Chapter 11
Serviced Apartments A serviced apartment is a good option for those seeking accommodations for a few months and those who are not quite ready to commit to a long-term rental. With the full service and full furnishing options, a serviced apartment is also an easy way of getting set up quickly in town.
SERVICED APARTMENTS
11 A home or a hotel? Serviced apartments are a fusion of the two and are emerging as some of the trendiest places for those thinking of an extended stay. If you’re anticipating a lengthy search for an apartment, a serviced apartment may be your best bet for a cozy and moderately priced transition into your new home. Serviced apartments are furnished flats available on a monthly basis. People opt for a serviced apartment, for they are designed to mimic a real home while offering the housekeeping, utilities and maintenance found in a hotel. They usually provide shared facilities such as swimming pools, tennis courts, playgrounds, club houses, on-site supermarkets and gyms. The rental price is determined by size, location, time of year and length of stay. Like hotels, choices narrow during peak periods, so book early. Lengths of stay are quite flexible, and lease extensions are seldom a problem. Before choosing a serviced apartment for your stay, you are advised to do some research and to take into consideration your needs, wants and budget. For example, there may be no need for a swimming pool if you’re here in the middle of winter and you work long hours, but housekeeping could certainly come in handy! Pets may not be allowed. If you have a pet, it is also best to check straight away if and what pets are allowed, before choosing a temporary home.
Services Provided Serviced apartments come with different levels and ranges of services, all of which depend on your budget. At the very least, however, communal services such as
222

security guards, maintenance and cleaning of communal facilities should be included. Some will even have self-service laundry facilities available. Generally, linens and towels will also be provided. At the high end of the market, private parking, private lift access, pool and gym facilities will surely be available. Your apartment may cover more than one floor and have an internal staircase. You will enjoy the highest quality home entertainment systems, central
air conditioning, Internet access and a fully fitted kitchen – not to mention a glorious view from your window. Here, services such as housekeeping and 24-hour security are a given. For those on a tight budget, the most inexpensive serviced apartments offer the fewest services. Your small apartment, if furnished at all, will only be equipped with basic furniture and a kitchenette. Telephone and Internet should be available but may
have an extra charge. Laundry facilities may only be found in the proximity of the apartment complex, and facilities such as club houses, gyms and pools will be a lot harder to find. Security is still there, so if you are not too fussed about walking a little further to get what you need, this option may be for you. However, services should not solely determine your choice of a serviced apartment. Factors such as the

neighborhood, proximity to your workplace, access to public transport and other conveniences should also be considered for your budget.
Types of Serviced Apartments Like hotels, depending on your needs and budget, serviced apartments come in a variety of layouts and sizes, ranging from a small studio of 150 square feet to a 2,000square-foot apartment. Do keep in mind that most serviced apartments in business districts such as Central and Admiralty are geared towards serving singles and professionals who are in Hong Kong for business. Serviced apartments in these areas are generally smaller, and their sizes generally go from a studio to a two-bedroom unit. Families in need of more space and several bedrooms may have to go farther away to find accommodation for a more affordable price. Recently, boutique serviced apartments have emerged, originating from boutique hotels which focused on serving clients in individualized and intimate environments. Serviced apartments are available in major districts of Hong Kong, Lantau Island and the New Territories. There are many choices available – for those willing to explore, there should be no trouble finding one that will suit your needs and budget in Hong Kong.
units cannot be called a boutique service apartment. Therefore 24-hour room service is common and staff may recognize each guest by name.
Studio and One Bedroom Designed for one or two people, a studio has an open bed/dining/living room configuration with a separate small bathroom and kitchen. The open platform provides all the comforts of a full-sized apartment, while maximizing space efficiency and cost savings. There may be a small private balcony or terrace in larger studios at the higher-end market. The bed is either a single or a double, and other furniture usually includes a couch, dining table and chairs. Studios at the higher end are able to accommodate queen- or kingsized beds. The one bedroom apartment is similar to a studio in terms of furnishings. However, unlike the studio, the bedroom is separate and most likely furnished with a queensized or king-sized bed. The overall apartment size will be slightly larger, attracting a higher premium. It is suitable for two people who want to have a bit more space to stretch their legs.

bedroom and two or more single bedrooms. A king- or queen-sized bed can be fitted in one or both of the secondary bedrooms in some cases, and often the master bedroom is larger than that of some two-bedroom units. However, in some cases an extra bedroom may only come by making the sizes of the living room and secondary rooms slightly smaller – suitable for a large family requiring more privacy of individuals. The capacity is generally quite good for a family of four, but it can support up to six comfortably. Apartments labeled as “three-bedroom suites” are considered high-end and might not be a good fit for those looking for a moderately priced apartment. The types of apartments mentioned above are the most common in Hong Kong, but the range is quite extensive. When searching for a serviced apartment, keep in mind how much overall space is offered in a particular unit as well as the bed configuration and sizes of the living room, bedroom, dining room and kitchen. If you require a particularly large or a different type of apartment, perhaps one with more than three bedrooms, it is recommended you start your search as early as possible. As they are considerably more difficult to find at a reasonable price.

Extended Stay Hotels If you’re planning on an extended stay in Hong Kong, a full-service hotel may be your best bet for a cozy, moderately priced transition into a permanent home. Finding a reasonably priced, convenient and suitable serviced apartment, however, can be a real headache, and it may not be your best option if you don’t want to cook for yourself. Hotels for extended stay offer a “home away from home” for travelers – serving as business or corporate housing and accommodation for those on extended vacations. These hotel packages are specifically designed for people who are in the midst of moving into their new permanent homes or are waiting for their shipment of furniture, which could take up to three months. What’s the difference between a serviced apartment and a hotel for an extended stay?
Throughout Hong Kong D’Home D’Home is a chain of furnished apartments located in Mid-Levels, Wan Chai and Happy Valley. An extended stay hotel is exactly as the title suggests – a place that offers the comforts and privileges found at a standard hotel. It includes housekeeping and access to a range of facilities such as swimming pools, gyms, health/fitness clubs, private bars and lounges in the hotel. You may also get discounts at hotel restaurants and for room service. Long-stay patrons may also receive additional minor services such as daily newspaper delivery, free or subsidized laundry and dry cleaning services, complimentary nibbles and bites for the room, free local calls and Internet access. Generally, rooms for both short- and longterm guests are the same. Depending on your budget, you can choose a regular room or a suite. However, like all standard hotel rooms, only basic cooking equipment such

as microwave ovens, electric kettles and basic utensils will be provided, making it a bit of a hassle of having to eat out for nearly every meal. The minimum long-term stay at most hotels is for 30 days, and it is wise to note that daily rates will be applied if you do have to stay beyond your scheduled checkout time after an extended stay – which can be significantly more expensive. Thus, it is recommended to know exactly how long you will be staying at a hotel and your option of extending your stay. The choice of hotel, again, depends on your budget, your desire of a particular location and your need for certain facilities or services. Additionally, prices also vary depending on the time of the year you are planning to stay, and there can be a world of difference between peak and non-peak seasons. If you plan to move to Hong Kong, it is best to avoid peak seasons as it can definitely lead to lower costs and more options. Some extended stay hotel residences include the following properties.
