“How’s the market?”
This is a question that Realtors hear repeatedly. Given that Realtors® are engaged in the residential real estate market day in and day out throughout the year, they are keenly aware of the subtle changes and shifts in the real estate market that could not be determined by looking at broad statistics. In answering the question above, it would be too simplistic to state that home prices were up x% this year, and that homes for sales are down y%. In answering the question above, one must first define the real estate market. Is the question related to residential properties as opposed to commercial or multi-family? Is one interested in obtaining information related to Boone, Ames, Story City or Ankeny? Different answers are required for each area. Furthermore, Realtors know that sub markets exists within a community based upon other factors that general statistics may overlook. In Ames for example, is there a noticeable difference in the market between the $175,000 -$225,000 price range and the $400,000-$500,000 price range? The answer is most definitely, yes. The follow
up question may be “How?” or “Why?” and again, Realtors® will likely have the answers. Just as a physician can obtain important information about the relative health of a patient from obtaining several vital signs, Realtors® can examine and assess the relative health of the local real estate market with the intimate knowledge of key indicators. Realtors® understand that accurate real estate information is absolutely critical in providing advice and recommendations to our clients. After receiving a clear and accurate diagnosis of the health of the local real estate market conditions, clients are then able to make informed real estate decisions in their best interest. Realtors® fully understand the fiduciary responsibilities in a client relationship, and like physicians, we are obligated to provide our clients with a diagnosis of the market conditions, whether or not the information is received favorably or not. From this foundation of accurate and timely information, together the client, along with their Realtor® can begin planning and establishing desired goals and outcomes.
