lat hunting can be daunting and stressful, especially in a city with a high population density like Hong Kong. And when you have found the right apartment, it is usually only the beginning of the headache. All the meticulous measurements of interior space, epic furniture shopping trips, packing and unpacking of odds and ends… The list of hassle goes on. Fortunately, there are serviced apartments that simplify everything. Fully furnished and equipped with every civic amenity, they are built keeping in mind the various day-to-day needs of modern home living. In Hong Kong, short-term accommodations have long been thriving, and there is a vast array of apartments catering to different tastes and needs.

If a tranquil and private setting with a sea view is what you are after, then Pacific View at Tai Tam Road may be right up your alley. Nestled in the lush surroundings of the south side of Hong Kong Island, Pacific View is an upmarket residential complex commanding spectacular views of the South China Sea and the quiet, green peninsula of Tai Tam. Clean air and fresh sea breeze are the norm here. The area is free from the hustle and bustle of the city, but a variety of shops – as well as the American Club – are in close proximity. The five-tower complex houses two- to four-bedroom units and a few duplex penthouse apartments. All units come with a balcony, a maid quarter and a kitchen equipped to exceptional standards. The feel of the serviced apartment units is one of secluded, tranquil luxury. The interior is stylish and understated, and much effort has gone into planning the color
scheme to ensure seamless integration of the interior with the natural surroundings. Earth tones are wisely used throughout to convey a sense of connection with nature. This finds expression in features such as the draperies, fabrics and curtains. Neutral colors like beige, umber and cream exude warmth and comfort and work in harmony with the sea view. Bright earth tones are also paired with more muted ones to up the style quotient. But it's not just about style. At Pacific View, there is also substance so that one can easily move in with a suitcase. Every quarter of the serviced apartment is furnished with top quality fixtures and fittings. In the four-bedroom unit, for example, the spacious kitchen houses a small dining table and the vast bathroom has both shower and bath. The upgraded living room is a cozy spot with a long dining table, various lights and an L-shaped sofa. Here, you can soak up in the stunning sea view and enjoy a sense of remote calmness.

Tavistock
Sky and the city If this sounds a bit out of the way although you are fascinated by the striking views, a good alternative would be Tavistock, a luxury residential development at the Mid-Levels available on yearly leases. Located along Tregunter Path, one of the highest roads at the Mid-Levels, Tavistock consists of two blocks. Tavistock II is a 47-story high-rise apartment block that came into being in 1999; Tavistock I is a 12-story building completed more than four decades ago. A building at such an age is considered old in a fast-moving city like Hong Kong, but Tavistock, both old and new, seems to have a timeless quality that won't go out of style. Great views of the Hong Kong skyline are the hallmark at Tavistock. It offers spacious, family-friendly apartments with exceptionally high ceilings and vast balconies. Large floor-to-ceiling windows bracket the home like a gallery of landscape art and the luxuriant forest scaling the

Peak is framed in view. The big balcony opens up with a million-dollar view of the skyscrapers below and makes for the perfect vantage point to watch firework displays on the Victoria Harbour. The interior at Tavistock is designed in a contemporary style to exacting standards that exude comfort and capture a great deal of space. Most apartments have luxury features including a combined living and dining room, master's bedroom with en suite bathroom, additional bedrooms and maid’s quarter. Premium walnut floors are found throughout the apartment. There is also a concealed splittype air-conditioning unit in each residence. The vast kitchen is the size of many ordinary apartments in Hong Kong, housing a small breakfast table and fitted with appliances including wine refrigerator, coffee maker and microwave. The residential complex boasts one of the most luxurious clubhouses in Hong Kong, with facilities including gym, outdoor swimming pool, sauna, squash court and
billiardroom. Despite its exclusive location, it is easy to get around the city from Tavistock. Admiralty and Central are merely minutes away and a regular shuttle bus service takes residents to and from Central.
3
Green living Another option on the MidLevels is Bamboo Grove. Tucked in the verdant shade of Kennedy Road, it is lower in altitude and a tad closer to the city center than Tavistock, and it is designed taking into account the needs of expatriates looking for quality of life in a comfortable setting. At Bamboo Grove, going green is the mantra. The green award-winning residences feature various eco-friendly measures. They include waste separation, eco-friendly renovation materials, water tap that can signal excessive water flow, and selectable flush features to reduce water usage. In some apartments, all kitchen appliances carry the grade-1 energy-saving label granted by the Hong Kong government. The oven, for instance, requires no pre-heating time to reach the desired temperature, saving up to 20 percent of energy. Energy-saving light bulbs are used in all common areas and there are special lift arrangements during low usage hours. Regular workshops promoting green living are organized for residents, including a children's workshop on making arts and crafts out of domestic waste. Bamboo Grove comprises 345 spacious furnished or unfurnished apartments in six towers. Layout choices come in one to four bedrooms catering to professional singles, couples and families. The serviced apartments currently available measure between 1,772 and 2,480 square feet. Most flats command scenic views of the city and the mountain. A leisure podium with a size of 30,000 square feet provides further space for relaxation. Monthly rent is inclusive of one parking space. If you're a newbie in Hong Kong or are in town just for business, you can seek practical advice and help from the friendly bilingual staff. Or you can

while away any spare time at the clubhouse, which has an extensive range of leisure facilities including outdoor swimming pool, gym, squash court, dancing room, infant playroom and barbecue area. From time to time, the clubhouse organizes social and cultural events for residents to mingle and make new friends. Kennedy Road is easily accessible by numerous minibuses and a trip to Central or Causeway Bay is within 10 minutes. Bamboo Grove also provides residents shuttle bus service to Central.
Contemporary luxury Nonetheless, for those who need to be right in the heart of where it's all happening, the ideal choice is perhaps
Apartment O, which is conveniently located in a serene corner of Causeway Bay and is just a short walk from the MTR station. As the most popular shopping area on Hong Kong Island, Causeway Bay has no shortage of serviced apartments, but Apartment O truly stands out with its remarkable boutique design that blends 1930s Hong Kong and Shanghai interior style with contemporary luxury. Guarded by 24-hour security, it houses 15 spacious, pet-friendly units measuring 1,430 to 1,500 square feet. The exquisite interior design does a commendable job in reviving the glory days of Old Shanghai and the colonial grandeur of Old Hong Kong. Each suite embraces a blend of traditional and contemporary features and takes

aesthetics to extraordinary lengths. The interior is fully furnished with luxurious Oriental furniture and quality art works. A balcony with simple, elegant design enhances a sense of space. The kitchen is equipped with Miele kitchenware, and the bathroom houses a variety of Dornbracht fixtures. While the aforementioned Pacific View uses earth tones to integrate the interior with the exterior, Apartment O adopts a warm hue and various retro features to create a distinctive space that separates itself from the hustle and bustle outside. Feature walls painted in colors like light green or with flora patterned wallpaper give off a warm feel. Ceiling fan, colonial windows, Oriental lanterns, Chinese calligraphy and retro bathroom floor

tile pattern further enhance the intimate ambience. Yet once you step out of the apartment block, you are immediately re-connected with the dynamic rhythm of the city, with all manner of modern amenity and facilities within walking distance. In fact, all these accouterments, from supermarkets to major shopping malls, pharmacies to the Causeway Bay MTR station, are within a few minutes' walk, and so are recreational facilities such as the Victoria Park and the Happy Valley Racecourse.
Conclusion With a variety of choices at your disposal, it may take time to make up your mind. But the beauty of serviced
apartments and furnished units is that it can be short-term or long-term accommodation depending on your needs and you can easily move on if new choices become available. For travelers, serviced apartments are in particular attractive as they offer more space, freedom and value for money than a hotel of a similar specification. If you reside in Hong Kong and fancy experiencing life in different parts of the city, you can try out different serviced apartments in different areas before making physical commitment to a particular district. Or you can settle in one apartment and enjoy all the conveniences, home comforts and quality of life it affords, minus the hassle and trivia facing many tenants of long tenure. In many ways, it seems a sensible way to go.

Fox Daniels
The best way to stamp your personality on rented, furnished property is with accessories, says Daniels, by replacing or adding extra cushions, artwork and throws. She also advises splashing out on “bits of indulgence and comfort” which can make a big difference to your domestic environment. For example, if you’re a coffee lover and the kitchen doesn’t have a machine, buy one and you can take it with you when you move. Says Daniels: “An espresso machine will glam up any kitchen.” She also suggests buying a trouser press which is practical and easily transportable. Adds Daniels: “Good leather desktop accessories, coffee table books, a few fine crystal wine glasses and elegant crockery will give you plenty of happy moments and turn a somewhat bland environment into a home away from home.”
HOME FEELING

f you’re relocating to Hong Kong, your company may have arranged for you to stay in a serviced apartment. Such accommodation here is usually of a very high standard and can include a wide range of amenities. However, there are chances that you may feel the strong urge to add a little personal touch to give your new residence a more “homey” feel. Also, while Hong Kong is a shopper’s paradise, it can be a baffling experience if you don’t know your way around. Here, three Hong Kong-based interior design experts share their ideas for creating a home away from home and they also suggest some of their favorite places to buy stylish items for interiors.
Without clutter Fox Daniels is a property renovation, interior design, and events professional who also styles homes for magazine and newspaper articles. Says Daniels: “Serviced apartments have the advantage of being very neutral and therefore easy to adapt to your taste. The disadvantage is that they are usually not that large, so it’s important that within the limited space you add touches that will give a feel of hominess without clutter.” Daniels says to begin by choosing your favorite color or a maximum of two favorite colors; different hues of your chosen colors are fine, but she says to limit yourself to a two-color theme to create balance.
Treasured mementoes Alexandra Lauren who hails from the US and whose company, Alexandra Lauren Designs, is based here with another branch in Phoenix, Arizona, says serviced apartments are “wonderful” because they offer a hassle-free move with instant creature comforts. To stamp your own personality on the property, she suggests making a
point of purchasing a few pieces in Hong Kong that reflect your style and which you can place on shelves here or anywhere else you move to. She points out that items purchased here will one day be treasured mementoes that remind you of your stay long after you return home. “What you put in your home are not objects but stories,” says Lauren who enjoys “trotting the globe for inspiration and finding the most unique treasures”. Adds Lauren: “Artwork, and family portraits on the wall are an instant way to warm up your new space and make it feel like home. There are companies, including mine, that can print your photos onto Giclée canvases to transform them into works of art.” She also says that cushions on bed and sofa are also easy ways to “throw a splash of ‘you’ into the new space with minimal effort”
painting from home and, if there is a bookcase, stack it with some work from your favorite authors. She also agrees that an espresso machine is a great idea if you enjoy coffee and advises buying some nice coffee cups too. And, if wine is your tipple, invest in some good quality wine glasses.
Favorite painting Monique McLintock, an interior architect, has stayed in a serviced apartment and also designed some for clients. Says McLintock: “People here often live in serviced apartments for one to three years, [which can feel like a long time]. I lived in one for 15 months and, yes, the space can feel lonely at times.” Her best suggestions would be to put up some family photos or bring a
Monique McLintock
Adds McLintock: “In the serviced apartment I was in I didn’t like the plastic blinds on the windows as the light would keep me awake so I got some black-out curtains with a color scheme of blue and white which reminded me of the ocean shores of sunny California.”

Bargain hunting When it comes to shopping for your home, Fox Daniels suggests Horizon Plaza in Ap Lei Chau (which is on Hong Kong’s south side and next to Aberdeen): “It’s basically an entire building filled with home decoration shops – a fast one-stop shop that caters for lower-to mid-range budgets.” Alexandra Lauren is also a fan of Horizon Plaza, and says it can easily take an entire afternoon to visit the many floors as they are all “filled with fabulous finds”. Her personal favorites include Tequila Kola on level one and Inside on level 12. She confesses that she “can’t leave without stopping by Tree to see their newest eco-friendly range on the top floor – they do great mini cupcakes as well.” Lauren’s advice is to take the lift to the top of Horizon Plaza and walk down to each level thus avoiding the queue for the lifts. Daniels suggests that, for the “discerning”, Lane Crawford in Pacific Place III in Admiralty is where to shop for elegant interiors items. So, too, are the luxury home-ware and decoration shops in Prince’s Building, Central. Adds Lauren: “There’s always a great new selection of rugs and throws at Lane Crawford.”

For art, Daniels advises a stroll around the galleries along Hollywood Road and Wyndham Street in Central, while Lauren says her “hidden gems” are Attic Lifestyle home store in Aberdeen and Mr Blacksmith on Gough Street in Central for “unique pieces”. For “cool funky items such as lamps and other home-ware stuff”, McLintock recommends Homeless on Gough Street and Mushroom on Aberdeen Street in Central, and suggests Ovo in Queen’s Road East, Wan Chai for rugs and sundry household items. A final piece of advice comes from Fox Daniels, who says: “Define a budget upfront and never, ever compare with prices back home. It’s a waste of time and only causes frustration.”

etting up home in an unfamiliar country can be a daunting prospect. When you don’t know who the reliable decorating contractors are or even where to buy a spoon, what should be an enjoyable experience can soon become a tiresome chore. If you have a house or apartment back home that you’ve lovingly decorated and furnished, possibly with treasured items collected over years, the last thing you want is more furniture and clutter. And shipping your own things here can be costly and time-consuming. Some items, such as antique wooden furniture, may not fare well in Hong Kong’s heat and humidity. Of course, you want to make your domestic environment as welcoming as possible, but you may ponder whether it’s worth the outlay or effort as you don’t own the property and you’re here for a relatively short time. However, the advantage of having an empty property is that it’s a ‘blank canvas’ which can provide you with the opportunity to try new styles, even creating a space that’s the opposite of your family home or
12
usual taste; embracing urban minimalism or opting for a bold, contemporary colour scheme, for example, may well be a wonderfully liberating experiencing. If you have the time, energy and imagination, you can do this yourself or you can hire the services of a professional interior designer or stylist.
Getting help The advantages of hiring a professional are manifold. Says Judith Li, owner of design consultancy Pott Co Ltd: “Hiring a company such as ours, if you’re new in town, would be like having a fairy godmother. Besides [finding] furniture, we can source anything you want for your new home: from home-grown herbs or a bouncy castle to an infrared sauna.” Li says, an experienced interior designer has the knowledge to suggest the best option for your budget and has also forged a relationship with trusted building and decorating contractors and suppliers. She points out that it can be a challenge for locals to
redesign a home under their own steam, and for a foreigner who doesn’t speak the language, those challenges are magnified. Says Li: “Hiring a professional will make it fun and effortless, all you have to do is talk to us about your style preferences and practical needs and we’ll do the rest. We’ll get your new home ready quickly and efficiently so you don’t have to worry about it and can focus on settling into your job and exploring Hong Kong.” Canny Cheung of CC & Company Design Limited says he will take the time to explain “how things work locally” because, he says: “They are often done in a certain way which most likely is very different from [how things are done in] their home towns, due to a difference in climate, customs, culture, and so on.” Cheung says he will also inform clients’ from overseas about what to expect when it comes to the general costs of labour and materials. “My projects range from simply helping clients to select furniture and advising on the style and where to shop – to a

If you choose to do it yourself, you might want to take a look at longestablished furniture leasing company Home Essentials which was the brainchild of Dallas native Christopher Exline after he met a couple of US expatriates who’d moved to Singapore. They thought it was unfair they had to report to the IRS as income the US$5,000 they received from their company to buy a TV and other appliances. Exline knows the main advantages of renting furniture and household items is that it’s tax deductable as a business expense, there’s no capital outlay and no maintenance hassles – his company maintains and repairs everything. Home Essentials offers a range of budget options and styles as well as the services of a design consultant, if needed. If you’re in a rush, the company claims it can even kit out an entire home in just 48 hours, including supplying crockery, cutlery and bedding. There is no long-term obligation which means you can change some or all of the items when you want to and, if you find you have to leave before your lease expires, that’s not a problem. And there is the option to own if you really fall in love with something and can’t bear to leave it behind when you go. At the other end of the scale, and if you’re here for only a short time, Iroco Design leases designer furniture from the leading brands of Europe as well as smaller brands from Asia that create “exceptional innovative designs”. Says owner Sonia Jackson: “Iroco Design deals purely in original products, some classical and others extremely contemporary – many of these designs are launched at the Milan Furniture Fair at which we are always present.” The collection includes well-

known names such as Philippe Starck, Ron Arad and Tom Dixon and the company has a 3,000 square foot warehouse in San Po Kong where clients can see the products and examples of how they have been used before. Iroco also provides a creative consultancy service which can come up with ideas for interiors, private parties and corporate events. Prices at Iroco range from HK$250 for an illuminated cube/stool to HK$4,500 for a BD bench by Ross Lovegrove which seats up to 12 people.

If you want to dramatically transform a property into a home that reflects your personality and style, you need art. There are a number of galleries and companies in Hong Kong that lease artworks including Collins and Kent International (CKI) which specialises in the masters of fine art: household names such as Pablo Picasso, Edvard Munch, Andy Warhol and Joan Miro. They also deal in more modern artists if they have a strong investment track record, for example, Damien Hirst. Troy Sadler, corporate art leasing director for the company says: “Renting artwork in a serviced apartment or rented accommodation is an ideal way to personalise your space effectively and affordably without blowing your budget. Depending on the length of your lease, artwork can be rented from as little as HK$4,000 per year.” Sadler says another benefit is that you can rent different pieces if you grow tired of those you’ve chosen and there is the option to purchase the artwork once the contract is up. If contemporary art is your preference and you are open to discovering or nurturing emerging talent, Korkos Gallery offers private art leasing of Asian and international art with a variety of long or short lease options, while the Cat Street Gallery exhibits international contemporary and modern art by both established and emerging artists.
