PROGRAMMING
URBAN DESIGN
This phase is critical to successful design of any creative architectural project. Programming involves a dialogue between the architect and client prior to design to determine project scope, quality and budget. By understanding the goals and future uses of a site, our team will create a framework that effectively responds to the unique needs of your project, serving as a reference point for all involved parties as the project advances. We may examine a project’s current and future space requirements, layout alternates, utility analysis, life cost analysis, construction system considerations and cost projections.
We are uniquely experienced in urban design for city agencies; building community support and consensus for new streets, sidewalks and plazas. We endeavor to understand the complex functions of our urban fabric and its role in social, economic and cultural wellbeing, to effectively identify and resolve issues with the built environment.

Our team completed conceptual design services for the remodel of a traditional 3-bedroom, 2-bathroom cabin near Mammoth Lakes. Located on a small hill, the site offers spectacular mountain and valley views. We opened up the cramped floor plan, peeling back the top floor to a loft overlooking the living room and kitchen. New floor-to-ceiling glazing along the south-facing facade creates immersive views of the surrounding landscape and floods the home with natural light. We preserved the warm character of the home’s original interiors through the use of knotty pine along the floors and ceiling, while a standing seam metal roof easily sheds snow. We upgraded the deck’s functionality as a gathering space through improved access and additional square footage.

The three-story residence was designed to step up the hillside. Traditionally arranged forms feature modern detailing throughout the structures. The masses that connect to the earth are made of stone, whereas the stories above are wrapped in wood siding to align with the design language established at the hotel across the creek. A formal auto court and covered logia open to an outdoor pool. Traditionally arranged forms with modern detailing.
