AS I ENTER THE SECOND HALF

of my term as President of the Home Builders & Remodelers Association of Cape Cod, I feel an immense sense of pride and excitement for the journey ahead. The growth, transformation, and change that our association is experiencing have truly energized us. Under new staff and leadership, we’ve been able to step back and take a fresh look at our operations—reassessing our strategies and initiatives, identifying areas for improvement, and enhancing the connections that have long been vital to our success.

Our core mission remains strong: advocating for homeownership on Cape Cod and ensuring all have the opportunity to thrive here. We serve as vigilant industry watchdogs, addressing legislative and industry challenges while championing key causes. We’re committed to delivering top-notch education and training to keep our members and the public informed.

Additionally, we foster networking, support charities and scholarships, and give back to the communities where we live and work.

One of our most profound initiatives this year was the Blitz Build, an event we proudly hold every two years in partnership with Habitat for Humanity of Cape Cod. In just one week, hundreds of members came together to construct a two-story home in Dennis, ultimately handing over the keys to a deserving family and giving them the stability of a new home. This emotional experience not only provided them with security but also brought us closer to addressing the critical affordable housing issue on Cape Cod.

Looking to the future, we prioritize engaging the next generation by showcasing construction careers as both viable and rewarding. As a technical school graduate, I understand the value of technical education and the opportunities it offers. Trade schools are now at full capacity with competitive applications and long waiting lists. Additionally, traditional high schools are updating their curriculums to provide more construction-related opportunities, ensuring a steady pipeline of skilled professionals ready to meet tomorrow’s challenges.

Cape Cod may be a small region, but it is incredibly diverse, and each town presents its own unique challenges and opportunities. While we’ve accomplished much, there’s still plenty of work ahead.

I couldn’t be prouder of our members. They are not only the best in the construction industry but also pillars of our community. I know that together, with our shared dedication and community spirit, we will continue to uphold our mission and make Cape Cod an even better place to live and work.

Here’s to continuing our mission with passion, dedication, and the unwavering support of this incredible community.

Autumn Musings

EVERY TWO YEARS, the Home Builders & Remodelers Association of Cape Cod and Habitat for Humanity of Cape Cod get together for Blitz Build, which involves professional builders and their vendors who donate labor, materials and supplies to build an affordable home, to be purchased by a deserving local family.

In September, hundreds volunteered their materials and effort to construct a three-bedroom home in Dennis. We were delighted once again to take part in this worthy endeavor and thank all those members who lent a hand this year. Read more about the event in this issue.

Speaking of affordable housing, in August Gov. Healy signed the Affordable Homes Act, which aims to build 65,000 homes through various policy initiatives, including allowing accessory dwelling units under 900 square feet on single-family lots. Often referred to as in-law apartments, accessory dwelling units can be attached or detached from a single-family home and can be a basement or attic

conversion, a cottage in a backyard or a bump-out addition to a home. We’d like to feature some key projects in our spring/summer 2025 issue, so let us know if your company has built any ADUs.

Our fall/winter issue features three stunning homes from member builders, a profile of the father and son team behind McPhee Associates, interior design inspiration and a new feature, “Member Spotlight,” focused on Landscape Design.

Just as I was wrapping up a busy spring and summer season thinking about kicking off my sandals and entering the slower time of the year, a client bustled into the office and all hell broke loose … but in a good way!

The client was the first resident of a new condo complex with commanding views of Redbrook Harbor, Kingman Marina, and the Chart Room in Cataumet.

I took note of my client’s outgoing personality and her love of the ocean and family.

My first pass included ideas such as the custom built-in twin berths for the grandchildren. Each bed wall included portholes that were illuminated and opened to hold little treasures gathered from the beach, and each berth has a wall-mounted

reading light. The custom bedding features a red, white, and blue palette, and the stripes mingle with the embroidered fish on the pillows and coverlets. This space has been totally designed to maximize the space as noted by the bureau drawers beneath and between the berths. The space on the third floor was void of any detail, so I created a cozy space, adding nickel gap ceilings to mimic a bygone era.

Original local artwork featured women in swimsuits and beach scenes. The condo itself was fairly plain, so columns and beams were introduced to create a “dock-like” aesthetic and character in the kitchen and living room areas. Nautical lights illuminate the stairs, and the custom cable wire and newel posts continue the nautical theme.

DESIGNER INSPIRATIONS

As will be noted in the kitchen, we installed outdoor Bermuda shutters indoors. This feature not only provides shade from the hot summer sun but also adds a custom casual vibe to this space. The navy-and-white palette continues in the kitchen with the directors’ chairs as well as the pendant lights. The pendants are actually ceramic and were designed to look like buoys.

The dining area flanks the kitchen, and the custom chair fabrics add whimsy to the space. Also notable are the dinner ceramics, featuring crabs, octopus, and fish, which complete the vignette.

The first floor’s half bathroom features a wall covering with angry ocean waves and creatures from the sea. A second is covered in local nautical maps. The primary bathroom continues the blue-and-white theme, and the wall covering reveals more ocean habitants. Another bathroom is themed with a very subtle spa green, evoking a cool retreat after a day of sailing on a warm summer afternoon.

In the third-floor primary bedroom, the view from the Juliet balcony is stunning. There are two directors’ chairs outside on the balcony and two comfortable chairs flanking the floor-to-ceiling windows.

Our client was exuberant when she saw the final stages of the project coming together seamlessly. It was everything she wanted, envisioned and more . . . and I finally got to kick off my sandals and morph into the slower season!

than lumber, tool belts, tape measures, and architectural blueprints, veterans of the industry know. Indeed, one of the most important elements in the world of home construction is the cultivation of great relationships with clients.

Take it from Bob McPhee, founder of McPhee Associates of Cape Cod, and his son, Rob McPhee, now president of the East Dennis–based construction and development company, who both point to interacting with customers as one of the most rewarding and enjoyable aspects of their jobs.

Good vibes are essential for construction contractors, since happy clients who spread word-of-mouth recommendations are crucial to growing the business, especially in a small community like Cape Cod, say the McPhees.

McPhee Associates is a multifaceted firm that builds new homes, remodels existing houses, and manages property. In addition to construction, the company can provide architectural design if the client needs it, thanks to the architectural designers on staff.

Looking Back with Pride

He’s retired now, but Bob McPhee recalls the challenges of launching his construction business way back in 1972, when Neil Young’s “Heart of Gold” and Don McLean’s “American Pie” topped the Billboard chart.

“There were no employees. It was a one-man show for several years, a very small business,” Bob McPhee says. “I worked for a contractor while I was in college,” he adds, and that was how he learned the trade.

“Very few professionals work as closely with their clients as a contractor does. You are part of their life and everything they do, the decisions they make in the design and building of their homes,” Bob McPhee explains.

The younger McPhee agrees. The best part of the job, he says, comes from the relationships forged with clients.

“I love helping them go through the discovery process, seeing what they envision for their homes, whether it’s a new home or a remodel. It’s fun to meet with them, see what they want to achieve, and navigate the budget.

Sometimes the client will bring their own architect, sometimes not,” Rob McPhee says.

While the elder McPhee is enjoying his retirement in the charming environs of East Dennis, where Cape Cod Bay beckons, the air is salty, and life moves mostly at an easy pace, his son is in the thick of the day-to-day business.

“Rob runs the show now. He’s the head of everything,” says his father. “I come in once in a while, and I’m careful not to stir the pot. But it’s fun to see where everything is going.”

Rob McPhee learned the business from his father, working for the firm during summers while he attended college. He holds a bachelor’s degree in business from Bryant University in Smithfield, R.I.

“I worked in summers on the job sites, digging holes, hauling stuff, doing whatever needed to be done,” he says.

The firm, now employing 29 people and able to access a large network of local subcontractors as needed, has developed three upscale housing projects, all in East Dennis—Windward, Windward Village, and Windward East. In fact, both Bob and Rob McPhee each call one of these developments home.

The McPhee business expanded to include realty services, when the Windward parcels were being sold and then developed with custom-built, single-family homes. Once the developments were completed, they were turned over to the communities’ homeowner associations, which manage them going forward.

The shoulder-to-the-wheel work ethic of the McPhee fatherand-son team has paid off over the years, landing the company some prestigious awards.

In 2023 the company received three BRICC Awards from the Home Builders and Remodelers Association of Cape Cod. The two Gold awards and one Silver award recognize “excellence in

building, remodeling, design, sales and marketing,” according to the association.

A year earlier, Bob and Rob McPhee were corecipients of the 2022 Legends of the Industry Award, presented by the Home Builders and Remodelers Association of Massachusetts.

It was the first time a father-son team was honored with the recognition, which celebrates association members across the state “who drive change and innovation in the home building industry and have made significant contributions to their communities.”

Only firms in business for at least 25 years qualify for the Legends of the Industry honor.

Regulations among Business Challenges

The construction trade has evolved over the decades, and some changes reflect the frustrations that home builders and remodelers experience today. Many are tied to regulations at the state and local levels.

“Zoning keeps getting more complicated. It takes longer just to get projects going,” says Rob McPhee. There can be administrative backlogs, but mostly, he says, “It’s the regulatory environment that makes things more complicated and drives housing costs higher.”

Construction firms must contend with zoning rules, which vary from town to town, the state building code, energy codes, and even health and conservation regulations, making the permitting process a daunting task in some cases.

“When I first started, 50-plus years ago, it would take me a half-hour and $25 to get a building permit. Today, it’s more apt to take months, and thousands of dollars, to do the same thing,” Bob McPhee says.

Zoning laws also can add expenses to what could be a simple remodel. For instance, says the elder McPhee, “If someone bought a house in a flood zone and wanted to do some updates, today’s zoning rules could force them to bring the entire house up to code. Rules like that are on the verge of becoming overburdensome today.”

Even with the various frustrations, the two McPhees look with pride on their family business and their employees.

“It’s important that you find and keep good people,” notes Rob McPhee, adding, “You want them to be with you long-term.”

Since the company’s founding, Bob McPhee estimates the firm has constructed upward of 500 new homes, and completed about the same number of remodels, creating a legacy across the Cape Cod real estate landscape. And the work goes on.

GRAINGER POTTERY

GRAINGER POTTERY is a sister-owned business where Caroline Eldridge and Lauren Wezte create handmade ceramic fish. They craft more than 100 different species, all designed to hang as wall décor inside or outside the home.

“Our interest in ceramics began with our Uncle Geoff, who owned a ceramics studio in Marion,” explains Caroline. “During high school and college summers, he taught us everything we know about ceramics. Initially, we saw it as just a summer job, but over time, we both realized how much we truly loved it. Our uncle always encouraged us to start our own business, and in 2014, we did just that, opening our studio in East Sandwich.”

In addition, the sisters have husbands, family, and friends who are all fishermen.

“Fishing is something we have always enjoyed,” says Lauren. “Our love and appreciation for the ocean and marine wildlife show in our work.”

While they specialize in the major New England species, they also make a wide variety of southern, tropical, and freshwater fish. Beyond fish, the sisters create shells, starfish, horseshoe crabs, lobsters, and other sea life. Each piece has a lifelike quality, thanks to plaster molds made from real fish and hand-pressed clay.

Every item is handpainted and fired right in their shop on Route 6A, which has an open layout so visitors can watch the potters at work.

FLYING PIG POTTERY

TESSA MORGAN has been making pottery in Woods Hole since the early 1980s. She combines a background in both ceramics and illustration to create unique pieces of art that reflect the natural beauty of the Cape as well as more whimsical designs involving wayward cats and flying pigs.

When she was a child growing up in Washington DC, her family would flee the steamy summer heat for the beautiful sand-duned beaches of Truro.

Three years into a ceramics major at Connecticut College she took a summer job waitressing at the Fishmonger restaurant in Woods Hole. Between the powerful pull of the ocean, fascinating mix of scientists, fishermen, and artists and the impulsivity of a 20-year-old, she dropped out of school and set up a crude pottery studio in a friend’s basement while continuing to waitress.

Over time, while raising her son, Dylan Fernandes (who represents Falmouth and the Islands in the state legislature), she went back to school, earning a Bachelor of Fine Art degree from Massachusetts College of Art in 1993. For many years she illustrated for marine biologists, the Cape Cod Times, and other publications as well as children’s books. When her younger

son, Nicky, entered kindergarten, Tessa found the rhythm of running a pottery studio out of the basement of her house in Woods Hole more conducive to family life than trying to meet illustration deadlines. She started to focus solely on building up her ceramics business, Flying Pig Pottery.

CHATHAM POTTERY

CAPE COD HAS INSPIRED the stoneware produced by Chatham Pottery for nearly 40 years.

Founded by Margaret Grey, the business is now run by her daughter, Jade Schuyler, who leads the pottery-making crew, and husband Paul, who manages the retail shop. Shaw, their youngest son, has joined the crew as well, representing the third generation of the family to be involved in Chatham Pottery. Having retired from day-to-day operations, Margaret still works in the studio, painting her designs onto the stoneware.

“Our intention with every piece is to create something that can be used, appreciated, handed-down. To endure,” says Jade who makes the pottery along with two other potters. “As such, we like to think of our pottery as functional art, elegance tempered with strength; beauty with purpose.”

Margaret was initially inspired by Cape Cod’s beautiful hydrangeas, and Chatham Pottery became famous for her hydrangea design. The hydrangea continues to be popular, followed by Dragonflies and the Sea Foam Collection, a new pattern characterized by a unique glaze Jade created to echo ocean waves lapping on the beach. “It’s a meld of science and art, though it’s not exact science,” she says.

Visitors to the retail shop will find not only pottery—which is made on-site—but also a bevy of gifts and décor that pay homage to coastal imagery, such as crabs, lobsters, mussels, birds and dragonflies, reflected on mugs, vessels, plates, vases, lamps and even pizza stones.

Chatham Pottery is high-fired stoneware, meaning it is more durable and able to withstand everyday use. The pottery is made from American-sourced materials by Jade and two other potters, Renee Woodard and Kiera Murphy, before being fired in their huge shuttle kiln in the studio behind the retail shop.

McPhee Associates designs a home for retirees’ extended family gatherings

MARKED BY TRADITIONAL DESIGN , attention to detail, and an outdoor space that’s perfect for family gatherings and entertaining, this Dennis house built by McPhee Associates has plenty of curb appeal.

The homeowners originally approached Rob McPhee, president of the design-build firm founded by his father, Bob, to renovate another house, which would have been a long and complex undertaking.

Family-focused and nearing retirement, their goal was to find a house designed for family gatherings on the Cape where their grown children and young grandchildren could visit, explained McPhee.

As an alternative to renovating an old house, McPhee asked, “Did you ever think of building a new house?”

McPhee already had a set of plans drawn up, as well as a building permit for a property in a neighborhood he was developing called Windward East. They jumped at the opportunity. As a result, the pre-construction process was much faster than usual.

Built in the traditional Cape Cod style with natural white cedar shingle siding, the house is symmetrically designed with a traditional Nantucket dormer, covered porch, and substantial centered chimney painted white.

The central portion of the house is tastefully extended on either side. McPhee explained that varying the rooflines allowed them to increase the size of the house (including a third garage bay) while maintaining a pleasing scale.

Details make the difference both inside and out. A cupola above the garage has a copper roof with a weathervane, and the windows have shutters and pediments.

“The trim both inside and outside can really set off a house,” said McPhee.

The covered porch has brass lantern lighting fixtures and paired classic columns. It’s set off by a tall flagpole on the lawn opposite the front door. A smaller side porch with a blue rocking chair adds to the charm.

“It’s a nice friendly neighborhood where you can sit out there on the rocking chair,” said McPhee.

Inside, an open floor plan integrates the living room, dining room, kitchen and breakfast nook, all with a view of the sparkling swimming pool. Throughout, the attention to detail shows. McPhee Associates has a selection coordinator who assists with the selection of the finishes, such as tile, drawer pulls, flooring, and plumbing fixtures.

“Our goal is to hold the client’s hands and go through the selection process. It’s a collaborative approach that’s designed to be enjoyable,” said McPhee.

The woodwork is impeccable. Trimmed ceiling beams connect columns and crown molding throughout the open space. Many of the cabinets and shelves were custom-constructed, such as the bookcases around the fireplace, and the shelving in the mudroom.

Stunning white Cambria quartz covers the kitchen counters, island and backsplash. The owners opted for stained oak beadboard in the ceiling of the breakfast room, and natural walnut on the bar countertop and banisters.

“That gives it a nautical look,” explained McPhee.

In the backyard, a large patio surrounds the swimming pool, and there’s a gas firepit and an outdoor kitchen bar complete with a pizza oven. There’s plenty of comfortable seating and a dining table perfect for relaxing or entertaining guests. “They fill it up with their family,” said McPhee.

A porch has a flat screen TV and screen windows that can be replaced with glass to extend the season. “If you have a rainy day you can still enjoy the view,” noted McPhee.

Andy LeStage’s ties to Orleans go back generations. Summers were spent in a cedar-sided home on his parents’ property, located on a hill overlooking the river that gave the family a place to fish, swim, boat and explore.

Several years ago, he and his wife, Maria (pronounced “Mariah”), decided to build on a parcel of land next to the home Andy grew up in and where Andy’s brother lives now; the property was part of the family compound and gave the brothers the chance to also be neighbors.

The new homestead—created by SV Design and Laplante Construction—gave the LeStages the chance to pass on the joy of Cape Cod river life to their two children and future generations.

The family can see Andy’s brother’s home and the river from the backyard, where a native meadow is frequented by dozens of species of birds, and the stunning river greets them whether they sit outside on the patio or in the kitchen, dining area, and living room.

“I love the way the house lives,” Maria says, and Andy agrees, saying, “The flow of life through the house works really well.”

The LeStages particularly enjoy that the home scales easily—up or down—depending on how many people are in it. Over Thanksgiving 2023, extended family visited. They’ve hosted a cocktail party for 40 people, and for much of the year, they live in their home alone. “It doesn’t ever feel too big or too small,” Maria says.

Getting started

In 2020, the LeStages connected with the architecture and interior design firm SV Design and Sean Henry, a senior project manager who works out of the company’s Chatham office. They shared their vision for a classic Cape home with an open design, office space for each of them, ample views of the river that leads to Little Pleasant Bay, and the flexibility to grow from three bedrooms to five—with an additional two-bedroom guest house, if needed.

“They gave us the parameters and also valued our expertise in what we do with design,” Henry says, explaining that SV Design’s associate of interiors, Lindsay Goode, also entered an iterative process with the LeStages, bouncing ideas back and forth and guiding them through the interior design.

In 2021, the vision and design were clear, and the LeStages reached out to Bill Laplante, president of Laplante Construction in both Chatham and East Longmeadow, to bring it to life. The couple was living in Hingham, and Laplante came recommended by a fellow gym member in casual conversation.

After viewing Laplante’s home in Orleans, which was built by Laplante Construction, the LeStages brought the firm on board. “It worked amazingly well,” Andy says. “Maria and I have built additions on previous homes, but this was the first time we did a ground-up construction. It worked as we hoped, with the architect and builder working together to deliver the dream home.”

Design flair outside the home includes classic exterior lighting sourced by The Nauset Lantern Shop in Orleans, landscaping in the rear by Blue Flax Design of Harwich Port, and a Nantucket-style dormer over the front door.

The open floor plan and plentiful windows by Andersen let light and beauty inside the home, where you’ll also find Vartanian Custom Cabinetry in the kitchen, wet bar, and bathrooms; quartz countertops; frameless glass shower doors with porcelain tile; and a custom-built white oak staircase.

The LeStages were not afraid of color. The bold blue found in the kitchen extends to the bar cabinet in the living room and commands attention. The bar countertop is black walnut plank.

The custom-built window seat calls one to sit and gaze out the window, read or nap. Below, the living room as seen from the kitchen; highlights are the built-in bookcase, cove crown molding and fireplace with travertine stone surround.

Laplante says the LeStages’ color selections help the interior shine. “They weren’t afraid of color,” he adds, pointing to the stunning teal glass backsplash in the kitchen, the deep-blue cabinetry of the wet bar in the living room, and the ombre tile that fades from deep blue to white in the master bath.

The importance of communication

The LeStages moved from Hingham to the Cape and were living in another family home after their project broke ground. Maria works in marketing, remotely; Andy had recently retired from commercial real estate and investment management, and in 2023, he bought a Budget Blinds window coverings franchise in Dennis. Their lifestyle made them available to their architect and builder as the project evolved.

Laplante says he and his team stayed in contact with Henry and the LeStages, working through various changes and making materials choices as needed. That communication, he says, is critical.

Just inside the front door is an entryway with recessed panel wainscot and an ambiance that lets you know you’re on the Cape. Below, the front of the home features Nantucket style dormers, double-dipped white cedar shingle and a mahogany entry door.

“There must be a very, very close working relationship between our team and the customer, and the communication is the absolute most important part,” Laplante says, noting that oftentimes—but not with the LeStages’ job—“We might discover a technique, a design detail, or a material we’re not comfortable with. We bring that up, and we talk to the customer about that. We talk to the architect about that.”

One major detail that did change in the plans for the LeStages’ home was that there was originally a step up from the main home to the rooftop deck; the couple preferred it to be level, so the plan was tweaked, taking depth from the garage ceiling.

“It was a great example of that collaboration—fixing something in the field,” Andy says.

Taking in the out of doors

Henry says the site of the home sits on a previously untouched wooded lot. Site constraints were defined by the winding river and conservation restrictions. A number of

invasive species were removed, which made it easier to also remove many trees in poor condition.

Blue Flax oversaw the restoration of the property along the riverbank. In addition to serving as a liaison with the Orleans Conservation Commission, Blue Flax landscaped the rear garden, which holds Queen Anne’s Lace, Black-Eyed Susans, and other native species. In the front of the home, traditional hydrangeas and ornamental grasses were planted by Outerland of Mashpee.

“We spend a lot of time on the patio,” Maria says. “We try to eat outside. We sit in the Adirondack chairs and hang in the hammock. I could watch the river all day, and Andy’s a big birder.”

Both LeStages appreciate the respect the Laplante team offered during construction. “Working with Bill and Rich Walz, our project manager, was wonderful. They treated our home like they were building for themselves,” Maria says. “They were thoughtful, respectful. They took care. It was just incredible.”

Blue Flax designed the rear garden, which is full of native Queen Anne’s Lace, Black-Eyed Susans, and other native plants that attract many species of birds.

Karen Gadbois came across a rather unremarkable bungalow in West Hyannisport when she was perusing the local real estate listings a few years ago. She drove up to the house and immediately called her husband.

“We need to view this together,” she told him.

Even though the couple had an existing summer home in Centerville, it didn’t have the water view they’d always dreamed about, and the Gadboises saw the potential of the West Hyannisport house, even though the view of the water was obstructed by towering overgrown hedges and thickets of rosa rugosa.

“We had four objectives going in,” said homeowner Charlie Gadbois, who also owns Wellen Construction. “We wanted to capture the view, add a fifth bedroom, reconfigure the interior to take advantage of the view while keeping the home private, and achieve ‘winter living,’ that is, create a place where you could come in the winter and still feel cozy.”

An outdoor dining space was also essential as was a kitchen-dining area that would accommodate their Sunday dinner tradition.

The original house, built in 1968, was transformed into a 2,400-square-foot home with a gambrel wing added to the rear of the house. Opening the water view was one of the most dramatic and appealing changes made to the property.

“This project was all about the view,” agrees architect Gregory Legault, owner and principal of Legault Design, who designed the home. “We originally looked at replacing the existing house with a new, modern structure but quickly realized that permitting would be more time-consuming and restrictive than the owners would have liked. The decision was made to keep the existing footprint and add a second floor on top of the existing single-story family room and porch area of the house. This provided the necessary floor area for a new primary suite with the great views from the family room below.”

The renovation occurred over a three-year period. The family room was expanded into the existing porch, and the existing fireplace and chimney were removed to open up the view to the east. Large sliding-glass doors were put in its place, with more glass extending around the corner to really capture the panoramic views. A new custom outdoor kitchen was added on the landward side of the patio and

deck area. The living spaces were opened up to create space for a larger kitchen and dining area with south- and eastfacing windows, creating the feeling of a much larger house.

The new kitchen is a bright space, with white birch Shaker style cabinetry and oversized white bronze hardware, complemented by a subway tile backsplash, a 10-foot white oak island, and Danby marble countertops. A handsome built-in white oak china cabinet provides additional storage. The dining table beyond can seat 12 people, and diners can view the creek thanks to the addition of wrap-around windows.

The house is now open to the dramatic creek view where ospreys soar and call, and great blue herons and egrets stalk the marsh.

The family room is a cozy gathering place for the entire family, with a new fireplace wall and built-in custom cabinetry. Off to the side is a home office, closed off by a pocket door.

Removing the sun porch also accommodated the addition of a downstairs en suite guest room. A side door near the kitchen opens to a mudroom with storage cubbies, a laundry room, and a half-bath.

One of the most unique design elements is the glass-walled staircase that enables a clear view of the waterfront as soon as you enter the home.

“The decision to replace the existing stair was made based on looking at a 3D model of the space,” Legault explains. “The feeling of walking in the front door and being able to see right through the stair and out the huge family room windows was too good to pass up. Flooring, except for the bathrooms, is European white oak that evokes beach sand, and walls throughout are shiplap, which adds to the casual vibe of the interior.

Upstairs, the former attic above the family room was transformed into a primary suite with a walk-in closet, en suite bathroom, and a balcony overlooking the creek. Three other bedrooms for the couple’s three children are also upstairs, all with en suite bathrooms.

The previously neglected yard is neat and tidy, ringed by blue hydrangeas, a few native grasses, and lawn. The family of five enjoys the summer breezes from the large patio that features a kitchen, dining table, and comfortable seating. There’s also an attractive storage “cottage” with an outdoor shower.

“Collaboration and communication were a great recipe for a hugely successful project,” says Legault. “The clients set the tone, and the contractors, subcontractors, and consultants all followed suit to make sure that this wasn’t just another job, but something really special.”

When it comes to business, it’s personal for Chris Cotoia, the founder of Executive Landscaping. It has been nearly 30 years since Cotoia, a 12th-generation native Cape Codder, began what is now widely regarded as one of the Cape’s premier landscape construction and maintenance companies. Cotoia was still in his teens when he took his neighborhood lawn-mowing business and expanded the services provided, hired a couple of employees, and incorporated.

With an unrivaled work ethic, Cotoia was able to achieve steady growth throughout Executive Landscaping’s first 15 or so years of operation. Cotoia and Holt-Cullity to propel Executive Landscaping into the company it is today. Within just a couple of years, HoltCullity had equity in the company and was made partner.

What was a lawn-mowing company is now the go-to landscape construction company for many of the region’s top builders. What was a small business with minimal crew is now a company that employs 60 people from early spring well into late fall, and 30 employees year-round.

Where a landscape construction project may have included terraces, walkways and plantings in the early days, the projects Executive Landscaping undertakes today are typically comprehensive outdoor living spaces that encompass every facet outside of a home’s four walls. In addition to plantings, Executive’s projects often include extensive hardscaping, swimming pools and spas, outdoor kitchens and dining areas, “living rooms” with fire pits, and even the occasional pizza oven.

As the types of projects Executive Landscaping took on evolved, becoming ever more elaborate, accolades and awards soon followed. In 2016, they were awarded two BRICC Awards, a gold and a silver, from the Home Builders & Remodelers Association of Cape Cod. In 2023, they won another BRICC Award—a gold—for an expansive project in Chatham.

Because Executive Landscaping partners with skilled specialty contractors throughout the region, a homeowner or builder can work exclusively with Executive, who will act as a project’s “general contractor,” overseeing all of the exterior work and subcontractors required to create a truly exceptional outdoor living space.

In the spring of 2024, Executive Landscaping was acquired by Fairwood Brands, a nationwide family of companies that create and maintain exquisite outdoor spaces, with Fairwood Brands CEO Mike McRae hailing Executive Landscaping as “…a true leader in one of the best Northeast markets.”

For Cotoia and Holt-Cullity, the acquisition changed little, yet at the same time, quite a bit.

“Our day-to-day operations remain the same,” says Cotoia, adding, “Our customers will notice virtually no difference as we continue to transition, and we have retained all of our employees. What has changed is that we now have access to a nationwide network of true industry experts within the Fairwood Brands family with whom we can consult on especially challenging projects. I am still here, and so is Kyle. This is truly the best of both worlds.”

• Notify 811 well in advance of digging or moving earth in any way – even for small jobs.

• Respect the locate marks and follow them when digging.

• Dig with care in the vicinity of underground natural gas pipelines.

• If you find an unmarked or mismarked line, stop digging and notify 811.

• Report any suspicious activity near a natural gas pipeline marker.

• Don’t rely on your nose alone. Be alert for the many warning signs of a natural gas leak.

• Know what to do if your equipment contacts a natural gas pipeline.
