2021 was quite a year! The luxury real estate buying boom, which started in 2020, grew frantic in 2021. In both years, luxury buyers headed to less populated areas to escape pandemic fears and restrictions and gain some much needed space while spending a lot of their time at home. You will see on the following statistical charts and graphs that our Northern Nevada market benefitted from this migration. Some industry experts believe we will see a shift of luxury consumers returning to the cities they fled, but with the new variant out, we believe it will delay that shift. We certainly don’t see that shift happening in Northern Nevada. Following are a few trends that will shape our market: · Low standing inventory which will continue to increase (or maintain) prices · New construction for luxury homes will be hampered by supply chain issues, rising cost of materials, and labor shortages · Most, but not all, luxury buyers will want a move-in ready home with little to no remodeling or updating required · New construction and turnkey properties will still spark bidding wars Inflation, rising mortgage rates and construction supply constraints are all economic factors to keep an eye on. Amy Shocket, an agent in our Sparks office, creates an analysis of the amount of homes that close over the asking price, broken down by price range. In May of 2021, 52% of luxury properties over one million dollars sold for over the asking price. That percentage started to decrease in June, ending in December with only 8% of luxury properties selling for over the asking price. We will continue to watch with interest to see if that was a seasonal change or a stabilization of luxury home prices.
