HOW MUCH HOUSE CAN YOU AFFORD?
MORTGAGE RATES
Determining how much “home you can afford” depends on several important factors including: •
You can get a very rough estimate of your affordable home price range by multiplying your annual gross income by 2.5. For example, if your annual gross income is $50,000, you may be able to afford a home worth $125,000 (this varies depending on current interest rates, your debt and credit history.)
•
Your credit can affect your ability to qualify for a mortgage and your mortgage rate. Before you shop for a house or a mortgage, find out what your credit score is by visiting www.annualcreditreport.com or calling (877) 322-8228. Be sure to do this once a year because your score can be negatively affected if pulled too often.
•
Mortgage rates change constantly based on the economic factors that affect the demand for mortgages among investors like Freddie Mac. You can track mortgage rate trends by following Freddie Mac’s Primary Mortgage Market Survey.
•
You will have to make a downpayment of at least 5 percent of the home purchase price to qualify for a mortgage that meets Freddie Mac’s requirements. If you are able to put down 20 percent or more, you can avoid having to pay private mortgage insurance (PMI), reducing your monthly mortgage payment.
•
If you are looking to buy a condominium, keep in mind that rates are typically higher for these loans and you’ll have to budget for the cost of your monthly condominium fee. You should consider your current living standards, as well as any future major expenses such as a wedding or college tuition. And, remember - buy what you can comfortably afford today, not five years from now.
•
Remember to factor in the expenses and fees you will incur for a home appraisal, a home inspection and other professional services required to buy a home.
•
KEY RATIOS LENDERS USE To determine how much you can afford, it is helpful to follow the guidance and key ratios lenders use : •
Lenders recommend that your mortgage payment (principal, interest, taxes and mortgage insurance) be less than 28 percent of your monthly gross income.
•
Lenders look to see that all your other debts (credit cards, student loans, alimony, child support, car loans and housing expenses) are less than 30-40 percent of your monthly gross income.

Home-Building Innovation: Ask your builder about disaster-resilient construction (MS) — Today, given the frequency of natural disasters such as hurricanes, tornadoes, fires, earthquakes, and floods, it’s a “must” to build the most durable homes possible. Wood-framed walls, for example, are not always reliable, whereas walls constructed with reinforced concrete have proven to withstand some of Mother Nature’s worst performances. “Building with concrete, or more specifically with preassembled, insulated concrete forms known as ICFs, has been protecting houses from various disasters for more than a decade now,” says Todd Blyth at Nudura, a leading name in this field. It also delivers superior energy efficiency to lower heating and cooling costs substantially.” Once built, a concrete home withstands high winds, fire and flash floods, but it also withstands the test of time, says Blyth. “These rock solid walls deliver impactresistance from wind as high as 402 kilometers per hour. This comes from a steel reinforced core, ranging from 10 to 28 centimeters of concrete to stand between you and the elements. “The superior insulation property of concrete is giving homeowners up to 70 percent savings on monthly energy bills,” he continues. “The rock solid core vastly reduces air infiltration, delivering efficiency ratings as high as R-50 due to the thermal mass of the concrete, compared to an average R-20 in wood structures. You can also add optional inserts to the ICF forms to improve this efficiency even more.” Concrete is responsible This building system is based on sustainable and recycled materials, reducing the need for trees. In addition, the construction process creates less waste than traditional methods and the occupants use fewer fossil fuels for a much smaller carbon footprint. But even with this commitment to responsibility, there is no trade-off on any of the beauty aspects and aesthetics, says Blyth. “Your home can have all of the creative architectural shapes, like arches and bay windows, and high ceilings can be achieved,” says Blyth. “Outdoors, the home can be finished with attractive brick, or with stone, stucco, wood, or vinyl siding.” More information is available online at www.nudura.com.
Make the most of small living spaces COURTESY OF METROCONNECTION
Tiny houses are a recent phenomenon and have spurred many businesses — from builders to decorating experts — looking to connect with consumers who want to go small. The small house movement advocates for living simply in small homes, some of which can be as small as 100 square feet or less. Although living in a tiny house is not for everyone, many people prefer small-space living to living in larger, more spacious homes and apartments. For those looking to make the most of their small living spaces, there are ways to make such living arrangements feel larger. • Light is your friend. Establish adequate lighting in a room that includes at least three working lights. Varied light sources from different angles will eliminate dark corners and shadows that can make a space feel smaller. Lighting also can draw the eye where you want it and distract attention from the room’s flaws. • Make use of vertical space. Homes where space is at a premium may have limited storage areas. An often-overlooked storage option is vertical space. Space
above doors, shelving, and areas above cabinetry are ideal places to store items. Use hooks on walls to keep belongings off the floor. • Choose light-colored paint. Choose lighter hues for your home furnishings and wall colors. You do not have to limit this to white (unless landlords require white walls). Pale colors will help reflect light and can make the room seem larger than it really is. Using a dark color on the flooring can make other lighter shades really pop in contrast. • Conceal the clutter. If you cannot keep personal belongings to the utmost minimum in a home, experiment with clever ways to keep items out of sight. Furniture that serves dual purposes can help with this task. Storage ottomans will conceal small toys or linens and also provide seating options in a room when guests come over. A dresser can be used as a dining room buffet piece, and the numerous drawers can hold knickknacks or silverware. Furniture with built-in, hidden storage is well worth the investment when living spaces are limited. • Create dual-purpose rooms. Lack of space means getting
creative with the space you do have. A nook in your bedroom can be devoted to a miniature home office. Perhaps you can establish a crafting center in a portion of your laundry room. Garages have long served as catch-all spaces in homes. Apart from storage, they can be subdivided for home gyms or even a place to gather and watch a ballgame. • Hang mirrors to “expand” rooms. Mirrors can trick the eye into believing there is more space in a room. Mirrors melt away room borders and can accelerate the flow of light. Hanging them throughout your home can make spaces seem larger. • Think about built-in furniture. Traditional furniture may not be practical for small spaces and can waste a lot of room. Custom-built furniture is often the way to go to maximize the area you do have. Employ a little do-it-yourself initiative as well, customizing items for the perfect fit. • Work with a designer. If you’re having difficulty making a small space work for you, consult with an interior designer or a contractor for some ideas.

Conquering the clutter: Cleanliness with kids is not impossible Famed comedienne Phyllis Diller once said, “Cleaning your house while your kids are still growing is like shoveling the sidewalk before it stops snowing.” Many parents realize that having children means their homes will be filled with a vast assortment of toys, clothing and other items that seemingly spend more time scattered across the family room floor than in children’s bedrooms. Homes where young children lay their heads at night may not be as tidy as the photos lining home decorating magazine spreads. But while lived-in family homes may never be spotless, they do not have to be overrun with clutter, either. It’s possible to find a happy balance with the right strategy and by investing in a few organizational products. • Work one room at a time. Cleaning up cluttered homes can seem like a monumental effort when looking at clutter as a whole. But parents can do themselves a favor by choosing a starting point and tackling the project one room at a time. Find the room that needs the most work or a space where clutter causes the biggest headaches. Once you clean such rooms, you may discover extra motivation to move on to the others. • Resist the urge to wander. One of the obstacles many people face when attempting to declutter a home is the tendency to remove an item from one room only to add it to the existing clutter in another room. For example, if
a child’s toy is in the living room, you may walk that toy up to the bedroom and get involved in tidying up the bedroom, leaving the mess behind in the living room. When organizing a home, stay in a particular room until that room is clean. Have designated bins or bags for items that need to be carried into another room, but only transfer such containers after a room has been cleaned. • Cull twice a year. Children accumulate the greatest number of new toys on birthdays and holidays. Set a schedule to go through existing toys prior to these events and sort out the broken, old or seldom-used items. Donate these toys to preschools, afterschool programs, family support centers, or babysitting centers at your office or gym. Whatever can’t be salvaged should be put into the trash or recycling bins. • Invest in storage cubes and bins. Toys that are easily accessible and seen are easier to find and put away. Develop a storage system that works for your family. Labeling bins with words (or pictures for children who can’t yet read) helps children identify where things belong. Find a system that will have long-term functionality and grow with the family. Many stores sell storage bookcases that blend with home décor. • Tame the toys. Making too many items available at any given time can become overwhelming to children. Rotate toys rather than always buying
COURTESY OF METROCONNECTION
new ones so that items will be fresh and interesting. Toys out of the rotation can be stored in a basement or attic. Belongings that are not requested or missed can be given away. Another idea is to create wishlists for birthdays and holidays. This way friends and relatives only buy what kids want, rather than an array of toys that may just end up taking up space. • Get items off of the floor. Any organizational system that can move items vertically is beneficial. Children will become accustomed to hanging things up rather than leaving belongings on the floor. Hooks, hangers and shelving mounted on
walls, will free up precious floor space. • Choose furniture that serves double duty. Beds with drawers underneath or a toy chest that doubles as a bench can work well in spaces that need some clutter control. • Establish a school memory box. Parents can give each of their children a plastic bin where they can store memorable items from school. Not every assignment or drawing sent home needs to be kept. Reserve the memory box for those special things that have the most meaning. Kids and clutter often go hand in hand. However, there are ways to keep the mess under control.

Make simple work of household chores COURTESY OF METROCONNECTION
Maintaining a clean and orderly home can sometimes be overwhelming. Homeowners juggling the responsibilities of work and family may find they have little energy for everyday household chores. But homeowners can employ some simple strategies to keep their homes clean and orderly without taking up too much of their time. • Enlist a buddy. Work goes much more quickly if you have someone to help you. Make a list of all the jobs that need to be done and then split them among your cleaning helpers. Kids can get involved by taking care of the simpler tasks, such as dusting or wiping down counters. • Clean from top to bottom. Dust and dirt will settle at the lowest possible points, so do not create extra work for yourself by cleaning floors and other surfaces and then dusting off shelves or cleaning cobwebs from the ceiling. Always work your way downward when cleaning your home. • Keep stray item baskets in main rooms. Items from other rooms will inadvertently gravitate to places where your family spends most of its time. Cleaning takes a lot longer if you’re constantly interrupting your tasks to put things where they belong. Instead, toss them into a catch-all basket and make your rounds to other rooms at the end of the cleaning session. • Try a chore each day. Some cleaning enthusiasts advocate performing a different chore each day. Breaking cleaning down into more manageable chunks can make the task of cleaning a home a lot less daunting. • Keep cleaning items in the bathroom. Bathrooms get daily use, and they need a lot of attention. Store a set of cleaning tools and cleansers in the bathroom so they will always be at the ready. Consider keeping a spray bottle of a bleach-andwater solution or mildew cleaner near the shower so you can simply spray down the walls right after showering. • Multitask as much as possible. Multitasking works at the office, and such an approach also can pay dividends when cleaning your home. For example, unload the dishwasher while your lunch is heating up in the microwave. This saves you some time and makes use of the time you would otherwise be standing around. • Do laundry daily. Laundry can quickly sneak up on you, especially in a busy household. Instead of devoting an entire day to doing laundry, try to do one full load per day. This will make the pile of dirty clothes much more manageable and ensure that you and your family members always have some clean clothes available. Find a cleaning schedule that works and then stick with it, and soon you will discover that maintaining a clean and orderly home is not so difficult after all.
Couches are an important component of living rooms and dens, serving as comfortable places to relax. Sofas will be sat on, slept on and, if young children are in the house, sometimes jumped on. Homeowners looking for new sofas often prioritize comfort, but they also want a sofa that can withstand the test of time. Although there’s no magic formula, a sturdy sofa should have a lifespan of around 10 years. According to Houzz, quality sofas should feel solid and heavy. They should have joints that are double doweled and fitted with corner blocks that are both glued and screwed (not stapled) into place. Over time, even the sturdiest couch can start to show its age and look a bit past its prime. Don’t fret. There are some easy ways to give that aging sofa a makeover. Begin by reviewing the service agreement. If you purchased an extended warranty or protection plan on the furniture, you may be eligible for repairs at no cost. Stores will restrict just what is covered under such service plans, and regular wear and tear may be excluded. However, rips, certain stains or opening seams may be eligible for repair. Covered costs means not having to spend any money out of pocket. Cleaning may be another simple fix. Check with the manufacturer’s guidelines for cleaning. Certain fabrics require specific cleaning solutions. If you are ever unsure about what to use to clean the sofa, use a mild solution of soap and water in an inconspicuous spot first. Many carpet and upholstery cleaning solutions can be used on furniture. Use sparingly and test for color-fastness before cleaning the entire couch. For those who are skittish about cleaning the sofa on their own, consult with a professional upholstery cleaning service. Slipcovers are another option to revitalizing the look of an aging sofa. Fitted slipcovers slide right over the existing couch cushions and can change an outdated sofa into one that looks brand new. Measuring correctly and buying accordingly will help achieve a seamless look. There also are some easy do-it-yourself fixes for couches that may be sagging or looking deflated. If seat cushions can be removed, consider placing firm cardboard or wood on top of the springs to provide more firmness. Cushions may begin to sag when the springs underneath begin to lose their elasticity. If the cushions are the problem, replacing the foam in the cushions or the loose-fill stuffing in the pillows can breathe new life into the couch. Foam can begin to disintegrate and lose its shape and integrity. Craft stores, home improvement centers and fabric stores often carry foam products, but those you can’t find might be available via online orders. Do not give up on a sofa just yet. It may be repaired or given a fresh look to make it appear like new.
