“DESIGN DEVELOPMENT” THE PRACTICE OF ARCHITECTURE INVOLVES MANY THINGS, IT COULD BE INVOLVING IN THE ART AND DESIGN IDEAS OR EVEN FURTHER IF THE ARCHITECT TAKES CARE OF CONTRACT ADMINISTRATION. ARCHITECTURE IS NOT ONLY A MIX OFART, SCIENCE AND ENGINEERING, BUT ALSO BUSINESS, ECONOMICS AND SOCIOLOGY. AN ARCHITECTURAL PROJECT INCLUDES MANY PHASES WITH DIFFERENT TIMES OF DURATION, THESE ONES ARE THE PRE-DESIGN PHASE, SCHEMATIC DESIGN, DESIGN DEVELOPMENT, CONSTRUCTION DOCUMENTS AND AT LAST THE CONSTRUCTION ADMINISTRATION. THE DESIGN DEVELOPMENT PHASE OR ALSO CALLED DD CAN BE DEFINED AS THE DETAILED DEVELOPMENT OF THE SCHEMATIC DESIGN THAT RESULTS IN DRAWING SETS THAT CAN BE USED FOR A COST ESTIMATE. Wind is essentially a large scale horizontal movement of air. The prevailing winds in our project are located in the west of the lot. Most of the time in the time velocity between 0.51 to 1.80 m / s to the west, also 35% winds to 1.80 to 3.34 m / s. The project design shows the garden areas and the patios in the west and south side. Taking advantage of the locations, we can cover the strongest winds to protect the structure of our building. with the vegetation and the elements of gardening. Because prevailing winds attack the lower part of the building (townhouses) the pressure will be minimal. In addition, the difference of heights and the courtyard in the interior of the building creates a greater natural ventilation in all the units. The wind effects that will affect the structure are the statics wind effect, which primarily causes elastic bending and twisting of our structure. The wind pressure distributions on the surface of building with a rectangular section are asymmetric even when wind blows normal to the building surface. Therefore, wind forces in the across- wind and torsional directions are will not be zero when the wind force in the along-wind direction is a maximum. Because the scale of the building is small, the size effect is small and the dynamic effect in the structure can be decrease with a simplified procedure employed.

EMERGENCY EXITS AT BEDROOMS 1-13 : Fire separation Dinstance (Ds) is measured at 90 degrees angle from the exterior wall of a building to either (1) the center of the street, alley or a publi way, (2) a property line or (3) an imaginary line may be placed at any location between the two buildings as part of the strategy for addressing fire exposure.
2-05 Fire separation distance less than or equal to 10 ft must be rated for fire exposure from both the interior and exterior side. Where exterior walls are required to be rated, the wall cosntruction must mantain its structural stability for the time period designated by the required fire- resistance rating.
Because the minimum distance to property line is 6’ the maximum percentage of openings at the North and South facades are 25%. North wall meets the requirements, while the south has more than 25%. ANALYSIS The daylighting study shows the natural light that affects the project on June 21st at noon. The color represents the range of luxes, having as yellow the maximum from 6000 to 4036, green ranges from 4036 lux to 2071, blue shows from 2071 to 107 and red from 107 to 0. It is very notable that yellow is the primary color showing in the site, which gives a perfect balance for natural lighting across the courtyard and into the north units which can be dark at some hours of the day.
