Cooler autumn temperatures are in the air and thoughts of the holidays are right around the corner. The luxury real estate market in our region however, is not cooling down! Our analysis of the luxury home market, priced $1 million and higher, follows on the next several pages. Here, you'll see that a record 111 luxury homes sold in the past 3 months, the most in any quarter since 2005. The number of luxury home sales so far this year, through September 30th, is up 22 percent over the same period in 2019. Our market continues to see a shortfall of inventory and in particular, new luxury home construction. The average sold price per square foot of homes selling in today’s market is $345.07. As the cost of building materials and labor continue to increase, we will likely see this number go up. Another indicator of the strong market is the inventory of available homes (those that are not in contract or escrow). As of September 30, 2020, the number of homes priced at $1 million and above was 54 percent lower than at the same time last year. We believe prices will continue to rise due to the lack of inventory, low interest rates and Nevada’s tax advantages. Our lifestyles may be changing for the long-term and the things we desire in a home are also changing.
