This year, I bought and moved into a one-bedroom condo that’s less than 500 square feet. standard sofa, but larger than a loveseat. I love it, and so does my dog, Liko. The fabric is supposed to be pet-friendly and stainresistant, a claim we’ve already proven true. A couple times. I’ve decided against a coffee table and opted instead for an ottoman with storage. I

t’s certainly not the tiniest of spaces, but it is about 200 square feet smaller than my last home. I had the pleasure and challenge of furnishing the entire place myself (truthfully, I’m still working on it). I knew that I would only bring personal items with me that I would regularly use, so I started out with less clutter—er, belongings—to store. Goodbye pants I hope I’ll fit into someday, uncomfortable shoes and worn-out beach bags. Furniture shopping has been the most fun and challenging part of the process. Because it is a small space, everything needs to be on a small scale, and to fit well within defined areas of the open-concept kitchen and living room. A regularsized sofa of 84 inches wide would overlap from the living room into the kitchen area, and then where would my dining table go? And when am I ever going to have so many people over that I need such a large sofa? I decided on a 70inch condo sofa — smaller than a

e’re all familiar with the chaos that is the morning. You’re ready to head out, but you can’t seem to find your left shoe — or you realize it’s a bit chilly but don’t know where you put that cardigan. A tidy, correctly designed closet can help minimize the craziness. With everything organized and in its rightful spot, you’ll be out the door in no time.

1. Invest in Good Lighting It’s so much easier to get dressed when you can actually see your wardrobe. In addition to a beautiful chandelier in the middle of the room, consider lighting the cabinets and shelves as well. It will help illuminate smaller areas and can be set up to turn off and on with the simple push of a button. 2. Design for Your Wardrobe Own 30 pairs of pumps? Or do you only have a handful of shoes but a huge purse collection? Take these things into consideration when designing your closet. The goal is for every item to have a home, so be sure to create the right space, whether it’s with shelves, drawers or rods. 3. Think about Visibility If there are items you wear regularly — such as a wristwatch or your favorite

necklace — consider an open shelf to keep these pieces visible and within reach. In addition, open shelving and/ or doors with glass panes are another way to ensure you can see your wardrobe easily. 4. Consider an Island If you have space for it, a closet island is a great enhancement. It provides additional storage space, as well as a place to lay out outfits. You could even include an attached stool or bench, if there’s enough room. 5. Have a Space for Trash This is an often looked-over aspect of a closet. But if you’re removing tags and dry-cleaning wrap from your clothes, or removing old receipts from jacket pockets, wouldn’t you want to have a garbage can handy? If you’re building an island, create a space for it there. If not, tuck a small receptacle into a corner.

hen nina bristol and her husband first walked into this two-story home along the water, they could instantly envision their future here. They looked past the cramped spaces and layers of red, plaid curtains and valances, tiled flooring and colorful wallpaper, that the previous owners added, and could see the home they planned to retire and grow old in. “They did a lot of remodeling here, it just wasn’t our style,” Bristol says of the house they purchased.

The cozy Hawaii Kai marina-facing property was much different from the expansive traditional-style place they had in California. But with their children all grown up — and having kids of their own — it was important for them to downsize when they moved. “We liked the bones of the house and when we walked in, we could visualize it all,” says Bristol. At a friend’s recommendation, the couple called upon Design Trends Construction to turn their ideas into reality. The plan was to renovate the two-story home, including the kitchen, three bathrooms — a master, guest and powder room — and a custom study, plus flooring, electrical and wall reconfigurations. Jerel Lake of Design Trends Construction led

the design of the entire home renovation. “We met with Jerel and we got along immediately,” says Bristol. They walked around the home with Lake, room by room, discussing their ideas for each space. Two walls on the first floor were knocked down, taking out the parlor room and freeing up the living spaces. “We just wanted something that was more open and airy looking,” Bristol says. “The Bristols wanted a much more contemporary feel,” says Brenton Liu of Design Trends Construction. “They wanted the home to match their style and function well.” The kitchen is maximized with cabinetry that’s outfitted with soft-close doors and rollout trays for ease of use. “The cabinetry is

WHERE TO GET IT multitoned for design interest,” Liu adds. The many functions of the cabinets make it easier for the homeowners to grab pots and pans that are kept hidden away when not in use, as well as stay organized with customized drawers for spices and such. “For the kitchen, we wanted to do built-in appliances and get an open feel for their beautiful view of the marina in the back,” says Liu. The open-concept space is also well-lit with LED recessed lighting under the floating shelves and accent lights above the room. “It was really important that we got really good fixtures,” says Bristol. “The kitchen’s small, but I wanted to make sure that what I had was really high quality.” While the home had to be more modern, it

also had to compliment the Bristols’ Japanese antiques that had been passed down in the family. These pieces can be seen along the walls, showcased on floating shelves or on top of the built-in cabinetry found throughout the home. “We wanted a contemporary feel that wasn’t over-the-top and still could blend nicely into the setting of this Koko Marina home,” says Liu. “The owner used monkeypod furniture to accent the neutral tone of the renovation.” Says Bristol: “There’s nothing like coming home and feeling really good about your home and enjoying the beauty of it.” The couple enjoy having their loved ones over almost every weekend, with all three generations of family coming together. “It’s the best thing,” shares Bristol.

his lanikai property looks like it was meant to have a pool. When Patricia Melnikoff and her sisters purchased the property together, they were drawn to the backyard, nestled between the main house and two small cottages, with tropical plants along its perimeter. The one element that was missing for their extended family, Melnikoff knew, was a swimming pool. The property transformation began with Bedford Construction renovating and uniting the two small cottages in the

back. The cottages’ extended roofline now creates a covered patio where the family can take a break from the sun without stepping completely inside. These changes set the backdrop for the pool — their most desired improvement to the property. The sisters worked with Kailuabased Pacific Pool & Spa to design and build a pool that would complement the property and its surroundings. Within the clean, straight lines of the pool’s sleek, rectangular shape are design features that elevate it to the next level.

The pool ranges in depth from 3.5 to 6.5 feet — a feature driven largely by geological restrictions. “The water table was at 5 feet deep and she wanted a 6.5-foot-deep pool, so we had to dewater a foot and a half to complete construction,” explains Clifton Crawford of Pacific Pool & Spa. His company pumped the ocean water out and created a dry bed of gravel for the pool shell to be installed. A bench runs along the length of the pool, so family members can sit along the edge — or easily hop out of the pool without relying on a ladder, which would have disrupted the pool’s sleek aesthetic.

Steps on the shallow end lead up to the bench. A spa in the corner beside the steps is on a level plane with the pool, blending in without detracting from the pool’s shape. This area becomes the social side of the pool, with its close proximity to the outdoor dining and barbecue areas. “Last week I was swimming laps and there were two people sitting on the ledge, talking, out of my way,” Melnikoff recalls. “It’s a large space, and it works for our group.” With the renovation complete and the pool in play, the family is able to spend time together outside, day or evening. Family dinners are now enjoyed outside, with tiki torches setting an ambiance that carries conversations past sundown and into the evening, sometimes back into the spa. “We love it,” Melnikoff says. “I call it the full effect dinner.”

All the plumbing, electrical and space requirements needed in such a small space can leave homeowners lost and confused about how to start their project, she explains. Add condo restrictions to the equation and the situation gets even more complex. “By talking to a designer from the start, even if it’s just to have some questions answered, the homeowner can begin to see how the logistics of the project will run,” Ludlow says. “More time spent planning will usually make for a faster, less chaotic installation.”

… BUT MINIMIZE OTHER OUTSIDE INFLUENCES. While it’s great to have a professional help you through your bathroom remodel, there are other outside influences that everyone could use a little less of. From Pinterest and Instagram to Netflix and HGTV, homeowners everywhere gather ideas for their own houses from what they see in others. But there is such a thing as too much of a good thing — it’s information overload. “I know folks tend to draw inspiration with what they see on the internet, TV, or social media, but as they get inundated with what they see, they may tend to get overly complicated with colors, patterns and materials,” says Lindsey Nip of Selective Stone. The result? A bathroom that looks extravagant but fails to meet all their needs. “For example,” adds Kevin Nip of Selective Stone, “if you live in a multigenerational home and have kupuna who might be sharing one of the bathrooms to be designed, there may be a consideration for safety.” Situations like this are rarely showcased on social media and TV, so it’s important for homeowners to keep their specific needs top of mind. In this case, it might be wise to consider ADA-compliant aspects, and/or a textured floor to reduce falls.

Layout, structure and functionality are all extremely important, of course, but what fun is a bathroom remodel if the finished product doesn’t come out looking better? Even if the size of your washroom doesn’t change, there are updates you can make so it seems bigger. Glass shower doors, for example, make a space feel larger and more open. “Use clear glass to maximize this effect,” recommends Guerric de Coligny of The Glass Guru of Honolulu. For small spaces, he says, “Consider a fixed glass panel or a more modern slide door [such as a barn-door style] if swing doors are not desired or practical.” He also suggests using textured glass for bathroom windows — they let in natural light while obscuring the view from the outside. 38 • AUGUST 2019 • hawaiihomemag.com

his summer, our family experienced a whirlwind of activities at our little house. With my family and extended family home, we had the pleasure of celebrating our youngest son’s graduation from high school and our oldest son’s wedding — both in the same month. Although excited about the extra visitors, I started to panic about the lack of storage and the practicality of so many people living in such a small space. But, with a few changes, it worked out perfectly. We converted our dining room into a TV/ game room by day and an extra bedroom by night — who needs a formal dining table in a small house, anyway? — by bringing in a futon and ottoman cubes with storage.
