Utility Bills May Be Getting Cheaper Daily Real Estate News | Thursday, February 08, 2018
Utility companies will pay less tax from a recent tax overhaul, and many are planning to pass those savings on to customers. Rate changes may shave a few dollars off the average customer’s bill in the coming months, The Wall Street Journal reports. The federal government slashed its corporate tax rate from 35 percent to 21 percent. Regulated gas and electric utilities will have to pay less tax, and some state authorities may give regulated utilities little choice but to return that tax savings to its customers, WSJ reports. Some regulated utilities will be refunding some of the tax payments they collected from customers based on the 35 percent rate. Companies may choose to issue refunds over several years, so the savings may be minimal for customers.
For example, National Grid U.S., a utility holding company with subsidiaries in New York, Massachusetts, and Rhode Island, expects a non-cash tax credit of $2 billion in 2018 from the lower tax rate. “It’s going to be returned to customers over a period of 20 to 30 years,� Peggy Smyth, the company’s finance chief, told The Wall Street Journal.

Heightened concerns over the nation’s immigration policies and proposals caused some U.S. homeowners to sell their homes or even choose to then not buy a home last year, according to a new survey of more than 4,000 homeowners in the U.S. commissioned by the real estate brokerage Redfin. Fifteen percent of consumers surveyed said that they either sold their home or did not buy one last year out of concerns over immigration policies under President Donald Trump’s administration. Nine percent of homeowners said they sold their home in the last year because they were worried they wouldn’t be able to stay or work in the U.S. much longer. Six percent of potential home buyers said they didn’t make a purchase for the same reason, the survey found. “We’re having conversations with

Housing permits, a gauge of new-home activity, slipped in the final quarter of 2017, which could worsen a housing shortage already shaking many markets across the country.
Despite sluggish permits, the index showed that many markets are showing a stronger recovery in their economy and home prices. Housing markets in 195 of the 337 metro areas tracked nationwide returned to or exceeded their last normal levels of economic and housing activity in the fourth quarter of 2017. The LMI measures three components: housing permits, employment, and home prices. Employment is at 98 percent of normal activity, while home price levels are well above normal at 158 percent. Single-family permits were the only of the three components to see a decline in the fourth quarter of 2017. Overall, the index shows the fastest-growing new-home metro areas are in the South and West, says NAHB Chairman Randy Noel. The major metros scoring the highest on the LMIâ&#x20AC;&#x201D;meaning they are performing at the highest levels compared to their historic normal market levelâ&#x20AC;&#x201D;are Baton Rouge, La.; Austin, Texas; Honolulu; Oxnard, Calif.; and Provo, Utah. Among smaller metro areas, the metros scoring the highest in besting their own previously normal market levels are: Odessa, Texas; Midland, Texas; Walla Walla, Wash.; Florence, Ala.; and Gadsden, Ala.
