2.0 Planning Conditions Condition 2 Before any works thereby affected are begun the following details shall be submitted to and approved in writing by the Local Planning Authority and all development pursuant to this permission shall be carried out in accordance with the approved details: (a)

particulars and samples of the materials to be used on all external faces of the building including external ground and upper level surfaces;

(b)

details of masonry, to include face bonding, pointing, edge detailing, and any expansion joints;

(c)

details of new windows and external doors;

(d)

details of the integration of window cleaning equipment and the garaging thereof, plant, ues, ďŹ re escapes and other excrescences at roof level;

(e)

details of roof pavilion.

Condition 7 Details of the junctions between the east elevation and existing ground level garden and paved surfaces on the north and east elevations at a scale of not less than 1:5 should be submitted for approval.

Senator House 85 Queen Victoria Street

The current building was designed in 1988 by Chapman Taylor Architects to replace Dominant House. The building is faced in large format pre-cast concrete panels veneered in flamed and polished pink granite. This creates stripes and blocks of differing stone tones. The stone facade is connected back to a structural slab, infilled with bronze framed fixed windows of varying sizes, with predominantly vertical proportions. Architectural detail is provided by circular stylised metal grilles, which act as decoration and in places also offer locations for external ventilation.
