ince my first day onboard as Hawaii Home + Remodeling magazine’s new editor, I’ve been thinking about the Mötley Crüe song, “Home Sweet Home.” The hard rock hit was released in 1985, but its vibe is timeless: There’s still no place like home. our closet can be a fun space in which to get ready as well as a place that exemplifies your personality. That’s what homeowner and Oh Joy! founder and creator Joy Cho figured when she partnered with California Closets. he simple and serene aesthetic at live beautiful home in Kailua remains, only now there’s more of it. The store recently expanded, which means more product offerings, like pieces by Kailua ceramicist Sealily. These U-shaped and organic vases range from $40 to $125 depending on the size and intricacy of the piece. “What’s so incredible about these handmade designs is their functionality to hold hardier stems and foliage in a beautifully sculptural way,” says store owner Alicia Sword. “But they also look beautiful as a décor piece when not in use.” Also new to the store are European linens, Turkish cotton blankets and throw pillows, which range from $80 to $320. “Both of these materials are lightweight and breathable, which make them perfect for Hawaii’s weather,” Sword says.

hen boyd construction’s design/build husband-andwife team of Todd
Boyd and Sarah Schmidt purchased a midcentury abode overlooking Kahana Bay, they wanted to update the home while maintaining as much of its original charm as possible. “There’s some interesting history to the house,” Schmidt says. “It was built in the mid-’60s and then it was purchased by the father of windsurfing. His family were the owners from around 1970. They raised their children there, and a lot of people

know the house.” She adds that the home continued to be occupied by the same family until she and Boyd acquired the property in 2019. Boasting two bedrooms and two baths plus a one-bedroom ohana unit, the house is only 1,400 square feet. Yet its open and breezy concept makes it feel much roomier. Schmidt says it’s one of just a few midcentury modern homes left in the area; because they’re typically smaller than other homes, people tend to tear them down and build bigger houses in their place. “This one is preserved,” she says. “I think that’s one of the things that makes it so interesting.”

The house features new Fleetwood doors and windows, sourced from Pacific Source, as well as a new cedar roof, but much of the original koa wood paneling remains. The original copper gutters are also intact, as are the original wood ceilings. “We painted the beams and the rafters dark — almost black. It makes the cedar stand out on the ceilings,” Schmidt says. Boyd and Schmidt also kept jalousies throughout, though the home now has new ones from Breezway. “One of the things about these older Hawaiian homes is the use of jalousies, which allow so
much air through them,” Schmidt says. “And they’re kind of making a comeback. They really function so well in the Hawaiian environment.” Jalousies are featured in the outdoor barbecue area, which connects to the indoor kitchen via a pocket door. The interior space boasts absolute black granite countertops, an Ann Sacks tile backsplash and Aristocratic laminate cabinets, as well some of the home’s original koa on the island. In the barbecue area, Nature Cast cabinets offer a sleek and modern look.

Clay quarry tile has been replaced with terrazzo to keep with the midcentury modern feel. Schmidt also incorporated plugs and switches from Buster + Punch to maintain the look of the period. “They’re very retro feeling,” she says, “and I did them throughout the whole house. It kind of also takes it back to the 1970s and ’60s.” In the main bathroom, the blue tile as well as the koa are original. The Bellmont Cabinets, Caesarstone Countertops, Restoration Hardware fixtures and Ralph Lauren pendant lights are all brand new. Boyd and Schmidt, whose Boyd Construction company is based in Makawao, also added a skylight as well as a large window next to the Aquatica tub, providing a direct, peaceful view of the home’s walled-in garden. It’s this overall feeling and sense of serenity that Schmidt says is her favorite thing about the house. “The design is very well thought out,” she says. “As small as it is, it feels large and airy, and keeps with the environment. It works with the environment for the airflow, so it makes you feel calm when you walk in, like you are part of nature — and you haven’t disturbed nature.”

hat was once a single-wall onestory home in kaneohe recently got an upgrade with the expert help of J.R. Moorhead of Moorhead & Company Inc. and Nancy Schnur of Universal Interiors LLC. Previously, the kitchen was the size of a one-car carport, which is exactly what the original builders intended. “They enclosed the carport and made it a kitchen about 50 years ago,” says Schnur. Before its recent enhancements, the only way to get into the kitchen was to walk around the back of the house and through the living room. “We took down the entire wall that divided the kitchen from the living room so that it became all one big space,” she adds. 22 • AUGUST/SEPTEMBER 2022 • hawaiihomemag.com
“That really opened up everything and made it a lot bigger,” says Moorhead. “We brought that kitchen into the living room, and Nancy added a lot of specs for aging in place.” The homeowner was intentional about smoothing out the aging process for his mother. “The ultimate goal in this project was to make this entire house that way so that the homeowner and his mother could age there comfortably,” says Schnur. “We also had to keep it within an affordable budget.” The kitchen has both motion sensor task lighting and toe-kick lighting so that you can see your way at night. “And then the pendants are really cast lights for the cooktop,” she adds. Also, the kitchen island is split-level, so homeowners can enjoy different cooking tasks or lounge around it. There is additional space beneath the counter should anyone need a wheelchair in the future.

The flooring throughout is luxury vinyl plank and luxury vinyl tile from TW Flooring Gallery in Honolulu, says Schnur, who adds that it’s all easy to maintain and water-resistant. “We changed all the flooring,” says Moorhead. “We painted the house, we had accent walls in different rooms, we reconfigured the laundry room and we added a half bathroom.” All the cabinets were created locally by Cabinet Hawaii and made from teak wood. In the bathrooms, Schnur designed walk-in showers to replace the bathtubs. One bathroom that used to exist in a hallway was transformed into a second master suite bathroom that can now
only be accessed from that bedroom. Schnur spent a lot of time working with the homeowner, “picking the areas where we spend more money and the areas where we save money in order to get as much done as we wanted to,” she says. “And I got to work closely with him on picking all the finishes and paint colors and spent hours in the space just going through and making sure paint colors for each space were appropriate.” “I like bringing these older houses to the modern age,” says Moorhead of the home’s transformation. “It doesn’t look like it’s an older house that was restored. It looks like a nice new house.”

he first step of this two-monthlong north shore landscaping project was clearing some of the space for a new home build. “We basically got in there and did the demolition of the existing landscaping,” says Steve Dewald of Steve’s Gardening Service. “We moved a bunch of coconut trees around, relocated stuff, backed out, let them build the house and then came back in.” Originally designed by Loriann Gordon Landscape Architect LLC, the yard already had a good foundation; it simply needed to be reconfigured to better suit the new abode. “We kind of took the orig-

inal plan … and made a few tweaks,” Dewald explains. “I think we still kept true to the concept of the plan, but we made a few changes with the owners.” He adds that the overall goal of the new space was to create a family-friendly yard where the owners could entertain. Given its proximity to the ocean, it was also important to design the yard in such a way that its beauty could be maintained year-round. “It’s right on the water on the North Shore, so there’s a lot of wind and really large surf,” and plenty of salt, Dewald says. “We wanted to make sure that everything could tolerate the salt and the wind.” Knowing the environment is of utmost importance when designing and installing a landscape, Dewald notes.

Most of the plants he used for this project, he explains, are salt-water tolerant. These include carissa, dwarf tiare gardenia, wax Ficus and hybrid clumping bamboo varieties. “For the lawn, we chose el toro zoysia,” he adds. “It’s drought-tolerant, really family- and traffic-friendly, and it’s also very salt-tolerant.” Balancing the best plants for the environment and creating a space that’s
not bland or drab, Dewald says, can be a challenge. “That’s kind of the hardship sometimes of working near the ocean,” he explains. Dewald’s company also incorporated other plants that aren’t necessarily built for the surroundings. “We were able to shield or hide those plants behind other things, where we could kind of fake it or cheat a little bit and still obtain some nice flowers and

some colors and things like that.” Puakenikeni, red seal wax palms, orchid varieties, Spathiphyllum and golden el dorado are some of the less salt-tolerant plants that he was able to integrate. The landscaping also includes a plethora of accent pieces: steppingstones, river rock, puka lava borders and an outdoor shower featuring a surfboard. “There are a lot of simple details that just really pulled it all together,” Dewald says. His favorite aspect of the finished proj-
ect is the dual courtyard. “I really like it,” he says. “It has a motor court, and then it’s got another little entry gate to this inner courtyard. I like the way the space is laid out; I think it has a really nice flow to it.” Dewald notes that this was a great project to take on because of all the subcontractors he worked with. “DeBiasi did the pools and Gutter King did the gutters,” he says, “and at the end, it just made for a really good product for the homeowner.”

iving in hawaii truly is a gift. Although the Aloha State has an abundance of sunshine and you’re close to the ocean, exposure to salty elements isn’t always the best for our homes, especially our air conditioning systems. “Our AC units are exposed to the elements that can be corrosive, like the salt from the ocean,” says Noella Cosco, executive vice president of Cosco Air Conditioning and Refrigeration. “Even inland the salt is carried in the air. Without a maintenance plan in place (that includes) spraying down the condenser coil, leaks can occur due to corrosion from the salt.” At Cosco Air Conditioning and Refrigeration, Daikin coils come coated, but maintenance is still required to ensure the coating does its job. “Another interesting factor to

worry about in Hawaii are geckos,” Cosco says. “They like to sit on the control boards due to the heat it gives off. However, with them sitting on the board, they can cause the board to short circuit, which results in a failure of the unit.” This leads to costly repairs to replace the board because most times, gecko damage is not covered by the manufacturer’s warranty. Before buying an AC system, Cosco recommends researching the system’s efficiency rating. “HECO minimums start at 14 SEER (seasonal energy efficient ratio).” Additionally, she suggests looking into the system’s optional features such as a thermostat with Wi-Fi capabilities that can be monitored using an app on your mobile phone. For example, consider the Daikin One thermostat, which features being able to automatically reduce cooling to conserve energy if it detects you’ve left home.

Don’t forget about the system’s noise level. “If you live in a community where your neighbors are very close, you want to check the decibel ratings of the equipment you will purchase,” explains Cosco. “In the industry, Daikin is known to have a wide selection of units with low sound ratings.” Once you have an AC system, it’s important to set up an annual maintenance plan. “The coil needs to be free of debris or buildup for proper heat transfer,” says Cosco. Checking the drain pan in the indoor unit is also important. “Besides the smell that can come up, buildup of mold or growth can cause the excess condensate water to overflow and lead to damage in and on the wall and the general area around the unit.” For more information, visit coscohawaii.com.

“Mirrors can instantly transform any room,” says Guerric de Coligny of The Glass Guru of Honolulu. “A large wall mirror is the easiest trick to make any room appear larger and brighter, and not just in bathrooms.” They’re also effective in living rooms and kitchens, and near windows and lanai to widen your beautiful Hawaii views. “The best way to make something seem big is large mirrors,” adds J.R. Moorhead of Moorhead & Company Inc. For example, homeowners can place a large framed mirror on a wall or stand an oversized framed mirror against a wall. The reflecting natural light leads to a stylish, more open feeling, and makes the inside of your home seem larger than it is. The trade-off is it’s harder to put stuff in front of those mirrors, cautions Moorhead. So, it’s important to strategically place your mirrors throughout your home. Moorhead suggests putting one behind the bed so that it doesn’t take up any additional space but will make your bedroom larger.

“Beyond mirrors, glass in all forms can help a room feel more spacious,” says de Coligny. Glass shower enclosures make bathrooms appear larger and brighter and indoor glass stairway railings open up interior living spaces and can bring more light to surfaces, he says. “Exterior glass railings around lanai can expand beautiful island views,” he adds. “So many homes on Oahu have lanai with gorgeous scenery, so it makes sense to maximize those views with glass railings.” Additionally, using tempered glass as a tabletop instead of a large solid surface can make a kitchen or dining room appear brighter and more spacious.

Wider planks can range from 5 to 12 inches while larger format tiles can be 16 by 16 inches. eciding to build an accessory dwelling unit on your property is a big choice that mustn’t be made quickly. There are many advantages to having an ADU, but homeowners should be sure to pick the type that is right for them, their families and future generations.

CONSIDERING AN ADU “First, understand the restrictions for ADUs and make sure you’re not building it for the wrong reason,” says Marshall Hickox of Homeworks Construction. “One can use an ADU for family — either to move in older kids starting their own family or maybe parents who you’d like to look after.” To determine whether building an ADU is right for you, Malia Yee, senior designer at Graham Builders, recommends asking yourself three questions: 1. Do you have adequate space to fit the ADU on your property? 2. Do you have additional parking areas? 3. Are you comfortable with having family or renters so close? Additional factors to consider are that “ADUs cost more on a square-footage basis because you’re cramming a lot of cost into a small plan,” says Yee. “Be aware of tax implications and rental income reporting requirements; discuss homeowners insurance needs with your agent; and consider having a licensed real property manager handle things like background checks, collecting rent and more.” 46 • AUGUST/SEPTEMBER 2022 • hawaiihomemag.com

STAYING IN GOOD SHAPE Ideally, many homeowners want a one-bedroom and one-bathroom ADU with a good-sized kitchen, dining and living space. “Storage is important as well, so try not to cram too many rooms into a smaller floor plan,” says Yee. To ensure your ADU is built to last, use durable materials inside and out for easy maintenance. “Select basic materials that won’t look dated within a few years,” says Yee. “Avoid trendy design. Use quality materials that will hold up to more wear and tear and avoid cheap plumbing and lighting fixtures.” To prevent long-term damage to your ADU, Hickox recommends keeping your gutters and downspouts clean and leak-free. “Make sure water is graded away from the house,” he says. “Keep up with exterior painting and caulking.”

ome people may not be familiar with home equity lines of credit, or HELOCs, but for homeowners, it’s a term worth knowing. A HELOC is ideal because it offers flexibility to choose between a credit line and a loan. It is also protected against rising interest rates and is great for homeowners who need access to cash. Applicants must meet certain requirements to get a HELOC, but once they do, it can be used to cover a range of expenses.
1. A property with sufficient equity, which is based on the its valuation minus any debts secured by that property, such as a mortgage.

GETTING STARTED When applying for a HELOC at First Hawaiian Bank, all potential customers will need three things, says Lance Oribio, the bank’s vice president and consumer credit product manager:

2. A credit history and a credit score for underwriting purposes. 3. Sufficient income or other assets that will enable the customer to repay the HELOC. SOUND ADVICE Once you decide that a HELOC is the way to go, Oribio recommends doing some research and gaining a firm understanding of how a HELOC works, along with the financial implications of opening one. “While promotional rates look attractive, it is critical to understand how your rate might change after the promotional rate expires and the impact that rate change will have on your monthly payment,” he explains. “I also recommend evaluating
several financial institutions before applying to ensure that their product will meet your financial needs.”

SURPRISING FACTS Many people are not aware that most HELOCs have terms as long as 30 years, says Oribio. “This term encompasses both a draw period when customers can take out funds from their line and a repayment period when customers repay the funds that they have previously borrowed.” If First Hawaiian Bank is the institution you decide to work with to get your HELOC, your experience there will be as convenient, safe and seamless as possible, says Oribio.
• Finance home improvement projects. • Pay off other consumer debt, such as credit card bills. • Make large purchases, such as a new car. • Pay for a child’s educational costs. • Act as an “emergency fund” in case something unexpected arises.

omeowners are sometimes skeptical about having glass throughout their homes because, thanks to fingertips and smudges, it seems difficult to keep clean. And while it may be challenging, it’s not impossible if you use the correct tools and methods. Here are five tips to keep your glass clean and clear.

CLEAN REGULARLY “It’s important to clean your glass regularly,” says Guerric de Coligny of The Glass Guru of Honolulu. Try to clean at least one of your glass surfaces once a week to prevent dust and dirt buildup, and to keep everything looking shiny.
FIND THE RIGHT SOLUTION “For general glass maintenance, we recommend using a 50-50 solution of isopropyl alcohol and water,” explains de Coligny. “For deeper cleaning of stains, we recommend a 50-50 solution of white vinegar and water. For the toughest stains, you’ll want to hire a water stain removal specialist.” If you want your window or mirror to be streak-free, clean from the top to the bottom. Use gravity to your advantage and allow the cleaner to stream onto areas you haven’t washed yet.

USE A SQUEEGEE It’s amazing what a difference this simple tool makes on glass surfaces. “To keep your new shower glass gleaming, a quick squeegee after each use will keep it clean and prevent buildup of water stains,” says de Coligny. WASH WINDOWS ON A CLOUDY DAY This may sound counterproductive; however, the sun can dry the window washing fluid prematurely, leaving residue and unwanted streaks. BE READY Do your research before contacting the business. Know your desired measurements, dates, special requests, times, preferences, etc. A general idea of what you envision will help kick things off on the right foot and prevent prolonging the process. Lack of clarity makes it difficult for the company to meet your needs, and if your needs aren’t met, you’ll likely be dissatisfied with the company’s service upon completion. BE FLEXIBLE Remember, there is an entire process before a service or product is delivered, and every process is open to delays and errors: People are not perfect, and machines and technology can fail. Suppose something is delayed or is not as requested. In that case, it’s acceptable to make your concern known, but understand that most businesses are doing their best given the circumstances. BE IN THE KNOW Not all businesses give refunds or offer exchanges. Some companies have limited hours or means of communication.
Review all paperwork and policies, so you know what to expect; if you are unsure, ask questions. BE UNDERSTANDING Company policies are often as frustrating for customer service representatives as they are for customers. They sincerely want to help but the assistance they are allowed to provide may be limited. Calmly explaining your situation and maintaining courtesy will help everyone find a solution. BE PATIENT Don’t let filing a negative customer review or complaint be the first time a business hears about a problem. Addressing your dissatisfaction directly is appreciated by most companies and allows them the opportunity to correct it for you.
