TAHOE DONNER $1,995,000
2021 was another unprecedented year for Truckee Tahoe real estate as the surge of buyers seeking to move to our wonderful mountain lifestyle continued. Demand exceeded supply and multiple offers were still the order of the day in many instances. In regards to supply of listings, 35% fewer single family homes came on the market in 2021 as opposed to the previous year, so it is not surprising that the new supply was absorbed very quickly leaving many buyers with very few options. Luxury market homes priced at $1M+ achieved 822 sales when compared to 682 sold during 2020, a 21% increase. Truckee again led the market with 523 (63%); Palisades Tahoe (previously known as Alpine Meadows/Squaw Valley) saw 72 sales and the North & West shores of Lake Tahoe on the California side realized 227 total sales. Median and average prices remained mostly stable, with average prices up 5%, to $2,331,959, and median prices down 5%, to $1,567,000. The average days on market dropped over 50% from 74 days in 2020 to just 35 days in 2021. Prices/square foot increased to an average of $848, a further indication of issues with supply shortages, increased supply costs as well as labor costs. At this time, there are only 60 actives listings for properties priced at $1M+, a dramatic decrease from the end of 2020 when there were 102 available. Everything we are reading nationally is summed up by the Institute of Luxury Home Marketing, “While the frenzy may have se led, it is important to note that prices are still trending upwards because an inventory shortage remains the dominating factor affecting current market dynamics”.
