I

n 2018, i made a life-changing decision: I joined a barre studio. Discovering a new exercise regimen is a seemingly minor event in the grander scheme of existence. Nearly 900 barre classes later, however, that minute move has led me to a supportive circle of friends, self-confidence and increased physical strength. ransitional design, both practical and fashionable, is one of the most sought-after kitchen styles. Blending modern touches with classic design principles, this open-concept style emphasizes a natural flow between your kitchen and its surrounding spaces. At the turn of 2022, the National Kitchen & Bath Association noted that “transitional design will continue to be popular as organic/natural and contemporary become top trends — and farmhouse/cottage and midcentury shrink in popularity with millennials.” Read on to learn more about how transitional design can be incorporated into your kitchen.

GETTING STARTED

According to Heather Hickox of Homeworks Construction, transitional design begins with a preliminary conversation with homeowners about current design trends they admire, as well as how they want their kitchens to look and operate down the line. “The ideas are fresh and alive with potential,” she says. “My job is to get as much out of those first initial conversations as possible: what type of finishes, flooring, counters, cabinets, appliance choice, window choice, electrical and plumbing. We also talk about where the kitchen makes the most sense in the house; this usually opens it up to the discussion of a transitional kitchen.”

Hickox says flooring “plays a big role” in transitional design and that many homeowners are opting for styles that go seamlessly from room to room. Accessibility — or ease of movement from the kitchen to the garage, pantry, mudroom, dining room and living room — is another important consideration. “Once these particulars have been nailed down a bit, we finetune it further by meeting with our kitchen and bath designer, and our selections specialist,” explains Hickox. “This is where the real fun begins, looking at and touching samples, and talking color palettes and lighting … Our kitchen and bath designer can create amazing renderings that pull together all the final choices, and the client can see exactly how the kitchen will look.”

SELECTION PROCESS

Elyse Grable, a selections specialist at Homeworks Construction, notes that transitional design works well with multigenerational living in Hawaii. “When I think of transitional design, I think of a space … that is welcoming and speaks to all ages,” she says. “Having finishes that create a comfortable setting for the entire family that will last for years is an important design element.” Grable offers the following recommendations: • Colors and finishes: Keep it neutral, clean and simple. Nothing too bold or bulky. • Materials: Seek out stained wood or painted white cabinets, paired with light countertops. • Flooring: Nothing too dark or with bold patterns or shapes. • Lighting: Recessed overhead lighting; simple clear glass pendants with brushed nickel or chrome finishes over islands.

Meagan Jensen of Bella Pietra Design says the transitional style offers local homeowners other bonuses. “Since here in Hawaii we all love open-concept living, it lends itself perfectly,” she notes. “Also, a main goal is providing a lot of storage, which can oftentimes be very limited in homes here.” While transitional design typically sticks to neutrals and clean aesthetics, Jensen suggests various ways to add fresh, fun details without compromising timelessness. “If you want a pop of color, blues are very common and elegant while still remaining casual and comfortable,” she shares. “I personally like to mix finishes in these kinds of kitchens … I like to combine perhaps a really simple gloss counter like a marble or quartz, with maybe a tumbled marble backsplash.” Ceramic subway tile, quartz and wood are versatile options in transitional kitchen styles. Herringbone or chevron patterns work well, too, for added dimension, says Jensen. For countertops, Jensen recommends light tones in quartz, quartzite or marble with straight edges. And she suggests sticking with wood flooring or exploring wood-look porcelain as an alternative.

Unmatched Sustainable Living A Hawaii Island home honors the environment with its novel design. STORY BY DARLENE DELA CRUZ

sk the homeowners, architect and project manager behind the musubi house about this

unique project, and you’ll hear many amazing anecdotes on how it came to be. The stunning Paauilo residence is a marvel — and one that illustrates the beauty and innovation possible with sustainable living. It’s also an homage to Hawaii’s community spirit. “We all have a deep respect and love for what’s real about Hawaii: Aloha, ohana, loving the land, the ocean, the people,” says architect Craig Steely. “We did our best to create a home that stands as much for inspiring design as environmental responsibility and self-sufficiency.” The Musubi House — nicknamed by contractors for the resemblance of its floor plan to the sometimes triangular Japanese rice snack — was dreamed up by homeowners Guy and Stacy Brand. “We wanted less not more, getting rid of anything we did not need for a minimal existence,” shares Guy Brand. “Our goal was to have a house that blurred the lines between indoor and outdoor living. You hear it frequently, but rarely is it achieved.”

Brand grew up in Kona and is a Konawaena High School alumnus. Stacy Brand is originally from Laramie, Wyoming, with family on Oahu. After graduating from the University of Hawaii at Manoa in 1992, she traveled to the mainland for work opportunities, then to Hawaii Island, which she “fell in love with immediately.” For the homeowners, creating the Musubi House was a way to reconnect with their Island roots. “I loved the Big Island growing up,” notes Guy Brand. “It’s been my life goal to return home and live on the Hamakua Coast.” After initially considering architects in Australia, the homeowners eventually opted to work with Craig Steely’s firm. Steely has bases in California and Hawaii; the Brands discovered that Steely lived part-time on Hawaii Island and had already designed several homes there. Planning between the Brands and Steely began in 2012. Guy Brand describes their partnership as “kind of existential,” with music, art, food and the greater meaning of life as muses inspiring their new home. “We talked about spaces we like, feelings we want to get from the house, our dreams, living on the land,” he notes.

Construction began in 2015 on the rural property that spans 100 acres of grassland and ohia forest along the northeast slope of Mauna Kea. The house is nestled among valleys with seasonal creeks and stretches of Wainaku grass — as winds sweep over, the house appears as if it’s floating in a sea of rolling grass. The Musubi House diagram is relatively simple: An outdoor triangle within an indoor triangle that supports a diamond-shaped roof. Three short, curved concrete walls comprise the indoor triangle and delineate three distinct zones: a bedroom and bath zone, a kitchen and a living/ working zone. The atrium in the center of the home serves as an outdoor room between these zones. Features of the atrium include flooring made from cut pahoehoe lava and doors on two sides of the space that retract into the walls seamlessly. Hapuu ferns and Rhapis palms were added for privacy to

the outdoor shower and bedrooms. “The clients’ willingness to prioritize permeability over privacy gave us the freedom to create a plan without doors or hard boundaries,” explains Steely. What makes the Musubi House even more impressive is that it is a totally self-sufficient, net-zero single-family home. It operates off-grid, relying on energy from an advanced photovoltaic panel and battery storage system. A catchment system is used to collect rainwater, which is then filtered and stored in cisterns within the structure. Cooling and ventilation is natural by design, with rooms thoughtfully placed for optimal orientation to the sun and cross-ventilation throughout the day. “It’s such an amazing feeling to be completely off the grid and not rely on any utilities,” explains Guy Brand. “Musubi uses 2% of the power that our Venice, California, home uses.”

According to Scott Dale, who served as project manager for Kauhale Kilohana, the general contractor of the project, the site’s remote location and the weather were the biggest challenges with the Musubi House. “When we met at the site here in Hawaii is when the logistical complexities of building this ‘simple’ designed home first hit me in the gut,” says Dale. “There are many wooden bridges with reduced weight limits on any given route to the site. Materials were sometimes delivered to me on the side of Highway 19, where we would make several trips with a smaller flatbed.” Dale also notes that the Musubi House “was the wettest project I have ever worked on.” Roads to the site at times were impassable due to rain. One morning, trees and utility poles were knocked down by an unseasonable burst of wind and neighbors and Musubi House crews worked together to clear the path. “The good news is, the weather has never been the same since we finished the home,” he says. The Brands say they’re grateful for all the work that went into the Musubi House, describing it as a labor of love and aloha that inspires them each day. “Being at the Musubi House really gives you a greater respect for the Islands,” Guy says. “It’s like Hawaii was here long before us, and will be here long after we are gone. We are only guests to this beautiful place.” The Musubi House was honored as the Hawaii Home + Remodeling Editor’s Choice winner at the 2022 AIA Honolulu Awards gala on Aug. 26, 2022.

hat makes a home special is the love and care its homeowners put into it. For this Honolulu homeowner, sustainability and creating a fun space to gather were top priorities when it came time for a renovation. Along with achieving those goals, the final result, she says, is a work of art, thanks in part to various stone finishes from Bella Pietra Design. “The kitchen was one of the main focal points of the house,” says the homeowner. “I wanted it large enough where two or three people could easily be in the space at one time. After living in the home for a few years, I knew I only used the indoor dining room a few times a year. Therefore, I designed a large, covered lanai where we could easily have dinner parties, one in which made the flow from the kitchen to lanai simple.” “I wanted the house to feel comfortable and inviting,” she adds. “Somewhere we could enjoy a good meal, talk story and laugh” and just spend time “enjoying what our Hawaiian weather gives us — the indoor-outdoor lifestyle.” The kitchen and foyer floors highlight Artistic Tile’s Mojave Brown Polished high gloss porcelain, and the kitchen counters boast Dekton’s Makai Wild and Viatera’s Coral White. The backsplash is a beautiful glass tile: Lunada Bay Tile’s Textile Bargello Blue Stone.

“She studied design in college, so she has a really good eye and knows what she wants,” Bella Pietra Design’s Meagan Jensen says of the homeowner. “I think the two things that she consistently loved and wanted to use from the beginning was the flooring in the foyer and kitchen, and also the Dekton counter in the kitchen.” The homeowner bought this property in 2016 after finishing her graduate degree in sustainable systems. Her vision was to create a home that had as little impact as

possible on the island. “A small footprint, however, enough space for my family and friends to stay while visiting,” she explains. The property features a photovoltaic system for renewable energy, and space to grow her vegetables. “This was a great project to work on,” says Jensen. She says she and the homeowner worked together for about five years and had a lot of fun selecting finishes. “It was so great to see this project come together and to get to see the finished product.” hawaiihomemag.com • OCTOBER/NOVEMBER 2022 • 25

The home includes bathrooms on the first and second floors, and a master bathroom. Jensen particularly loves the small details in the bathrooms, like the glass tile that extends behind the vanity in the second-floor bathroom instead of just stopping at the end of the wall. “They cut around the glass to create a step effect,” she says. “It’s such a small detail but creates a really fun detail.” The first floor bathroom has matte porcelain flooring set in a unique pattern. The product is called Amazonia Tropical Hexagon Cotta by Stone Products Unlimited and it comes in three different colors. “This bathroom floor is such an amazing statement piece,” says Jensen. “The line comes completely random, so you will get a mix of different shades of the solid tiles as well as a mix of different tropical printed tiles.” The tile is made in Spain and has been very popular with Bella Pietra Design’s clientele over the past couple of years. Overall, the use of color is what makes this home exceptional. “I think she incorporated color in a really fun but tasteful way,” says Jensen of the homeowner. “Each room

has its own individual style and feel, but they are all cohesive and work well together.” An example of this is the unconventional mixing of finishes and textures: In the kitchen, there’s a high gloss floor with a textured countertop accented with glass, which combines both gloss and matte in the space. “I love when a client makes their house for them, and not just for what the trends are at the time,” adds Jensen. “I think that is what makes this house so special. From the backsplash to the bathroom accents — it’s just a fun house but still in such an elevated, high-end way.” “Construction is challenging and rewarding,” says the homeowner. “You will find surprises, some good and some expensive … I love my home. ailua homeowners giorgio and cassie were in the middle of a whole house remodel in 2021 when they contacted Hawaii Kitchen & Bath to fine-tune details for their new kitchen. The couple — who ventured into their kitchen renovation without a designer — came prepared for their first consultation. With social media photos and a lengthy list of trends they researched, Giorgio and Cassie put all their ideas on the table for the local cabinetry specialists to consider. “This was a completely collaborative effort,” says Cris Johnson, owner and cofounder of Hawaii Kitchen & Bath. “Almost always, owners are coming to us with every trend packed into their initial kitchen floor plan. Not every trend or kitchen-of-themoment will work for the owner’s own space, everyday tasks or family.” The original kitchen was galley-style, long and narrow with a small pass-through that led to the living room. None of the prior kitchen elements would be kept since the entire home was being renovated as well. Giorgio and Cassie had a basic layout draft of their fresh kitchen space, which Johnson and the Hawaii Kitchen & Bath team relied on to brainstorm creative and practical cabinet options. “For the majority of homeowners, the selection of cabinetry sets the tone for the rest of the kitchen, and the cabinet selection also affects the other aesthetics like countertops, appliances, lighting and fixtures,” notes Johnson. “We educate customers on our cabinets — the box construction, hardware and workmanship, and the importance of working with high-quality materials and plywood. From there, we discuss aesthetics of the kitchen, wish lists for functionality and of course colors and textures.”

Keeping the kitchen bright and open was key. Neutral and white textured melamine was the perfect material for the cabinetry — according to Johnson, it provides the semblance of a wood grain but with an aesthetically pleasing light “grain” texture. Crafting this neutral material into flat-panel style cabinets established a timeless foundation that can work well as kitchen design trends come and go. It’s also simple to clean and durable. 32 • OCTOBER/NOVEMBER 2022 • hawaiihomemag.com

Opting not to clutter the walls with overhead cabinets, Giorgio and Cassie instead found reclaimed wood to use as neutral-complementing floating shelves for displaying dishes and ceramicware. These shelves flank a custom-built range hood boxed cabinet, which is easily accessible for hood installation and maintenance. Another unique feature in the kitchen is a coffee and beverage center. Specialty cabinetry was added to an otherwise unusable nook space, turning this part

of the kitchen into a hospitality hub with a coffee maker and under-counter refrigerator. A microwave, cups and other dishes are stored out of view in a Blum lift-up upper cabinet. The skilled cabinetmakers at Hawaii Kitchen & Bath also built a customized trash pullout and installed large drawers at the island that are big enough to hold bowls, cups, pots and pans. Giorgio and Cassie chose to add bold blue accent tiles on the back panel of the island. With its standout burst of color and geometric pattern, the island is an example of the stellar cabinet craftsmanship throughout the kitchen. “We are extremely happy with the final product and the kitchen is what we get the most compliments on when people come over,” shares Giorgio. “Hawaii Kitchen & Bath probably saved us two to three months in terms of completion. They really did an amazing job turning the cabinets around in such a short time period and under such difficult circumstances.” The project was planned and executed as supply chain issues lingered from the COVID-19 pandemic. Johnson notes that everything from hardware at Hawaii Kitchen & Bath’s West Coast supplier to interior accessories such as spice pullouts and Lazy Susans could only be obtained on back order. To stay on track and on budget, the company talked often with Giorgio and Cassie about adjusted timelines and options. “During this time of meetings and planning, our industry was going through a tailspin,” says Johnson. “Simple materials like cabinet glides and hinges were almost impossible to obtain right away. We worked tirelessly to find material options and accessories from other sources besides our normal chain of suppliers. A

master bathroom and guest bathroom in a pupukea home recently got a beach house makeover. Before the remodel, the guest bathroom had a shower that was rusty and worn out. “The floors were a very outdated tile with cracks and an old, cheap, water-damaged vanity,” says homeowner Marisa Griffin. “We gutted the entire space.” The master bathroom is brand-new. “The bedroom was a very long rectangle shape, so I used half the room to create a brand-new master bath,” she says. “I moved the existing closet to a new space to use that space for the new bathroom as well.” The Vanity Art bathtub was at the top of Griffin’s wish list when designing her new master bathroom. “If I was going to start from scratch to create a brand-new bathroom, it had to have a big, comfy tub,” she says. “I also wanted tiled-in showers with glass doors and natural wood vanities for both bathrooms.” right: Natural light pours onto the statement piece of the master bathroom, a large bathtub by Vanity Art from Wayfair. far right: The ocean blue shower tile is Roman Skyline from Daltile, while the shower floor tile is a mosaic hexagon tile from Home Depot.

To keep the general look and feel cohesive, Griffin stayed true to the same vendors for accents and fixtures for both bathrooms. All fixtures are Delta, and sinks are by Fine Fixtures. The vanities, vanity countertops and backsplashes are by Citron & Date Studios, and the floor tile is Dreamstone Dolomite Snow from Tile Bar. “The homeowner wanted clear glass to make the bathrooms appear larger,” says Guerric de Coligny, owner of The Glass Guru of Honolulu. “And they wanted as little hardware as possible for a sleek, modern look.” The Glass Guru of Honolulu designed and installed the shower glass, with the glass itself supplied by PRL Glass in California, and the shower hardware from CR Laurence, de Coligny says. The master bathroom features brushed gold and satin brass hardware, while the guest bathroom has matte black hardware. Griffin credits Ryan Taylor for completing this project and connecting her with The Glass Guru of Honolulu. Additionally, her stepmother, Sarah Griffin, did all the architectural drawings and layouts for the project. While working on both bathrooms, there were challenges from start to finish. “The biggest challenge was sourcing materials — specifically tile and plumbing fixtures,” the homeowner says. “There are really not a lot of options on-island; if you want something unique, it has to be special-ordered.” For example, the tile Griffin originally wanted for the master shower was from a mainland company, and it got lost in transit one week before the scheduled delivery date. “I had to go back to the drawing board and find another option,” she says. This led her to Daltile in Honolulu, however, the option she found and loved was out of stock and she had to order it from California. color for each bathroom. “Shipping to Hawaii is another big challenge,” she adds. The vanities in each bathroom are one of a kind. “They are custom-designed and made by Jasmine Mullins and Tom Allen from Citron & Date Studios,” shares Griffin. “They add such a fun touch to both bathrooms and are so unique. And they ended up costing less than having to order and ship something over from the mainland!” Says Jasmine Mullins of Citron & Date Studios: “The design for the master vanity came from wanting to create something that

really spoke to who Marisa is as a person. The space is specifically for her and is her retreat, so it had to tick the boxes of what style she personally likes, but also something that felt a bit more timeless for her because her tastes lean toward traditional.” The design of the vanity bridges the gap between a few different genres. “Its clean lines are modern but not trendy, and it still has a traditional shape and feel to it. So 10-15 years down the road, it’s not going to look like such a decade-specific bathroom but rather still feel really fresh.”

Engineered quartz stone countertops are popular because their colors mimic traditional marbles of Italy, says Kevin Nip of Selective Stone. The whites with light-to-darker gray hues and veins in engineered quartz resemble Italian marble varieties such as Calacatta Gold and Statuario, Arabescato and Carrara white. “Traditionally, the actual natural stones quarried from the higher altitudes of Carrara, Italy, are not suitable for kitchen appliances due to their higher degree of porosity and potential maintenance issues,” explains Nip. Advanced technology, however, makes it possible to manufacture dense and durable slabs that are 91% to 93% natural quartz stone, mixed with eco-friendly additives. That technology makes engineered quartz slabs a designer and homeowner’s choice, “and specifically for colors that replicate higher-end white marbles.”

Ambient Lighting

After mapping out the task lighting for your kitchen, explore fresh options for ambient lighting. This second layer of lighting is what Danielson calls “a vital light source.” This layer washes the entire kitchen with light to create just the right atmosphere for dining, socializing or unwinding. “Providing wall-to-wall light with ambient lighting … sets the mood for entertaining and makes the space seem larger and more inviting,” says Danielson. “The light fixture is lit from below, reflected up and spills everywhere, thereby supplying adequate illumination for the whole area.” Danielson recommends dimmable lights that can adjust to various levels for dining. She also suggests ceiling fixtures, wall sconces, shaded lamps or chandeliers if you plan to do a lot of home entertaining and want a softer glow while guests mingle. Other examples of ambient lighting include semi-flush lighting fixtures, recessed lighting and LED strip lights.

Lastly, accent lighting tops off your kitchen illumination with very deliberately placed fixtures aimed at drawing attention to particular parts of your kitchen décor. “Accent lighting is great for homeowners looking to add a bit of personality and highlight certain features in their kitchen … such as a work of art, or accent different architectural features of the room,” says Danielson. “Placing accent lights will make them stand out and add a touch of sophistication to the space.” Examples of accent lighting include sconces, smaller aperture recessed lighting, in-cabinet lights and decorative pendants.

Danielson explains that before selecting your kitchen lighting, there are other factors to consider. First, very clearly map out how you would like to use each part of your kitchen for cooking, dining and entertaining. Next, consider the aesthetics of your home and make sure that the lighting you select is complementary to its color palettes and design motifs. “For example, homeowners with a home where you have earth tones would probably want to choose warmer lights to bring up these shades,” she shares. “Or with pastels, homeowners should choose cooler lights to bring out those colors since warm lighting would wash them out. “The idea is to increase the air in the kitchen area and improve the lighting quality,” she adds. “The different light elements, when combined, create an ultra-functional, safe and relaxing kitchen.”

e rely on our home appliances to always be in working order. This makes it all the more important to regularly clean each of our kitchen appliances to ensure they are running smoothly and efficiently. Here are a few tips to make the most out of your maintenance routine.

Doing this monthly will prevent the nightmare of scrubbing a year’s worth of baked-on crust out of your oven, which accumulates quickly if not consistently cleaned. And give your oven door hinges a squirt of lubricant to keep them in top shape, and clean the glass or consider taking the inside panel off the door so you can scrub inside the glass. “Some ovens have a steam clean option, which works well for regular maintenance,” adds Washofsky. FRIDGE AND FREEZER Every week, check your food inventory. Overstuffing appliances can cause them to work harder than they need to, thus shortening their life spans. If your refrigerator has glass shelves, it is recommended that you don’t use warm water, as this could crack the glass.”

Cleaning each of your kitchen appliances weekly is imperative to keeping them in tip-top shape.

DISHWASHER First, you can help your dishwasher daily by scraping chunks of food off your dishes before loading them. Dishwashers have an internal filter that can be removed and cleaned out. Do this monthly, and you’ll notice cleaner dishes right away. “To clean and deodorize the interior of your dishwasher, there are dishwasher cleaners made by detergent manufacturers like Cascade or Finish,” explains Iwaishi. “Just run a regular wash cycle with an empty dishwasher.”

STOVETOP “Customers have always expressed how hard it is to keep glass cooktops clean, but it really isn’t,” says Iwaishi. “As a standard rule, you should always ensure that the pot or pan that you are using is larger than the size of the burner so that any immediate area splatter doesn’t land within the burner area … making it harder to clean.” Iwaishi also recommends wiping down the glass surface every time you finish cooking to remove any splatter that ends up elsewhere on the cooktop. Make sure the bottom of your cookware is clean, as any stains on the bottom are basically cooked-on food that can transfer to the hot burner surface, he adds.
