Equity release should be advised, never sold... By Independent Financial Advisor Rob Weale from Colwall
L
et me be clear, equity release is an area of financial planning that should never be sold to a client, only ever recommended, and then only once all other avenues are explored and dismissed. An obvious statement you might say, however I am aware of firms which sell an equity release product without having either the qualifications or permissions to advise on the other aspects of financial planning, something only an independent financial advisor can do. The Process The first priority is to establish whether or not an equity release is actually suitable. Sometimes the property is not acceptable or the ages of the individuals does not meet lending criteria, sometimes, after careful consideration, it is a straight forward decision that this type of solution does not sit happily with those concerned. I encourage clients to have as many meetings as it takes to reach an informed position, with no pressure, no fees and no timescales, in order to ensure the next step is the right step. Alternative Options The alternatives must be considered, for example, do nothing, downsize, utilize pensions or investments, arrange an interest only mortgage, to name a few. I encourage the participation of other family members where appropriate and that all angles be explored, only then can you make an advancement to the product itself.
Independent advice Equity release products can be complicated and it is important one gets specific tailored advice from an independent specialist as everybody’s circumstances and needs differ. It is essential the advice you seek is independent and from the whole of the market, and only from firms regulated by the Financial Conduct Authority. Charges There are many different charges associated with arranging an equity release, none of which should be payable unless you go ahead, such as providers arrangement fee, valuation fee, legal fee, advice fee. I would encourage you to seek out a fixed fee solution for the advice aspect, not a percentage, as then you can be safe in the knowledge you have not been encouraged to take a bigger loan than you need. An advisor fee of between £500 and £600 should be more than enough to cover their time, anything higher, ask questions, and shop around. Enjoy Local mulitcolour fun run The Marvellous Malvern Multicolour Fun Run is back for its third year. Set in the grounds of ELIM International College in West Malvern, participants run, jog or walk around a cross country course while bombarded with powder paint! Ledbury Choral Society’s Easter Concert includes Bob Chilcott’s Requiem and Monteverdi’s Beatus Vir. Taking place in the beautiful setting of St Michael’s and All Angels Church in Ledbury, they will also perform Handel’s Chandos Anthem (Number 8) which he composed during a stay at the home of the Duke of Chandos. Tapley House, an original comedy written by Georgia Gill, comes to Bosbury Parish Hall on Saturday 14th April. It tells the story of Donnie and Sid, two lazy twentysomethings who are thrown together under the roof of Tapley House. 5. colwall players - visiting hour A hospital drama, yes, but Visiting Hour, the Colwall Players’ latest production, is not in the mould of Holby City or Casualty! Six interlinked plays set in a National Health hospital are alternately funny and sad, with elements of tragedy and comedy in each. You will be reaching for the Kleenex one minute and rolling in the aisles the next. Written by Richard Harris, author of Outside Edge and Stepping Out, the play charts the activities of the Ward occupants during visiting hour. New friendships are formed, relationships are explored and the chaos that well-meaning, and not so well-meaning, visitors bring with them at visiting time is somehow handled.Visiting Hour will be performed on 31st May, 1st June and 2nd June at 7.30pm in Colwall Village Hall on Mill Lane. West Malvern Garden and Nature Club goes on a tiger hunt this April. Naturalist Gary Farmer will be giving a talk entitled ‘India – On the Trail of the Tiger’ at one of the club’s regular meetings on Tuesday 17th April. On Tuesday 15th May, Philip Seaton will be talking about the conservation and biodiversity of orchids. Meetings usually begin at 7.30pm in the village hall in West Malvern and cost £2 for members, £3 for visitors. Everybody is welcome, if you’re interested in joining then membership is £5.

PLANT FAIR St Michael’s Hospice is holding a plant fair to raise funds this May. The event, at the hospice in Bartestree near Hereford, offers the chance to browse a wide variety of indoor and outdoor plants, gifts, local strawberries, asparagus and honey plus recycled and fairtrade garden tools. News FLICKS IN THE STICKS Flicks in the Sticks organise film showings in local village halls once a month. In Colwall on 6th April there’s a screening of Frantz (cert 12A) while on 11th May there’s a screening of Film Stars Don’t Die in Liverpool (Cert. 15). The admission price remains at £4 for adults and £2.50 for under 16s. Doors open at 7pm for a 7.30pm start. Meanwhile Bosbury Flicks is showing Victoria and Abdul (Cert 12) on Friday 20th April and Out of Africa on Friday 18th May. Both films begin at 7.30pm in Bosbury Parish Hall, entry is £5.
ARTISTREE is a co-operative of local artists. ‘Something Contemporary’ is the first of a number of exhibitions they will hold this coming year. The show starts on 28th March and continues until 24th June, with painting, sculpture, furniture, photography, ceramics, glass, textile and encaustic work. The display takes place in the gallery above the Heritage Centre on Church Lane in Ledbury, one of the town’s most historic buildings. Entry is free and its open from 10.30am until 4.30pm every Wednesday to Sunday.
COLWALL CHURCH & ALE HOUSE FESTIVAL The Colwall Church and Ale House Festival is back! It takes place at the end of June this year, but before then there’s a ‘Festival Fifty’ volunteer evening on Friday 13th April. Starting at 7.30pm in the Ale House, it’s a chance to learn about how you can get involved in this year’s festival, which is a showcase and a celebration of life in Colwall. This year the festival returns to a week-long series of events culminating in Festival Day. The festival helps raise funds for St James’ Church and the Ale House and provides a platform for other groups to raise their profile and raise funds.

well dressing Preparations are now underway for this year’s Malvern Well Dressing festival which begins on Saturday 5th May. Every year well dressers choose the festival theme and this year they have chosen to decorate their wells with the topical ‘Year of the Woman’ theme. ‘2018 marks the year that women were first given the vote’ says Emma Green who is one of the festival’s organisers. ‘It seems only fitting we remember this and other female achievements. I can’t wait to see the dressings it inspires.’ Now in its 18th year, the festival is run by the Malvern Spa Association and a committee of volunteers. Last year more than fifty sites were dressed. ‘We could decorate even more’ says Rick Banbury, Chair of the committee running the festival, ‘but we’re running short of accessible wells! Every year we welcome newcomers and we offer helpful tips and advice. Other individuals and groups return year after year and what’s lovely is they start to feel a real affinity and ownership of the water source they decorate.’ As in previous years, wells and springs are dressed on Friday 4th May and the decorations stay in place for the following week. A team of judges visits all entries and makes awards for the best decorations. The weekend sees lots of activities including water blessings from different faith groups and tours of the dressed springs and wells are organised. The Malvern Well Dressing Festival runs from Saturday 5th May until Thursday 10th May. You can find out more by visiting the Tourist Information office on Church Street. SUE DAKIN, WELL DRESSER This is my fourth year and I have formed ‘Team Gaia’ together with friends to dress our well. This year we will be decorating Hayslad and we’re quite nervous! It’s a big space and it gets a lot of visitors. We already have our design and although we can’t give too much away, we hope it will be both weird and wonderful. I always view as many other wells as possible and love how we have one theme but so many different interpretations. One of our group is my sister in New Zealand. She does a lot of the knitting needed and sends it in the post. We have a certain style which is to use natural materials as much as possible. I do love it – it’s so creative and therapeutic. The festival is run by a really nice bunch of people and it brings the town together.

In the nursery we are up to our ears with plants and preparing for the RHS Malvern Spring Festival between Thursday 10th and Sunday 13th May. Space is at a premium and it is a juggling act trying to keep plants in tunnels from going ‘leggy’ or getting frosted! Spring is a busy and exciting time for gardeners, with the anticipation of the scents and colours of the summer ahead. As well as creating a beautiful garden for ourselves we can help our wild bees and other pollinators that are in decline, by providing pollen for each season. By choosing nectar and pollen-rich plants that flower over a long season, gardeners can help support their numbers. Suitable winter plants include Galanthus (snowdrop) Helleborous, Lonicera x purpusii (winter honeysuckle), Sarcococca, Ericas and early bulbs such as crocus and Scilla. Early spring provides a huge selection of bulbs. Erysimum, Primulas, and shrubs such as Hamamelis, Cytisus and skimmia. Prunus sub. Autumnalis (winter cherry) and many of the early crab apples such as Malus Red Sentinel. Summer/Autumn is full of perennials, biennials and annuals. Shrubs such as Buddleja, Philadelphus, Choisya, Cotoneaster and Spiraea. Perennials include Aquilegia, Leucanthemum, Campanula, Echinacea, Hemerocalis, Penstemons and Delphinium. Many plants, both ornamental and edible can either be sown directly into seedbeds or first raised in pots then transplanted. Many plants such as carrots, parsnips and annuals such as Ammi majus and Eschscholzia are all better sown directly into the soil. Don’t be tempted to sow too early, wait until the soil has warmed up and prepare well with a fine tilth and added compost. If you have to sow in modules first, plant the plants out when they are small so as not to disturb the roots too much. Containers can be planted in May with summer bedding to get plants well established for a long flowering period. Keep some fleece ready to cover tender flowers and vegetable plants from frosts. This year we will have been exhibiting at the Malvern show for 33 years! Come and visit us (we are by the West gate) and enjoy the amazing selection of plants and gardens on offer. It really is inspiring to see so many visitors caring about the environment and creating their own little bit of paradise.

bakewell tart or Almond Slices... For the base you can use ready-made short crust pastry as an alternative or: cut the butter into small pieces and then rub into the sifted flour until it looks like fine breadcrumbs. Mix to a very stiff paste with egg yolk, sugar and a little cold water. Turn out on a lightly floured work surface and knead quickly until smooth. Wrap in cling film and leave in the fridge for at least 30 minutes to rest. The Filling: 1. Roll out pastry on a floured work surface to fit 11” x 7” cake tin 2. Line tin, place pastry in it and cover with jam 4. Cream the butter and caster sugar until very pale in colour, light in texture and fluffy. 5. Beat in eggs one at a time adding a teaspoon of flour with each one. 6. Gently fold in remaining flour and ground almonds 7. Spread the frangipane mixture over the jam, smooth with a knife 8. Decorate with flaked almonds 9. Bake at 200 Celsius (400f) Mark 6 for 25 mins 10. Cool on a wire cooling rack. 11. Cut into 12 slices when cold. Sprinkle with icing sugar and serve with lightly whipped cream, or ice cream as a dessert.

ledbury allotments If you crave a bit more space to grow your own fruit and vegetables, or want to get fit and healthy, then an allotment could be the answer! It’s a great way to meet likeminded people, share tips and learn new skills. Ledbury Allotment Association (LAA) has more than 90 members tending to 110 full, half and quarter plots on two fields off Burtons Lane, near to the Bromyard Road. A full plot measures 27m x 9m (90ft x 30ft) and a half plot is 13.5m x 9m (45ft x 30ft). This year they are also offering ‘mini plots’ for those who are new to gardening and want to try growing on a small scale first. Having an allotment and growing your own will help to reduce your use of packaging, food miles and you can easily grow organically so you know exactly what is going into the food you eat. It’s also a great opportunity to grow more unusual or expensive-to-buy fruit and vegetables. One member grows award winning dahlias and exhibits at shows including the Malvern Autumn Show at the Three Counties Showground. LAA boasts a community orchard growing a variety of eating and cooking apples, crab apples and pears which members share each year. They have a dedicated Wildlife Officer who creates wildlife havens around the site for visitors including barn owls, woodpeckers, bumblebees, butterflies, frogs and hedgehogs. Members receive a bi-monthly newsletter, invitations to social evenings and summer barbecues on site. LAA hosts talks by wellknown industry experts and organisations for members and the general public on horticulture and wildlife topics. LAA is also proud to support the annual Ledbury Community Day each June. A recent addition near the allotment entrance has been the installation of a defibrillator unit, a partnership between Ledbury First Responders,

LAA and local farmer George Leeds of Withers Farm. The unit could potentially save valuable minutes and improve survival odds in the case of a cardiac arrest. In 2018 LAA is celebrating its 10th Anniversary of the formation of the association. Many events are planned to include a float at Ledbury Carnival on August Bank Holiday Monday. LAA is a registered charity and one of its goals is to promote gardening on various levels. They offer a mentoring service to new plot holders and encourage people to grow in a sustainable way. They are also developing links with other local groups who may benefit from gardening at some level - this could be schools, the health service or likeminded bodies. The trustees are actively developing the site to accommodate groups for educational visits.

out of control
Remember when it snowed in February? The temperature dived below zero. On the Wednesday evening of the cold weather the temperature inside the temple started to fall as well. Minutes before our public service I noticed the boiler had cut out. The condensate pipe was frozen solid. Whilst Satya led the service, I spent the evening trying to thaw out the pipe. My footsteps crunched on the frozen snow. The cold wind whipped up snow powder from drifts into the air around me. The hot water I was using to thaw the pipe created clouds and clouds of water vapour.
Sometimes that isn’t enough and the worry remains. Sometimes we see how little we are in control of and that in itself feels unsettling. What then?
Ten kettles of hot water later and the pipe was as frozen as it was before I had started. I made sure our residents had electric heaters in their rooms, and gave up for the night.
Count your blessings. It’s a cliché, but it really is a powerful antidote to worry and stressful Magic of Christmas Concert situations. This isn’t about ignoring what’s troubling you, but is about also connecting with what is supportive and good and wholesome.
The next day the plumber helped me unplug the pipe from the boiler, we drained the condensation into a bucket in the boiler room, and the heating came back.
I remember my friends. I remember the bounty of the natural world that sustains me. I remember Christine who left her house to our Trust in her will, which allowed us to buy this temple building.
Two of our neighbours were without running water.
We can go further than remembering our blessings and take action to reconnect with them. Talk to our friends, go out in to the natural world or the places that support us.
One of our outside wastepipes froze and a toilet overflowed. When the snow began to melt it found its way through the roof above our guest bathroom, dripped onto the floor, and water filled the light fitting. There is so much that we are not in control of. A few days later when everything had thawed out, the overflows had been mopped up, and we were all warm again, I felt my body relaxing. I hadn’t even known I was holding tension through the week. What supports us to feel settled and stable in the midst of chaos? One thing we can do is be clear about what we are actually in control of. ledbury cricket club With a new ground and a thriving juniors section, Ledbury Cricket Club has a lot to look forward to this season. The club’s vicechairman Stuart Evans tells us more. Although we have recently taken possession of a brand-new ground, the club has been in existence for 181 years. The club was formed in 1837 and together with Ross-on-Wye we are the joint oldest club in Herefordshire.
really feel like we have landed on our feet. Our good fortune is thanks to the hard work of many people, but in particular I should mention Rob Yeoman our Chairman who really was a driving force behind so much of the work that went on.
Our traditional home was behind the Full Pitcher pub on a ground which we leased. Because of this, it was always difficult to obtain grants to improve the facilities. Four years ago when the land was put up for development, planning law required the club to have a new home before anything could proceed. With generous support from the landowner (EI Group plc), the Club worked with the developer (Silverwood Partnership) to design and build the new facilities.
Last season, our two adult teams finished in midtable positions, with the firsts playing in Marches League Division Two and the seconds in Marches League Division Three.
Land was purchased on Orlham Lane just off the Ross Road and work to create the ground began in September 2016. Over 3000 cubic metres of soil was moved to level the field, with a bank created for the new pavilion to sit on. Big earth moving equipment was brought in and the playing surface was professionally laid by a company with experience of working on cricket grounds. Drainage was put in place and two cricket squares were laid with one for the juniors and one for the seniors teams. Sport England ensured the facilities were suitably specified and advice from professional consultants was invaluable in getting everything just right. We also have three lane nets with an artificial surface and I’m proud to say we now have some of the best facilities in the county. The pavilion was expertly built by Mark Branch, a local builder and we have swapped our dilapidated old pavilion for a superb facility with excellent changing rooms and the new pavilion even includes a kitchen and bar area, we do

We also have regular friendly games on Sundays plus mid week 20 over games for those who prefer to play social cricket. These games also provide an opportunity for some of our junior cricketers to enjoy their first taste of senior cricket. There’s a thriving junior section, with approximately forty children training on Friday evenings. Junior cricket was revived three or four years ago in anticipation of the move to our new ground and we cater for children aged between six and fifteen years old. Last season we entered a team in the local Under 9s cricket league and this season we’ll do the same, together with a new Under 13s team.

Arts and Crafts Exhibition Ledbury & District U3A launches a new venture in the Weavers Gallery on Church Street in Ledbury. From 14th to 20th May they are holding an Art and Crafts Exhibition and Sale of Artwork, Needlecraft & Knitted items. An example of the artwork on display is a painting entitled ‘Bolzano Mercato’ by Richard Hyde (pictured) and there will be many other works on display by members of the Art, Needlework & Knitting Groups of Ledbury U3A. the final curtain Could this be the final curtain for the world’s greatest detective? Sherlock Holmes lives in retirement on the South Coast. He keeps bees, occasionally casts his fly fishing rod, even plays his Stradivarius when the rheumatism allows. All too aware that he’s older and slower, he’s concerned that he might have lost his touch, paranoid that he is an easy target for his enemies: there have been so many over the years. He never truly believed Moriarty – his arch nemesis – died at the Reichenbach Falls. So when Mary Watson tracks him down to tell him she has seen her long-dead son, James, through the window of 221B Baker Street, apparently alive and well, Holmes is determined to solve the mystery and confront his own demons at the same time.
