3 Tips for Furnishing Your Living Room Starting the process of shaping your space. BY ZOE PAYNE PHOTO BY OLIVIER KONING
urnishing a room from scratch offers the potential to craft a sleek and stylish interior — but without knowing where to start, the task can seem overwhelming. Dixie Peterson of INspiration Interiors shares with us three tips on how homeowners can begin furnishing a room.
F
CHOOSE YOUR LARGEST PIECE FIRST. The largest piece — typically the sofa — is the focal point of a room, so that’s where you should invest most of your money. Once you’ve chosen your sofa, select a rug and a coffee table that match or complement it in color and style. Peterson suggests looking for pieces that “flow” to tie everything together. “You want the same look throughout the room,” she shares. FIND SOMETHING THAT SUITS YOUR LIFESTYLE. Some furniture is better suited for certain homes than others. “You don’t want something that will overpower the room,” says Peterson, “but don’t choose something too small.” A larger sofa makes sense for a larger family; those with young children or pets may also want to look for durable materials. SHOW YOUR PERSONALITY! “There aren’t any hard-set rules,” says Peterson. While it’s important to make sure a room is aesthetically coherent, it can be fun to choose one unexpected piece. Classic furniture like the Eames chair work well for this because styles can be mixed and matched, expressing a homeowner’s personal taste. “If somebody really likes something, it’ll always have a kind of wow factor.”

The Ultimate Fan Cave University of Hawaii sports super fan Jerry Ancheta transformed his garage into a Rainbow Warriors showcase. BY ZOE PAYNE PHOTOS BY AARON K. YOSHINO
hen jerry ancheta moved into his house, the first thing he did was begin converting his garage into a University of Hawaii football fan’s dream space. “I’ve always lived in apartments, and I’ve always loved sports all my life. I knew that whenever I got a house, I would do something with my garage,” says Ancheta. The floor is painted to mimic a football field, with the Warriors team name proudly displayed across the garage’s walls. The room is decked out with a bar, multiple televisions and a full sound system. When asked what inspired him to go all-out, Ancheta says: “That’s just what I do. When I do things, I do to the extreme.” The fan cave also features an impressive collection of UH memorabilia. “A lot of that was from the Sugar Bowl, the time we went up to New Orleans,” Ancheta says. “That year meant a lot to me.” And he’s selective about what he puts on display. “Because I have a place like this, people do give me a lot of gifts,” he says. “I could’ve gone crazy and put everything I own up, but everything up there actually means something to me. The jersey that you see — I wore that the entire season and the season after that.” The space doesn’t sit empty when it’s not being used for watch parties — it still serves its purpose as a car

garage, but even then, it’s a relaxing place to hang out. A glowing fish tank sits neatly behind the bar table. “Sometimes I’ll go to my garage, I’ll leave all the TVs off, and I’ll just watch the fish and relax. I’m there to unwind almost every day,” says Ancheta. Virtually every inch of the space is maximized, but Ancheta isn’t quite done yet — not until the last remaining blank spot is covered.
“I want to paint the garage door, so when you look up, there’s something there too,” he says. “It’ll be something one day.” Jerry Ancheta is the winner of the UH Fan Cave social media contest, sponsored by University of Hawaii Athletics, ESPN Honolulu, Hawaii Building & Construction Trade Council and Hawaii Home + Remodeling.

ust steps away from the sandy shores of niu beach, this oceanfront property provides ultimate luxury living for a family of five. Here, they enjoy the quiet privacy of their neighborhood while relaxing outdoors and taking in the ocean view. To them, it’s paradise. Their journey to blissful island living began when they purchased the property with intentions to complete a full home renovation before moving in. They hired Blueprint808 Architecture for full architectural services and All Things New as the general contractor and builder. “We were the central hub of renovating the project,” says Richard Breaux of All Things New. “The original design was a Mediterranean-style home with light and warm tones in color scheme, as well as the extensive use of natural materials such as ceramics and stone,” shares Breaux. “The architecture had a lot of radius walls and roof lines with Monier tile roof.” Overall, the home needed an update to fit its surroundings and the homeowners’ desires. All Things New was able to create a complete 3D virtual tour of the home to provide a clear picture of each space during the renovation process. “The vision was to build a contemporary plantation home that juxtaposed modern amenities with a comfortable coastal lifestyle,” shares the homeowner. “It was important for us to pay homage to Hawaii’s quintessential plantation homes, which boast charm and comfort while incorporating unparalleled luxuries one would expect from an executive estate. This home is incredibly sophisticated yet exceptionally inviting as evident in its finishes, which are timeless, elegant and livable.”

The end result is a masterpiece of a home with more than 7,000 square feet of luxurious interior living spaces — including five bedrooms, six bathrooms and numerous specialty rooms — and more than 15,000 square feet of outdoor spaces to enjoy, from a putting green and basketball court to an outdoor kitchen, private pool and lawn that connects right to the beach. “The home is a result of a ‘passion project’ and is the culmination of like-minded homeowners, designers and builders,” says Andrew Forman of Blueprint808 Architecture.

Stunning double floating staircases, original to the property and redone to preserve their curved nature, make for a grand entrance into the home. Moving through the first floor, there are multiple living areas: a bar lounge area for the adults, a game room for the kids and a family room that brings them all together. “I think this home honestly has it all,” says the homeowner. “It’s an entertainer’s dream home. Not only is it sleek and up to date, it’s comfortable and it’s energy-efficient.”

There are other specialty rooms throughout the home for the family to use as well, including a wellness room — featuring a CrossFit gym, yoga studio and space for massage treatments — two-person home office, and much more. The modern house is even equipped with voice activation, powered by Tesla’s home solar system. But it’s the kitchen where the family gathers the most. Its footprint increased to accommodate a full range of professional-grade Viking appliances, an island and Bellmont cabinetry from Pacific Source, as well as a new layout that takes in the ocean views. “We elevated the space visually
by bringing in contrasting elements such as cement-based cabinet finishes against upper white cabinets… tied together with brushed gold pulls and faucets throughout,” says the homeowner. Rattan, wicker and waterproof materials were chosen to achieve the coastal-inspired aesthetic. The homeowners wanted their place to “look pretty, light and airy.” But even more important, they say, was that it be “equally comfortable and livable: a place where you can go out surfing in the backyard and be able to walk right back in for breakfast in your wet clothes and it would never be a big deal.”

Adds Breaux: “The new design really opened up the home, enlarged key areas like the kitchen and game room and expanded above the existing garage to include a rec room, additional bed and bath. The new black aluminum windows and sliding doors from Fleetwood really enhanced the feel and appeal while opening the home to feel more open and bringing in a lot of natural light.” Outside, the family can enjoy a multitude of activities, including a putting

green at the front of the house and a splash pool area to lounge in, in the backyard. “We love how comfortable the home is; we feel like we are on an extended vacation living in a private boutique resort of our own,” says the homeowner. “We accomplished what we set out to do, which was to build a livable plantation home with coastal charm while not compromising on all the luxury amenities that make life convenient.”

The homeowners valued the hard work and guidance of Blueprint808 Architecture and All Things New, as well as the open lines of communication between companies and homeowners, which were instrumental in completing their dream home. “We appreciated … that both Andrew and Richie were so good at understanding our vision for this home,” shares the homeowner. “Personally, I am quite appreciative of
how – though the house is quite large – it is incredibly functional. We spent an incredible amount of effort in making sure each space was appropriately designed to accommodate each need and did not waste a single square foot,” says Forman. “The result is a house that is as equally comfortable as it is grand.” For the homeowners, it’s beachfront living at its finest: “It truly is our slice of paradise.”

urves and arches are a signature of One Waterfront Towers in Kakaako. The buildings’ curved exteriors are replicated throughout the interiors of the condos, which were completed in 1990. Today, the look isn’t for everyone – including the owners of these two different units. While some of the arches within condo units can be taken out or squared off, one of the double arches leading into the shower and tub in the master bath is structural and cannot be removed. J.R. Moorhead of Moorhead & Company Inc. was up to the challenge of transforming these 30-year-old pink-tiled master bathrooms into a 2020 level of luxury.

working with the design direction of ali g. designs, Moorhead & Company had a detailed plan for a luxurious transformation of this master bath. The glass door to the shower area was eliminated, along with one of the arches. The structural arch remains and has been re-covered in an Italian porcelain tile with a finished edge. A larger format porcelain tile — 4 feet by 2 feet — is centered on the wall at the back of the tub and wraps around the entire wet area, a look envisioned by Ali G. Designs. The placement of tile was strategically aligned so the shower fixtures would not interrupt the lines. The hexagon tile along the perimeter of the wet area is repeated as a full-height backsplash at the vanity for a cohesive look throughout the master bath. Moorhead & Company rebuilt the soffit above the sinks and updated the lighting. An Italian glass chandelier adds to the bathroom’s glamorous, spalike feel.

after seeing their neighbor’s master bath, another couple from One Waterfront Towers consulted with Ali G. Designs and hired Moorhead & Company to redo their bathroom as well. This couple opted for a different look for what began as the same original bathroom. The double-arch leading into this shower was also removed, with the single structural arch remaining. The arch’s tile is replicated in a larger format on the interior of the shower, as well as the exterior
walls leading into the space. A photograph of a turtle, by Chas Beasley, printed on waterproof aluminum hangs above the tub. The vanity’s mirror frames, with a sea-glass look, mimic the cool blue sea theme. Moorhead & Company reconfigured the floor plan of part of this bathroom, repositioning the linen closet and taking down a wall that separates the toilet – and replacing it with a half-wall to keep the space relatively open. “We love it,” the homeowner says of the renovated bathroom. “It feels more spacious.”

fter spending years visiting and staying on Maui, the Fullers decided to find a place of their own. They purchased a spectacular property to build a home on the island’s west side. Now, their new contemporary beach house is the perfect place for the family to enjoy together.

he concept of a smart home can seem daunting. For the technologically cautious, the term “smart home” itself may be a red flag, evoking the image of an inescapably online lifestyle. But simple smart additions are totally feasible without the need to link up every last electronic device in your home, and they can make your house more secure while also doubling as practical upgrades.

LEAVE THE KEYS BEHIND Smart locks let you lighten your key ring. And locking your door at a distance has obvious advantages; unlocking remotely has benefits, too: You’ll no
longer need to worry about somebody discovering that spare key stashed under the doormat or in a potted plant. Timed locks can auto-lock your doors every night, so if you have teenagers who are night owls, you won’t need to stress about your doors being left open. Smart locks can also alert you to suspicious activity, such as a door being unlocked during work and school hours or in the middle of the night. They’re convenient for aging in place, too — elderly members of the family with limited mobility may appreciate not needing to fumble with keys.

You may want to have a light on when your house is empty, but you don’t want to leave your bulbs burning all day — and you can’t always predict unforeseen delays in getting home or a spur-of-themoment night out. Smart lights vary widely; many brands can dim and brighten, change color and even play music. Some require a hub, or a device that wirelessly connects to and regulates your bulbs. Preexisting aspects of smart homes like an Amazon Echo Plus can serve as a hub, but for those who just want the lights, many brands come equipped with their own already. A hub generally makes connections more reliable, and if you already have a device that can be used as one, smart lights can be remarkably cheap: A bulb that allows you to monitor energy use, set up automated lighting schedules and turn lights on and off remotely at will can be as little as $10. Without a hub, bulbs get a little pricier, but are still a good deal considering they don’t require constant reinstallation — most smart bulbs last between 10 and 20 years, according to manufacturers.

When designing a new home to house more than one family, it’s essential to create a balance of private and shared spaces. It also takes a knowledgeable team of experts, such as S. After several renovations, the owners of this home decided it was time to start anew when the needs of the family continued to grow. They trusted in S. Tanaka Construction to build a new home on a property that’s been in their family for 80 years. “We wanted to make sure that we could have space for our family upstairs, as well as space for my aunt and uncle downstairs,” shares the homeowner.
MULTIGEN DESIGN “Multifamily or -generational homes can be a fun challenge to design as we have to take into consideration each family’s needs and wants, and attempt to make it work fluidly,” shares Ryan Tanaka of S. “This family had a great space to work with in that each floor had 1,500 square feet of living space so they were both able to get three good-sized bedrooms and two bathrooms,” says Tanaka. “We were even able to give them separate entrances so there would be minimal disruption for both families as privacy is also another aspect to consider when designing multifamily homes. Overall this house had two great living spaces with open-concept designs.”

MAKING IT YOUR OWN Upstairs, the niece and her family were able to create their own space that is bright and white, with clean lines and darker flooring to balance the lightness. S. Tanaka Construction helped them through the design and layout, making changes to fit their needs. “We really just wanted to have enough room for our family. We weren’t too specific on the little details, except for the kitchen,” says the homeowner. “I was very particular about what I wanted — from the big kitchen island, farmhouse sink and white subway tile to the ceiling.” It’s the homeowner’s favorite place in the house and features white cabinets, large white subway tile and open floating shelves made from reclaimed barn wood. White quartz countertops have a hint of sparkle, but the star of the space is the large blue kitchen island. The family chose stainless-steel appliances — from the gas range and hood vent to the dishwasher and refrigerator — and all smaller appliances are stored when not in use.

The open-concept kitchen was designed to be modern and minimal, with plenty of storage to hide away smaller appliances for cleaner surfaces.
“We really love our kitchen and living room, and it’s where we spend the majority of our time as a family,” says the homeowner. “Our son loves to help cook and while we make dinner, I can watch my daughter while she plays in the living room. We have large windows that let a lot of light in and the vaulted ceiling makes the space feel much larger than it really is.” On working with S. Tanaka Construction, the homeowners share how helpful Tanaka and his team were from design to completion. “We had a lot of things thrown at us and we were able to work together to come up with solutions at every step,” she says. “We would highly recommend S. He says that if refinancing saves you $200 on your monthly payment, but the cost to refinance is $12,500 in closing costs and points, you wouldn’t technically start saving until that amount is paid off (after roughly 63 months). This makes refinancing a better option for those in their forever homes versus those who plan to move within the next few years, shares Peltier.
