Keeping the heat inside your home during the winter

(BPT) - The heat is definitely on this winter. With winter storms hitting many parts of the country early in the season, furnaces are plugging away, causing rising heating bills. Space heating is the largest energy expense in the average U.S. home, accounting for 45 percent of energy bills, according to the U.S. Department of Energy. Consumers are looking to keep their homes cozy as the temperature continues to drop, while also having manageable utility bills. To help homeowners combat the cost of heating a home during the winter months, Bobby DiFulgentiz, an energy efficiency expert with Lennox Industries, suggests looking at various spots around the house to keep the warm air in and the cool air out. "Many places around the home can allow warm air to escape, wasting heating dollars. This causes your heating system to work overtime to keep your house comfortable," DiFulgentiz says. "It's important to take a look at the attic, fireplace, windows

and your furnace to ensure your home is ready to combat the cold efficiently. The little time it takes to make a few quick checks and adjustments in a home can yield dividends in savings and comfort in the long run."

Attic: The attic is one of the biggest culprits when it comes to heat loss. If you are experiencing high heating bills and having difficulty keeping your home warm, it could be time to add insulation. DiFulgentiz says that attic insulation should be approximately five inches deep. Homeowners can hire a professional or install additional insulation themselves with portable blowing units available for rental at home improvement stores. Fireplace: To prevent warm indoor air from escaping the home, DiFulgentiz reminds homeowners to keep fireplace dampers closed when not in use. However, always make sure the damper is fully opened before starting a fire. Look for any gaps in the mortar between bricks, as they can allow

moisture to build up and compromise the roof's integrity. Also check for soot buildup in the chimney, and if necessary, hire a professional chimney sweep to perform a thorough cleaning. Furnace: DiFulgentiz recommends having your furnace thoroughly inspected by a company with certified technicians. In addition, changing furnace air filters at least once a month and vacuuming the heater vents in the living areas of the home will help keep your heating system clean and working efficiently. If your furnace is more than 15 years old, Lennox recommends upgrading to a high efficiency unit, such as the high efficiency Lennox SLP98 VariableCapacity Gas Furnace. Windows: Air leaks caused by cracks or holes around windows and doors can enable warm indoor air to escape and cold outside air to seep in, preventing you from maintaining a consistent indoor temperature. DiFulgentiz suggests sealing cracks with caulk or weather stripping, particularly in the exterior joints of your home where brick or siding fits against another material, such as wood. In addition, drapes, shutters or insulating shades can be installed on windows and doors to increase energy efficiency and help prevent heat loss. HOW MUCH HOUSE CAN YOU AFFORD?

MORTGAGE RATES

Determining how much “home you can afford” depends on several important factors including: •

You can get a very rough estimate of your affordable home price range by multiplying your annual gross income by 2.5. For example, if your annual gross income is $50,000, you may be able to afford a home worth $125,000 (this varies depending on current interest rates, your debt and credit history.)

Your credit can affect your ability to qualify for a mortgage and your mortgage rate. Before you shop for a house or a mortgage, find out what your credit score is by visiting www.annualcreditreport.com or calling (877) 322-8228. Be sure to do this once a year because your score can be negatively affected if pulled too often.

Mortgage rates change constantly based on the economic factors that affect the demand for mortgages among investors like Freddie Mac. You can track mortgage rate trends by following Freddie Mac’s Primary Mortgage Market Survey.

You will have to make a downpayment of at least 5 percent of the home purchase price to qualify for a mortgage that meets Freddie Mac’s requirements. If you are able to put down 20 percent or more, you can avoid having to pay private mortgage insurance (PMI), reducing your monthly mortgage payment.

If you are looking to buy a condominium, keep in mind that rates are typically higher for these loans and you’ll have to budget for the cost of your monthly condominium fee. You should consider your current living standards, as well as any future major expenses such as a wedding or college tuition. And, remember - buy what you can comfortably afford today, not five years from now.

Remember to factor in the expenses and fees you will incur for a home appraisal, a home inspection and other professional services required to buy a home.

KEY RATIOS LENDERS USE To determine how much you can afford, it is helpful to follow the guidance and key ratios lenders use : •

Lenders recommend that your mortgage payment (principal, interest, taxes and mortgage insurance) be less than 28 percent of your monthly gross income.

Lenders look to see that all your other debts (credit cards, student loans, alimony, child support, car loans and housing expenses) are less than 30-40 percent of your monthly gross income.

Create a cozy and clutter-free kitchen (BPT) - Clutter can disrupt the flow of any home, bringing unwanted stress and frustration, especially in the kitchen. As one of the most prominently used rooms, maintaining a clutter-free environment will create a happier and healthier space for your family to enjoy. Here are a few tips to help you achieve and maintain a fully functional, chaosfree kitchen. 1. Look better, feel better. Whether you're entertaining friends or just hanging out with family, hosting others at your house is fun, but can also be stressful. Even if it's last night's dinner dishes or wine glasses from your latest soiree, allowing clutter to pile up in the sink can negatively impact the look and feel of the entire kitchen. To make cleaning easier, find the best faucet to meet your cooking and entertaining needs. Try installing the Lindley pulldown kitchen faucet from Moen. Its traditional style creates an impressive focal point at the sink and increases performance with its high-arc pulldown spout and multi-function spray. Plus, the Spot Resist stainless finish resists fingerprints and water spots, keeping your faucet looking cleaner, longer. In addition, it comes with a coordinating soap dispenser to get one less item off your counter, which will make keeping the sink area clean and clutter-free a snap. 2. Organize chaos. Unused items, like the waffle maker that you desperately desired 10 years ago (but have yet to use), needs to go. To make some space in your kitchen, grab three boxes: one for garbage, one for donations and one for belongings you want to keep. Allocate a few hours and begin organizing. While separating items, ask yourself when did you last use this? With the exception of holiday-specific dishes and tools,

if it's been longer than a month, donate it or throw it away. Once everything is in a box, find the best spot for items you're choosing to keep. 3. Get creative. Many kitchens suffer from countertop overload. This is where too many kitchen appliances and miscellaneous items, such as mail, phone chargers and car keys, seem to find a home. The solution to clearing this area is simple - get creative. Dish towels are infamous for cluttering countertops. They don't have a designated home and therefore, are carelessly strewn about. Establish a special spot for this kitchen necessity: mount hooks, towel rings or towel bars, like those in the Ashville collection from Moen, on the side of an upper cabinet, the end of the island or in another kitchen work space. Voila, you've found the perfect home for your dish towels! 4. De-stress your life. It happens to all of us: your significant other informs you last minute you're having guests for dinner, and the chores you need to complete before their arrival seem endless. To make this experience less stressful, spend 15 minutes each day maintaining a clean and orderly kitchen. Place dirty dishes in the dishwasher, wipe down the countertops, sweep the floors, put away toys and tablets and file mail. Simply staying on top of these little tasks will make it easier to accommodate unexpected company and allow you to enjoy their visit. By following these few tips, you'll create a functional and mess-free environment for your family to gather and share the happenings of each day. It might be difficult at first to maintain the routine, but it only takes 21 days to form a new habit, according to a study by The University College London. So stick to it and make this change a permanent one.

Bathroom luxuries: 6 delights to take your bath from lax to luxe (BPT) - The bathroom doesn't have to be basic. Thanks to a wide array of new products on the market - and plenty of ways to customize - even the most outdated bathrooms can become an oasis of tranquility and a lavish retreat away from the stresses of everyday life. Here are six ideas for transforming your bathroom into a luxurious spa-like space. Beautiful bathtubs What could be more relaxing than a bubble bath? While some people still enjoy a whirlpool tub, freestanding tubs are growing in popularity, creating a stylish focal point in the master bathroom. Freestanding tub-filler faucets add the perfect finishing touch. Whether your taste is traditional or modern, Moen offers an array of options to accommodate any style preference. Featuring an exquisite hand shower with an antique design, the Moen Weymouth freestanding tub-filler includes cross handles with elaborate porcelain inlays. For a more modern take on the freestanding tub-filler faucet, the Arris model offers distinctive styling with crisp, cylindrical, geometric shapes. To make your bath even more luxurious, some tubs offer a built-in water heater to achieve the perfect consistent temperature. Wonderful water systems Customizable shower systems can help you achieve a spa-like environment. Today's showerheads offer numerous options to tailor water pressure and flow, whether you prefer a gentle rain-like feel or a more powerful spray. To further enhance the bathing process, body spray systems create a vertical spa experience, providing generous water coverage, and flush mounts give the shower a clean appearance. Be sure to install body sprays with an adjustable spray face to get water exactly where you want it, to create a relaxing sensation of being enveloped by water. Towels of tranquility After a calming shower or bath, wrapping yourself in a soft, plush towel is a must. For the coziest feel, choose products made with 100 percent Egyptian cotton. This type of cotton has longer, more-fibrous threads, meaning towels are warmer, thicker and more absorbent. Bamboo cloths are also velvety

soft. Towels can be used to help customize your space, too. Choose a color or pattern that enhances your decor, or add monograms for a personal touch. Lovely lighting The right lighting enhances the bathroom's ambiance, while providing the brightness you need to style hair or apply makeup. Install fixtures and accessories from the same product suite to ensure your bath looks as fashionable as it is functional. From the traditional Waterhill collection to the modern Iso line, Moen provides everything you need to create a perfectly coordinated look. The brand's portfolio of lavatory luxuries includes corresponding faucets, lighting, towel bars and tank levers in a variety of finishes, allowing you to design a cohesive, sophisticated space. For more information on Moen accessories or products, visit www.moen.com. Versatile vanities Opulence and organization go hand-inhand with some of today's newest vanities. Some pieces are equipped with convenient features like integrated night lights and indrawer electrical outlets, to keep countertops clean and preserve the elegant style of the bathroom. Select a vanity with a granite or marble countertop to make the ultimate luxurious style statement, and complete the design by hanging a beautiful mirror atop it. If you have a double sink in your vanity, look for two matching mirrors or, for a touch of drama, install one that's oversized. Fabulous fragrances Scents have the power to take our mood from tense to tranquil. Visit your local beauty boutique or high-end department store and treat yourself to a selection of scented candles, soaps and lotions that will help you de-stress and make your bathing routine feel luxe. Lavender, chamomile and cinnamon aromas are excellent fragrance selections to create a relaxing atmosphere. Light scented candles while you bathe to enhance your surroundings, or spice up your shower by using scented soaps. With the right fixtures, lighting and accessories, it's simple to transform your space from ordinary to opulent. These ideas will inspire you to be living in the lap of luxury right in your own home.

Purchasing used items may be good for the wallet, but such purchases also can benefit the environment. Used items go on sale every day, whether they’re preowned cars or used clothing. Saving items from landfills prematurely reduces the number of new things that need to be manufactured, saving energy as well as money. There are so many ways to make the most of used merchandise and find the things you need. Here are some ways men and women concerned about the environment can look to preowned items to benefit the planet and their pocketbooks. Garage sales, tag sales, yard sales, and flea markets are great places to find preowned items. Men and women who are both bargain- and eco-conscious can organize their own neighborhood sales where several houses around the neighborhood pool their items for one large sale. Bargain hunters can then peruse the collected merchandise and feel good knowing their purchases are benefitting the environment.
