The house that was on this property was lost to a fire, so the Lewis’ started over, building a new beach house on the property that’s been in their family for generations. Architect Geoffrey Lewis designed the house for his sister. Relying on his personal experience at the family property and his professional knowledge as an architect, he designed a beach house that will withstand the elements and also take best advantage of the natural light, sea breezes and spectacular views. I
t happened on black friday, when an unexpected thunderstorm materialized. Fortunately, no one was home or injured, but the house was shocked — to say the least. The lightning bolt struck the roof and its electrical force traveled throughout our threestory family home, causing problems from top to bottom, inside and out. A hole was blown through the roof, siding flew off the exterior, the interior walls exploded open in some places, and anything that was plugged in was fried. My parents’ homeowners insurance covered most of the necessary repairs and replacements. While in the remodeling mindset, they decided to do a few additional upgrades. Since the walls were already open, they added split air conditioning units for backup cooling. The flooring needed to be replaced due to water and debris damage, so they upgraded from linoleum to tile in the kitchen and bathrooms and replaced carpeting in the bedrooms. The kitchen cabinets also needed to be replaced, as well as the Corian countertops, which were swapped out for granite. For many homeowners, it doesn’t take a disaster to remodel

dorning your home with art is as much about sentiment as it is about aesthetics. Selecting artwork that fits your theme should come secondary to the way you feel when you gaze upon a piece. iblings geoffrey and kim lewis grew up making memories at this maili point property. It’s where their father taught them how to surf while spending time at their grandparents’ beach house, a weekend getaway from their family home in Nuuanu. The land was originally purchased by their greatgrandfather in 1938. Two residences remain on the family property — side-by-side beach houses for the siblings and their families. At one point, though, the house on Kim’s portion of the land was lost due to a fire — no one was injured — and she had to rebuild. Naturally, Kim hired her brother, an architect, to design the house. “I have spent my entire life enjoying Maili Point,” Geoff says. “These personal experiences were very helpful when designing her home.” The home’s central gathering space is the large, open kitchen full of light and ocean views. The beach house aesthetic and functionality are evident throughout, with durable vinyl flooring in a matte finish to give a woodlike look and protect against wet, sandy feet. The cabinetry in Cassini Beach finish is from Plus Interiors’ new Cleaf line from Italy; it’s moistureand termite-resistant in a modern color, making it a sensible and stylish selection for a Hawaii beach house. “We selected a natural woodlooking laminate with gray tones to pick up on the driftwood look you might find in a beach environment,” Geoff says.

Corrine Tadaki-Davis of Plus Interiors equipped the cabinetry with roll-out drawers in the pantries and wide, deep drawers beside the sink to store pots and pans. The large island has storage on both sides. Kim wanted to take advantage of the property’s ocean views, so light and heat control were important to include in the design. Sun shades in each of the makai, west-facing bedrooms provide relief from the hot afternoon sun. “Each living space cross ventilates exceptionally well in both offshore and onshore directions, which is critical for human comfort and the nonreliance of AC,” Geoff says. Upstairs, a wide hallway with custom storage cabinets along its length eliminates the need for additional storage in the bedrooms, allowing those rooms to feel larger and more open. The storage cabinet is also from Plus Interiors’ Cleaf line in Cassini Beach. “The design for the upper hallway was critical to the natural ventilation of the upper floor,” Geoff says. “In lieu of running the storage units to the ceiling, we held them down to allow for jalousie ventilators above. This plays a critical role to achieve cross ventilation. Storage is obviously important, but human comfort may be even more important.” With the new house complete, Kim is able to give her teenage children the same lifestyle she experienced growing up with her brother. “I wanted them to be able to wake up and see the tides in front of you and go down and snorkel or boogie board, and have the experience I had as a child,” she says. “It’s a nice family space … a great place to be. he soft sounds of rolling waves and swaying coconut trees fill the backyard of this Kailua beach home — making it easy to see and feel the charm of living on the Windward Side with its stretches of white sandy beaches and soft blue waters all around. The beachfront property was recently renovated and needed its outdoor spaces to be just as elevated as its interiors. “Everything was re-landscaped and redone,” says Steve Dewald of Steve’s Gardening Service, who was tasked with updating the landscaping that was originally designed by landscape architect Steve Mechler more than two decades ago. At the front of the house, dwarf plumeria trees and two new coconut trees come into frame, along with heliconias for a small pop of color. “Here, we are more sheltered from the wind,” says Dewald, “but there’s still a lot of beach plants.” New beachside lighting and fixtures were installed throughout the property. The sides of the house are kept simple, with salttolerant plants like Tahitian gardenias, wax ficus and giant white birds of paradise, as well as bridal veil plumerias that grow straight up, perfect for narrow spaces. The real gem of this home is the backyard, but it was in need of some major polishing.

“This was a disaster,” says Dewald, reflecting on his first impression of the space. Although the property had some nice features, there was a large white coral concrete wall that went around the yard, taking up most of the space and blocking the ocean view. Steve’s Gardening Service tore apart the wall, keeping some of it around the pool to work into the new landscape. To seamlessly blend the home’s extension and new lanai, white concrete needed to be added and stained to match the original wall. “That was the biggest challenge of this job, trying to get the concrete to match,” says Dewald, mentioning that they had to rub sand and dirt into it until they looked alike. Rock walls and aluminum fencing now stand along the property lines. For the backyard, El Toro grass was used for its durability, as well as beach tolerant plants that can handle the heavy salt air. Existing ironwood and coconut trees help to cut down on the wind. “A really simple plant palette, just to keep things really simple,” Dewald says of the flora choices. “These plants will grow taller and create more privacy as well.” The most important thing for the homeowners was to maximize their lawn space and make it usable, says Dewald. Now, they can relax and sit in their pool while looking out onto the bay.

ownsizing can seem daunting, but it offers tons of financial and emotional benefits in the long run. Being proactive and choosing to downsize before it becomes a necessity will make the process much smoother. But how does one begin?

ASSESS YOUR CURRENT LIVING ARRANGEMENTS. Think about where you see yourself in the future and consider what you’d be more interested in. Is it a smaller house, an apartment, a senior-living community or something else? Be sure to consider how many people will be living with you full time, as well as how many visitors you expect to have.

CREATE A PLAN FOR ELIMINATING ITEMS. Downsizing is organizing, but on a large scale. Consider what’s necessary and what isn’t, paying attention to belongings you can get by without or have duplicates of. For example, you need a fridge and stove in your kitchen, but do you really need an electric mixer and food processor?
TAKE IT ONE ROOM AT A TIME. Like any big project, downsizing can be overwhelming. Contain your efforts by working one room at a time. If you have the space, dedicate one room as a sorting area; create piles to give away, donate, etc.
SAVE YOUR ENERGY FOR THE BIG STUFF. The things you access regularly — such as clothing, bills and other personal items — are most likely going to be kept. Store these items in one place so you can focus on sorting and organizing the pieces that will require a bit more thought.
TAKE YOUR TIME. Rome wasn’t built in a day; therefore, downsizing will not happen overnight. Pace yourself and take breaks when you need to. Downsizing can also lead to easier accessibility and mobility around the home.

ur pets are part of our family, so it’s important to include them in the design process of your home when it comes time to build new or remodel. A report by the American Institute of Architects found that more and more homeowners are adding pet-related design elements, such as pet rooms and interior kennels, into their home — a jump from 4% of homeowners in 2017 to 20% in 2018. This rise in pet-friendly designs shows that homeowners want their pets to be part of the plan — and incorporating their needs into the home layout isn’t as ruff as you may think. From grooming stations and dog dens to dedicated drawers and customizable features, there are a number of ways to make your furry family members feel more at home.
MARKING THEIR TERRITORY Just like you have your bedroom, your pets should have their own space, too. Think a dog den or crate — but much more elevated for the home. “Crate training for dogs evolves when they are puppies, but for some reason, their crates 52 • SEPTEMBER 2019 • hawaiihomemag.com

It’s painted in scratch-resistant and waterproof paint and styled to match the furniture and décor of the home. “I think for Goma, it’s a safe space,” shares Kremble. “She sleeps in there and if she’s feeling tired and doesn’t want to be bothered, she’ll curl up in the back.”

Let your pets have their own entrance in and out of the house, with a pet door that can easily be incorporated into the home. “Even sliding glass windows have special doggie doors that are built in,” shares Elise Unruh of Design Trends Construction. “You can definitely do custom stuff.” Coastal Windows, for instance, can customize their screen doors, sliding doors or floor-to-ceiling windows to fit a pet door you already have. TAIL-WAGGING DRAWERS Having a dedicated space for your pet’s leashes, toys and food will make storage and organization much easier for both you and your pet. Unruh shares that you can have pullout drawers customized to fit food and water bowls. Plus, you can utilize a trash-can pullout to hold an airtight storage container for dry food.

PET-FRIENDLY FURNISHINGS AND FLOORING Consider pet-friendly furnishings, fabrics and flooring in your home. “Flooring is an important factor,” says Unruh. With puppies, accidents are sure to happen and when liquids are left on a surface for a while, chances are that it’ll seep into the material. That’s why you should have durable flooring. “Vinyl or tile would probably be the most durable for having pets,” says Unruh. “Luxury vinyl plank is waterproof as well, and scratch resistant.” As for fabrics, search for strong materials that can wick away moisture, are easy to clean, and can be stain resistant.

CAN-DO COMMUNITY Over the past 13 years, AIA Honolulu and Canstruction® have raised 394,805 canned food donations for the Hawaii Foodbank – enough for 310,870 meals for the hungry in our community. In turn, the Hawaii Foodbank and
its network provide food assistance to 1 in 8 Island residents, including nearly 54,000 keiki. PUBLIC VOTING The public is invited to watch highly skilled teams build their Canstructures on Saturday, Oct. 5, from 9 a.m. to 1 p.m. Completed structures will be on display from Oct. 5–12, during which the public is encouraged to vote in the “People’s Choice Award.” Each canned food item donation counts as a single vote toward the structure of your choice, and all cans will help support Hawaii’s hungry families!
