dramatic foyer with remote control blinds and a retractable chandelier. Beautiful shining hardwoods grace the floor here and throughout the home. You will also find high ceilings, 9-foot doorways, and crown molding in all of the living spaces. A winding staircase within the foyer area leads up to five bedrooms and five bathrooms (one bedroom and one and a half bathrooms are located on the main floor). The open floor plan is apparent from the front entrance with each living space flowing into the next. Directly to the left of the foyer is a

windows light up the room during the day. An additional living room provides even more space for entertaining! Upstairs there is a huge 1200 square foot bonus room with it’s own exterior door! There are endless possibilities for the use of this space. Below, on the first floor, is a three-car garage for plenty of covered storage. Top energy-efficient housing features every new homebuyer should know (BPT) - Sponsored Ad Content by Clayton Homes Most Americans want an energyefficient home, and they're willing to make the necessary changes to help improve efficiency, whether it's changing their habits or buying more energy-efficient appliances. But reducing energy bills and making your home more efficient doesn't just begin with remembering to switch off lights in empty rooms or paying top-dollar for newer appliances. "Energy efficiency has to start when a home is being built," says Kevin Clayton, CEO of manufactured home builder Clayton Homes. "If you're buying new construction, it's important to look for a home that's built with energy-efficiency in mind during the home design stage. Those additional features will have a great impact on a home's overall efficiency." As demand for greater energy efficiency has grown, the concept of more resourceful design has moved from the realm of luxury homes into the mainstream, Clayton notes. "You no longer have to buy a mansion to get an energy-smart, sustainable home. Manufactured homes are very energy-efficient and it's easier to add energy saving features when the home is being constructed in a climate controlled environment." If you're in the market for a new home, here are energy-efficient design features to look for: Superior insulation Insulation doesn't just keep a home warm in the winter. It should also help keep it cooler in the summer, and help central air-conditioning units operate more efficiently. The R-Value of insulation tells you how well it will be able to resist heat transfer, and a higher R-Value means better heat resistance. To properly protect a home, builders may use a combination of insulation types, such as batt and blown insulations packed into ceiling, wall and floor cavities. Low-E windows Windows can be a significant

source of heat transfer in a home, allowing heat to enter rooms in the summer and escape in winter. Lowemissive (Low-E) windows hinder heat transfer while still allowing daylight to pass through. Not only can Low-E windows help A/C units operate more efficiently, they can also prevent fading of fabrics, floor coverings and furniture from sunlight entering a home.

from entering. Inside, duct work should be properly sealed to prevent air leaks and condensation, and tested to ensure no leaks occur. Water heating The U.S. Energy Information Administration indicates that according to a 2009 Residential Energy Consumption Survey, water heating can account for nearly 20 percent of a home's total energy use. Modern, energy-efficient water heaters can heat the same amount of water as older models, while using less energy. If you're having a home built for you, ask the builder about installing an energy-efficient water heater. Clayton Homes use water heaters with thicker side walls that have higher insulation values and are better at retaining heat.

Air management Air leaks can increase heating and cooling costs for a typical existing home in the United States by an average of 15 percent, according to the Environmental Protection Agency. A newly constructed home with properly sealed ductwork inside and tight airway leading outside can help reduce your energy bills. Minimizing air leaks begins with tight construction in which all the joints where walls, floors and roofs come together are properly sealed. Weather stripping around doors and windows reduces air flow and prevents dust

example, installing CFL (compact fluorescent light) bulbs rather than traditional incandescent bulbs wherever possible can help reduce electric bills. CFLs use less energy to produce the same amount of light as incandescent bulbs, and can last much longer. Programmable thermostats, like the ones Clayton includes standard in many of its manufactured homes, deliver improved comfort and can significantly reduce heating and cooling costs. Reducing temperature settings just seven to 10 degrees for eight hours a day can trim up to 10 percent off your utility bills, according to the Department of Energy. Programmable thermostats automate the process, so you can maintain a more comfortable temperature when needed and automatically change the setting when you're asleep or away from home. 5 easy tips for a stunning summer yard (BPT) - Summer's arrival brings longer days and more sunshine. This season also means more of your favorite outdoor activities, such as relaxing in the backyard or working in the garden. In fact, there is no better time to refresh your outdoor space. "The secret to a wellmanicured yard is preparation," says Chris Lambton, yard and garden expert for Fiskars. "Once the weather warms up, your lawn and garden will need a little extra TLC to be ready for outdoor activities or entertaining. Having the right tools on-hand is essential to making the process simple and enjoyable." Lambton offers his tips and tools for making your yard beautiful and easy to care for all season long: Prune strategically If you turn your back for too

long, Mother Nature can take over your yard in the spring growing season. Trim and shape your plants by cutting 1/4 inch above a growth bud at a 45 degree angle to promote healthy growth. High-quality garden tools, like the Fiskars PowerGear2 Pruner or Lopper, make taming shrubs and cutting through dead or overgrown limbs easier. Plan your planting Summer is a great time to plan your outdoor space and give it a fresh new look. When plotting out your yard or garden, be sure to leave extra space around plants to account for their growth or plant in containers to easily move them around, if needed. Raised garden beds for herbs and veggies are great for keeping plants in order and allow you to plant, water and harvest more easily. Choose tools to help with planting that

are easy to grip and will stand up throughout the season, like the Fiskars Big Grip Trowel or Transplanter. Mulch carefully Shallow layers of mulch work to keep your soil cool, cut down on weeds and slow the loss of moisture. But be careful not to mulch too deeply, as too much mulch can inhibit oxygen from reaching plant roots and encourage mold. As a rule of thumb, mulch only two to three inches on top of the soil. Water wisely A healthy lawn and garden will have deep roots that can tap reserves of moisture way down in the soil. Water deeply - but not too often - and you'll encourage plants to develop even deeper roots. The best time to water is between 6 a.m. and 10 a.m. when the air is cooler and there is less risk of evaporation from heat and

wind. Use tools that are easy to maneuver and durable to stand up to the elements season after season, like the Gilmour Flexogen Hose and Thumb Control Watering Nozzle. Enjoy the fruits of your labor Remember to spend time outside in your yard and garden when the weather is

nice and enjoy the fresh fruits and vegetables you grow. Use Herb and Veggie Shears to make healthy cuts on your plants so you have fresh and delicious produce throughout the season. With the right tools, yard and garden work is fun, not frustrating. Use these tips to keep your yard maintained and beautiful so you can enjoy it all summer long.

The secret to maintaining Award-winning interior designer reveals 5 ways to a must-have media room and enjoying the beauty of your deck

(BPT) - In many parts of the U.S., warm, summer weather draws families and friends outdoors to enjoy the season while it lasts, making decks, gazebos or other outdoor areas of a house favorite spots for entertaining and relaxation. In fact, according to a recent survey by Sikkens ProLuxe Wood Finishes, 96 percent of Americans use their outdoor decks in the daytime almost every other day, with 82 percent using decks during the night time for more than half of the month. With this much use, a deck is part of the living space of a house. The best room of the house Decks are often considered an extension of the home, so it's important to maintain the appearance of these spaces just as any other area of the home. The survey also found that 64 percent of Americans take pride in how the exterior of their home appears, and more than two thirds agreed that having a nicely stained wood deck increases the curb appeal of their home. For this reason, it is important to choose the best colors and products to enhance the appearance of outdoor areas, including decks. But the secret to maintaining decks lies in the maintenance of the wood itself. Maintaining beauty and function When it comes to color preference for wood finishes, most Americans prefer subtle color, if any at all, to bring out the

(BPT) - It's hard to believe that at one time, Americans watched television by huddling around a small box with poor picture quality and sound. Even nicer televisions were tucked in the corner of living rooms where noise from the kitchen, kids running around the house and other distractions constantly interfered. How we watch television and movies at home has greatly changed in the past decade. Today's consumer-grade audiovisual technology is a full-body, multisensory experience. The sound, visuals and comfortable seating achieved in home theaters rival, and sometimes exceed, that of movie theaters. Media rooms are no longer the luxury of the wealthy. They have become a standard in many middle class households throughout the country, and are on the top of the list for many people remodeling their homes. Today, the media room has become a multipurpose space where families can watch a movie together, kids can play their video games or friends can congregate to watch the big game. Whatever your interest, a newly renovated media room can provide the right space for your gathering. But to achieve the ultimate experience, there's more than just the latest digital gadgets and comfy seating to consider. To design the proper media room, TV personality and award-winning interior designer Anitra Mecadon offers the following tips. Start at the studs. You'll probably spend the majority of your time deciding what kind of screen and speaker components to install, but no matter how cutting edge your audiovisual equipment is, you have to properly house it in order to realize its full potential. For this, your media room needs the right walls. Just like Ultra High Definition (UHD) technology represents how far televisions have come, PURPLE SoundBreak XP drywall made by National Gypsum represents how far drywall technology has advanced. This revolutionary drywall reduces the noise heard between rooms. This means you

natural patterns in the wood. In fact, more than two thirds of U.S. consumers find the appearance of the natural wood on their home to be either extremely important or very important. With this trend towards more natural wood stains, consumers should look to products, such as Sikkens ProLuxe premium wood finishes, that highlight wood's natural beauty on the exterior of homes. "Sikkens ProLuxe wood finishes offer a signature look of richness, making them known for high-quality, luxurious results," said Jennifer Dodson, senior manager, Sikkens ProLuxe Wood Finishes. "Using the finishes on decks can create a high-end appearance that not only protects wood, but also enhances curb appeal." Since decks are exposed to weather extremes such as snow, heat, sun and rain, all of which can take a toll on exposed wood, consumers should ensure that the wood finishes on their homes can protect their decks throughout the year. Sikkens ProLuxe wood finishes guard against damage from UV exposure and moisture, while providing a mold and mildew resistant coating. Using the right wood-care products to maintain decks, both in appearance and function, can allow homeowners to enjoy more summer days and nights on their outdoor decks. By protecting against the elements and maximizing wood's natural beauty, Sikkens ProLuxe wood finishes gives consumers a powerful way to protect and enhance their favorite outdoor spaces.

won't be disturbed by the dishwasher or washing machine while watching your favorite movies. And likewise, people in other rooms won't hear those powerful speakers! Hire an expert. Even if you're savvy with electronics and have set up speakers and receivers in the past, play it safe and hire an expert to properly install all the components in your media room. You might need more powerful circuits installed, or an expert's touch to perfectly balance and sync the sound between your television, speaker and receiver. Plus, they'll know how to conceal wires and give your room that clean look. Protect your investment. Many media rooms are in a basement where mold and moisture are a constant threat. The space needs to remain dry to provide a healthy environment. To keep your family and valuable electronics safe, it's a wise idea to put up drywall that can actively guard against these dangers. PURPLE XP drywall made by National Gypsum is mold and moisture resistant, providing added protection for your investment. Buy a television. Because you want more of a movie theater feel, you may be tempted to buy a projector and a screen. But most people who do this end up replacing it with a television. Why? A high resolution smart TV ultimately provides more clarity, better picture and 3D. Make sure you have the right lighting. From color-changing LED lightbulbs to dimmers on sound bars, there is no end to how creative you can get with the lighting in your media room. No matter what you do, be sure you can control the light in order to accommodate a variety of situations: dark for the dramatic scenes and just enough light for when the pizza arrives. To really achieve the full effect that a modern media room can offer, tear down the walls and start at the studs. The right drywall is as important as the right speaker. Home improvement investments that pay you back (BPT) - Homeowners are looking for value in every home improvement project they take on - whether they are upgrading for resale or their own pride of ownership. With new technologies and products on the market, it is easier than ever to add value to your home with projects that ultimately pay you back in numerous ways. Luxurious looks that are affordable Technology in home improvements has enabled homeowners to create a luxurious exterior that also saves money and recoups their investment. This includes contemporary trends of mixed materials, colors and textures, combining the look of rich, wood-stain shake or even stone in a variety of styles and patterns for foundation cladding or deck skirting. Polymers can actually be stained or finished to look like the real thing. "We have come light years in achieving rich shake and stone looks for any home that won't break the bank," says Ralph Bruno, president of Novik Sales Corp. "There are solutions available that actually install as easy or easier than typical siding, with low-maintenance and high moisture resistance, so ground contact is no problem." The payback: years of savings on maintenance and rich looks that increase home values. Reducing labor, adding beauty to decks

The concept of the outdoor room tops many homeowners' lists. One way to make any type of wood, composite or PVC deck project faster, easier and more beautiful, is to find a system that gives the impression of indoor flooring with a fastener-free look. This is also a safety issue, since raised fasteners can harm bare feet and get hot in the sun. There are several categories of concealed fasteners on the market, with some next-gen systems that save time and labor with more speed and stability. "Fastening deck boards on the edge with a series of proprietary fasteners, guides and drill bits represents the latest deck technology," says Chip Manger, vice president at Camo Edge Fastening. "It saves up to 25 percent on installation time and up to 50 percent on costs compared to clips and is very simple to use." The payback: big savings on deck installation costs, better aesthetics and years of longevity.

Guarding against weather and energy loss Homeowners often have no idea how much damage can arise from moisture getting into the home or the inflated cost of utility bills through energy loss. A yearly audit of windows, doors and jambs, receptacles, roof/gutter lines and other vulnerable areas can protect your home from expensive future repairs. The simple act of sealing these areas with the right caulk can make a huge impact. "There are quality long-life sealants that adhere to a variety of surfaces with excellent adhesion and joint expansion to keep moisture out and prevent heating and cooling energy loss," says Alan Crupper, vice president of marketing for Red Devil, Inc. "One example is Stormguard-920, a new 100 percent silicon sealant with a quick-forming permanent seal that can be exposed to the elements like rain after just 30 minutes." The payback: weatherizing your home from the elements and energy loss. Standing water threatens property and health The possibility of water seeping into the home is usually enough to scare any homeowner into action, but these days the Zika virus and other insectborne diseases are driving solutions for removing standing water. In anticipation, the Wall Street Journal reports insect repellent production is expected to triple this year. Homeowners may think water transfer systems are cost prohibitive and difficult to operate, so they wait until it is too late. There are new affordable advancements that can remove water in tight spaces like window wells or wide open grassy areas where insects breed. "Look for water removal pumps with attachments on the top and side, so they fit anywhere," says Jeremy Cantor, vice president of marketing for WAYNE Pumps. As an example he said, "We designed one such pump called the WWB WaterBUG to be versatile and portable enough to remove any standing water on the homeowner's property quickly and efficiently." The payback: protecting the home from seeping standing water and keeping homeowners safe. Make the right choices on today's advanced home improvement products and systems and you can have a huge payback on your investment and make a lasting impression.
