03 SERVICES

We do it all. We service all stages of architecture, from planning through building.

18

ARCHITECTURE From custom residential to complex urban infill mixed-use projects, our team’s depth of experience cultivates creative problem solving to address complex challenges with the built environment. We offer architectural services through all phases of design including feasibility studies, conceptual and schematic design, design development and construction documentation. We are uniquely skilled in architectural detailing, designing all projects in 3D.

EARLY PHASE STRATEGY We provide land wuse analysis to determine the highest and best use of prospective or acquired properties, given a unique set of characteristics and constraints. Analysis of circulation and zoning studies, structural, mechanical, electrical and fire code compliance with existing or planned structures may be required.

PLANNING We are experienced in planning projects of various scales – from single family residences to large scale urban developments and hospitality resorts. Understanding how a project fits into the urban fabric of a community is vital to the success of any project.

20

LAND USE ENTITLEMENTS We work in some of the most complex regulatory environments in the world. Our in-depth knowledge of the approval process positions us to make early planning decisions that shorten approval timelines and minimize the risk of appeals. During the entitlements phase, we tailor deliverables with specific sensitivity to design review bodies, planning commissions, city councils and other discretionary review bodies.

PROGRAMMING

URBAN DESIGN

This phase is critical to successful design of any creative architectural project. Programming involves a dialogue between the architect and client prior to design to determine project scope, quality and budget. By understanding the goals and future uses of a site, our team will create a framework that effectively responds to the unique needs of your project, serving as a reference point for all involved parties as the project advances. We may examine a project’s current and future space requirements, layout alternates, utility analysis, life cost analysis, construction system considerations and cost projections.

We are uniquely experienced in urban design for city agencies; building community support and consensus for new streets, sidewalks and plazas. We endeavor to understand the complex functions of our urban fabric and its role in social, economic and cultural wellbeing, to effectively identify and resolve issues with the built environment.

22

BRANDING & EXPERIENTIAL DESIGN We offer comprehensive branding and experiential design for large public venues, hospitality and retail concepts. Carefully curated visual identity and collateral design, signage, music and lighting programs, art selection and service offerings converge to create exceptional brand experiences.

INTERIOR DESIGN

LANDSCAPE DESIGN

We offer a full range of interior design services to comprehensively integrate the architectural style and character of your project into furniture, fixtures and artwork. Custom fabrication of furniture, lighting and hardware can advance projects into the realm of exceptional.

We work with landscape designers and accredited engineers to achieve functional and aesthetically successful landscape plans.

24

CONSTRUCTION ADMINISTRATION

PROJECT MANAGEMENT

CONSULTANT COORDINATION

We manage projects through the construction phase to ensure your project is built on time, on budget and per plan. Your dedicated project manager will provide comprehensive project oversight, supervising construction in the areas of compliance, quality control, schedule and budget. In addition to weekly on-site meetings we provide additional detailing, material sourcing, value engineering and invoice review.

All clients benefit from the assignment of a dedicated project manager who oversees schedules, budgets, consultant coordination and meeting administration, with the support of our accounting and administrative teams. Our digital software allows us to provide efficient design revisions and dynamic 3D views to engage clients in the design process early on.

We maintain a strong network of consultants, including engineers, builders and land use planners that contribute to the efficient approval and expert execution of our projects.
