Home Owner/ Hazard Insurance is Required Homeowner’s insurance provides coverage in the event your home is damaged or destroyed. In recent weeks, we have witnessed that unexpected catastrophes can happen in the blink of an eye. When you are in a home buying contract, Banks and mortgage lenders require that a one (1) year policy for insurance is in place prior to the close of escrow. The client needs to provide enough hazard insurance to cover the amount of their mortgage. However, you should speak to your insurance agent to also ensure that your insurance policy covers the cost of rebuilding your property in the event of serious damage or destruction. As a priority we, like all lenders, ask that when you go into contract to buy a home you contact an agent immediately to procure home insurance coverage. We help in this process by providing you with a list of qualified local insurance agencies. We do this because, as a mortgage lender, we need to ensure that the lender will be covered if something happens to the home. Prior to sending your loan package to the underwriting department, we need an insurance quote. At the time of loan approval, we ask that you have the final policy in place. Problems can arise while getting insurance; not enough coverage is one scenario; or, a lender, once they look at area, can turn down a policy and this can cause a delay closing the sale. We have been asked by clients recently if insurance is now going to be harder to get due to the recent fires in California. I response, we have contacted several insurance professionals that have informed us that it is address specific, which means it will depend on the property location. Please contact a qualified agent to either get a new home policy or to review your current policy. Again, if you need our list of recommended insurance agents please contact us. If you have questions regarding Home Owner/Hazard Insurance, or if we can help you find qualified home owner’s insurance professional, please feel free to contact us at 530.582.9991 or teamrice@guildmortgage.net

Today it's still going strong, attracting hundreds of locals and runners from Reno, Sacramento and the Bay Area. Beginning and ending at West End Beach, runners and walkers complete a 7-mile loop. It's a fun and sort of wacky race that's held regardless of the weather. The walking component along with the "Mashed Potato Mile" make it a great family event too! ASCTC has upgraded timing systems from the old "selftiming" days, but keeps the fun and informal spirit alive.

Tahoe Film Fest brings a section of American Independent films and films from Latin America. Screenings take place in Truckee, Northstar and Incline Village. Sierra Watershed Education Partnerships (SWEP) is a small, community-oriented non-profit organization based within the Tahoe Truckee Unified School District. We started out in 1994 as a small group of parents and teachers interested in providing comprehensive science education to the students in our local classrooms. In 1995, SWEP received a grant from AmeriCorps and Adopt-A-Watershed and began to incorporate science programs, outdoor field studies, and ecological restoration projects into the curriculum of our local school district. SWEP officially incorporated as a non-profit 501(c)(3) organization in 1996. We currently have two staff members, a committed volunteer core, and an active Board of Directors that collectively help us achieve our mission.
