The Failure of Theory. Utopia is dead. Modern architecture is rooted in theory. Theory is human artifice to correct nature. It has been the dream of urban planners and modern architects to create utopia. Utopia is a theory. Many utopian and modern schemes came out to oppose the ‘harsh realities of capitalism’ prevalent in the 1800’s and early 1900’s. One of these was the concept of socialism and communism. Architecture partially and art movements lead the way towards these new political systems. The ideal forms in Russian constructivism correlate to the ideal of its Marxist social framework. Today socialist governments in Europe are on the brink of economic collapse. China’s communist party is being stretched thinner than ever. Freedom and democracy are replacing authoritarian regimes in the Middle East. Capitalism and democracy continue spread around the world as the lowest common denominator. This default back can be seen in the postmodern movement. Venturi and Koolhaus embrace the capitalistic realm which exists. However the contemporary scene seems to still be teetering Capitalism is the not a theory, it is the natural manifestation of human interaction. There are no written rules behind it. It is an extension of natural selection. Competition is natural. Capitalism in this state is theoryless. Architecture and planning must facilitate this manifestation. There is no utopia in the modern sense. It’s impossible because utopia is theory in opposition to nature. Ironically today though capitalism we live in the closest thing to formal ‘utopia’, where government exists to protect the individuals natural rights it is not anarchy. Architecture and urban planning need to foster a free natural society. Urban design is more than a large scale design intervention it is the design of society. The society of the future will be in accordance with the laws of nature, without theory. Free from theory. Freedom of theory.

MAXWAN ALSO IMPLEMENTS THE BASE TOWER TYPOLOGY AND CREATES A PEDESTRIAN ONLY PATH. THE TYPOLOGY IS BROKEN DOWN INTO PERIPHERY AND CORE.

THE FULTON STREET CORRIDOR AIMS TO MAXIMIZE THE DENSITY AROUND A TRANSIT CORRIDOR. CURRENTLY THERE ARE MANY HOLES IN THE FABRIC AND BUILDING ARE POSITIONED POORLY AGAINST THE ELEVATED LINE. THE TYPOLOGY CREATES MEDIUM COMMERCIAL SPACES ON THE GROUND PLANE IN ADDITION TO COMMUNITY WORKSHOP SPACES. ABOVE FLAT TYPE HOUSING OF A MID SIZED SIX TO EIGHT STOREY SCALE PROVIDES DENSE HOUSING TO SMALL FAMILIES. THE TYPOLOGIES CREATES A NEW APPROPRIATE DENSITY ALONG A BUSY TRANSIT CORRIDOR AND CREATES BETTER SECTIONAL RELATIONSHIP TO THE ELEVATED LINE.
