In 1964, the movie “The Night of the Iguana” placed Puerto Vallarta in the eyes of the world, marking an important episode in its tourist takeoff.

Writer Carlos Munguía Fregoso, chronicler of the city at that time, relates “the tranquility of that little town was suddenly flooded by trucks, artificial lights and stars. Technicians, specialized workers, residents hired as extras and dozens of onlookers moved like ants among cameras, reflectors, and a tangle of cables that covered the cobblestones. In front of the boardwalk, the electric generators roared to produce, probably, more electricity than was necessary to illuminate the entire town”.

Chef Chavez:Hugo

Azul Botanas del Mar opened its doors a little less than 2 years ago. In that time it has established itself as one of the favorite places in Puerto Vallarta for the quality of its cuisine, specializing in seafood. We approached its chef, Hugo Chávez, to tell us about his concept.

Hugo, tell us about your restaurant. Azul is characterized by its unique flavors, by its fresh ingedients and because we use a lot of products from the region. But we also handle premium products from Baja California, Sinaloa and Sonora. We do something totally different from what is currently available in other placces, because all our dishes and snacks are based on carpaccio, octopus, tuna,

salmon. I did my apprenticeship in Italy and that inspired me.

I see you use a lot of color... Yes, it is a characteristic of our restaurant, just like the tableware, the atmosphere, the service, the drinks and the fresh, top-quality products. What I offer clients is a gastronomic experience, so that you leave wanting to return.

What are your clientele’s favorite dishes?

The Callo Riñón Snack, the Princess Snack, which is hot and cold. The Macaroni Amore Mío, The Salmon and Blue Tostadas, which are something that nobody imagines: macaroni with seared tuna, a touch of chimichurri and dehydrated tomato.

You also have hot grill… Yes, we cook grilled salmon, seared tuna, sarandeado shrimp and octopus, lobster and a specialty that is an angus rib eye aguachile.

Recommend us some cocktails. We use Raicilla, which is a local drink from Cabo Corrientes, we make some cocktails with mezcal, like a coconut mezcal, a strawberry mezcal, a lemon cucumber mezcal. We have organic flavored waters served in our bamboo glasses.

You talk a lot about the freshness of the ingredients.

Can you delve into this?

I have no storage or anything frozen. Today’s lobster was caught today and tomorrow’s comes freshly caught.

Do I need a reservation to enter your restaurant?

Only from Friday to Sunday.

Who are your clients?

It all depends on the season. My clientele is generally people from Puerto Vallarta, people who come to do business, from Guadalajara, from Monterrey, from the United States and American residents of the area. We have a lot of regular clients who come 2 or 3 times a week.

Andreu Ferrer:

A Spaniard in Vallarta

For several years, in the Puerto Vallarta marina, Andreu Ferrer was the chef of El Duque restaurant, an iconic place where he served authentic Spanish cuisine. Now that he is about to launch a new project, we talked with this charming Ibizan who fell in love with Mexico and came to live in this wonderful spot.

What prompted you to become a chef?

My dad was a chef, a master of masters of old French cuisine. In my first drawings as a little boy, I already draw my family in chef’s hats (laughs). I grew up in that environment.

How would you describe the cooking style you developed at El Duque?

I realized that Spanish cuisine was not well represented in Mexico, so with a lot of love I tried to share it´s authentic flavors.

Tell us a little about your professional development.

I have spent most of my adult life lifetime as a cook developing my skills and knowledge, I have cooked most of the cuisines in the world. At the age of 21 I was already head chef of one of the main French restaurants in Ibiza. It has been constant learning and sharing.

Did you study in any school?

Now you learn that way, but when it comes to authentic restaurateurship, you have to work with the great masters. I was fortunate to work with some of them, very hard hours, 16, 17 hours of full concentration to master the essence of ancient cuisine. Being a chef means not just making dishes but improving as a person, improving yourself every day; it is a life dedicated to your work.

And how is that reflected in restaurant food?

Today you go to a restaurant and they tell you that something has a fennel sauce and when you try it, it doesn’t taste like fennel. Only a few chefs know how to represent what the letter says on the palate. It takes a lot of experience and work to reach a level of subtlety on the palate.

How would you define yourself as a chef?

There are more than 5,000 recipes in traditional French cuisine alone, and you have to have known and executed them all. So I consider myself a database of traditional recipes and also a tool. And I also consider myself a creative person. For example, Ferrán Adriá’s seminars really opened my mind and for many years I created and designed menus for many restaurants. So I can do the traditional recipes and then wander and blur them as I please.

You’re about to open a new restaurant, right?

Yes, together with a great Spanish friend, a gourmet. Just as an example, in Mexican cuisine fish is usually well overcooked. But the idea is that any Spaniard can try a fish with a Spanish texture in Mexico, cooked in a pan with clean and fresh oil, without frozen product. Respect for the material is very important for the dish. I am very excited to bring an authentic spanish culinary experience to your table.

What can you say about your life in Puerto Vallarta?

First I arrived in Guadalajara, but being from Ibiza, big cities overwhelm me a lot, so almost every weekend I came to Vallarta. In Vallarta you can both live in a small, cozy town and enjoy all kind of services.

Orthodontics raises self-esteem

Mar is a Dentist specializing in orthodontics, Invisalign and maxillofacial orthopedics. She works in Puerto Vallarta, where she cares for patients of all ages.

Tell us about your professional work. My profession is focused on the movement of the teed in order to improve their position and thus obtaining a beautiful smile with optimal oral function through brackets, invisible orthodontics (Invisalign) and, in the case of children, maxillofacial orthopedics, which helps them redirect bone growth, improve the positioning of the teeth and achieve a good symmetry of the face.

How long have you practiced as an orthodontist?

I have been working for 7 years and I carry out very noble treatments on healthy mouths. We start with a review to make sure there are no problems such as cavities or inflammation of the gums. Then we perform a professional dental cleaning. That’s when we carry out the orthodontics procedures that are performed in a single session and generate a great impact in the patient’s mouth.

And if there is a bigger problem?

If it’s something that has nothing to do with my specialty, the patient is referred to a specialist. Are there different types of orthodontics?

Yes, there is traditional orthodontics, with metallic squares. There is aesthetic orthodontics, with brackets made of a more transparent material that can be ceramic or sapphire. And there is the most modern and less invasive option, which is Invisalign, which are removable guards that are changed every 10 to 14 days.

Are these guards worn all day?

Yes, some discipline is required, but patient comfort is our main goal. The patient wears them, takes them off to eat comfortably, sanitizes them and puts them back on. With both options you can get optimal results.

Is there an age limit to perform a treatment of this type?

Orthodontics usually begins in children as young as 12 and has no age limit as long as the patient is healthy.

What is the main satisfaction you get from your job?

Dentistry and orthodontics allow me to help my patients increase their self-esteem. Obviously, they are able to eat better, but they can also speak correctly, smile and communicate their likes or dislikes… That’s my greatest reward.

Jorge, tell us about the hyperbaric chambers. The chamber is a medical device that uses compressed air to create a high pressure inside it, greater than atmospheric pressure. This pressure allows the body to absorb more oxygen (20 times more than normal atmospheric pressure).

What types of conditions benefit the most from these treatments?

If cells have more oxygen within their reach, metabolism, that is, cell functions, are optimized, which is what allows regeneration. They are treatments that are used before or after a surgery to reduce inflammation, speed recovery and healing. Patients with neurodegenerative problems, with autism, cerebral vascular events...in short, it has many advantages for very different pathologies.

What is the age range of your patients? I treat people over 18 years of age, especially for acne sequelae. Most of my patients are between the ages of 25 and 45 for preventive or corrective treatments of the early stages of aging, to older people with chronic diseases or to whom I apply stem cells.

What are the services you offer?

Advice on dermocosmetics, that is, establishment of skin care routines. I perform medical grade facials, peels and platelet-rich plasma, microneedling, intradermotherapy, which is the application of drugs under the skin, and treatments for spots and scars on the skin. Also, localized fat treatments, to eliminate flaccidity and stretch marks.

What do you consider to be the first step to maintaining healthy skin at any age? Starting a skin care routine from the age of 18 or 20. The use of sunscreen and a facial cleanser is the most important thing. It is what helps you to have healthier, more hydrated skin and to have fewer effects of photoaging.

What was your inspiration when designing Nalua? Nalua led us to explore and rethink our types of apartments, incorporating flexibility and adaptability, a synthesis between functionality, luxury, comfort and maximum use of space.

What elements did you consider when designing Nalua to make it attractive to a foreign audience? The Nalua location acts as a magnet for foreign and domestic investment. The complex is set in the picturesque streets of Bucerias, one block away from the quietest beaches in the region and immersed in a varied commercial hub in full development. The biggest attraction is the feeling of being in a beach paradise with the comforts and services of urban life.

What makes Nalua different from other apartment complexes in the area?

Nalua is a building for the locality. The pandemic served as a turning point in the architecture industry. Today, functional spaces are essential, with the capacity to be reconfigured by the user who is going to inhabit them. Spaces where ventilation, natural lighting and the interiorexterior relationship of increasingly blurred limits are fundamental themes on the mental, emotional and physical health agenda. This implies focusing on the design as a whole, both on the exteriors, which are the urban image, and on the interiors, which is where the person’s life will take place. In Nalua we create healthy spaces that are kind to the environment, choosing materials and textures sensitively to promote environments that reduce stress.

How will the landscape and nature be integrated into the design of Nalua?

All apartments have a system of sliding windows that are hidden behind pocket walls, achieving a spatial and visual connection between interior and exterior. This connection is strengthened through large terraces that function as an extension of the interior spaces to the exterior.

What amenities will Nalua offer for the residents?

Nalua has a social-commercial ground floor integrated into the streets of the town through a corner terrace. The last level of the building has a large heated pool that will make tenants feel like they are swimming in the crystalline waters of the Pacific. It also has a Pet-Zone and a space for an organic garden. Finally, it has a large space for a gym, a steam bath area and a sky-bar with views of the bay and the hill.

When considering buying a property, it’s not only important to love it. It´s important to evaluate the financial costs and benefits. We talked with Miguel Tejeda, from Homia, about this.

From a financial point of view, how convenient is to invest in Nalua? When buying a property, it is not only important that we like it and that it suits our needs. We must also consider the financial benefit. Is it a property with possibilities of increasing its capital gain? Is it located in a growing area? What expenses will I have to cover?

How much are Nalua housing unit prices expected to rise in the near future?

Housing unit price projections may vary due to various factors, including market supply and demand. In the specific case of Nalua, it is estimated that the price of each unit will increase by 30% in a period of 24 months.

Is direct financing offered through the real estate company or are there external loan options available? Regarding pre-sale developments without a condominium regime, it is not possible to obtain bank financing. However, Homia offers a direct financing alternative without interest for up to 24 months.

What are the expected monthly maintenance expenses?

The estimated maintenance cost is 50 pesos per square meter. This includes security, maintenance of common areas, water and gas.

Can the unit be rented on platforms like Airbnb?

Yes, it’s important to review local laws, tax payments, and regulations before

What are the tax and legal obligations that foreign buyers who acquire properties in Mexico must comply with?

It is important that foreign buyers consult an attorney or accountant specializing in Tax and Property Law in Mexico to ensure compliance with all applicable tax and legal obligations. One of the options available to acquire a property in Mexico is through a trust. This legal mechanism allows foreigners to buy a property in the restricted zones of Mexico. Basically, the property trust in Mexico is an agreement in which the foreign buyer (settlor) transfers the property to a trust managed by a Mexican bank (fiduciary). The bank acts as custodian of the property and is in charge of administering it on behalf of the settlor, who is the beneficiary of the trust.

What is the expected monthly rent for each Nalua unit? How has this figure been calculated?

A market comparison approach was used to estimate the expected monthly

rent, which involves researching the rental prices of similar properties in the same area and obtaining a reference average. In our case, after carrying out this investigation, it was found that the monthly rent for a one-bedroom apartment oscillates between 0.66% and 0.8% of the market value of the property, which represents an annual return of 8% to 9.6%.

What are the costs associated with the property that must be taken into account when calculating the return on investment, such as maintenance expenses, taxes and other costs related to the property?

When calculating the return on investment of a property it is essential to consider the various costs associated with it, since these can decrease the net income and affect the return on investment. One of the costs associated with the property that must be taken into account is the cost of maintenance, which is estimated at 50 pesos per square meter.

What is the average occupancy rate in Bucerias?

The percentage varies depending

on the season and real estate market conditions, although in 2022 the average was 56%. It is important to consider that the type of accommodation and specific location can influence occupancy. It is recommended to review occupancy trends when planning an investment or tourism activity in the area.

What is the expected return on my investment in this property? How has this figure been calculated?

Our project offers an annual return of more than 7.06%, in addition to the capital gain generated by the investment.

The annual IRR, considering both income and capital gains, is 18.43%. The payback time of the investment is 5 years from the delivery of the unit.

How are these figures calculated?

The annual profitability of the project is calculated by dividing the annual earnings by the total investment. For example, if the total investment is $100,000 and the annual earnings are $7,060, then the annual return would be 7.06% ($7,060 / $100,000 x 100).

How has your experience been with Vallarta real estate and working with international investors?

The flow of tourism has increased significantly in the last 15 years; we are one of the most connected destinations in the country and that encourages the arrival of national and foreign capital from those who seek a good return on their investment.

Vallarta, being a bubble of paradise, offers you that. And you are a facilitator for investors and developers…

Yes, based on my experience as a real estate and tourism development advisor, some investors look to me to give

them a projection, based on studies, of how the region is growing and what is the return on investment projection based on what they they have thought.

With whom do you work?

Sometimes I work with joint ventures, with independent entities and hotel chains that seek advice from me beyond simply finding land for them. I also give them advice for negotiations with the town hall, market studies, I help them find brokers that market the project.

How has the value of real estate in this area gone up? For 7 or 9 years now, the real estate value has been increasing year after year by around 20% and this is a very strong argument for developers and investors, but also for the end customer, who is looking to buy a unit.

In other words, Vallarta is an excellent destination not only for investors and developers, but also for those looking to live here or own a vacation property…

What type of properties do you specialize in?

I started working in Vallarta in 2005 with the pioneering developments in the romantic zone. And from then until now I dedicate myself to developments.

How has the market changed through the years?

There have been ups and downs, but in my case I haven’t felt it so much because we continue to offer a very accessible product for foreigners.

How would you describe the type of audience you are targeting?

It has changed after the pandemic. Before, there were mainly retirees who came looking for a good climate, good health services and a good return on the dollar. Now we also serve young people who, with the digital transformation, can open their horizons and work from here.

How do you help clients with financing, to give them legal certainty and to find properties that suit them?

I basically work with new products and my clients almost always have the possibility of paying the entire cost of an apartment in cash. But we help them with information on who are the builders, guarantees, contracts, etc.

Any strategy you want to share with us?

Normally our clients are not here or come and go, so they can’t be watching the construction. That is why it has worked very well for us to have constant communication and provide a complete service throughout the entire process.

Fernando Castro is a dynamic developer and President of the Bahía de Banderas Business Association (AEBBA). As the head of this association, he is involved in the urban development of the area that goes from Bahía de Banderas to Puerto Vallarta and therefore it is very interesting to know his vision on this subject.

What are the main challenges for the real estate sector in Puerto Vallarta and Bahía de Banderas in the coming years?

The first is water. Although we receive flow from 3 tributaries and it was thought that there would be no problem in this sense, investment is already required to have vital liquid, because this goes hand in hand with development.

The second challenge is the roads, derived from the growth of the vehicle fleet, public transport and even for bicycles. This has to do not only with avenues and streets, but with coordination and strategy for public transport, because as they are two federal entities, with different regulations, the issue is complicated.

And what do you tell us about opportunities?

It is a destination that is booming nationally and internationally and there are many job opportunities for trained personnel, but not enough supply. There is an opportunity in training the labor sector to provide higher value services to tourists.

Is sustainable development being promoted?

Yes, one of the actions that are being implemented is the Tourist Observatory. The theme is to propose, based on technical data, where cities can grow, what their future is, what is best for them and how we can carry it out.

What is the role of the Association of Entrepreneurs in promoting tourism in the region?

Based on the experience of its members in tourism, the Association seeks the best promotion strategies for the destination.

How are you getting involved in job creation and the quality of life of the inhabitants of this area?

One of our challenges is to establish links with universities and technological institutes so that they train graduates who really add value to jobs in companies in the region. We want the link between the graduate and the job to be much shorter and more effective.

And what about security?

Our work is aimed at the communication of incidents and prevention. This implies that the businessman works hand in hand with the municipal, state and federal authorities.

What is the growth projection for the coming years?

In the next 20 years, growth is projected to double in

growth in both population and GDP. What does Puerto Vallarta offer to foreign investors interested in the real estate sector?
