Always remember to support all our Associate Members as they are the driving force that keeps our CLUB in existence. Most of our Associate Members take an ad in the monthly Newsletter; so when you’re in need of a contractor, vendor or supplies, please refer to the Newsletter for their services and/or products.

For anyone that has not checked out our new CLUB web-site, please feel free to do so at www.MRMClub.com. It looks amazing!

On behalf of the Dais & Trustees, we want to wish you and your family a safe and enjoyable summer. We look forward to seeing everyone at the BBQ on June 3rd and if you can’t make it, we’ll see you all in September. ENJOY!

The power of business storytelling Storytelling in business is just like doing so in a motion picture, television series, a Broadway theater, books, newspapers, magazines and on the Internet. Everybody loves a good story. Stories connect people with people, businesses, brands, products, needs, and dreams. Few enterprises succeed without this connection. According to Forbes.com, storytelling has become a top-ofmind issue in recent times because technology has "democratized" the power to share our stories with the world. In ancient times, people used stories to communicate, learn, and connect. When people think of a business, they want to learn more about it, why to trust it, why to believe what they

hear. They need to know why they should care. From the evolution of a product to marketing it, from culture to talent, storytelling is omnipresent. Few people are convinced by cold facts and figures today.

Stories carry meaning and lots of it. Too often, according to TechnologyAdvice.com, a business focuses on the product or idea instead of the people behind it. Stories answer

—7—

those questions. To attract and retain the best talent, a business needs a good story to tell. Simplicity is functional, but business development requires more than a question-and-answer approach. Your strategy--your story--must be personalized to make your potential customer care. For a branding campaign, tell the story of your struggle, how you faced it, and how you succeeded with your product(s) or service(s). Keep your story consistent through advertising, marketing, social media, print and electronic media, website, public relations--and most importantly, your employees. When you've got a good story, tell it.

Frequent flyer plans can save on travel

It's easy to sign up for and use airline frequent flyer miles, but whether you will save money on travel depends, in part, on how much you travel. A good rule of thumb is if you are expecting to make some major trips (or lots of small trips) in the next 18 months, frequent flyer miles might be the ticket to free air fare. But if you are not going to travel regularly, the miles might not do much good. Those miles (or points) usually expire over time. Here is a primer on signing up for frequent flyer programs:

In 2009, he launched (on a lark) a free podcast -- "The Joe Rogan Experience" -- with friend and fellow comedian Brian Redman. Guests include marijuana activists, comedians, former porn stars, philosophers, former LAPD cops, outdoorsmen, futurists, neuroscientists, whistle-blowers, former CIA

* Decide which airlines have a hub near you. These will be the airlines you will probably use most. * Go to the airline's website and sign up for its frequent flyer program. * Book your next trip through the airline and give them your frequent flyer program number. * When you have enough points, book a flight through the airline and the points will be credited to the cost of the ticket if you choose to use them. You can also add up more points by using credit cards associated with the

operatives, and conspiracy theorists, among others. Six years later, his pioneering longform podcasts of casual conversations in an hour-long format, are downloaded 16 million times a month, according to www.stillfeel21.com. Comedian at heart, recurring themes of deconstructing life, also a magnet for viewers coming back for more. At 51, recipient of iHeartRadio Podcast Award for Best Comedy Podcast. Currently makes $100,000 per podcast, according to Celebrity Net Worth. Net worth about $25 million, making him one of the richest comedians in the world. Among tips for fellow entrepreneurs: "Excellence in anything increases your potential in everything."

program. For example, American Airlines has two cards associated with their program and, with a substantial purchase on the card, you can get thousands of points. You can also get points for dining and shopping. Most programs offer a shopping portal to stores such as Target. If you are planning to buy something from Target, use the airline shopping portal and you get points. One point is equal to about 1.3 to 1.4 cents, depending on the program.

MONEYWISE

– MANhAttAN RESiDENt MANAgER’S Club, iNC. –

Four different money pros for different needs

Sometimes navigating financial issues seems impossible. Here are four situations that might require a money pro.

In debt and in trouble This problem requires credit counselors. They can help build a plan to get out of debt, give information about bankruptcy, or even completely manage money, giving clients an allowance to live on, according to creditcards.com. Find one at National Foundation for Credit Counseling or Association of Independent Consumer Credit Counseling Agencies. When you need help managing assets A Certified Financial Planner (CFP) can help manage assets built up over the years or from windfalls. They offer advice on insurance and investments for retirement, and help plan financial goals. Search for a CFP in your area and find one you trust.

Ready for anything: What goes in an emergency preparedness kit?

September is typically a mild weather month, but unfortunately it's also a time when hurricanes and other extreme weather conditions can pop up. With that in mind, it's a good time to review the items you should keep in your emergency kit. Some of the items the Red Cross says you absolutely need include: * A plan for your pet. Evacuate early with your pets. Have food, pet carriers, leashes, and water. * Water, one gallon per day per person; three days worth for an evacuation. * Non-perishable food items, same guidelines as for water. Take a can opener. * Flashlight * Battery-powered or hand-crank radio, preferably a NOAA weather radio * Extra batteries * First aid kit that includes prescription medicines * Cell phones with chargers * Extra cash (remember that ATMs and other machines often don't work) and credit cards * Documents, including insurance papers, ID, deed or lease to the home, proof of address, medication list * Emergency contact info * Emergency blankets * Map of the area (cell phone service, including GPS, could be lost)

Just ready to retire? Now what? A retirement planner, usually a CFP specializing in retirement, can give you an idea of the money you will need in retirement and ideas on how to manage it. It's a good idea to consult a retirement planner about 10 years before you retire, but you can get good advice even on the verge of retirement. Check out FPAnet.org for suggestions. Can't make ends meet A budget counselor helps those who maybe don't need a full-scale debt repayment plan. Budget counselors are best for those who make enough money but can't seem to live within their means. They might have some credit card debt, which may even be manageable, but they are building debt.

Canned 'air' great for dusting, but take care

A canned duster is a great way to clear your desk in a jiffy, but what you spray isn't really air, not like what we breathe. A little awareness helps with compressed gas dusters, according to Safety and Health magazine. If you've used them, you already know the can gets cold quickly. It can actually cause frostbite. Use the duster briefly and never expose the skin. Don't tilt or shake the can. Be aware that these compressed gas canisters are highly flammable. Keep cans in an upright position when handling and don't use the spray around electrical outlets, switches, or any open flame, such as a candle on your desk. In a small, poorly ventilated area, spray can become concentrated and make the atmosphere flammable.

Stay focused: ONE KEY TO SAFETY

Experienced, safetyminded workers usually incorporate safety procedures as second nature, according to one expert. But the changing environment can throw some curves. Nathaniel Miller, Schindler Elevator Corp. Senior Regional EHS Manager, told EHSToday, that safety has psychological, behavioral and situational components. Even highly competent employees have to be aware of the evolving situation, he says. That's where mindfulness comes in. Being on autopilot during the work day is typical, especially as people perform routine tasks. However, Kris Corbett, national director of on-site occupational health and safety for Wellness Coaches USA, told Professional Safety, that awareness of the present moment is a safer mental mode. By focusing on the present moment, workers can be more aware of signs of injury, addressing minor problems before they become serious. For example, repetitive injury can sometimes be addressed before it becomes serious if workers are aware that there is a better way ergonomically to performa task. Focus and present moment mindfulness can reduce slips, trips, and falls since it increases situational awareness, Corbett says. To increase mindfulness, workers can spend five minutes before their shift focusing on one thing at a time. For example, first focus on breathing or maybe sounds in the room. Even 30 seconds of focus exercises can increase awareness and improve safety.

Atrial fibrillation can happen to anyone. Atrial Fibrillation, or AFib, is an irregular heartbeat, rapid heartbeat, or a quivering of the upper chambers of the heart, according to the group StopAfib. The condition is due to a malfunction in the heart's electrical system and is the most common heart irregularity. Although many health professionals consider it a minor condition, AFib can nonetheless lead to stroke or heart failure; nearly 35 percent of AFib patients have strokes, says StopAfib. As you age, your risk increases, with men being more likely to develop it than women. September is Atrial Fibrillation month, so here's a list of some of the most common risk factors: * Existing heart disease. * Clogged arteries or angina. * Diabetes, high blood pressure, or thyroid problems may increase the risk. * Lung problems, including asthma, emphysema, pulmonary blood clots, or chronic lung disease. * Obstructive sleep apnea; about half of AFib patients have sleep apnea. * Otherwise healthy people can have AFib when they are stressed or fatigued, have had too much caffeine or alcohol, have smoked, or have exercised too much. * Too much or too little of minerals like calcium, magnesium, or potassium.

labor Day traditions You might think you know all about Labor Day already: take a long weekend, have a picnic, enjoy a good day off, and pack away any clothing that's white. Of course, there's more to Labor Day than that. The holiday, held the first Monday in September, is intended to honor the American worker, with a somewhat lengthy backstory that includes strikes and protests against unfair working conditions and child labor. On Sept. 5, 1882, 10,000 workers took unpaid time off to march from City Hall to Union Square in New York City, holding the first-ever Labor Day parade, according to History.com. Working conditions and labor laws improved and we are left with a day off in September. We traditionally celebrate with a well-earned day off, barbecue, and parades. But here are a few other ways to mark the day: * Drop off a plate of cookies or other goodies to public safety personnel, nurses, or others who need to work the holiday. * Take a farm or factory tour. * Make your kids do a bunch of extra chores to remind them how good they have it now. * If you're near Washington, D.C., the National Symphony Orchestra holds a free concert on the West lawn of the U.S. Capitol the Sunday before Labor Day. The Chicago Jazz Festival takes place Labor Day weekend for four days in Millennium Park. * If you're near Cleveland, it hosts an Oktoberfest, a nod to the event that actually begins in September in Germany.

GARDEN CLEANUP

With any luck -- and probably a whole lot of work -- your garden has been a source of joy and deliciousness all summer. And as the season winds down, there's a bit more left to do other than thank it for its service and walk away. Gardens need some winter prepping. This helps reduce and eliminate the chance for pests to grow and also tidies things up for when you come back to it in the spring. Some tips for late-season garden cleanup include: * Cut back any perennials, pull up spent annuals, and remove weeds and leaves. * Add a layer of mulch. For cold-weather areas, wait until after the first frost for this step. * Apply an insecticide, which will get to the roots and help protect the plant in the early spring, when those pests start showing up again but before we've typically started working in the garden. * Save seeds. Gather the seeds, put in labeled envelopes, and store in a cool, dry spot. * Rake the soil to help next year's new soil come up. * Clean and organize your garden tools and supplies (and hit the late-season sales if you need to replace anything!)

NEW TAX FORM FOR SENIORS DRAFTED

A new tax form for seniors was expected to be finalized by August 2019, according to the IRS. The new form solves several problems unique to seniors. First, for people who file on paper, the form has much bigger type -- bound to save some squinting. It also attempts to simplify the 1040. Although the simplest form is the 1040 EZ, many seniors have income from various sources and can't use the EZ. The new 1040 SR is based on the 1040 but it has some added features. The standard deduction schedule is on the form, not on an instruction sheet. It also includes lines for retirement streams: Social Security benefits, IRA distributions, pensions, and annuities. People 65 and older can use the 1040 SR, but they don't have to be retired. And, they don't have to use it at all.

THE MOST COMMON TYPES OF COLLEGE SCHOLARSHIPS In 2018’s college graduation class, nearly 70 percent of students took out student loans, and their average debt was close to $30,000 each, according to Student Loan Hero. In addition, 14 percent of their parents also took out an average of $35,600 in Parent PLUS loans to help support them. With those alarming figures in mind, if you don't want debt, scholarships are a must. Academics should start the scholarship hunt. Academic scholarships usually have larger payouts and can even cover the entire amount of tuition for a four-year degree. These require not just a high GPA, but also participation in extracurricular activities. According to the MarketWatch, about six percent of all high school athletes will compete at the college level and there is $3 billion in aid available across Division I and II

How to start the school year off right

Starting a new school year can be stressful for students, parents, and teachers alike so it's crucial to have a few best practices in place to ensure it starts off right, according to the mom at TeachMama.com Since she is a teacher with kids of their own, Amy Kilpatrick Mascott advises that the three most important aspects of a new school year are setting up the right structures and routines, connecting with teachers and administrators, and meeting the kids and parents of their classroom. Set up structures and routines for when the kids get home. As soon as the kids come in the door, Mascott recommends they put their shoes on the

schools. Gymnastics, fencing, and ice hockey have the lowest ratio of high school athletes to college scholarships, while volleyball has the highest. Football, the sport with the highest total number of scholarships available at 25,918, ranks fourth on the list. Service-based awards can be a great way to get extra money. Local churches, civic groups, and businesses often offer this kind of scholarship to students active in their communities. If your child frequently donates their time doing something like tutoring or spending time with the elderly, there is likely a scholarship somewhere to reward them for their service. Even if it’s not cash, the Federal Work-Study Program can help students pay for college by providing a part-time job during college.

shelf, empty lunchboxes, and hang their backpacks in their designated place. Parents should empty the takehome folder while the children are having a snack to discard unneeded papers and set out the night's homework. TeachMama advises children will do better if their homework is completed right after they get home. Even before the school year starts, it is a good idea to reach out to your children's new teacher to introduce yourself. Once you have this strong connection in place, it will be easier to talk about problems that might come

— 24 —

up during the school year. It's also a good idea to make sure you know administrators such as the principal, guidance counselors, secretaries, and bus drivers. Once your child has made a few friends, suggest a play date to their parents so that you'll have a chance to observe them playing together. Keep an eye out for bullying and fighting. Don't be afraid to step in if another child is misbehaving either by politely addressing them or their parents.

REAL ID: Prepare the documents

– MANhAttAN RESiDENt MANAgER’S Club, iNC. –

Most states, by 2020, will require drivers license applicants to supply a stack of documents to prove their identity and get a REAL ID drivers license. People don't have to get a REAL ID, but if they don't, they won't be able to board a plane or enter some federal buildings beginning October 2020. For anyone who hasn't kept track of vital documents, this could prove tricky. For seniors, whose lives may have involved more than one name, more than one marriage, or a non-US birth, this could prove to be an unpleasant treasure hunt. All states have instituted the REAL ID, a program of the Transportation Security Administration. You must show up in person at the state drivers license bureau with certified documents that establish: * Identity: Certified Birth Certificate or valid passport or passport card. (A military ID won't work.) * Lawful Status: Valid passport or certified birth certificate. * Social Security Number: Non-laminated social security card or W-2 form. Social Security card must match legal name. * State residency: Two proofs needed. Utility bill, valid homeowner's or car insurance policy, or pre-printed pay stub. One key idea is that your legal name today must match some identity documents. So, if you were born Smith and married Jones, you will have to show a valid passport showing your name as Jones. Or, you can show your birth certificate (Smith), and your certified marriage license (Smith to Jones). Multiple marriages Now suppose a woman is married multiple times and each time changes her name. That is where it gets more complicated. You must be able to present documents that show the transition from your birth name to your legal name today. Suppose you are born Smith, you marry Jones, then later marry Miller. You need your Smith birth certificate. Your Jones marriage certificate (or divorce decree). And then your Miller marriage certificate. If you changed back to your maiden name Now, suppose your name goes from Smith to Jones to Miller, but after your marriage to Jones, you take your maiden name, Smith. Now, your marriage certificate to Miller shows your name is Smith. All you need is your birth certificate (Smith) and your Miller marriage certificate (which says Smith to Miller), according to the Indiana Bureau of Motor Vehicles, which has one of the strictest REAL ID requirements of any state.

Peaking: A common flaw in laminate installation Laminate floors are a great cost-effective option, hardy and largely scratch-resistant, with a variety of high-end looks. It's also possible for a homeowner to install it themselves, saving even more. Despite their reputation for ease of use, though, laminates do present problems. And being a somewhat popular DIY project, it's perhaps not surprising that one common issue is the result of human error.

Peaking is when your laminate floor has high points at the joints (picture upside-down v's where two boards meet). It happens when the flooring hasn't had enough room to expand and the two boards push against each other. With nowhere to go, each end pushes up. If you haven't installed it yet, make sure to let your flooring sit in your house for at least two or three days prior to installation so it can adjust to the climate. But if you do see peaking, the good news is that it's a fairly easy fix. Track the board back to the wall, where the molding is. Remove the molding and trim off enough of the board's end to allow the floor some space. You also want to make sure the molding isn't nailed to the floor so as to allow for that expansion. Peaking can also happen in a large room if there are no expansion joints to help relieve the pressure, says Lumber Liquidators. As a rule of thumb, if the room is longer than 27 feet in any direction, you'll want to include expansion joints.

high tech heightens your golf game Golf has gone so high tech. According to Forbes, technology has worked wonders in the elements of golf knowledge, data, connectivity, entertainment, and convenience. Leading the way are the enhancements in golf equipment, says BleacherReport.com. Refined aerodynamics, shafts, lighter weights, and expanded heads of driver clubs, for example, enable a player to lash the ball farther and straighter than ever before. Swinging the club is more comfortable, and the final placement of the shot is more forgiving, if not spot on. Want to improve your swing? Tech analyzers can help you do it. There's a swing glove that monitors the motion of your swing. Or a chip that can be clipped to your favorite glove. A free app will provide you with a 3D review of the path of your swing, its velocity, plane, consistency, and speed of the club's head. Another sensor in your pocket could even trace the rotation of your hips. How far away is that hole you're pursuing? A range finder will show you what you cannot see. Optical lenses and laser technology can determine precisely where and how far away that hole resides.

And, finally, good old GPS. Using Google Maps, you'll know your position, how far, and precisely where you want that little white ball to go.

How to make your fire pit more eco-friendly

– MANhAttAN RESiDENt MANAgER’S Club, iNC. –

Set up Google to delete itself after you die

Make a plan for your data. Google makes it easy to assign a person to your account or to automatically delete your data when you die. Here's how: Go to your Gmail account and click on your picture. Select Account. Next, click "Data and personalization." Look for "Make a plan for your account" and click start. You can make lots of choices in your plan, including people you wish to have your Google photos. You can decide when Google starts to worry that you have passed -after three months of inactivity is the default. But you can set it for whatever you want.

A crackling fire is the hallmark of many a summer night spent outdoors with friends and family. The fire pit is often the highlight of a camping trip or the leisurely nightcap to a summer's day. But there's also a dilemma for some: how to enjoy the tradition while still keeping things environmentally friendly and keeping the wood smoke to a minimum?

Maintenance chores before you list

When you sell your home, you obviously want things to go as quickly and as smoothly as possible. And aside from pricing it right, making sure it's in good condition is as important as it gets. There are a number of chores to keep in mind to ensure that your home not only looks its best for potential buyers, but does well during inspections, too. Among others, these include: * Perform maintenance on your heating and cooling systems to make sure everything works properly. * Have your chimney regularly cleaned and inspected by a professional. This is a safety measure as well. * Call in an exterminator, if necessary. Pay particular attention to signs of termites or carpenter ants and other insects that bore into wood. * Check that all appliances function properly. * Spruce up your yard. This is good for curb appeal as well as for warding off unwanted pests or rodents.

Fortunately, there are a host of alternatives these days. One popular option is to install a natural gas fire pit. Although it needs a gas line and would remain stationary, this one still retains a similar look and feel to the concept we associate with fire pit. If you already have a wood-burning fire pit or simply can't imagine giving up the logs, you can also find alternative materials. An article in Forbes suggests logs made from non-petroleum natural wax, recycled sawdust, used coffee beans, soy, and switchgrass. Many of these release up to 80 percent fewer emissions than regular wood when burned, it says. Indoors, a pellet stove is a good replacement for the standard wood stove. Pellets burn cleaner and almost completely and can also be a cost-efficient way to heat your home.

Without labor nothing prospers.

~ Sophocles

Take up one idea, make that one idea your life. Think of it, dream of it, live on that idea. Let the brain, muscles, nerves, every part of your body be full of that idea, and just leave every other idea alone. This is the way to success. ~ Swami Vivekananda

Success at anything will always come down to this: Focus and effort, and we control both. ~ Dwayne Johnson (The Rock) Your motivation determines how much you are willing to do. Your attitude determines how well you do it. ~ Lou Holtz

When someone tells me 'no,' it doesn't mean I can't do it, it simply means I can't do it with them. ~ Karen Quinones Miller

Should I refinance so I can renovate?

Never give up on a dream just because of the time it will take to accomplish it. The time will pass anyway. ~ Earl Nightingale

You get to decide where your time goes. You can either spend it moving forward, or you can spend it putting out fires. You decide. And if you don't decide, others will decide for you. ~ Tony Morgan

The more I want to get something done, the less I call it work. ~ Richard Bach

Never allow a person to tell you no who doesn't have the power to say yes. ~ Eleanor Roosevelt

A year from now, you may wish you had started today. ~ Karen Lamb

A new roof. New flooring. New heating/cooling systems. These are the kinds of problems that can keep a homeowner up at night. They are big ticket projects that usually require some financing. Homeowners have several choices to finance crucial projects or even elective remodeling like updating that kitchen. * Cash-out refinance - Your home is collateral. With good credit and at least 20 percent equity, cash-out refinancing could be a good deal since your renovations could increase home value. In addition, if you can get a lower interest rate, your monthly payment might not rise dramatically. * Home Equity Loan or Line of Credit (HELOC) - Your home is collateral. An equity loan is a second mortgage and it has a fixed rate. A line of credit may not have a fixed rate and the payments change based on what you have borrowed and current interest rates. * FHA 203(K) loan - Limited loans are capped at $35,000 and intended for mak-

ing basic improvements. Funds for improvements are held in escrow and a qualified consultant must oversee the project. * Fannie Mae HomeStyle Renovation A government-backed loan that lets borrowers add extra money for improvements at the time of purchase. It also lets homeowners refinance their mortgage for home improvements. Money for improvements goes into an escrow account from which approved contractors are paid. Is it a good idea to refinance in order to remodel? For urgent needs, such as a new roof, sometimes homeowners must refinance. For elective remodeling, the answer mainly depends on the math. You'll need to take your monthly payment as well as the total payment into consideration, along with the length of time you plan to stay in your home. Your lender will take into consideration debt-to-income ratios, your credit score, and even the work you plan to do.
