HOW MUCH HOUSE CAN YOU AFFORD? Determining how much “home you can afford” depends on several important factors including: •

You can get a very rough estimate of your affordable home price range by multiplying your annual gross income by 2.5. For example, if your annual gross income is $50,000, you may be able to afford a home worth $125,000 (this varies depending on current interest rates, your debt and credit history.)

Your credit can affect your ability to qualify for a mortgage and your mortgage rate. Mortgage rates change constantly based on the economic factors that affect the demand for mortgages among investors like Freddie Mac. You can track mortgage rate trends by following Freddie Mac’s Primary Mortgage Market Survey.

You will have to make a downpayment of at least 5 percent of the home purchase price to qualify for a mortgage that meets Freddie Mac’s requirements. If you are able to put down 20 percent or more, you can avoid having to pay private mortgage insurance (PMI), reducing your monthly mortgage payment.

If you are looking to buy a condominium, keep in mind that rates are typically higher for these loans and you’ll have to budget for the cost of your monthly condominium fee. You've opened the curtains to let in the sunshine, and every cleaning product you have in the house is primed and ready for action. The whole family has been enlisted to help. The youngest is in charge of wiping all the cobwebs off the floorboards. You have the older children giving the windows a good scrubbing, and your partner is assigned to hit all the hard-to-reach spots with a duster and vacuum hose. No room, piece of furniture or square inch of the house will be spared! The idea behind spring cleaning is to make your home healthier. You're removing the dirt, dander and dust particles that have accumulated over the winter months, as well as organizing everything for a more efficient lifestyle. But it can be easy to forget that cleaning the air is just as important as the rest of the house. Indoor air is two to five times more polluted than outdoor air, the Environmental Protection Agency (EPA) reports. Find space with grace, the best positioning for items around your house (BPT) - Equations are for more than just math class; did you know there's a proper order of operations for your home, too? Whether it's arranging your couch and television for optimal viewing or making sure towel bars are right within reach, knowing a few key numbers can help you determine the ideal place for each item in your home creating spaces that look great and are easy-to-use. Kitchen calculations Feel like you've got too many cooks in the kitchen? Create an effective layout following the principles of the kitchen work triangle and you'll never feel cramped again. Comprised of your three main work areas - the stovetop, refrigerator and sink - the triangle should provide enough space to move around but not be so large that cooking is difficult. Keep these areas between four and nine feet apart for the most efficient use of space. To keep the kitchen flow going, ensure all other appliances are in proportion to one another, with complementary ones grouped together. For example, minimize the mess from wet dishes by placing the sink and dishwasher a maximum of 36 inches apart. When you're whipping up a family favorite, easy access to kitchen areas is key. Finding the right height for important elements will make your kitchen even more accessible - most countertops are 36 inches high, while microwaves are typically no higher than 54 inches for easy reach. Be sure to choose the correct faucet height so it's in proportion with other fixtures and works with your layout. Start by making certain the layout provides proper clearance for any doors, including cabinetry and shower stalls and aim for at least 30 inches of space between the three major areas - tub or shower stall, sink and toilet. Toilets

should range between 17 and 19 inches in height from floor to seat, with at least 18 inches of elbow room on the sides. And make sure the shower is roomy, too - shower stalls should be at least 36 inches by 36 inches, with showerheads placed at a comfortable level for the individuals in your home. Similar to kitchen countertops, vanities with sinks should be about 36 inches high, with accompanying lighting at eye level to provide proper light for shaving or makeup application. Beautiful lawn DIY: 6 steps to success (BPT) - Has nicer weather inspired you to find ways to make your home more comfortable, attractive and environmentally sustainable while increasing its value? One feature that can achieve all these goals is a healthy lawn. Installing and maintaining a natural turf lawn is one of the best home improvement investments a homeowner can make, and it's the perfect warm-weather DIY project. According to Grass Seed USA, a coalition of American grass seed farmers and academics, the ideal lawn planting season is April through the mid-to-end of October, depending on where you live. Installing a beautiful lawn is simple with six easy steps: Prepare: Preparation is the most critical part of seeding a lawn. The condition of the soil has to be ideal in order for grass seeds to germinate. To get these conditions, remove any remnants of the old lawn. Use a sod cutter allows you to slice off old grass and weeds at the roots. Then turn the soil with a rotary tiller, adding soil and compost in successive layers to achieve an ideal mix. Both sod cutters and tillers can be rented by the hour or by the day at any major home improvement retailer. Achieve the right pH: No soil is ready for seeds if it doesn't have the right pH. Obtain a soil test kit from your local home improvement store. To take a soil pH test, gather soil samples from several places around the area you'll be seeding. The pH scale measures acidity and alkalinity, from 0 to 14, with 7.0 being neutral. Grass grows best in soil that has a pH between 6.0 and 7.5. If your soil is too acidic (below 6.0) - a common problem in cooler wet climates like the Northwest and Southeast - you can add lime to bring it up. If it's mildly alkaline (7.5 to 8.0) - typical of the Midwest - a little peat moss, which is naturally acidic, should correct it. Soil that is very alkaline (more than 8.0), which is more likely to exist in dry, hot climates, needs sulfur. Fertilize: After your soil has achieved the perfect pH, use a broadcast spreader to apply starter fertilizer to the entire area. Make sure the spreader is adjusted to distribute at the rate outlined on the fertilizer packaging. Look for fertilizer containing nitrogen, phosphorus and potassium at even ratios (such as 10N-10P-10K percentages). Purchase the right grass seed: One key factor in choosing the right grass

seed simply depends on where you live. For the northern region of the country, you will want a cool-season grass like fine and tall fescues or perennial ryegrass. This type of turf grows the most during the cool seasons of spring and fall, and therefore, should be seeded in the spring or fall months. These grasses are typically more shade-tolerant as well. Warm-season grasses grow in warmer regions of the country. These include grasses like St. Augustine, Bermuda, buffalo, centipede and zoysia. Warm-season grasses achieve their peak growth when summer hits its stride and typically require full sun to thrive. Unlike cool-season turf, warm season turfgrasses should be seeded in the summer months. Disperse grass seed: Using your broadcast spreader, disperse grass seed evenly over the soil. For larger lawns, use a walk-behind spreader. Be sure to apply an even amount of seed to the entire area. Then, take a plastic leaf rake, turn it upside down, and use the back of the tines to gently work the seeds into the soil. Make short, light strokes. Avoid long sweeping motions, which can redistribute the seeds and cause the grass to grow in uneven patches. Water: Immediately after dispersing the seeds, lightly water the area with an oscillating-type sprinkler. Set up one or more sprinklers, or move the sprinkler to ensure that the entire area gets dampened. For the first eight to 10 days, water two or three times daily, but only for 5 to 10 minutes. Avoid overwatering, which may wash away the seeds. Once the grass sprouts, water once a day for 15 to 30 minutes. It's typically best to water in the morning, when there's less evaporation and wind is minimal. Avoid watering in the evening; it can lead to fungal diseases. In the event of a summer rain storm, there is no need to water.

Dining outdoors when the weather is warm can make for a pleasant change of pace. While certain aspects of eating outside can be enticing, Mother Nature can sometimes complicate the experience. Wind is one challenge to dining outside, as diners may find themselves chasing paper napkins or airborne plastic cups on windy afternoons or evenings. To safeguard against the wind, rely on reusable, heavy plastic items that are less likely to blow away in the wind. Also, keep tablecloths in place with a few supplies. Use a grommet-making tool to punch holes into the tablecloth and attach plastic or metal grommets. Place the tablecloth on the table and slip a thin bungee cord fastener to a grommet on the underside of the table. Stretch the cord across to a grommet on the other side of the tablecloth and secure. Two or three sets of grommets and bungee cords may be all you need to keep the tablecloth in place and enjoy an interruption-free meal outside.
