Budget busters keep renovation costs in check By Isobel King

R

ENOVATING is costly, but it is possible to shave tens of thousands off your budget just by sticking to some tried and true advice.

■ Don’t assume you can buy everything cheaper yourself. Professional tradies can buy supplies at discounted prices and, very often, it’s going to be cheaper than even the best specials you can find. ■ Can I get by with a coat of paint? Changing from a dark to light colour, for example, can dramatically lift the mood of a room and make it seem bigger and brighter.

Seeing scuffed and discoloured walls, and tatty skirtings disappear under a slick paint job is an eye opener. You may consider scaling back your plans once you’ve seen the difference. Painting outdoor furniture, kitchen cabinetry, old enamel baths, even bathroom tiles, are all options these days. Don’t move plumbing and electricals. You want to keep the work of plumbers and electricians to a minimum. Seemingly minor things like changing from a floor-mounted to wall-hung vanity requires new plumbing. Relocating fixtures like toilets, sinks and showers will invariably require old pipes to be removed and new ones installed – and you never quite know what that is going to uncover. ■

Look for economical ways to add natural light. Skylights and light tubes are a cost-effective option and generally do not require planning approval (although always check with your local council first). A small light tube like a Solatube costs as little as $370, comes in a DIY kit, and can flood a dark bathroom with light. There’s always the quick and easy stand-by of installing mirrors to bounce light around a room.

Buy secondhand and seconds wisely. There are great bargains on sites like eBay, Trading Post and GraysOnline, as well in scrapyards, garage sales, secondhand building suppliers and the seconds area of major retailers. But you must do your research first to establish exactly what you need

■ Measure twice, cut once. Whether it’s benchtops, new glazing for a broken window, plans for your kitchen and bathroom renovation, architraves, shelving, or your staggeringly expensive glass splashback. Re-check your measurements at least once, if not twice.

■ Break into a sweat. Consider what you can practically do yourself when it comes to demolition. Anyone with a few practical skills should be able to strip off tiles, dismantle kitchen cabinets, pull up flooring, patch and sand walls, do a paint job, clean and stack bricks or load up a skip.

Simple ways to tap into your bathroom’s potential By Phillipa Yelland

ULE number one: your bathroom is a workspace. We love the trend towards welldesigned and highly styed bathrooms, but the primary consideration should be making it a practical space, one in which you can bathe, shave, brush your teeth and use all the facilities with comfort and ease. The good news is you don’t need to spend a fortune on marble tiles, imported tapware and expensive porcelain to give your bathroom a new look: a lick of paint, some new fixtures and some subtle adjustments can work wonders. Another tip: if you’re thinking of selling your property or renting it out to tenants, renovating the bathroom is money well spent. Bathrooms are a popular room to redecorate, but it’s important to keep the new look consistent with the rest of the dwelling. One relatively inexpensive job you can do is to have your existing tiles re-finished and re-grouted. You can even choose a coloured grout to give the space an immediate lift. Or you might consider replacing a few of your tiles – just one wall, or even one part of one wall – to create some visual interest. If tiles aren’t your thing, vinyl wallpaper might be a practical solution to add some colour to the dry areas in your bathroom (that is, you can’t use it on the walls inside your shower recess) for a lower price than new tiles. Two of the biggest selling points for bathrooms are good lighting and ventilation. Potential buyers and tenants will often choose a property with a good bathroom rather than a place with other rooms that shine. Just as in kitchens, the position of lighting is

crucial. Again, think of it as a workroom. It’s important to have good light around the vanity, so make sure you have a good light fixture. Natural light isn’t a good solution here – after all, we need to fix our faces and hair after dark as well as during the day. If this means installing extra lights, then it’s money very well spent. ICK up a paint brush and get ready to party. Taubmans commissioned an independent poll of 500 Australian homeowners and found 77 per cent of respondents were keen to change the way their home looks, yet many were failing to get started and pick up a paint brush. Taubmans colour creative director and brand ambassador Shaynna Blaze (of The Block fame) said doing a ring around and inviting friends over for a painting party was a great way to speed up the job and make painting fun. ‘‘I think the biggest thing to come out of the Taubmans study was that many people think it’s boring to paint, painting should be fun,’’ she said. ‘‘Invite some friends over, put on some music

and get it all done in one weekend.’’ Prep before people arrive ensuring the room is ready to be painted. Make it fun by wearing costumes or clothes that can get messy, set up a food and drink station and make sure your friends have plenty of food. Deciding on a colour can be the hardest part. ‘‘An emerging trend is mint and pistachio colours, along with a salmon pink,’’ Ms Blaze said. ‘‘It’ll be interesting to see how many people embrace that colour, it’s a a very exciting colour.’’ Ms Blaze said darker tones like indigo and metal colours were also popular, but that personal choice was very important. ‘‘It’s about creating a happy space, adding colour is the easiest way to add an exciting touch,’’ she said. ‘‘Trends are a guide. If you don’t like it, don’t use it, personal choices will relate more to you.’’

ECORATING a rental home is not the same as decorating an owned property. Even with an easygoing landlord, rental property rules regarding structural changes and internal and external facelifts apply. Unfortunately, this can leave renters feeling left out of the decorating loop, but it shouldn’t. There are still plenty of ways to add some temporary pizazz for the length of your lease. Soft furnishings like cushions, throws, curtains and blinds can add a sense of texture and comfort to a room, and better yet, you can take them with you when you move. If space is limited in a rental property, explore temporary storage options that also add flair. You can use a standalone ladder, storage trunk, basket or bookcase both for storage and as a decorative display piece. Adding living decor is one of the best ways to inject colour, personality and warmth into a rental property. Introduce greenery with potted plants, terrariums, flowers and a herb garden.

The floor is a great space for temporary decorative pieces that double up as comforts, such as rugs, beanbags, pouffes and floor cushions. There are ways of decorating walls without doing any permanent damage. Making your own wallpapered panels is the best way of adding wallpaper without actually sticking it on the walls. And thanks to adhesive picture-hanging strips, it’s now possible to decorate your walls with picture frames, canvas prints and art without having to use hooks.

TIPS FOR RENTERS Use low adhesive tape to cover ugly doors with fabric or decorative paper. ■ Change door knobs. Replace without damage before you leave. ■ Attach wallpaper or fabric to a sheet of MDF and prop it against a wall. ■ Check ‘‘Ikea hack’’ websites for clever repurposing of affordable furniture. ■

ROWING a vertical garden is a funky and functional way to introduce greenery into your home – inside and out. Vertical gardens grow on panels supported by – you guessed it – vertical surfaces, such as walls and fences. At their most high-tech, they are lightweight and soil-less, but you don’t have to be an expert to cover an unsightly wall with lush plants. One size does not fit all with vertical designs, so it’s best to think about the aim of your project first. For example, do you want to camouflage an unsightly backyard fence, make a design statement or establish greenery in a tight space? The next thing to consider is the amount of light the area will receive, which will determine which plants are suitable for that area and how well they grow. With guidance, common creepers, such as the native Hardenbergia violacea (commonly known as native sarsaparilla and purple coral pea) and food-producing vines, such as tomatoes, strawberries, passion fruit, runner beans or bitter melon – which grow skyward with little effort – can be grown in wall units. These plants require full sunshine and are more suited to outdoor spaces. If you have limited space in your garden or patio area, a simple way to create an instant vertical garden is to prop an old wooden ladder against a wall and train a pot creeper, such as waxflower, to climb up it. Bear in mind, though, that regardless of what you grow your plants on or in, they will grow at

the same rate only if they receive the same amount of sunlight. If they are sun-loving and the bottom half of the unit is in the shade, only those at the top are likely to flourish. Once you’ve established your goal and judged the amount of light the area will get, narrow your options by looking at the main DIY products available at hardware stores.
