First Time Selling Your Home? Q: My family and I are preparing to put our home on the market. This will be the first time we sell a
home. What advice do you have for us to make the experience as successful as possible?
Selling your home is almost as big of a decision as buying one, so you certainly want to do everything you can to help make that “For Sale” sign turn to “SOLD!” The list of things that sellers can do to help themselves is quite long, but here’s my three favorites. Resist the Urge to Overprice Sometimes, we have trouble seeing the true value of our homes. We look at it and think it’s a fantastic place to live and is peppered with memories with family and friends. Unfortunately, those things don’t translate into the sales price. You need to be objective when thinking about the price of your home. Your Realtor will do a competitive market analysis to see what similar homes in the area have sold for. Based on these comparables, your Realtor should set a realistic price that will stir up interest in buyers. If the starting price is set too high, you run the risk of your home sitting on the market, and the longer it sits on the market, the tougher it becomes to get it sold at that price. Being realistic about the value of your home from the get-go will make selling it much easier! Clean Like You’ve Never Cleaned Your home must be clean when you list it. The importance of this cannot be understated! When your Realtor comes to take photos of your home to use for their marketing materials, your home needs to look its absolute best. I harp on this a lot because it’s SO important, and it’s free! The best marketing you can do for your home is put its best foot forward. That means cleaning your house from top to bottom, inside and out. Remove clutter, organize the belongings you keep, and depersonalize interior spaces so that potential buyers can envision themselves living there. Things as simple as making the beds and keeping dirty clothes off the floor can have a major impact on how people perceive your home when they view it on the internet or in person. But the fact remains that having a clean and tidy home inside and out will make your home more likely to sell! Make Yourself Scarce One thing that will ruin an open house is if you’re there, lurking over the shoulder of potential buyers as they try to view your home. If you’re present at showings, potential buyers will be reluctant to ask their Realtor questions about the home, let alone voice any concerns they might have. Besides, buyers like to kick the tires, so to speak, and look in closets and cupboards. If you’re there, they won’t do that. Instead, make yourself scarce whenever there’s an open house or a showing. This will allow buyers to have a thorough look and give their Realtor a chance to assess whether your home is a good fit for their client. Wrapping It Up Selling your home can be a stressful process, but as I’ve outlined above, there’s plenty you can do to make selling your home a better experience for you, your Realtor, and potential buyers. Founded In: 1884 Population: 7,487 (according to 2010 census) Elevation: 5,357 ft. Median Income: $50,914 Lander began in 1869 when the army established a small military post, Camp Augur (later Camp Brown), to protect Shoshone Indians from attacks by the Sioux and Arapaho Indians. Settlers moved here in the late 1870’s from the dying gold mines of South Pass, which is located to the South. Lander got its name from Col. Frederick W. Lander, who surveyed the Oregon Trails Lander Cutoff. One of the town’s early residents was the outlaw Butch Cassidy, who frequented Lander’s poker tables and dance halls. Once the railroad arrived in 1906, Lander became the last stop on the railroad for visitors traveling to Yellowstone and began its rapid growth. During the 1960’s and 70’s, Lander became a mining boomtown but the mine shut its doors in 1983. Modern day Lander is a bustling community. Its downtown area is lined with specialty shops, family owned restaurants and historic buildings. Each year, visitors enjoy world-class high mountain lake fishing, as well as mountain and rock climbing, snowmobiling, cross country skiing and hiking. Sinks Canyon State Park Sinks Canyon State park lies about 7 miles West of Lander on Wyoming Highway 131. There are 30 campsites located along the river amid jumbled granite boulders, pine and aspens. Some of the sites are accessible to RV’s up to 40feet long. There are displays about ecology, wildlife and the history of Sinks Canyon at the visitor center. You can take a short interpretive hike in the area, watch birds, climb rocks and look for wildlife. A popular site to visit is “The Sinks”. It is named “The Sinks” because the Middle Fork of the Popo Agie River disappears into a wall of limestone and it reappears a quarter-mile downstream in a large pool known as “The Rise.” There is an interpretive center plus an observation deck. Red Canyon There is a stunning vista of iron-laden Triassic rock at this canyon about 15 miles South of Lander on Wyoming Highway 28. In the 19th Century settlers had fruit orchards

and vegetable gardens in the warm valley and today the area is part of Red Canyon Ranch, protected by The Nature Conservancy. South Pass City South Pass City began with a boom in 1867 with the discovery of gold on the southeastern end of the rugged Wind River Mountains. By 1868, Wyoming’s City of Gold boasted over 250 buildings along the banks of Willow Creek and the surrounding hillsides. South Pass City hummed with excitement as numerous saloons, stamp mills, hotels, and businesses took advantage of the gold driven economy. Over 1000 people called South Pass City home during this raucous time. South Pass City was the first of three towns established due to the discovery of gold in what became the Sweetwater Mining District. Now a historic site, South Pass City has enjoyed 35 years of unprecedented notoriety as a result of the combined efforts of several state agencies. The last 35 years have seen South Pass City become one of the most accurately restored and authentically exhibited historic sites in the West. Seventeen of the site’s 23 original structures have been restored and exhibited, with many of the site’s 30,000 artifacts exhibited in their original buildings. Although visitors are welcome to South Pass City at any time during the year, many people frequent there for the most popular event of the Year – Gold Rush Days – which happens during the last weekend in July. Loop Road Tour If you are dying to get up in the mountains, one of the best ways is to head West of Lander up Sinks Canyon for a tour of the southern Wind River Range via the Loop Road. This rugged dirt road will take you through forest of pine and spruce, with vistas of snow capped peaks. After 26 miles of dirt, you’ll hit Highway 28 near South Pass. By the end of summer 2007, the loop road will be paved from Sink’s Canyon up to 7 miles at the youth camp.

Median Income: $39,366 The town of Riverton lies within the Wind River Indian Reservation and is the hub city for Fremont County, Wyoming. Riverton’s route along the Yellowstone Highway has made it a favorite stop-over for visitors to the Yellowstone and Grand Teton National Parks. Fishing, hunting, camping, hiking, boating, golf, snowmobiling, skiing and just plain old relaxing are available within minutes of Riverton. Rendezvous City Rendezvous were held in this valley in 1829, 1830, and 1838. The rendezvous played host to many prominent mountain men including Jim Bridger, William Sublette, Kit Carson and Jedediah Smith. Every July, Riverton celebrates mountain man history by hosting the annual 1838 Mountain Man Rendezvous. This event keeps the old memories alive by providing a living encampment, games of skill, food and dancing. Riverton’s rendezvous site is the only rendezvous site that remains on original ground today. Central Wyoming College Founded in 1966 by a county-wide vote, CWC is one of Wyoming’s seven public two-year community colleges. The college offers a wide variety of programs and services to students, businesses and community members of all ages. CWC has off-campus sites in Jackson, Lander, Thermopolis, Dubois and the nearby Wind River Indian Reservation. The college also delivers college coursework nationwide via a variety of distance delivery methods. CWC’s services reach far beyond providing educational programs. The college is the cultural center for the region. With one of the finest visual and performing arts centers

in the area, CWC offers a full slate of cultural activities. Professional touring groups augments concerts, exhibits and theater productions by CWC visual and performing artists. There’s hunting and fishing, or hiking and rock climbing all within a few minutes drive. You can boat on Boysen Reservoir, play a round of golf, study Native American petroglyphs at Castle Gardens or four-wheel drive across thousands of acres of state and federal lands. Another great place to take in history is the Wind River Heritage Center. Exhibits of Wyoming wildlife including 40 fullsized mounts including wolves, bears, bison, moose, elk, deer, bighorn sheep and smaller animals are featured here. Native American art, gifts, local history books and educational programs for schools and organizations are available at the Wind River Heritage Center. Fun Facts: • The name Riverton was selected by a committee of residents and successfully won over the railroad’s choice, Wadsworth. • Riverton was also the hometown of Leslie King, a prominent rancher who was President Gerald Ford’s father.

Founded In: 1884 Population: 971 (according to 2010 census) Elevation: 6,917 ft. Median Income: $35,524 Lying between the Wind River Indian Reservation and infamous Togwotee Pass is the quaint, rustic town of Dubois (DEW-boys). The first settlers wanted to call it “Never Sweat” because of the lack of hard work with some of the settlers, but the federal government named the town Dubois after an Idaho Senator. Dubois runs alongside the Wind River and is surrounded by the Wind River Mountains to the South and the Absaroka Mountains to the North. These mountains make for good logging and so the forests were heavily logged in the first half of the twentieth century to help meet the endless demand for railroad ties to the Chicago and Northwest railroad. Scandinavian Paul Bunyan types known as tie hacks could cut and shape about thirty ties a day, burning about 9000 calories in the process and earning a mere ten cents a tie. Today, Dubois is a popular stop for visitors traveling to Teton National Park and Yellowstone National Park. Recreational opportunities in the Dubois area include camping, fishing, hunting, horseback riding, hiking, photography and many selections of guest ranches and outfitters. Although summer travel is a large economic part of Dubois, there are many winter activities as well. The Dubois area has more than 150 miles of groomed snowmobile trails and access to the Continental Divide trail. Ice fishing, cross country skiing and the Brooks Lake Lodge dog sledding rides are also popular winter activities. Big Game and the National Big Horn Sheep Center Dubois is a region which hosts a vast variety of wildlife. People from afar visit this area to see some of Wyoming’s most diverse big game. Big game species include bighorn sheep, elk, mule deer, moose, antelope and black bear. Cougar and grizzly bears are occasionally sighted, as are wolves. To the South of Dubois lies Whisky Mountain which is home to Wyoming’s big horn sheep and several elk herds during the winter, although many more elk take up winter residence on the Wyoming Game and Fish Department’s Inberg-Roy management area on the East Fork of the Wind River. Dubois is home to the largest wintering bighorn sheep herd in the Lower 48. Since 1949, more than 2,000 sheep have been transplanted to Utah,

Idaho, South Dakota, New Mexico and to other areas of Wyoming from the herd on Whiskey Mountain. Brooks Lake Located 20 miles West of Dubois, and about 7 miles off the main highway, Brooks Lake is located at the base of Brooks Lake Mountain. Brooks Lake Lodge was built in 1922 to serve as a stopover for the many tourists passing through the area on their way to Yellowstone. It is listed in the National Historic Register. The lake, lodge and mountain were named after one of Wyoming’s former governors, Bryant B. Brooks. Trail Lake Ranch Trail Lake Ranch, also called Whiskey Mountain Conservation Camp, is still owned by Wyoming Game and Fish. The facility is leased and programs are run by the Lucius Burch Center at Trail Lake Ranch, which continues the ranch’s long education history. Surrounded by sagebrush hills, massive mountain peaks and a conifer forest, Trail Lake Ranch provides the perfect outdoor classroom for exploring the natural world with expert guides.
