Countdown to 2015: New ideas to get your home ready for the new year

(BPT) - The end of a year usually means one thing: endless resolutions. As you bid farewell to the holidays, it's all about what you want to change, upgrade and do better. Health and well-being are always the first things that come to mind, but don't overlook your home. In fact, sometimes it's the first place to start - from a total overhaul to the simplest design changes. Those major or minor design decisions can really impact not only how you live, but also the health and happiness of you, your family and your home. "As we move in to the New Year, it's about embracing function but also creating a space that's a strong reflection of the people who live there," says Nate Berkus, renowned decorator, designer and artistic advisor to LG Studio. "Forget fleeting trends - 2015 is all about integrating thoughtful elements that have a lasting impact," adds

clean up the clutter. Getting rid of all the clutter, which has probably been piling up all year, will allow a room to really shine again. It's all about editing throw out what no longer works to make room for things that are necessary to live well. High tech, high touch Berkus, who offers these tips: Get organized The first thing, and maybe the most important, is to clean the house. Don't underestimate how important that is, and what a difference it will make! Next,

Whether a gourmet chef or a total novice in the kitchen, take advantage of all the incredible high tech appliances out there. I'm obsessed with the LG Studio double wall oven, which includes 100 auto-cook recipes built in to its onetouch activation control system. It makes cooking a cinch even for someone like me! If there's one easy change to make in a home, make it the lighting. Maybe it's a pair of vintage lamps from the local flea market on the console that just pull the room together. Or perhaps it's a pair of statement sconces in the bedroom or a pendant light in the entryway. When it comes to design tricks, lighting is one of them. It can change the whole feel of a room in an instant. & A S S O C I A T E S R E A L T Y , L L C

Changes that last Maybe 2015 is the year that you commit to that renovation. If thinking of a full kitchen remodel, I say go for it. It's one of the best investments to make in the home. Reach for things that will feel timeless, now and in the future because replacing your stove, or wall tiles, or flooring the next year or even after 10 years, is not an option. When it comes to the appliances, go for matching stainless steel; they have a forever feel that will absolutely up the style factor of the kitchen. Every appliance in the kitchen needs to be very hardworking. So, maybe it's a large-capacity Frenchdoor refrigerator, like the one from the LG Studio suite of appliances. I particularly love the Door-in-Door feature, especially for a large family, as it has easy access to your favorite foods and more room for storage. Be bold If you're not able to take on a full kitchen renovation this year, don't worry - it can be as simple as layering in some color. Adding in a bold accessory is one of the easiest ways to change the look and feel of a room. I always encourage people to go with what they love, and if what you love is a gold ottoman, bright purple throw pillows or a dramatic piece of art, then I say go for it. Color is such a great way to add personality, and accent pieces are the best way to make a statement; if by summer it's time for another refresh, those pieces are easy enough to change out.

HOW MUCH HOUSE CAN YOU AFFORD?

MORTGAGE RATES

Determining how much “home you can afford” depends on several important factors including: •

You can get a very rough estimate of your affordable home price range by multiplying your annual gross income by 2.5. For example, if your annual gross income is $50,000, you may be able to afford a home worth $125,000 (this varies depending on current interest rates, your debt and credit history.)

Your credit can affect your ability to qualify for a mortgage and your mortgage rate. Before you shop for a house or a mortgage, find out what your credit score is by visiting www.annualcreditreport.com or calling (877) 322-8228. Be sure to do this once a year because your score can be negatively affected if pulled too often.

Mortgage rates change constantly based on the economic factors that affect the demand for mortgages among investors like Freddie Mac. You can track mortgage rate trends by following Freddie Mac’s Primary Mortgage Market Survey.

You will have to make a downpayment of at least 5 percent of the home purchase price to qualify for a mortgage that meets Freddie Mac’s requirements. If you are able to put down 20 percent or more, you can avoid having to pay private mortgage insurance (PMI), reducing your monthly mortgage payment.

If you are looking to buy a condominium, keep in mind that rates are typically higher for these loans and you’ll have to budget for the cost of your monthly condominium fee. You should consider your current living standards, as well as any future major expenses such as a wedding or college tuition. And, remember - buy what you can comfortably afford today, not five years from now.

Remember to factor in the expenses and fees you will incur for a home appraisal, a home inspection and other professional services required to buy a home.

KEY RATIOS LENDERS USE To determine how much you can afford, it is helpful to follow the guidance and key ratios lenders use : •

Lenders recommend that your mortgage payment (principal, interest, taxes and mortgage insurance) be less than 28 percent of your monthly gross income.

Lenders look to see that all your other debts (credit cards, student loans, alimony, child support, car loans and housing expenses) are less than 30-40 percent of your monthly gross income.

New year, new coat of paint: Success tips for DIY painting projects

(BPT) - Painting projects are more popular than ever with do-ityourselfers with 94 percent planning a painting project in 2015, according to a Sherwin-Williams survey of homeowners. DIYers are also planning their painting projects earlier in the year, with January, February and March marked as popular months to upgrade homes with color. If you plan to paint this year, here are some tips to help prepare you for success.

Choose colors with confidence

A fresh coat of paint in the right color can quickly transform the look and feel of any space. To help choose the perfect color for your space, take advantage of the easyto-use color selection tools available to help you find and try colors before you paint. Homeowners can use the online

Color Visualizer, for example, to virtually paint a space and try on different color combinations, making it easy to choose colors with confidence. Find color inspiration Choosing the perfect paint color is key to creating the look you want, but how do most people find the right color? More than half of DIYers (56 percent) say they look to nature for color inspiration, while more than a third (36 percent) take their color cues from Pinterest images. For added color inspiration, consider the 2015 SherwinWilliams color of the year: Coral Reef, described by the survey respondents as "cheerful," "upbeat" and "energizing." "A mix of pink, orange and red, Sherwin-Williams Coral Reef embodies the approach to design that we're seeing for the coming year," says Jackie Jordan, director

of color marketing at SherwinWilliams. "Its unexpected versatility brings life to a range of design aesthetics, whether traditional, vintage, cottage or contemporary. For a more relaxed look, it can also be paired with earthy neutral colors such as slate grays, medium-brown wood tones such as driftwood, and metallic finishes to complement its garden hue." Select the right finish Once you've decided on the perfect color, make sure you're getting the best finish for the space you are painting. For durability and washability, choose a semi-gloss paint. Semi-gloss is a good option for areas such as bathrooms and kitchens, as well as trim. For hightraffic areas, like a hallway or a kid's bedroom, satin and egg-shell paints are preferred as the finish is easy to clean and maintain. High

his week’s featured home is located in Lee County’s beautiful Hickory Grove subdivision just off highway 82. This gorgeous 3,212 square foot brick home is situated on a large lot with a privacy fence around the backyard. A concrete walking path leads from the street to the front door. The driveway to the left of the house leads to an impressive three-car garage. The front entrance of this home opens to reveal a traditional foyer with warm hardwood flooring. To the right of the foyer is a uniquely designed room with a vaulted ceiling and an arched window, which could be utilized as either a formal living room or an office. The huge window in this space floods it with natural sunlight! A ledge-style molding near the top of the walls is a great space to display awards or to show off beautiful decor. To the left of the foyer is a large dining room with a gleaming tiled floor. Two sunny windows reflect light off the tiles and add to the brightness of the space. Hanging at the center of the room is a large chandelier with an antique finish. Chair rail, wide base boards, and wide crown molding frame the walls nicely. A doorway at the rear of the dining room leads into the kitchen. Warm wood-toned cabinets, new granite counters, and light tile on the floor blend nicely together. A newly installed tile backsplash is lovely and makes for easy cleanup. The appliances are new and all stainless steel. Two fluorescent fixtures provide plenty of bright task lighting for meal preparation. Within the kitchen is a pantry closet, which provides plenty of storage for dry goods. An angled bar divides the kitchen from the breakfast nook and provides plenty of additional dining space. Two pendant lights hang over the bar. The oversized breakfast nook features the same tile as the dining room and kitchen, which allows these spaces to flow together. A decorative light fixture is at the center of the nook, and a double window streams light into the space. To the right of the nook is the door to the sunroom, which contains the entrance to the backyard. To the right of the breakfast nook and straight ahead of the foyer is the family room. This

spacious room features mid-toned hardwood flooring, two ceiling fans, and a bank of three windows overlooking the sunroom and backyard. The bedrooms are configured in a split design with the master suite being just off the breakfast nook and three additional bedrooms being off the family room. The master suite includes a spa-like bathroom and a huge walk-in closet. The master bathroom has every feature that you could want! A corner jetted tub is situated between two single sink his and hers vanities. The second vanity (hers!) makes a 90-degree turn and has additional counter space. A shower stall at the left of the room has cabinets overhead for linen storage. The additional bedrooms on the main floor share a full bathroom with a single sink vanity and a separate toilet/shower room. The first guest bedroom has a walk-in closet, the second has a standard closet, and the third has two standard closets. Upstairs is a fifth bedroom or bonus room with a full bathroom and four closets. The backyard features a patio with a walkway that leads to a wired workshop with covered outdoor storage. The backyard is spacious enough for kids and pets alike! A privacy fence surrounds the backyard. An all brick portion of the fence faces the street and has a wide wooden double gate. There’s new paint, hardware, plumbing fixtures, and lighting fixtures throughout! If you would like more information about this home or would like to schedule a private tour, please contact Danny Blackshear of Albany Realty Company at his office (229) 883-6100 or on his cell (229) 881-3030.

Gasp-worthy perils of bad indoor air - and what you can do about them

(BPT) - Cooler weather is on the way. You might think the seasonal demise of pollen-spewing flora, coupled with more time spent indoors, means allergy and asthma sufferers – not to mention the rest of us – can expect to breathe easier. Not so – if the air inside your home or office is polluted. Indoor pollutant levels can actually be two to five times worse – and sometimes more than 100 times worse – than what’s outside your house, according to the Environmental Protection Agency. When temperatures dip, Americans tend to spend more time inside and homes stay closed up as we attempt to keep warm, heated air inside. Exposure to indoor air pollution can cause a host of health problems, and it can be especially worrisome for people with existing respiratory concerns. What’s more, bad air can even cause damage to your home. Here are four gasp-worthy problems

that can stem from poor indoor air quality, and simple ways you can deflate the risk to your health and home: 1. It can make you sick. Indoor pollutants from radon (a naturally occurring gas) to dust, and volatile organic compounds (from furnishings and wall paint) to household chemicals and cleansers, have been associated with a number of health concerns. While the link between indoor air quality and respiratory ailments may

be obvious, some of the other potential health effects are not. Other problems associated with poor indoor air quality range from headache, nausea and dizziness to fatigue, dry eyes and skin, fatigue, fever and even hearing loss. What you can do: Take steps to remove stale, polluted air from inside your home or office. Good ventilation can make your home more comfortable and healthier. Opt to use a skylight for ventilation while you also reap the benefits of natural light. Energy Star-qualified solar powered fresh air skylights, like those made by Velux, can provide passive ventilation and abundant natural light. Passive ventilation through the natural chimney effect of skylights is a great way to remove fumes, odor and humidity from kitchens and bathrooms, and freshen air in other living areas of the home. What’s more, adding an energyefficient, remotecontrolled solar powered fresh air skylight complete with solar blinds can qualify you for a federal tax credit of 30 percent off the installation and equipment costs. Visit www.veluxusa.com to learn more. 2. It can damage your home. Excess moisture is one of the most damaging aspects of poor indoor air quality. Humidity not only creates breathing difficulty for people with existing respiratory problems, but it can promote the growth of mold and mildew, too, as well as lead to structural rot throughout the home. Mold can be a major problem, causing significant health woes. If mold

is present in your home, you may need to undertake costly repairs to remove it. What’s more, moisture can cause rot in areas of the home you can’t immediately see, such as inside walls, around windows or door frames and in the attic. Rot weakens a home’s structural integrity and may also require expensive repairs. What you can do: Always run vent fans in bathrooms and kitchens when you’ll be generating humidity. Supplement mechanical venting with passive airflow from fresh air skylights. If you live in a particularly damp climate, consider installing a dehumidifier on your heating, ventilation and cooling system to remove excess moisture from the air inside your home. Be vigilant for signs of mold and have any problems handled by a professional. For more tips on controlling condensation visit the Velux America site. 3. It can cost you your job. Poor indoor air quality can affect your job performance. A National Institutes of Health report cites a study in which researchers found that reducing indoor air pollution can improve workers’ performance. In fact, researchers found differences of 6 percent to 9 percent, leading them to conclude that it’s probably more cost effective for a business to reduce indoor pollutants than to increase the supply of outdoor air in a building. What you can do: If your performance at work suffers, it’s not unthinkable that an employer might look for a more energetic employee. Discuss concerns about indoor air quality with your company’s human resources team and ask what’s being done to ensure good air quality in your office. In your own space, consider environment-enhancing steps, including an ionizing air freshener, a desk lamp that mimics natural light and potted

plants that can act as natural air fresheners. 4. It can contribute to higher energy bills. Many of the pollutants that irritate your lungs and sinuses can also stress your home’s HVAC system by clogging filters. Clogged air filters force your heating and cooling systems to work harder to achieve their purpose. The harder they work, the more energy they consume. EnergyStar.gov says a buildup of dirt in a home’s HVAC system is the top source of inefficient operation and system failure. If your HVAC system is 10 years old or more, it may already be less efficient than a newer model, and indoor air pollutants can decrease its efficiency even more. What you can do: Regularly change your HVAC system’s air filters. Set a reminder on your smartphone to prompt you when it’s time to change the filter. If your HVAC system is older, consider upgrading it. EnergyStar.gov says upgrading to a newer, more efficient system could save you as much as $200 a year in heating and cooling costs.

Purchasing used items may be good for the wallet, but such purchases also can benefit the environment. Used items go on sale every day, whether they’re preowned cars or used clothing. Saving items from landfills prematurely reduces the number of new things that need to be manufactured, saving energy as well as money. There are so many ways to make the most of used merchandise and find the things you need. Here are some ways men and women concerned about the environment can look to preowned items to benefit the planet and their pocketbooks. Garage sales, tag sales, yard sales, and flea markets are great places to find preowned items. Men and women who are both bargain- and eco-conscious can organize their own neighborhood sales where several houses around the neighborhood pool their items for one large sale. Bargain hunters can then peruse the collected merchandise and feel good knowing their purchases are benefitting the environment.

Don't let hitchhiking pests spoil your holiday season New Year

(BPT) - As the days get shorter and a wintry chill sets in across the country, families are beginning to prepare their homes for the most wonderful time of the year. Though it is all too easy to get caught up in the hustle and bustle of the busy holiday season, the National Pest Management Association (NPMA) urges homeowners to take precautions against hitchhiking pests such as rodents, ants, spiders and mites that may be hiding in holiday decorations. "The holidays are a time for families and friends to come together, and pests are not a welcome part of that equation," says Missy Henriksen, vice president of public affairs for the NPMA. "Insects and arachnids, and their eggs, can use

Christmas trees, wreaths and firewood to hitch a ride into your home, while rodents may take up residence in decorations that have not been stored in pest-proof containers." The NPMA offers the following tips for keeping pests outdoors this holiday season: * Shake off trees, wreaths and garlands outdoors and carefully inspect them for pests or eggs that may be hiding deep in the branches. * If copying a DIY natural decoration from Pinterest or another craft site, thoroughly inspect all foliage and greenery outside the home before beginning the project. * Store firewood on a raised structure that is located at least 20 feet away from the home and check the wood for pests before

bringing it indoors. * After pulling decorations out of storage, unpack them outdoors to check for pests, such as mice. Look inside boxes for signs of rodents such as droppings or gnaw marks, especially on strings of lights, to ensure the wiring is fully intact. * When it comes time to pack up decorations after the holiday season, use durable, sealed containers that pests can't chew through instead of cardboard boxes or plastic bags.

gloss paints are also extremely durable and easy to clean, making them perfect for windows, doors and trim. For spaces that have something to hide, a flat finish will work to your advantage. Paint your space in the correct order

* For more information and holiday decorating tips, visit PestWorld.org. Following these easy pest prevention tips will go a long way in protecting your home and your family's health this holiday season. For information about common pests and how to prevent them, visit www.pestworld.org.

When planning your painting project, also consider the order in which you paint your space. Start with the ceiling, followed by the walls. If two coats of paint are needed, finish both coats before moving to the next step. Then, paint the windows from top to bottom. After the windows, paint the baseboards, trim and doorframe. Finally, paint the door. Following this order will help ensure a smoother painting process and will require fewer cleanups.
