Dickson Truckee Newsletter August 2017

Dickson Realty’s August 2017 Newsletter On the charts below and on the following page, you'll find the past 11 months (August 2016 - June 2017) in review for both Truckee and the North and West Shores of Lake Tahoe, for single family homes. Sales always decrease substantially during the winter months due to lack of inventory. As you can see, median price sales in Truckee have not reached the high from August of last year, whereas the Lake Tahoe area has. With summer in full swing and increased inventory, sales are brisk, with the pent up demand since the extremely harsh winter conditions fueling multiple offers in many price ranges.

Dickson Realty’s August 2017 Newsletter Myth: You Need 20% Down to Purchase a Home We have all been trained that in order to purchase a home you must have 20% down, however this is just not the case. There are many grant and low down payment assistance (DPA) programs available in CA and NV. These programs are designed to help first time buyers purchase a primary home; many are not limited to just first time home buyers and also help those who have not owned in the past three years. Not all lenders have these programs available or are interested in doing these programs. The Rice Team at Guild Mortgage has many programs and has become acknowledged in the community as “the lender to help first time home buyers. If you are interested in finding out more about your detailed situation, please call them. All available grant and DPA programs have income limits, debt to income ratio requirements, as well as credit score requirements of 640 or higher. Almost all of them require first time homebuyer education courses which help borrowers understand what homeownership can require; most of the courses take 8 hours to complete. The courses help in understanding the complexity and financial requirements of owning a home. Non-occupant borrowers are not allowed on majority of grants or down payment assistance programs therefore the borrower needs to qualify (via income) themselves. An example of a low down payment assistance program would be a conventional loan for the 1st loan and a 2nd silent loan. A silent loan is one that has a low interest rate (around 2.5% currently) but does not have to be paid at all for 30 years or until you sell the home (other limitations may apply for this specific program). There are positives and negatives to all programs, but the best thing is these programs can help those who really want to buy a home but have limitations on the amount of down payment they have at this time. It is a great time to buy as rates are low. If you have any questions about available options in your area, please reach out to teamrice@guildmortgage.net or 530.582.9991.

Dickson Realty’s August 2017 Newsletter Dickson Realty is the exclusive agent for Nakoma and we'd like to share some interesting tidbits of information in upcoming newsletters from this amazing resort with so many types of ownership opportunities. Stay & Play Isn’t Just About Golf Anymore… We are so honored to be the exclusive listing agent for Nakoma Resort. Nakoma sits at the heart of an untrammeled alpine wonderland featuring 8,500-foot peaks sprinkled with more than 50 turquoise, glacially carved lakes. In under an hour’s drive from either Reno or Truckee you’ll be on the tee, the trail, or lounging in a poolside cabana simply happy to be away from it all. In the same time it takes to get to Lake Tahoe you’ll leave the worldly worries and the crowds far behind. This August they’re debuting the new Altitude Recreation Center, the latest addition to the a growing list of amenities. Designed with the whole family in mind, the 12,000 square foot facility features a bar & bistro, state-of-the-art fitness and wellness center, heated outdoor pool, indoor climbing wall, children’s center with outdoor play area, and a movie theater plus a fabulous space featuring table and video games for the young and the young-at-heart. For a golfer, there is no better experience than a fabulous golf course in a spectacular setting. With picture post-card views from every tee, the Dragon never disappoints. And don’t forget about their completely remodeled spa for a luxurious treatment. As for the “Stay”, Nakoma opened their new mountain modern 42-room Lodge in 2015. Designed by Reno’s Cathexes Architecture, it is an inviting and modern complement to existing resort amenities and the Frank Lloyd Wright-designed Clubhouse. Perhaps most exciting in my opinion is the real estate we exclusively represent. Nakoma abounds with amazing value and opportunities. There are a myriad ways to own at Nakoma – from the convenience of the Residence Club offered in 1/8th shares, to the new Ascend mountain modern residences, to fully custom residences set on spectacular home sites averaging over 2 acres.
