design-bid-build strategy, says Andrew Forman of Blueprint808 Architecture. He outlines the design-build process and how you can benefit from working with a united team.

O

Q:

A: Design-build is an approach to a project where a team inclusive of the client, designer and builder works together from the very beginning, from design through completion of construction. To put this into perspective, with the traditional approach known as design-bid-build, the client and designer design a project, obtain bids, and finally contract with the builder and complete the construction.

Q: How can homeowners determine if the design-build process is right for them?

A: I would suggest that the design-build process is right for everyone. The homeowners’ greatest benefit from this process is a comprehensive understanding of all critical factors in designing and building, every step of the way. It starts with architect expertise combined with input from the builder during design (constructability, budget, schedule being of particular importance). The construction phase continues with comprehensive understanding from the builder all while receiving input and communication from 66 • JULY 2020 • hawaiihomemag.com

the designer through construction. At its best the design-build process builds confidence, trust and eliminates worry.

Q: Do you have any suggestions for homeowners looking into hiring a design-build team?

A: It is important to differentiate a design-build firm from a design-build team. In a design-build firm, the designer and builder are employed by the same company. I would always recommend a homeowner work with a design-build team; this partnership integrates separate designers and builders that have experience working together and share a common goal with the client. At Blueprint808 Architecture, we have teamed with some builders upward of 25 times, ensuring trust and experience.

Q: How does the team work together? A: The team is formed at the very beginning of the process. Regardless

of whom the homeowner initially reaches out to, any experienced builder or architect will easily be able to recommend a partner they trust and recommend working with. At Blueprint808 Architecture, we have three to four builders that we have vast experience with and trust completely and will recommend based on a best fit for the project. During design, we receive constant feedback from the builder and hold several milestone team meetings to make sure we are on track with constructability, budget and schedule before proceeding. Once the design is in line with everyone’s expectations, it’s on to the next phase: completing the permitting and assisting the homeowner and builder with finalizing a contract. Once construction commences, the builder is in constant communication with the designer. Blueprint808 Architecture 258-7645 blueprint808architecture.com

Passing the Torch with Hawaii Gas

t has been said that cooking with gas is significantly better than cooking with electric. In fact, The Daily Meal states that 96 out of 100 professional chefs prefer gas cooktops. Whipping up dinner with gas is also typically more cost effective than using electricity. Cheryl Chee and her family know firsthand all the benefits of having gas in their kitchen — they’ve been cooking with it for four generations. “Chinese cooking is quick on high heat,” Chee says, explaining that her Ewa Beach ohana has been using gas cooktops since 1950. In Case of Emergency In the midst of the coronavirus pandemic and hurricane season, it’s important to be prepared for any emergency your family may face. BY MAYA MATHUR

n the age of covid-19, we’ve come to value items like toilet paper and household disinfectants. As we’ve seen with the emergency prepping during this pandemic, it is better to be prepared than to scour stores all over the island for essential items. During this quarantine, it often feels aimless to even try to find certain products that are in high demand. Besides sanitization and virus-prevention items, materials for home projects have been in especially high demand. “We’ve sold a lot of garden supplies, paint, hardware and tools,” says Eric Yamashita of City Mill. The governor’s safer-at-home order was extended straight into the start of hurricane season, so if you haven’t done so already, it’s important to stock up on any necessities to be prepared for the worst.

Do you have enough food and water if a storm keeps you from leaving home? Think ahead and fit some nonperishables into your next grocery shopping list. It never hurts to have some extra food. In addition to this, it’s important to consider what other items you may need. “We carry the majority of items listed on the CDC website, but we also carry items that would expand and enhance your prep supplies,” shares Yamashita. One of the products you can find is the WaterBOB— a 100-gallon plastic water containment system that fits into your bathtub. Another product that could prove useful to protect your home from flash flooding is a selfactivating flood barrier called the Quick Dam. It uses an absorbent powder that swells and gels any excess water to contain and divert water.

MAINTENANCE

TIP NO. 2: START AT THE TOP “During hurricane season, you never know what will happen,” says Brennan Leong of Kapili Roofing & Painting. “While we have gotten lucky in recent years and have avoided any major hurricanes, we typically see one to two severe storms per year.” As a barrier against the elements, your roof is one of the most integral parts of your home. During a hurricane, even one crack could result in large-scale destruction of your home and loss of personal belongings. “When a roof is compromised, everything in the home — electrical, insulation, the building structure and other components — are at risk of being damaged,” Leong says. Get ahead of the storm by having your roof inspected and maintained, and repair any existing damage you weren’t aware of.

Save BIG with Solar + Storage Reduce your electric bill with Generac’s PWRcell system, a solar + battery storage solution. PWRcell captures and stores electricity from solar panels or the grid to be used during peak demand times to lower energy costs or provide backup power.

TIP NO. 3: CREATE SECURITY FROM HIGH WINDS Window shutters and panels are important during storm season — especially as wind gusts get stronger. They protect your home from potential damage and prevent windows from being broken by flying objects and strong gusts of wind. Hardware Hawaii carries Gallina RDC Storm Panels, which are designed to protect windows and doors from severe weather and debris, while allowing light in. The storm panels are easy to install and comforting to have on hand when a storm is in the forecast.

Meet the New CEO of BIA-Hawaii The organization welcomes Jessica Leorna as its new chief executive officer.

ia-hawaii has brought on board jessica leorna, previously the executive officer for the Interior Alaska Building Association, the National Association of Home Builders affiliate in Fairbanks, Alaska, as its new CEO. Leorna brings years of industry experience to her new role, and shares with us how the organization and its members are navigating today’s climate and its mission for the future.

B

Q: What are some of the innovative ways that the BIA-Hawaii and its members are adapting business practices during this time? A: We all have seen hardship descend on us over the past several months. People everywhere face a new world, a new future — and the people who work in the building industry are no different. Though deemed “essential” through the COVID-19 outbreak, the building industry still needs to embrace an onslaught of obstacles and daily, if not hourly, transformation. Many BIA members and affiliate organizations signed an industry commitment letter, 80 • JULY 2020 • hawaiihomemag.com

a pledge to the world that they would recognize and practice safety standards above and beyond those required by regulations. This letter shows an immense amount of dedication to a higher standard of work and also acts as an incredible symbol of a unified industry. Q: What are your top priorities for BIA-Hawaii and its members? A: Housing is more essential now than ever before. Homes are our schools, our offices and our shelters from this new, uncertain world. As we all know, Hawaii

depends on the building industry to press on through these tribulations, to provide jobs and to bolster our economy. BIA-Hawaii will aim to help consumers and businesses position themselves for the future. BIA advocates for affordable housing and to be the voice of the industry – but we are also the voice for homebuyers, renters and homeowners.
