Make moving much easier
t should come as no surprise that spring kicks off one of the busiest times of year in the housing market. Warm weather makes it more comfortable to see and display homes, leading to more listings and open houses. According to the U.S. Census Bureau, the average person in the United States changes residences more than 11 times in his or her lifetime. With each move, the process of moving may become more familiar. But even the most practiced nomad can find moving to be an overwhelming experience. Those on the cusp of moving and nervous about packing up and leaving can employ a few tricks to make moving much easier.

Research areas carefully Buyers are advised to do their research when seeking new towns or cities to call home. There are many factors to consider, including school district ratings, proximity to shopping, distance from work/commute times, availability of transportation, climate, and crime ratings. Before falling in love with a particular home, potential buyers can visit the area in which the home is
located during a typical weekday to get a feel for the atmosphere. Check out shopping centers, observe the residents and drive by the schools and businesses. This can help paint an accurate picture that may or may not differ from that depicted in the real estate listing. Stack the deck Working with qualified professionals who have gone through the moving process before can make for easier work for buyers and sellers. Ask for recommendations regarding real estate companies, real estate attorneys, home inspectors, insurance agents, and all of the other people who will assist with buying, selling and moving. Carefully vet these professionals, relying on third-party reviews as well as any information provided by the Better Business Bureau. Secure temporary storage It can help to put some belongings into a storage center prior to moving, and then gradually take items from the storage unit to your new home. This will free up space to make repairs to your new home and give you time to figure out decorat-
ing schemes while ensuring clutter won’t get in the way of renovation projects. New homeowners also can take their time sorting through boxes and getting rid of items they may not need in their new homes. Get estimates and verify licensing The BBB advises consumers to verify all licensing for movers. Solicit at least three in-home estimates and get those figures in writing. Confirm insurance coverage for the company chosen, and be sure to have all agreed upon information spelled out explicitly in a written contract. Red flags to consider include movers who don’t make on-site inspections for estimates and those who demand payment in advance before the move. Have a first-week survival kit New homeowners can pick up takeout restaurant menus and premade grocery store meals. In addition, stock up on staples such as paper plates, toilet tissue, light bulbs, and cleaning supplies in advance of the move so you won’t have to unpack everything at mealtime or when you want to clean after arriving at your new home.

The secrets to being an organized family
COURTESY OF MCC
addition, sort the next day’s clothes before going to bed. Such efforts should make it easier to get out of the house on time each morning.
M
odern families seem to be juggling more than ever before. When time seems to be a luxury, an ability to stay organized can help families manage the hustle and bustle of daily life more effectively. An online survey conducted by an internal research team on behalf of The Huffington Post polled more than 1,000 American adults in 2013, revealing 84 percent of recently stressed Americans say they worry that their home isn’t clean or organized enough. Within that group, 55 percent cited disorganization at home as a source of recent stress. Disorganization does not occur overnight, and neither will getting re-organized. But with some motivation, all families can become more orderly. Manage mornings Families can usually use more help getting out of the house each morning in a timely manner. Each member of the household should have a designated area where they keep the items they will need for the next morning. Backpacks and briefcases should be prepacked, and lunches made the night before. In
An easy way for families to save time and money at the grocery store is to rely on “shop at home” services being offered by many different retailers. “Click-andcollect” programs enable customers to use their computers or mobile devices to stock their virtual grocery carts with items, shop sales or choose items directly from weekly circulars and then pick up the merchandise at their own convenience. Some stores will even load groceries into customers’ vehicles. Other stores pair online shopping with home delivery for even greater convenience. Shopping from home enables customers to keep a running tally of how much they’re spending so they can better stick to their food budgets. Items can be added or removed from the cart accordingly. Shopping can be done on a person’s downtime, such as on a lunch break, while sitting at kids’ sports practice or even during commutes on public transportation. Picking up the prepackaged groceries later on also can help shoppers avoid making impulse buys. The Food Marketing Institute and Nielsen reports that, in the next 10 years, 70 percent of all American consumers will buy at least some of their groceries online, with millennial shoppers most willing to buy groceries online in the future. These services marry the convenience of online shopping with the familiarity and brand loyalty of shopping local brickand-mortar stores.

Embrace the purge Take a hard look at what you use and what you don’t use around the house. Holding on to items you rarely use can contribute to clutter and create a disorganized home. Save only a few sentimental items, donating, recycling or discarding the others. Many organizational experts suggest going through items one by one and asking oneself if this is something that has been used recently. If it’s been collecting dust for a year or more, it can go.
It takes commitment and time to get organized. However, life tends to move along much more smoothly in organized homes than homes marked by clutter.

Sort the entryway Home entryways are usually hubs of traffic. Such areas are the first and last place family members go when entering or leaving the house. As a result, these areas are in need of some routine organizational attention. Use sorting bins for shoes, hooks for coats, trays for mail or homework, and other sorting equipment to keep things tidy and orderly.

How parents can create household budgets COURTESY OF MCC
The high cost of raising a child only emphasizes the importance parents must place on creating household budgets. A few dollars put away here and there can add up to substantial savings over the years. Housing Housing is many families’ most substantial monthly expense. When determining how much they can afford to pay for housing, families may come up with a figure they’re comfortable paying for their monthly mortgage. But it’s important that parents, particularly those who have

Food Food is another significant expense, especially for growing families. The BLS notes that the average U.S. household spends just about 13 percent of its monthly budget on food. Parents who examine their spending habits over the previous year can look at how much they’re devoting to food and find ways to reduce that figure if it’s well over 13 percent. Reducing food spending may require

R
aising a family is no small feat. Along with the love and joy, there are some obstacles that must be surpassed, including the financial investment required. A 2015 report from the Department of Agriculture found that middleincome married couples would spend an estimated $233,610 to raise a child born in 2015. Parents who find that figure high should know that it does not include costs incurred after children turn 18. So parents could be responsible for nearly a quarter million dollars before they ever write a college tuition check.
never owned their own home before, also take utility costs into consideration before signing their mortgage agreements. Utility costs for singlefamily homes can dwarf the cost of utilities in apartments The U.S. Bureau of Labor Statistics’ Consumer Expenditure Survey recommends people making housing budgets commit 58 percent of total housing costs to mortgage payments, 21 percent to utilities, just over 9 percent to furnishings and equipment, and roughly 7 percent to household operations. Utilizing this formula before taking out a mortgage can help families ensure they are not scraping pennies together each month to meet their housing costs.
more savvy spending at the grocery store, including shopping sales or buying certain items in bulk when it’s advantageous to do so. Transportation Parents may find this odd, but the BLS reports that the average U.S. household spends more of its monthly budget (roughly 17 percent) on transportation than it does food. Parents who want to trim their monthly budgets can opt for more affordable cars and trucks, reserving their splurging on luxury vehicles for later in life when their kids have moved out of the house. Miscellaneous expenses When creating their household budgets, parents should leave room for unexpected miscellaneous expenses, such as healthcare costs if the children get sick and clothing and entertainment. Without accounting for such expenses, parents may find themselves taking on potentially crippling debt in times of emergency. Carefully constructed household budgets can help parents survive the often expensive costs of raising a family.
How households earn their income has changed dramatically over the last several decades. According to a Pew Research Centeral analysis of the Decennial Census and American Community Surveys integrated Public Use Microdata Sample files, in 1960 only fathers worked in 70 percent of American households. That figure has dropped in each ensuing decade and by 2012 fathers were the sole earners in just 31 percent of American households. While one in four households in American were dual income households in 1960, by 2012 that figure had risen to 60 percent. While those figures represent dramatic changes, the number of households in which mothers are the sole earners has not changed all that much since 1960. In 1960, mothers were the sole earners in just 2 percent of American households. Fifty-two years later 6 percent of American households featured mothers as the sole earners.

Credit tips for buying an investment property
I
(BPT) f you love the idea of being a landlord, and don’t mind being on duty around the clock, buying an investment property may be the wealth-building option for you.
Property values have enjoyed a steady increase over the decades. That’s why real estate has earned its reputation as a sound investment that builds wealth and credit. Most people, however, don’t have the quantity of cash on hand to purchase a house or apartment building outright. Still, if becoming a landlord means taking out a 30-year mortgage, the monthly payments from the tenants should be enough to service the loan and build equity for you, while leaving some cash flow so you can maintain the property. If buying investment property sounds like a step you’d like to take, here are some credit considerations every investor needs to know. 1. Be mindful of the inquiry stage Once you decide to purchase an investment property, it’s important to do everything you can to make sure your credit score stays as high as possible until the loan is approved and signed. Your goal is to land the best possible interest rate, because even half a percentage point can add tens of thousands of dollars of total interest payments to a 30-year loan (and affect your wealth-building abilities).
During this time, things like continuing to make on-time payments on your existing loans can be helpful in maintaining your credit score. However, sometimes people unintentionally lower their credit score when they’re actually trying to be fiscally responsible. For example, when shopping around for the best mortgage rate, keep in mind that multiple inquiries can have a negative effect on your credit score, especially if you don’t have a long credit history. Fortunately, many credit bureaus recognize that you may be comparison shopping, so make sure you do this within a de- a water leak, and before you know it, you’re spending your Saturday fined time frame of 30-45 days. evening pricing plumbers, searching for one whose overtime rate is 2.
