This will be my first year celebrating the holidays in my new home.

I

This issue celebrates the award-winning work from the 2019 Building Industry Design & Construction Awards, an annual competition of the Building Industry Association – Hawaii. The complete guide to the awards starts on page 33 and shows all 21 award winners, including residential and commercial remodeling and new construction. Our feature stories take a closer look at a few of those winning projects, including a Moroccan-style bathroom, an open-concept kitchen in a guest suite, and my selection for the Editor’s Choice Award: a sculptural beach house on Maui that has an ocean view from the back to the front of the house, and a series of arches designed to replicate the rolling waves of the ocean. t’s exciting to have a fresh start and to decorate my new place for the holidays for the very first time. While touring homes, I’ll often identify to myself where I’d put a Christmas tree if it were my home. I think it’s because my family’s house had the perfect place for a tree — it was directly across from the front door, through the foyer and great room and placed in the center of a bay window. This year, I’m going to put my tree in front of a floor-to-ceiling window, so I can spread joy beyond the walls of my little condo. Sure, I live in a small space, but I can certainly make room for a tree and to hang a couple of stockings — one for me and one for my dog. I’ve only hosted my family for Christmas dinner once, and that was when I lived in a plantation-style home I rented with roommates. Now I have a table that can fold away to be an entry table or fold out to seat up to six people. We haven’t decided where we’ll have dinner yet, but, if it’s at my place, I can accommodate a small gathering. Have you started your holiday planning yet? “The best way to save floor space in your guest bedroom is to have a bed that goes away when the guests go away,” says Brent Potter of Inspired Closets. The elegant lighting fixtures have long been popular in dining rooms and living spaces, and now homeowners are bringing a little “bling” to their bathrooms, too. “It’s not so out of reach anymore, and it has become a normal request for homeowners after viewing bath inspirations in magazines and television shows,” says Cris Johnson, president of the National Kitchen & Bath Association Aloha Chapter and owner of Hawaii Kitchen & Bath. Chandeliers make great focal points and brighten the mood. “It’s an opportunity for homeowners to put their unique spin in their bath while evoking a sense of opulence and tranquility,” Johnson says. Styles of chandeliers range from simple to very grand. They come in many different shapes, colors, sizes and materials, and can range anywhere from a couple of hundred to tens of thousands of dollars. Scale is important in selection, so if you want to add a chandelier to a smaller bathroom, such as a powder room, consider a mini chandelier. One of the most popular locations for bathroom chandeliers is in the center of the room, which allows the chandelier to be the focus and center of attention. Ideal placement will vary depending on layouts. “Every bathroom is different. It takes planning to execute a ‘good’ chandelier placement,” says Tiare Pinto, president of the American Society of Interior Designers — Hawaii Chapter and interior design firm Archipelago Hawaii. If you’re thinking of adding a chandelier to your bathroom, it’s important to consult a professional designer who is familiar with regulations and building codes. hether strolling the beach, walking on the sidewalk or driving along the road,

people stop to stare at this sculptural home on the southwestern coast of Maui. On the makai side of the house, the curved roof lines cause visitors and residents alike to stop in their sandy tracks, while on the mauka side, drivers slow down and pedestrians pause to see the view that extends through the length of the house to the ocean on the other side. Neil and Suzette Felder wanted their new home to be unique and creative, and to preserve the ocean view from off their property. They reached out to Maui-based architect Marc Taron of Arquitectura, who is known for designing high-end homes with indoor-outdoor features that capture incredible views. And this home needed to be on another level of creativity. “Neil and I both wanted something very different, and it is,” Suzette says. “That was the vision.”

Because the property is not subject to the confines of an association’s design guidelines, Taron was able to extend his creativity beyond the limits of some of his other projects. Taron’s first drawings were innovative, but not quite over-the-top enough for the Felders. “I was like, ‘All right, gloves are off, baby,’ and that’s when I started really coming up with something out of the norm,” Taron recalls. At the top of the Felders’ wish list for their home was the ability to see the ocean through the house from the street. “That’s really something,” Taron

says, noting that many beachfront houses block the view due to their size and privacy barriers. The Felders wanted to share the ocean view and have it become part of the home’s design. “I look at the house itself as a piece of art, and that’s why it was important for the ocean to be a part of that artwork,” Neil says. Taron designed the house to be modern, sculptural and open. The garage is at street level, and with its two walls of glass windows, the Felders’ Porsche appears to be on display.

Entering the home is an experience itself. From the garage, the Felders can walk along an elevated walkway into the second floor of the home or descend an open staircase to the lower level; or, they can ride a glass elevator. From the street, an open stairway with LED lights beneath each tread leads to a tiled walkway over a reflecting pool illuminated by a flickering star field below the water’s surface, as though

a reflection of the night sky. Along the retaining walls, waterfalls pour into the reflecting pool, adding to the ambiance. Inside, the home is completely open. The walkway leads into the great room, an open concept comprised of the kitchen, dining and living areas that extends to the second story of the home, which was built by Buddy L & Sons. Kitchen and bath designer Cindy Tervola of Tervola Designs used a

color palette drawn from the kitchen’s Amazonite quartzite countertop, a stone that Suzette really liked. “I love my color palette,” Suzette says. “It all blends perfectly.” The modern kitchen has two-tone, flatpanel European cabinetry, mixing light green upper cabinets that were color matched to the countertop with highgloss white lacquer, including matching panels for the Thermador appliances. Through Fleetwood doors from Pacific Source that can be pulled completely open, the great room extends outside to the pool deck and lawn before reaching the beach and ocean beyond. The pool deck is partially shaded by a cantilevered lanai from the second floor, which also inspired the design of the home’s makai-facing exterior. A support system was necessary for the cantilever lanai, and rather

than use a column, Taron designed a sculptural, artistic arch that makes a bold statement. The arch extends from the pool up through the lanai to provide support, and then continues past a guest bedroom — which creates shade for the room — and crests above the roofline. Taron mimicked the shape of the arch throughout the home’s roof, with additional curves to represent a set of rolling waves. “It was ingenious,” Neil says of the structural arch, noting that it allows the rest of the area to remain completely open. The Felders spend most of their time on this side of the house, closest to the ocean but set back enough to enjoy the view from any part of their home. They never tire of it. “I’m always amazed at how beautiful it is,” Suzette says. “It’s so unique. It’s just beautiful.”

rowing up in kailua, j.r. moorhead always knew he wanted to eventually settle down with his family on the Windward Side. Three and a half years ago, it was just his luck, an old friend was selling his home and reached out to offer it to him first. Moorhead happily accepted. The 70-year-old house was a definite fixer-upper, but perfect for Moorhead, a carpenter by trade and owner of Moorhead & Company Inc., which specializes in home renovations. One of the first spaces to be renovated was the soon-to-be guest suite, with a complete overhaul of the once bare basement garage that the previous owners used as a makeshift living area. Moorhead and his team had to overcome a lot of challenges before they could start designing: load bearing walls lacked footing and needed to be restructured, plumbing and electrical had to be made over and something had to be done about a large 14inch step-up into the kitchen and bathroom. “It wasn’t laid out very well,” says Moorhead. The construction phase took some time, with Moorhead working on the project in between jobs. In time, he set out to create a one-bedroom luxury suite for hosting and entertaining family and friends. The newly remodeled guest suite features an open-

concept layout, with the living room flowing into the kitchen. Moorhead opted for a single large bedroom, which has its own walk-in closet. “It was designed for entertaining,” says Moorhead. “There are lots of windows at the front because you can see the ocean, and there’s a nice yard and flowers. It’s a special spot.” The overall focus was to create a relaxing vacation environment, uniting sand and sea. The light, sandy luxury vinyl flooring is paired with pops of blues and greens, like the gorgeous glass feathered tile kitchen backsplash that mimics sea glass. In the kitchen, the addition of a large island, with waterfall edges on both sides, serves as a gathering spot. “I love the open feel of the kitchen,” says Moorhead. New appliances include a glass cooktop at the island and a wall-mounted oven in the white shaker-style cabinetry that’s topped with a white quartz countertop. Moorhead added an open shelf in walnut to display art, plants and knickknacks. A teal barn door, painted to match the front door, leads to the bathroom and laundry area. But what remains as one of the best features of the home is its view. “I love that you can see the sunrise over the ocean,” says Moorhead. He says it’s the most complicated project that he’s done in his life, and also the most rewarding. “It’s my forever house.”

Morocco a match made in

T

his bathroom oasis was once unusable. Plumbing and electrical problems were hidden within the walls and a 1-foot ledge intended as a bench made this now spacious area feel cramped. While spending a night in a luxurious hotel, the homeowners felt inspired by the room’s open-concept bathroom, which featured a large area for changing and an elegant vanity. They knew they wanted these features in their new master bath, as well as a Moroccan aesthetic. With their eyes set on creating a bathroom customized to fit their every desire,

the homeowners sought the help of Moorhead & Company Inc., which worked closely with them to bring their vision to fruition. With clear direction to incorporate Moroccan lattice, Moorhead & Company Inc. got to work taking precise measurements — checking their work four times — and sent raw beech wood to Morocco to be made into cabinet doors and custom saloon doors to frame the entrance to the master bath. The beech wood was ordered raw so Mosaic House could build the Moroccan café and cabinet doors to be a perfect match. The Moorhead team used the same wood to build the openshelf vanity for a consistent look.

“After the vanity was built, stained and installed, we brought our countertop team to wrap it,” says J.R. Moorhead. They chose Dekton for the countertops because of its nonporous, scratch- and abrasion-resistant properties that make it ideal to withstand the natural wear a bathroom countertop endures. But working with the material has its challenges. “The color isn’t solid throughout like marble or quartz … [making] the way we cut and shape the edges much more tricky,” Moorhead says. Keeping with the Moroccan theme, the homeowners turned to Thomas Deir Studios, a company that’s been around for nearly 25 years, and its team of Hawaii artists and craftsmen to paint a lotus mural that stretches across eight different tiles of their new shower. Everything was taken into consideration when selecting details for this project. A glass mosaic tile backsplash from Daltile complements the colors from the lotus mural and is repeated along the perimeter walls of the shower, tying in the look. Blue vessel sinks are halfway recessed and precisely centered below the overhead lights to create a magical light display beneath the glass sinks. Every detail of this bathroom remodel, big and small, was well-thought out by the team at Moorhead, allowing the homeowners to achieve their dream for a space that is entirely their own. “This bathroom was definitely one of a kind,” Moorhead says.

HOAKALEI GOLF COURSE CLUBHOUSE The Hoakalei Golf Course Clubhouse was designed to provide members with a variety of social amenities and to create a clubhouse that unites with the golf course, creating a more enhanced golfing experience. It’s a state-of-the-art facility with sustainable strategies such as a 300 kW photovoltaic array, energy-efficient glazing, durable materials, natural ventilation, light shafts, large overhangs and shaded perimeter porches. The NKBA Aloha Chapter Kitchen & Bath Design Competition was established more than 20 years ago, honoring Hawaii’s talented designers and outstanding projects through the years. The competition is based on design principles set forth by the National Kitchen & Bath Association and judged by a certified kitchen and bath designer and professionals from BIA-Hawaii, ASID Hawaii Chapter and AIA Honolulu. This year, the NKBA Aloha Chapter acknowledged and honored a certified kitchen and bath designer in Hawaii who has consistently showcased and entered kitchen and bath projects in the NKBA Design Competition for 10 years or more, winning awards at various levels, including multiple top-level technical awards (which is a big achievement on its own), and has had multiple projects selected through the years for the Hawaii Home + Remodeling Editor’s Choice Award. The Style Loft Salon was remodeled to represent a highend modern, stylish new age salon. The design concept incorporated new technologies, current design elements as well as cost and energy saving solutions, giving it a sleek and inviting welcome to a well-deserved day at the salon. iving a home a facelift — whether it’s upgrading countertops and cabinetry or painting each room a different color — can be an exciting, sometimes stressful choice. But sometimes, it’s no choice at all. When a home is worn down, renovations can be necessary, even urgent. Perhaps you purchased a house knowing renovations were necessary, or you fell behind on maintenance and renovating is imminent. Regardless of how you got here, there are a few tips you should keep in mind as you embark on your renovation journey.

If you’ve just purchased a fixer-upper, be sure to check on plumbing — water issues can quickly lead to additional damage. 3. THINK ABOUT TIMING. Depending on the scope of work, remodeling could be a lengthy process. If you’re dealing with something major, such as a structural change, flexible living arrangements could be in order. Make plans for how you and your ohana will handle this during the renovation period.

4. FIND THE RIGHT CONTRACTOR FOR THE JOB. Different contractors may specialize in different types of renovation projects. Shop around and be sure to get three to five quotes. A good place to start is with Hawaii Home + Remodeling’s Resource Guide. 5. FIGURE OUT FINANCING. For smaller projects, cash is ideal and credit cards are an option. But often, financing a home renovation will require some type of loan. Always secure your financing before hiring contractors and beginning the renovation process.

ontrary to popular belief, faux plants and flowers can look incredibly stylish when utilized correctly. They also provide many benefits in addition to looking perfect year-round, especially for pet owners and those on a budget. Here are four must-know tips and tricks for those lacking a green thumb.

DON’T BE AFRAID TO SPLURGE

We all know — and despise — the tacky look of an obvious faux plant, and many of us shy away from using them in our homes because of this. However, the quality of fake plants has grown over the years, making it difficult to distinguish the real from the fake. By investing in higher quality artificial plants and flowers, they’ll look anything but tacky. If the thought of spending more on a fake plant than a real one concerns you, think about all the money and time you’ll save when you cut out the cost of care. HIDDEN IN PLAIN SIGHT

The biggest giveaway when it comes to using artificial foliage is a beautiful assortment of houseplants in a dark, isolated area. Instead, put your faux beauties in an area where they would actually be able to grow if they were alive. This technique makes it that much more believable, so houseguests won’t question your plant life-preserving abilities.

BLEND THE REAL WITH THE FAKE

While fake plants are better for pet owners, frequent travelers and those suffering from allergies, there’s no beating the improved air quality real houseplants provide. To get the best of both worlds, consider blending the two together. To do this, select one air-purifying houseplant, such as a snake plant or common ivy, and add fake plants of your choice into the pot. This allows you to enjoy the benefits
