Is Equity Release the Answer? by Rob Weale from Colwall With interest rates for savings at an all time low and pension annuity rates failing to deliver a decent standard of living, care home costs increasing and mortgage deposits for children and grandchildren becoming near-impossible to save, more and more over 60s are turning to their properties as an alternative way of meeting the shortfall. Whatever an individual’s reason, it’s a dilemma many people find themselves in. The need for well-qualified independent advice has never been greater. The History Equity Release has for many people been a dirty word, often associated with the mis-selling horror stories of the 1980s and 1990s. That stigma has been hard to shake; however, largely due to FSA regulation, qualifications, plus improved products and flexibility, we see Equity Release becoming ever more popular and a real consideration for those needing either income, lump sums, or a combination. This is often to help fund retirement, home improvements or to help a younger family member get on the property ladder; an advanced inheritance if you will. Independent Advice Equity release products can be complicated and it is important to receive specific tailored advice from an independent specialist, since everybody’s circumstances and needs differ. It is essential the advice you seek is independent and from the whole of the market, and only from firms regulated by the Financial Services Authority. As an extra precaution, companies that subscribe to SHIP (Safe Home Income Plans) can give extra peace of mind, this is a self-regulating industry body set up by lenders and offers standards as well as ethical codes of conduct. The Products Equity Release can take on many different forms. Some plans involve the sale of part or all of the property, often referred to as ‘Reversion’ schemes. There are plans that are very similar to a typical

mortgage whereby the loan has interest payments, but are deferred, known as a ‘Lifetime’ Mortgage. Within the product itself there are also other variants including lump-sum payments, income payments, or a draw-down facility giving ad-hoc payments. There are pros and cons to each and every type of equity release and the correct solution will only become apparent once all circumstances are considered. The Process The first priority is to establish whether or not an equity release is even suitable. Sometimes the property is not acceptable or the ages of the individuals do not meet lending criteria. Sometimes, after careful consideration, it is a straightforward decision that this type of solution does not sit happily for the individuals concerned. The decision should not be entered into lightly, the need for face to face consultations is never greater than here. The Alternatives With your family and adviser, the alternatives must be considered, for example; do nothing, downsize, borrow from family members, arrange an interestonly mortgage to name a few. It is important that all angles are explored, only then can you make an informed decision. Bad Dog

I’m watching a dog, a German Shepherd, bounding gracefully around a garden, chasing a small furry toy on the end of a lunge whip. ‘He was a rescue dog and quite wild when I got him’ says the woman in charge of the game. With a flick of the cord the toy jumps to the other side of the garden and the dog chases in a flurry of excitement. Then, with a single, quietly spoken word, ‘Leave’, the dog instantly stops what its doing and waits expectantly. Its taken a lot of work to get the dog this far, but then her owner is Sue Harper, a woman who has devoted the better part of her life to promoting good behaviour in dogs. ‘I still can’t believe I make a living from something I love so much!’ she says. Much of Sue’s work is in running ‘one to one’ training sessions and courses for individual owners and their dogs. Once learned, the style isn’t one of shouting or strict discipline, but quietly spoken words to which the dog responds. During Sue’s training, games are introduced which match the breed and character of the dog. ‘Terriers like fast, moving squeaky toys, retrievers and labradors will retrieve objects by nature and like nothing better than chasing a ball. Training games are the best way of training dogs, they need to enjoy the training in order to learn fast.’ Perhaps the biggest lesson for many people who come to Sue is that its not so much the behaviour of the dog, but rather the behaviour of the owner that’s the key factor. ‘You’re not actually teaching the dog,’ says Sue, ‘you are teaching the owner. It sounds obvious, but for some people who come to me its a revelation’.

Sue’s interest in training dogs comes from her time running a small holding many years ago. ‘I was raising sheep in East Anglia’ she tells me over a cup of tea, ‘and had a collie which I took on a course run by the Agricultural Training Board’. She was already doing some training work when she realised how much she loved teaching others, and expanded her dog training work. More than twenty years later her enthusiasm is undiminished, although the ways in which dogs are trained has evolved and developed. These days the emphasis is on creating more of an emotional bond. ‘Its about creating the right relationship, learning to think like a dog, and not simply being either a rigid disciplinarian or just a food dispenser’ she explains. Sue has recently returned from a training course run by John Rogerson, a dog trainer of world renown. ‘People travelled to the course from New Zealand, the United States and Canada. John taught us to smile at the dog; the animal has to learn to read the face and to be able to read people, as well as the human reading the dog. The emotional bond you can create with a dog should not be underestimated’. Another key skill that Sue teaches is the timing of praise, or the timing of telling a dog off. ‘The precision of timing is crucial to whether the dog

Good Dog realises that what its doing is either right or wrong, that is where the difficulty arises with teaching dogs not to chase sheep, chasing often happens at a distance from the owner, unless the dog is caught in the act of chasing or within seconds of chasing the dog will not necessarily associate the owners anger with the chasing he has just returned from.” Because of her past in agriculture, Sue’s real passion is training dogs to behave in the presence of livestock. ‘One of the commonest phrases I hear from owners is ‘I can’t believe my dog would chase sheep’. The second commonest is ‘I didn’t know the sheep were there’. Its important to realise that chasing sheep it part of a dog’s natural behaviour, some dogs will do it and won’t even realise they’re doing something wrong’.

At the moment Sue runs regular group courses on farms, in Malvern and South Wales which allows owners to train their dogs in a setting with livestock. ‘Although I love dogs, I really hate what they can do to sheep. In the past I’ve worked on farms and seen sheep with the most terrible injuries inflicted by dogs. If they suffer an open wound it can easily become infected and infested by maggots. Sometimes there are invisible injuries, a broken leg or broken back, or stress related illness for example pneumonia. Sheep can die can die a terrible death, without being touched by the dog’. ‘By effectively training a dog, you have a great companion who you can take into the countryside. What you don’t want is a ‘hooligan hound’. Not everybody likes dogs bounding up to them during a walk outdoors, but everyone admires a well trained dog, its important that owners recognise that a trained dog is a happy dog they can take anywhere and that fits into society.

Rejuvenate with Raw food!

There are no short-cuts to health and happiness, other than a complete gastrointestinal purification programme of juices, volcanic ash and water for five days, or is there? One of my most memorable meals was not in a gourmet restaurant but on a yoga retreat. I was brought a bowl of gazpacho, a Spanish raw vegetable soup, burgers made with raw carrot and lentils, and a raw chocolate pie. It was my first encounter with a 100% raw meal, delicious and bursting with vitality.

of protein in the whole vegetable kingdom Like all vegetable matter, sprouts are best eaten raw. This particularly applies to the seeds, as opposed to the beans. Cooking will destroy some of the enzymes, but a lightly cooked sprouted bean is still very valuable nutritionally. Regularly eating sprouts can have a dramatic effect on your general health and wellbeing. Research has shown that sprouts can improve and maintain the immune system, combat common colds and flu, improve your digestion and increase vitality. There are plenty of other health benefits to raw food. Chewing raw food is an excellent workout for your gums and jaw because it is slightly harder to chew than cooked food.

What are raw foods?

Seeds such as alfalfa and broccoli are great in salads and sandwiches, added to cottage cheese and yoghurt. Most people are happy to start the day with a smoothie but why not try a carrot, apple and ginger juice which is great for the digestion and immune system. For lunch why not try a paté made with seeds and pulses or serve fruit salad as a starter. Its often not realised that fruit is best eaten on an empty stomach. Try jazzing it up with chopped avocado, exotic fruits, or even a little chilli. If you’re not accustomed to eating raw foods, try adding a little at a time, with the eventual aim of having at least 50% of your diet composed of raw food. A raw food diet is considered by some to be the secret key to longevity. It has the potential to detoxify the body, reverse the degenerative process and provide us with boundless energy. Raw foods contain an abundance of vitamins, minerals, fibre, anticarcinogens and enzymes. The concept of a raw-food diet may be interesting to some simply because it promotes eating healthy, fresh, unprocessed foods. A raw-vegan diet consists of eating foods in their most natural, uncooked and unprocessed state. It is based on a diet mainly of fresh fruits, nuts, vegetables, seeds, sprouted legumes and grains, and dehydrated breads and crackers that have not been heated above 40 C. Raw Foods advocates believe that the ‘life force’ or energy is destroyed through cooking. Overcooking certain foods destroys some nutrients, especially water-soluble vitamins. The benefits of vitamins and minerals are well documented, but not so with enzymes, yet they are so vital. A diet rich in raw vegetables, particularly young sprouts, could help rejuvenate the body! Sprouted seeds, pulses and baby plants form the basis of a raw food diet.

Lizzy’s Recipe Super Quick Chilli • 1 chopped onion • 1 clove of garlic crushed • optional chopped peppers, grated carrot, chopped mushrooms • 1 tin of kidney beans/aduki beans • meat free mince (100g) • ½ tsp yeast extract e.g. Marmite • 300ml vegetable stock or water • 1 tin of chopped tomatoes or a carton of passata • ½ to 1 tsp crushed dried chillies to taste • soya sauce to taste • olive oil

All About... ...The Birchwood Bash 2 The ‘Birchwood Bash 2’ is a mountain biking event and skills training day for young people organised by local cycle-club Malvern Cycle Sport. Ed Moseley tells us more.

So what exactly is ‘Birchwood Bash 2’?

We’re offering a day of mountain bike coaching and a simulated race experience for young people aged between six and sixteen. On hand will be a number of accredited coaches who will run different workshops; heading downhill, hill-climbing, there will be technical sections with lumps, bumps and jumps, there will also be a session to help them deal with cornering. The children will be divided into groups based on age and ability. In the morning they’ll learn and in the afternoon there’s the chance to put the skills to the test.

Have you ever done this before?

We did this last year and it was really successful. It took place in the school holidays and at first we weren’t sure how much response we’d get. The event itself attracted around 70 participants and it was a day with a lot of enjoyment. We’ve set this up in association with Cycling Development West Midlands who run similar days with bigger, established groups. However those events tend to be on the road and so this offers the chance to take training into an

off-road environment. I’m pretty sure there hasn’t been anything like this locally before, last year it set a mould that could be copied by other clubs in the future.

Why have you aimed this training at young people?

Our club formed recently and we’re looking to develop cycling in this area. We want to encourage the next generation into the sport and this seems to be a good way to do it. I’ve lived here all my life and cycling has been a great thing for me. Its a great outdoor pursuit, any coaching and learning you receive will teach you perseverance and reward .

T ell us about the club. Malvern Cycle Sport has been going for a couple of

years. We have three or four coaches and put on smallscale events at Malvern St James. We have regular mountain bike rides across the hills while other members head out on the roads. Some members go to Wales to ride at well-known trail centres. Its a real mix and very sociable. I’m hoping that in the future we may organise a full mountain biking event locally, Malvern offers us a great variety of riding which is what we love.

BIRCHWOOD BASH II Malvern CycleSport promotes:

All participants must wear helmets. Participants must provide their own bikes which should be in good working order and suitable for off-road cycling. Limited catering will be present but participants and spectators should be self-sufficient for food and drink. Event is being held on private land, strictly no access outside of this event.

Youth mountainbike event on Sunday August 21st, in conjunction with Cycling Development West Midlands. A chance to learn from qualified coaches: skills training in the morning then test your new skills in the afternoon’s racing.
