SANDSLI/ Think Tank Bergen 2 workspace as catalyst for civic space. Sandsli drivers sustainability grounds model work_ a tool for interpretation defining character areas student projects

The work presented in this compilation is an outcome of a semester long investigation taken by 18 master students at the Beregn School of Architecture. The work focuses on Sandslimarka an area located East to Bergen airport (Flesland).

Course content The site for the course is Sandslimarka, located in the south portion of the Bergen corridor. Today step 1 of the Beregn Bybanen (tramway) is being built and step 2 is in Planning. This course look at how new type workspace can built-up the critical mass to generate the diversity needed to create more diverse and sustainable neighbourhood. When looking at Arne last year, we established that housing only, in the way it had been developed around Bergen for the last half century, is not sufficient to produce forward looking environment since they are mainly mono-functional and rely on intense commuting from the people living there. We also established that older industrial estate reused by creative industry is one stream of work we would like to further develop. The second one has to do with recent industry, whether related to food production more importantly relaying on the oil industry in its larger scope (shipping, drilling... not just refining) that triggers a very broad network of companies. To some extant this will be the drivers for the studio, one looking at how business can cluster and become more diverse to integrate more public components in order to transform purely industrial space into innovation environment, supported by good living space.

Bybanen The new tramway in Bergen will cover 40 km of tracks, this will connect over 80% of all workplaces and up to 50% of the population (housing). The new mobility system is coupled with a master plan for city of Beregn focusing on creating a denser city with district centres and locals centres whereas the Bybanen will be the connecting element. Whoever this goals are questionable due to its low speed and inflexibility to evolve.

Planing ambitions supported by mobility system Bybane route in relation with existing city structure and land use. A problematic concern with the zoning technique/ drawing style of the municipality are by imitating the old development in colour, size and shapes. It indicates that the previous dogmatic rules of development are still in play, leaving it to the private actors in the field to decide how the future development should be shaped. There is a lack of speculations and decision guidance from the municipality on how this periphery state of Sandsli could be developed into an area with unique qualities along the Bybane route.

Land use proposal has been accepted by the city. The new proposed highway creates a second boundary to the protected landscape and water.

Towards a sustainable Sandsli

Green network There are many green spots that function as an interface between the social and the natural landscape. But there is a lack of continuity. This is addressed through linking the green spots in a green network. This network is backboned by pedestrian/bicycle paths. Within the network, sites of special importance are identified and protected. The continuous green framework should accommodate an attractive pedestrian and cycling connection. Going by bike or foot should be faster than taking your car. Protection of key vegetation. The criteria for protection are forest type (and thereby potential for biodiversity), maturity of vegetation (age) and aesthetic and recreational hotspots. The folowing high priority vegetation should be protected: deciduous forest, pine dominated forest older than 80 years, spots with important recreational function. Through the investigations it become apparent that ther are clear boundaries between residential areas and business areas. A strategy be developed as a response to this issue. Places between large civic programs such as airports (Flesland) and commercial districts (Lagunen) draw a critical mass between two points. How can a cluster/district be shaped to reduce the number of travellers by car. Is the transportation system the critical component or are the localisation of newer and more dense residential areas creating shared space of office and residential programs. At Sandsli today, several bus stops are in proximity with each other. Once the new city light rail line is completed, many bus stops can be removed and distributed more efficiently. Less unnecessary stops result in less C02 emissions. There are also opportunities for new bike trails, connecting isolated areas which, will encourage less car use in the area. This can also be manifested in a bike-share program so that people and visitors are able to use bikes leisurely to explore the nature-rich parks around Sandsli. With these new “livingâ€? areas, people are encouraged to come together and interact with one another, which addresses aspects of social sustainability. Sandsli today is sparsely utilized but the new strategy is to increase the density of people working in the area. Conflicts may arise because of a densification strategy, since people residing in the area are accustomed to relatively little noise. As already discussed, the traffic will increase due to the densification strategy, With the Bergen city light rail running through the southern part of the area (2016), the need for active nodes increases. We suggest new mobility hubs that facilitate human interaction and serves different functions. To make the nodes more active offer opportunities for several groups in the community. Connecting the new city light rail stops with the existing and reorganized bus system it is important to include the entire site and to make the public transport more available. Especially for those who live in the northern part of Sandsli. If this becomes a well functioning system a positive economic and environmental perspective of sustainability is possible. How to enter a node and to move from point A to B should contain different kinds of experiences. Creating clusters of houses and new public space within courtyards is one example. The way you enter the area from the station should be diverse and give the visitor a possibility to choose his/ her way. Other interesting issues that will enhance the new nodes are: design coding / Sandsli information / bike renting / cafĂŠs / kindergarten playgrounds / shelters / stores / popup stores (box) / service of different kind / social spaces that attract people to stay for a shorter or longer period of time / surface treatment .

DAV workshop The model of Sandsli was made during a week long workshop focusing on site mapping and representation of findings, focusing mainly at understanding the implications of taking action in a context. Through the playful work several elements appear to be more significant, such as; the new possibilities created by the arrival of the Bybanen to Sandsli, the large headquarters located on the site, and the high value of water bodies that define in many ways the characters of Sandsli.
