ZIRCON PATH project is created from urban spaces with architecture, attractive space, atractive program and recycle system as experience and educated journey. We aim to make a Jakarta a Healthier City to be a Better City, Better Life. The target is try to teach Jakarta’s citizen to care the environment, to have a healthy life through a journey. How? With this project people will experience by their sense, make them feel uncomfortable, see the disgusting, smell the stinky, touch the unhealthy living, hear the sound of “yewh or yaks” and the journey end with touch and experience how the healthy living. In that journey we will provide citizen some attractive space with attractive program that can educate Jakarta’s citizen and interest them to recycling, not only garbage,waste but also the water.

MASTERPLAN SITE PLANNING CONTROL: Owner Site Area Location Land Use Years

In its bid to present quality residential facilities, the national property developer, PT Intiland Development Tbk (Intiland), has set a plan to develop Serenia Hills, the company’s latest residential area in South Jakarta. Occupying a development area of 22 hectares, Serenia Hills is to be an exclusive residential area designed to meet the needs of mid-to-high level of the society. Serenia Hills residence is located on Jalan Karang Tengah, Lebak Bulus, South Jakarta. The location is deemed very strategic as it is in an area of housing complexes already developing rapidly and it is relatively close to the TB Simatupang toll gate. The complex is located a mere two kilometers from Lebak Bulus terminal, toll road, and TB Simatupang business corridor. Serenia Hills residence will be developed in two stages. The first stage of the development covers an area of 10 hectares. In the second stage of the development, Intiland will develop a residential on an area of 12 hectares. The steep contour on site is our challenge. We decide it as a theme that majorly diffe rentiate each clusters. We get four cluster effectively from the contour study. An Upper-Hills cluster was decided as a main signature cluster. We keep the existing hills and plant pine trees gives a mountain living ambiance for the resident.

The house units in Serenia Hills are twostory houses divided into two groups: House units with the land area of 160 square meters and building area of 180 square meters, and priced at IDR 2.2 billion. The other type has a land area of 220 square meters, and the price tag starts at IDR 3 billion.

MASTERPLAN SITE PLANNING CONTROL: Owner Site Area Location Land Use Years

In Collaboration with one of Indonesia’s leading developers, PT Summarecon dates back to 2006, when client and architect jointly visited new and upcoming residential developments in Australia, bringing in innovative and novel ideas into the Scientia Master Development Plan. This close coordination led to the master plan and launching of one of Jakarta`s first upscale residential cum leisure developments, the 120-hectare Pondok Hijau Golf in 2007. The partnership continued with the implementation of two more phases of residential and commercial developments of about 350 hectares, the Scientia Garden Phases 1 and 2 in 2008 and 2010 respectively. The Scientia Garden Phase 3 of about 120 hectares and the 27-hectare Scientia Commercial are currently in the drawing boards. The future holds more promising and inventive master planned communities in response to a growing market of practical, adventurous and discerning clientele. The long-standing relationship brought about the unveiling of its latest master planned development, the Scientia Office Park in November 2012. A 7.2 hectare development in Serpong, Tangerang, it comprises of 6 low-rise office buildings oriented in the north-south axis and interspersed within a network of parks, walkways and courtyards in a campus-like setting. It was planned and designed along environmentally sustainable design principles.

Scientia Office Park is located in the Scientia Garden, a 100 ha special area development in Summarecon Serpong focusing on smart and green environment, which has won the Indonesia FIABCI Prix d’Excellence Awards 2012 for “Sustainable Development Category”.

All design aspects are considered thoroughly based on the rating tool requirements from the Green Building Council Indonesia as the development aims to get the Platinum/Gold Certificate. It strives to create building integrate to tropical climate. We plan the building masterplan related to east and west orientation. We use a double skin facade on the east and west side. A green wall as the filter of direct sunlight on to east and west facade. A louver awning follow a non straight window give a better performance as a sunshading device. A landscape that can provide a sustainable working environment, which is expected to boost performance, productivity, creativity and the health of workers. It will serve as a place to get inspired and refreshed.

Khong Guan Group is a Singaporean biscuit manufacturer that has grown into a multinational group of companies with diversified interests including property, food product distribution and commodities trading. This year in Jakarta, Khong Guan has commissioned PTI Architects’ Special Projects Division, led by Stephen Stinton, to design the Corporate Headquarters.

This office project comprises of a 18-level tower with support uses: including small retail space, lease, sale office, corporate meeting rooms. The total GFA of 110,888 sqm, is built on a site area of 19,500 sqm at Kebon Sirih office corridor, Central Jakarta.

As corporate headquarter, it require a high quality office environment with maximum efficiency and flexibility, column-free office floor plates combined with top grade building services. The efficiency is not led us to design a boring looks building. We looks over some interesting curves shapes efficiency. Looking at Alvar Aalto famous vase: beautiful curves shape, with glass material make it different but still in function. The curved-shaped on towers like a nose of the building, strongly made a statement as icon in every perspective from the ground. The façade treatment with a horizontal louver in the curve shape and long horizontal louver highlighted at every four levels with a red lighting. The Atrium with trees was shown as relaxing space for the office tower.

We have developed a specific architectural and urban response to the brief and the site within the city grain. The flat site is well located on the dual carriageway of Jalan MH Thamrin within the primary Central Business District of Jakarta and located between iconic historical monuments such as the Hotel Indonesia fountain roundabout to the south and the public square to the North leading to the Monas.

Jalan MH Thamrin essentially running axially South to North with the ’Ex Plaza site’ located on the western side of the primary located road. Predominantly the street contains government, insurance and commercial mid to high rise towers with a few new and dated hotels. Streetscape is of a relatively high quality for Jakarta, including maintained wide pedestrian pavements, street trees and lighting. Just north of the site at the street boundary is a pedestrian footbridge providing connection across the eight lane Jalan Thamrin. Located to the south of the site lies the prime retailing core of Jakarta – Plaza Indonesia and Grand Indonesia. These large scale retail centres are surrounded by high end hotel developments of mid-rise statue.

arrival Hall Canopy and atrium roofs: The central external ‘Arrival Hall’ facing Jalan Thamrin is the point of arrival for the tower in the city’s urban grain. As described in the urban context section of this report the narrowness of the sites width onto the street is difficult for a building given traffic entrance demands, it does though allow at the towers foreground a significant garden arrival space, this establishes a sense of civic quality missing in majority of Jakarta’s commercial buildings.

The ‘Arrival Hall’ is a protected civic space of grandeur quality, rich in surface material, landscaping, water and scale. The sense of enclosure is provided by the dramatic roof canopies that interlink to cover and protect the arrival space. References for the form are derived directly from comparisons of both Chinese and Angola head dress elements. Continuing the utilisation of the strength of a General or Emperors headwear, a beaded decorative and functional form of the helmet provides scope for circular enclosure and containment. Whilst the Angolan Mwila tribe head-dress forms a unique memorable style by utilising the local materials to create an elongated circular form complete with colourful beading.

Both references are woven into the concept for the awnings, by extrapolating the two forms into one combined idea; the patterned glass canopies provide visual uniqueness to the arrival space. The potential LED illumination of the ‘headwear’ replicates the retailing and the joyful nature of the beading. Framed Aluminum, structural steel and diagrid glazing panels are used to create the canopy.

Conceptual the basis of the tower design has been explained in detail in earlier chapters. The following chapter of architectural plans, sections and elevations depict the specific layout of the design space program. In brief the tower comprises of four space program components along its vertical shaft: - Leased commercial office floors. - Sales commercial office floors. - Serviced residences. - Sky observation deck. The four stacked layers sit upon an enlarged three storey retail and entertainment podium, below which are two separate arrival foyer floors and six below ground basement levels.

PTI Architects takes a slice of the growing budget hotel business as established foreign and local hotel management companies and new investors capitalize on the increase in economic and tourism activities outside Jakarta and Bali into second and third tier cities.

PTI prepared the Design Guidelines for Zest Hotels operated by Swiss-Bel Hotel. Beyond design, PTI strikes a balance among operational efficiency, long-term facility maintenance and environmental sustainability to achieve a viable return-on-investment.

The site area is around 2000m2, very ideal site for budget hotel. The site location is at sea side, potential to have a natural sea view., Basic idea is hotel that oriented to sea, as we don’t want to miss this special sea view. We raise up the public facility for hotel at level 3m and level 0 is as parking area and BOH. This strategy gives us opportunity to design drop off area, lobby, seating area, cafe had a sight line to the sea.

The drop off area looks grand with the double height, wide terrace and sea view welcoming the guest. A refecting pool was never seen for a budget hotel, but here we can have it because there is space and client knows it will be great. Lobby seems high class had a transparant look to sea. Hotel room is dominantly facing the sea. As our standard the room size is 20m2. We get an effective numbers of hotel room, 31 per level just in one corridor.

RESIDENCE


RESIDENCE PAVILION 26 is an extension of living space the owner needs. It is extension of the main house, that is beside the site. The client easily wants a space like gallery for their art collection, combine to gathering space and special cooking kitchen for his daughter. The design starts with some massing study, until we get it looks like a floating box. We set gallery space in the floating box (first floor), which is less transparency than another box. So it becomes an accent looks like heavy but floating. The other needs, we put at ground floor level. We can see at the plan, its divided into two zones (box). Unique things is all glass material as the external wall. You will feel wide in interior, get a clean ambiance, and see trough to a refreshing park. We put the supporting column not in line with the glass. The combination between columns not in line with glass inside make the gallery box upstair become floating. The color pallete is dominated by three color: black, white and brown. coming from the material finishes. The space looks ellegance and modern. The gallery box was covered with wood panel system. As a customade panel and we try it how as a wall and how as an opening. Arrangement of wood stick and the gap brings light and shadow to gallery. We glad we can put a large area of green space in this project. Especially a roof garden concept. The roof garden is becoming a new seating area, connect from the owner house. The owner with his family like it as an open gathering space during a mooncake festival and see the night of full moon.
