Homeowners Face Tax Hike Under ‘Big 6’ Plan Daily Real Estate News | Thursday, September 28, 2017

Homeownership would no longer be a priority in the tax code if a reform plan released Wednesday by the Trump administration and congressional Republicans becomes law.

The “Tax Reform Unified Framework,� known as the “Big 6� tax reform plan, is being touted as a way to cut taxes for the middle class. But it could hurt residential real estate by eliminating most itemized deductions in return for an increase in the standard deduction.

Although on its face, the change would seem to help many taxpayers by nearly doubling the standard deduction to $12,000 for single taxpayers and $24,000 for married couples, most middle-income homeowners who currently itemize would likely pay higher taxes, according to National Association of REALTORSŽ estimates. That’s because the repeal of most itemized deductions, including the deduction for state and local taxes, would exceed what people would gain under the higher standard deduction—even if the deductions for mortgage interest and charitable contributions are left in place, which the outline calls for. In addition, the personal and dependency exemptions that taxpayers take today would be folded into the higher standard deduction, eradicating their

Builders: Green Homes Are Going Mainstream Daily Real Estate News | Thursday, September 28, 2017

Green home construction has moved into the mainstream among single-family and multifamily home builders, according to the new report “Green Multifamily and Single Family Homes 2017 SmartMarketBrief.” The report was conducted by Dodge Data & Analytics in conjunction with the National Association of Home Builders.

Builders report the top drivers to building more green has been due to customer demand, greater availability and affordability of green products, the prospect of producing a higher quality home, and appraisers recognizing the greater value in green homes.

At least one-third of builders surveyed say green building is a significant share of their overall activity (more than 60 percent of their portfolio), according to the report. By 2022, this number is expected to increase to nearly one half in both the single-family and multifamily sectors.

The most common method of improving the performance of a green home is increasing a home’s energy efficiency, followed by creating a healthy indoor living environment, according to the report.

Homeowners looking for a remodeling project may be smart to tackle a kitchen renovation—that is, if they’re looking for projects with the strongest buyer appeal and high returns on their investment at resale.

Kitchen renovations and upgrades are among the top remodeling projects most likely to add value to a home at resale and most likely to appeal to home shoppers, according to the 2017 Remodeling Impact Report, conducted by the National Association of REALTORS®. The report takes a look at the cost of the most common exterior and interior remodeling and replacement projects and gauges how much appeal they have to buyers at resale.

Fifty-four percent of REALTORS® surveyed reported suggesting to sellers that they complete a kitchen upgrade before attempting to sell. Twenty-three percent of real estate pros also said a kitchen renovation helped to close a sale.

The Remodeling Impact Report estimates that homeowners stand to recover 57 percent—or $20,000—of the $35,000 or so of the cost to take on a kitchen upgrade. The kitchen upgrade might include adding new energy-efficient appliances, sink, faucet, and vinyl flooring; repainting the walls and ceiling; and refacing cabinets with cherry veneer and new hardware.
