5 essential tips to turn your new house into a home Tips to remove big stress from your big move (BPT) - Moving brings great opportunities in the form of careers, social connections and new beginnings. However, the act of moving can create unnecessary stress and tension, which makes the process less than desirable. About 35 percent of Americans move every five years, according to the U.S. Census Bureau, which results in many people who are looking to simplify the process and turn their new house into a home. Celebrity design expert and ADT spokesperson Sabrina Soto has the expert moving advice to make your house a home: * Review everything being packed: If you have items you won’t use or haven’t used in six months, put them aside. They are good candidates for selling at a garage sale, listing in online classified ads, donating to charity, or as a lastcase scenario, throwing away. Also, look for ways to reduce your load. your home, be sure to clean, organize and sort the remaining items so they can be packed quickly and then easily found when you arrive at your new home. * Get secured before you move: Feeling secure and in control is an important part of transforming a new house into a home. An ADT Pulse home security and automation system gives homeowners the ability to not only monitor their home’s security, but also control functions such as adjusting lights, unlocking doors and controlling thermostats – all with the touch of an app. Plus, it can start working for new homeowners on day one, whether using it to grant access to trusted contractors and technicians or receiving alerts when deliveries arrive at the front door. In a new neighborhood and a new house, it will be a sigh of relief to know you’re in control both at home and while away. * Keep organized on moving day: See Tips, page 3

THE ALBANY HERALD • HOMES • Sunday, May 18, 2014 • www.albanyherald.com 3

Walk through the old home with your movers to identify how you’d like your items organized and packed. Let them know you Continued from page 2 want the house packed room by room, which will make it easier to unpack and place everything into your new house. If you have anything fragile, be sure to note how you’d like those items to be handled, saving you plenty of time and headaches in the long run. If you’re planning to move yourself, it’s important to take precautions and protect your belongings while the truck is being loaded and unloaded. Have a team of trusted friends or family help you – the more sets of eyes, the easier it will be to keep track of your belongings. If you need to keep the truck parked overnight, back the vehicle up to a wall or garage door, which will make it difficult for someone to break in. * Make yourself a happy place: Choose one room in your new home to be the room you completely unpack and organize on the first day. This gives you a restful sanctuary where you can retreat, even if the rest of your items are still in boxes scattered among the other rooms for several days to come. * Document and share the transformation: Use your smartphone or camera to document the change of your new home as your items are unpacked and placed. This allows you to see how your hard work has paid off. If there is a room in your home that still needs some love, snap a photo and enter the #MoveInMakeover contest at www.facebook.com/adt for a chance to win $1,000, an ADT Pulse home security and automation system, and a video chat with Sabrina about your houseto-home design inspiration and ideas. No purchase necessary. Legal residents of the 50 United States (D.C.) 21 years and older. Ends 6/30/14. To enter and for Official Rules visit www.facebook.com/adt. Void where prohibited. With these tips, you can streamline your move and make it less stressful for you and your family.

Decorating with light captures the fresh spirit of spring (BPT) - Something about spring seems to inspire us to lavish attention on our homes. Whether enthusiastically cleaning or freshening decor, Americans seize spring as an opportunity to breathe new life into interior spaces. While painting and decluttering are great ways to revitalize home decor, for sheer spring-like impact it’s hard to beat decorating with light. Incorporating light into interior design can go far beyond a few strategically placed, attractive lamps and some upgraded overhead lights. It’s possible to use both natural and artificial lighting to complement other decor and architectural elements, and to create a brighter, upbeat mood that’s perfect for warm weather. Not sure where to begin? Here are a few concepts to keep in mind as you begin decorating with light: Natural beauty There’s no debating the benefits of natural light for boosting mood. After

Boost daylighting by lightening up window treatments to admit as much sunshine as possible, choose fresh paint colors that interplay well with the direction from which light enters a room, and consider adding skylights to rooms that demand drama or where adding a window isn’t practical. A relatively low cost home improvement that can be accomplished by a professional in a day or two or over a single weekend, adding a skylight not only enhances home decor, it delivers energy-saving benefits as well. Skylights can help reduce dependence on artificial lighting – saving money on electricity bills. And, if you choose an ENERGY STAR certified solar-powered, freshair skylight like those made by Velux America and add remotecontrolled, solar-powered blinds, you can improve the skylight’s energy performance rating by as much as 45 percent while improving indoor air quality through the venting effect of open skylights (which close automatically in case of rain). Solarpowered skylights and blinds qualify for a 30 percent federal tax credit, as does the cost of installation. Visit www.whyskylights.com to learn more. Lightening colors

dark, short winter days, spring brings abundant sunshine, and you can put all that natural light to work in your home.

Some hues absorb more light, making them appear darker which causes the room to look dark as well. Spring is a great time to lighten colors throughout the home, and not just wall colors. Fresh paint brightens any room, but to amplify the effect, choose lighter, less intense colors such as pastel yellows, peaches and soft blues. Continue the color upgrade through key decorating elements such as upholstery fabric, accent rugs, window treatments and wall art. Choose colors that speak to you of spring, whether it’s an Easter egg pale purple, a cheerful sky blue or a bright grass green. Replace heavy winter drapes

with translucent sheers that admit natural light and give rooms an airy, open feeling. Upgrading other light sources While you take steps to maximize the amount of natural light that enters you home, artificial lighting will always be needed, especially when spring showers darken the skies for a while. Choose light fixtures – including floor and table lamps – that continue the bright, easy atmosphere you’ve already created with color and natural light. Keep in mind the importance of layering light with a mix of sources throughout a room, and choose lighting styles that fit the room’s purpose. For

example, in kitchens where a lot of work gets done, overhead and under-counter lights provide the best illumination for cooking and other chores. In bedrooms, wall sconces and table lamps provide softer, more soothing light. Don’t overlook energy efficiency when you’re revamping your artificial lighting. Spring is a great time to boost your home’s energy efficiency by replacing old, electricity-guzzling incandescent light bulbs with energy-sipping CFLs and LEDs. While these bulbs may cost more to purchase, you’ll save money over their usable life. Energy.gov says these bulbs use 25 to 80 percent less energy than incandescents, and can last three to 25 times longer.

Article and Photos by JENNIFER KING jennifer.king@albanyherald.com his week’s featured home is located just off Old Dawson Road in Albany. This 2,190 square foot brick family home features four bedrooms, four bathrooms, and plenty of living space! A rocking chair front porch provides a comfortable space to relax and enjoy the outdoors. The front door opens to reveal a traditional foyer with new, gleaming hardwood floors. This deep, rich wood flooring also runs throughout the formal living room and dining room. To the left of the foyer is the formal living room. Natural light shines through two sunny windows and reflects nicely off the warm hardwoods. Crown molding

3523 Wexford Dr, Albany and base boards finish the space. A doorway to the left of the room features decorative trim, and it leads into the formal dining room. In the dining room you will find the same trim details with the addition of chair rail molding. A chandelier denotes the center of the space. There is plenty of room in here to host family holidays or to just entertain guests. Adjacent to the dining room is the kitchen, which showcases new flooring. Bright white cabinets and white appliances make the space light and airy. There is a ton of cabinet storage and countertop work space. The sink is situated under a cheery window that overlooks the side yard.

There is a pantry closet for dry goods storage. A breakfast bar separates the kitchen and breakfast nook, and a nearby built-in desk provides a convenient place to complete homework. A door in the breakfast nook leads out to the carport and backyard. A doorway to the right of the nook leads into a large den with a brick fireplace and built-in bookshelves. This is a cozy room to share time with the family! To the right of the foyer is a newly carpeted hallway, which leads to all of the bedrooms and bathrooms. On the right are two bedrooms which share a Jack and Jill style bathroom. On the left you will find an additional bedroom and a hall

bathroom that adjoins with the master bathroom. The master suite is at the end of the hall and features two double closets and a private bath. Outside there is a double carport with a storage room. Inside the storage room is a half bathroom. A gate from the carport leads into the fenced backyard. This is a safe place for kids and pets to play, and it has plenty of natural landscaping. This home has recently been updated and is a mustsee! Clutter-clearing home cleaning tips turn chaos into harmony (BPT) - The stack of shoes that pile up by the front door, the linen closet that you’re afraid to open, the junk drawer that may well hide the mysteries of the universe – we all have one or two spots in our home that cry out for organization and tidying. Spring cleaning season is approaching, and with a plan of attack you can take this opportunity to clear away clutter, organize underutilized spaces and generally improve the overall usability of your home. Procter & Gamble and The Home Depot have teamed up with seven DIY bloggers to offer 14 room-by-room tips for getting organized this spring: Cutting kitchen chaos * Nearly everyone has one drawer in their kitchen that becomes the “catch-all spot.” Empty yours, wipe down the inside, and insert a silverware tray to help organize pens, batteries, buttons, random screws and other items that find their way into the drawer. You can find drawer inserts and many other organizational tools at The Home Depot near you. * Every family needs a central spot for sharing information. But if a cork board, white board or chalkboard isn’t your idea of wall decor, try hiding them away on the inside of a kitchen cabinet. Mount a cork panel on the inside of a cabinet door, or use chalkboard paint to create a hidden and useful spot for notes, shopping lists, coupons and reminders. * You likely sweep the kitchen floor daily, but floors can also benefit from a good steam cleaning at least once a week. Steam cleaners like the Swiffer Bissell Steamboost deeply penetrate dirt and remove messes mops might leave behind. * Organize the cupboard and pantry by using boxes, jars and baskets with labels on them. When it’s time to put an item away, everyone will know where it belongs, rather than be tempted to toss it randomly into a cupboard. Better bathrooms * Bathroom drawers can easily become cluttered. Place desk

organizing trays in drawers so that items like makeup, combs, curling irons, etc. stay neat and orderly. A bit of Velcro keeps trays in place and makes it easy to remove them when it’s time to clean them out. * The cabinet under the sink can be a scary place. Baskets bring both organization and style to under-sink storage spaces. * Not everything needs to be hidden away. A basket makes a great way to cleverly display toilet paper and still make it easily accessible when needed. Placing grooming supplies in a tiered serving tray brings organization, style and convenience to a bathroom. * Scent is a key concern in bathrooms. Scrubbing the shower, floors, toilet and sink until they sparkle is a good start, but sometimes baths need a scent boost. Try placing scented candles in the bathroom to help neutralize odors and add a fresh, welcoming aura to the room. Lighten the load in laundry rooms * Even small laundry rooms often have unused space above the washer and dryer where you can install shelving for storage. Head over to your local home improvement store for a variety of shelving to store detergents, stain removers and fabric softeners. * Add a rolling cart or laundry butler to

your laundry room. It’s a great way to add organization and function to the space, helping keep clothes off the floor – plus they’re simple to transport. * Laundry rooms are often overlooked in the decor department, but a fresh coat of paint can really liven up a dingy, utilitarian room. Choose a bold and bright color – the laundry room is about making things clean, so the room should inspire the vividness you want to achieve in your clothes. Cleaning up closets * Empty your linen closet and refresh all those stale sheets with a good wash with Tide HE Laundry Detergent, which

infuses fabrics with its fresh original scent. Keep sets together by bundling sheets and pillowcases together with a bit of ribbon. It also makes for a pretty display inside the closet. * Swapping mismatched hangers for one type is a quick, easy way to make a closet look more organized, clean and stylish. * Consider creating a cleaning closet or cabinet where all your cleaning supplies live. Having all supplies in one spot will make it easier to take stock and know what you need to buy on your next trip to The Home Depot. 5 ways for borrowers to keep their cool in a warming mortgage market

(BPT) - Both the weather and the slump of the previous years’ housing markets are starting to thaw. It’s an exciting time of recovery and change. Whether you’re hitting the open houses, fixing up your home for sale, or just renovating, being fully prepared is key to a low-stress experience. “Buyers and homeowners in today’s market still have historically low rates available to them,” says Navy Federal’s Vice President, Mortgage Lending, Katie Miller. “But they will need to follow a few steps to ensure they’re able to get the best deal possible.” Miller shares her top five recommendations on how to make applying for your home loan a positive, stress-free experience: 1. Know where you stand

Knowing your credit history, score, and what you can realistically afford are the most important factors in seeing how lenders view you in 2014. It’s easy to check up on your own credit

your

worthiness since you’re given one free credit report annually at www.annualcreditreport.com. Review it for mistakes, missed payments, and collection accounts and fix them before you apply for a loan. For a small fee, you can also find out your numerical credit score. Scores range from 300 to 850; overall, the higher your score, the better you’ll qualify for a loan. 2. Curb your spending Remember, lenders are watching your credit report from the time you apply until the time you close. Sometimes even slight changes will bring up a red flag – so this is not the time to apply for any new credit, rack up balances, or make late payments. Cut unnecessary expenses and boost savings. Lenders like Navy Federal offer free online calculators to get a picture of monthly payments and how they’ll fit in to your budget. 3. Come prepared

Lenders want to make sure that you have the ability to repay your loan. Getting all your documents in order helps speed up the process when it comes time for getting approved. Your lender may require more information to complete your loan application, but having the following ready helps get things started: your last two pay stubs/Leave and Earnings Statement (LES), W-2s/tax returns for the past two years, and two months of bank/stock statements. Make sure you keep good records of your finances and can explain all deposits – including that birthday gift from mom and dad. 4. Know your options Remember to make sure that the lender who pre-approves your loan is offering you the best deal – some

lenders, like Navy Federal, even offer to match competitor’s rates. Look into all loan product options. A good lender will consider all of your factors to find a mortgage that’s right for you. Compare interest rates at financial institutions – even a half percentage point can lower your monthly payment and can save you thousands of dollars over the life of your home loan. This is also true of unnecessary or unexpected fees. Be sure to shop around. 5. Get all the hand-holding you need Whether you’re a first-time buyer or you’re looking at how best to use your equity, you are considering a major financial decision. Find a lender who can work with you one-on-one from your first call to closing. You should feel confident that they are going to put you in the best loan for your needs.

Driveways to mailboxes: Oft-overlooked items that drive curb appeal While a mailbox that looks good might not get much attention, one that’s ugly or shabby is sure to draw the kind of attention you don’t want. If you live in a community that restricts what type of mailbox you can have, simply give your rusted, stained mailbox and the post it sits on a fresh coat of paint in its original color. If your community has no standards for mailboxes, you can swap out an ordinary looking box with something that compliments your exterior design. Does your home have a brick facade? Consider a mailbox set in or on a brick pillar. If your house features fieldstone accents, consider carrying that over to the mailbox with a small, stonetrimmed planting bed at its base. * Lavish your front door with some TLC

(BPT) - Selling or staying, it makes no difference – everyone wants a home that looks great from the curb. Curb appeal comes together when all the elements of a home’s facade are in good shape and working together. Driveways that are cracked or pitted with potholes, dingy front doors and other seemingly minor complaints like a shabby, scuffed mailbox, can all significantly detract from a home’s overall curb appeal. Here is a handful of projects – many of them quick fixes – that can greatly enhance a home’s appearance. * Repair or resurface your driveway. For many homes, the driveway is one of the largest visual elements of the home’s overall curb appeal, ranking right up there with siding, the roof and the lawn. If winter was rough on your driveway, it’s time to think of making repairs. Concrete can crack and crumble, and asphalt develops potholes. Both can be repaired quickly

and easily. For any driveway repair, make sure the area to be repaired has been cleaned of debris and loose materials. Cleaning with a hose or pressuring washing can improve the entire surface. For asphalt driveways, Sakrete U.S. Cold Patch is a ready-touse recycled asphalt product that permanently patches potholes, cracks and other defects without the oily mess or bad smell of a conventional blacktop patch. Simply pour the product into the pothole and tamp it down. It is not oily or sticky, so you can even use your car to do the job – just drive tires over the patch to compress it. Concrete driveways can develop different types of cracks: very small and shallow resembling a dry river bed; cracks between 1/8 and 1/4 inch wide; and cracks wider and deeper than 1/4 inch. Your choice of repair method will depend on how you want the finished product to look and how much time you have to make the repair. Portland cement-based Sakete Top n Bond can be used to repair all three

types of cracks, and will provide a finished look that most closely resembles the existing concrete driveway. For tiny cracks, simple coat the entire area with a thin layer of the patching material. Top n Bond easily fills cracks wider an deeper than 1/4 inch. You can also use it to repair areas where one slab of the driveway has sunk lower than the slab next to it. If appearance is less important, an even easier option for repairing cracks 1/8 to 1/4 inch wide is to use a tube product, like Sakrete Concrete & Mortar Repair, and apply it with a caulk gun. Repairing damaged asphalt or concrete driveways not only improves its appearance, it can help extend its life, too. * Put the shine on your mailbox It sits at the end of your driveway and often plays a key role in helping guests find your house. But do you give your mailbox the attention – and the credit – it’s due? Little things can mean a lot when it comes to creating curb appeal.

The door is the point where your exterior design meets your interior décor. It’s also an element that significantly impacts how visitors view your home. Give yours a fresh coat of paint or stain, and don’t forget the trim around the door. Next, consider lighting. Is the area around the door well lit? Good lighting is key not only for safety at night but also to enhance the appeal of the area. Consider sconces beside the door or an attractive overhead fixture if your door has an awning, porch or overhang. Ground lights can accent the effect, either illuminating the pathway that leads to the door or lighting up the door itself. Finally, take a look at the door hardware. Is the handle or knob looking rusted and shabby? Replacing worn or dated door hardware is an easy, costeffective way to improve the overall look of your entryway. Anyone hoping to sell their home during warmer months can greatly enhance curb appeal by investing in these seemingly minor design elements. If you plan to stay in your house, boosting the curb appeal will make you feel even better about coming home every day to a fresh, appealing house.
