Anacapa is a full-service architecture, planning and interior design firm. Specializing in hospitality, custom residential and urban infill mixed-use projects, our experienced team develops innovative designs that enrich the way we live. / APPROACH Our approach thrives upon a foundation of technical knowledge, long-standing industry experience, and excellence through final delivery.

TECHNICAL PRECISION From schematic through technical phases of design, we build all projects using three-dimensional modeling utilizing BIM 3-D software. We produce everything from massing models to photo realistic visualizations utilizing Rhino 3DS Max, SketchUp and Revit platforms and Maxwell and V-Ray rendering engines. All technical documentation is done in Revit, providing highly efficient design revisions and the capability to provide clients with virtual reality walk-through and dynamic 3D views that can be viewed on any digital device. Our entire design staff is highly capable of producing graphic design deliverables (booklets) using the creative suite tools – InDesign, Adobe Illustrator and Photoshop. We possess a high level of technical abilities on a wide range of graphic software platforms ranging from ArchiCAD and AutoCAD to Vectorworks. Our team’s extensive technical experience is one of our firm’s most valuable attributes, and a competitive advantage in our industry.

EXECUTION & MANAGEMENT We have instituted a number of internal systems and protocols to ensure we can deliver the highest level of project management and service to our clients. From early-stage planning and conceptual design, through permitting and building, we are uniquely positioned to manage projects through completion. Each project is assigned a dedicated project manager that administers detailed project schedules and budget management, consultant coordination, contractor bidding and selection, meeting agendas and minutes and monthly invoicing with detailed timesheets and records. Developer clients benefit from extended services, including tenant management and branding.

ARCHITECTURE We offer comprehensive architecture services through all phases of design of urban infill, mixed-use, multi-family housing, hospitality, creative office and custom residential projects. We are uniquely skilled in architectural detailing, designing all projects in 3D. We are versed in a variety of building typologies and methodologies, and our services don’t stop at the building’s edge.

EARLY-PHASE STRATEGY We provide land-use analysis to determine the highest and best use of prospective or acquired properties, given a unique set of characteristics and constraints. Analysis of circulation and zoning studies, structural, mechanical, electrical and fire code compliance with existing or planned structures may be required.

PLANNING & LAND-USE ENTITLEMENTS We work in some of the most complex regulatory environments in the world. Because of our expertise in the area, we know how to get difficult projects approved. We have a huge depth of experience navigating the entitlements process, with specific expertise in environmental review, according to the California Environmental Quality Act (CEQA). We are well versed in coastal land-use issues and have extensive experience working with the California Coastal Commission. Our in-depth knowledge of this process positions us to make early planning decisions that shorten approval timelines and minimize the risk of appeals. We are experts at navigating the design review process and garnering community and political support for projects. During the entitlements phase, we tailor deliverables with specific sensitivity to design review bodies, planning commissions, city councils and other discretionary review bodies. Oftentimes, we utilize our direct knowledge and relationships with individual members to customize presentations; addressing their unique concerns and garner approvals.

URBAN DESIGN & MASTER PLANNING We are uniquely experienced in urban master planning for city agencies; building community support and consensus for new street, sidewalk and plazas.

CONSTRUCTION ADMINISTRATION We manage projects through the construction phase to ensure your project is built on time, on budget and per plan. Your dedicated project manager will provide comprehensive project oversight, supervising construction in the areas of compliance, quality control, schedule and budget. This service includes attendance at weekly on-site meetings with the construction team, providing additional detailing and specs as needed, material sourcing, value engineering and invoice review.

We deliver irrigation and drainage plans alongside lighting, hardscape and planting plans to create ambient outdoor experiences. We manage consultant coordination and supervise plant selection and installation, expertly timed alongside the construction process.

DAN WEBER, AIA, LEED AP FOUNDER & PRINCIPAL ARCHITECT Dan Weber, Founder & Principal Architect of Anacapa, holds a Bachelor’s degree in Architecture from Cal Poly SLO. With nearly two decades of professional architectural experience (in Santa Barbara), Dan provides firm-wide leadership, management expertise, strategic planning, mentoring, and inspiration to the team. Prior to founding Anacapa (formerly Dan Weber Architecture), Dan was a Partner and Principal Design Architect at The Conceptual Motion Company and worked for many years with architects Ryan Mills and Edward DeVicente. Weber’s passion for sustainability, solving community problems, and creating engaging environments motivates him on a daily basis. Dan is widely respected for his expertise and skill in planning strategy, project management, and urban planning in high-density areas. His in-depth understanding of the CEQA development review process, as it relates to innovation, sustainability, and the built environment, is unique among his peers.

JESSI FINNICUM-SCHWARTZ SENIOR PROJECT MANAGER, LICENSED ARCHITECT Jessi brings 16 years of architectural design experience to the firm as well as strong management skill ability, design, and technical expertise to every project. Jessi is involved in all phases of project design and documentation. She excels at project management, coordinating large complex teams that include a wide range of stakeholders. She is well-versed in technical planning issues, and is highly skilled at optimizing and implementing creative solutions to all manner of challenges. A graduate of Montana State University, Jessi holds a Masters in Architecture and a Bachelor’s Degree in Environmental Design. Jessi is a State of California Licensed Architect.

KEN VERMILION SENIOR PROJECT MANAGER, DESIGNER Ken brings over 20 years of architectural design experience and a passion for concept based design exploration. Throughout his career in Los Angeles, he worked with notable designers, William Adams, David Hertz, and Stephen Kanner. He immediately gained appreciation for the client relationships that are so vital to successful projects. Ken holds a Bachelor’s Degree in Architecture from California Polytechnic University of Pomona.

GEOFF APRIL PROJECT MANAGER, DESIGNER Geoff brings 10 years of architectural design experience to the firm as well as an impressive ability to translate client ideas into cohesive, detailed, and progressive design solutions. Geoff manages all aspects of project team coordination and oversees client communications. With respect to architecture and design, he is most passionate about materiality and detailing, circulation and spatial planning, and the sectional quality of spaces. Geoff graduated from Lehigh University with a Bachelor’s Degree in Architecture. Prior to working with Public Architecture, Geoff earned his Masters of Architecture from SCI-Arc in Los Angeles.

JOSE SANCHEZ PROJECT MANAGER, DESIGNER Jose brings 5 years of work experience to the firm as well as an innate ability to work through the design details of a project. Jose manages all aspects of project team coordination and oversees client communications. With respect to architecture and design, he is most passionate about materiality, design details and spatial qualities. Jose graduated from Woodbury University with a Bachelor’s Degree in Architecture.

ADAM GROSSHANS, AIA LICENSED ARCHITECT Adam brings 11 years of architectural design experience with an emphasis on large scale commercial and institutional projects. He has an extensive technical knowledge and a passion for designing public spaces to serve the community. His career was started in the north east where he has worked on notable projects such as the WTC Memorial Museum and the Smithsonian National Museum of African American History. He gained experience collaborating with large teams of architects and engineers to realize the design vision. Adam graduated from New Jersey Institute of Technology: School of Architecture with a Bachelor’s Degree in Architecture. Adam obtained his Architectural License in Washington, DC.

STEVE WILLSON PROJECT MANAGER Steve met Dan in Architecture School where they became roommates turned business partners and now Steve works closely with Dan on customer homes. Steve brings over 15 years of architectural experience primarily focused on high end custom residential. His passion lies in finding solutions to challenging design problems and seeing projects through from concept design to completion. Steve attended California polytechnic state university in San Luis Obispo and lives is Santa Barbara California.

JUSTIN HARMON DESIGNER Justin Harmon joined Anacapa in 2015 with 18 years of design experience with a design skill set focused on developing design concepts into reality. Justin has worked design firms throughout the United States on a variety of project types for such notable architects as Moshe Safdie and Antoine Predock. Justin strives to create sophisticated design solutions throughout the design process. His understanding of space, materials and light brings a thoughtful design to each project. Justin received his undergraduate degree from Washington University in St. Louis and his Masters in Architecture from Montana State University.

SABA ZAHEDI DESIGNER Saba offers a diverse body of knowledge in both modern and classical design. Her creative and technical knowledge combined allows her to push boundaries conceptually and makes her a unique asset to any project. Saba was born and raised in Tehran, Iran, where she earned a Bachelor of Science in Architecture before moving to the United States and earning a Master’s degree in architecture from Florida International University. Saba’s passion for design and modern architecture led her to study in the US and eventually brought her to Santa Barbara where she gained several years of experience working on high-end residential projects.

GILBERTO VILLALOBOS DESIGNER Gilberto’s role has a broad range of responsibilities, primarily supporting the team in various aspects of project delivery. Gilberto’s has a strong interest in concept development, detailing, landscape architecture, and computational design. He has traveled throughout Mexico, Japan, and Europe, where he had the opportunity to study under RCR Architects in 2015. Gilberto attended University of Oregon where he attained his Master of Architecture.

ISABEL CAMPANELLI SENIOR EXECUTIVE ASSISTANT Isabel oversees all operational functions, provides design assistance, and supports the needs of the entire firm. Isabel graduated from The University of San Francisco in 2011 with a B.A. in Communications & Public Relations. Isabel developed her professional skills in Silicon Valley’s tech start up industry, successful in overall organizational operations and people management with knowledge of marketing, social media management, and client services.

LINDSEY SMITH CONTROLLER Lindsey is an invaluable part of the firm, managing accounting, billing, and payroll for the company. Lindsey brings to the firm 10 years of professional experience in accounting, full charge bookkeeping, and bookkeeping consulting. Lindsey graduated from University of California, Santa Barbara with dual degrees in Psychology and Economics. She is also member of the National Association of Certified Public Bookkeepers.

HEATHER GREENE, MBA PUBLIC RELATIONS As principal of brand strategy & communications firm, Sprout Concepts, Heather oversees PR and marketing strategy for Anacapa Architecture. Specializing in hospitality and lifestyle brands, her skills anticipate and react to the intricacies of luxury markets. Heather earned a Marketing MBA from Pepperdine University. She has translated her education into more than a decade of professional marketing experience.

This unique mixed-use project is comprised of 8,000 square feet of ground-level retail space and four stories of for-rent apartments oriented toward the UCSB student populations, equating to roughly of luxury student The 52,000 square feet of residential use contains 40 units and approximately 120 beds. The only LEED certified student housing development in Santa Barbara, The LOOP is located three blocks from the Pacific Ocean in the student community that serves the University of California, Santa Barbara and Santa Barbara City College.

Our team transformed this underutilized property into a vibrant, mixed-use urban infill project in Santa Barbara’s flourishing Funk Zone. The Funk Zone is Santa Barbara’s unique arts, commercial business, and industrial district, situated just two blocks off the beach and two blocks off of State Street. This three-story, mixed-use commercial project houses a diverse mix of creatives. The top two floors feature modern live/work artists lofts, designed to provide high density housing in a highly impacted downtown Santa Barbara. The first and second floors of the building contain commercial business and office space to architects, an art gallery, wine tasting rooms, and more.

We are working in partnership with Mesa Lane Partners to transform a historic property, located in the coveted downtown waterfront area of Santa Barbara, into a vibrant, adaptive re-use development. The space includes mixed income multifamily housing as well as spaces for retail, a restaurant, a cafe, and artist’s studios. This project is truly changing the community, as it contributes a viable solution to Santa Barbara’s affordable housing crisis. It’s designed to contribute to the community’s car free, walkable environment and atmosphere. Upon completion, this high-profile development will provide Santa Barbara with 125 for-rent, affordable-by-design apartments, over 25,000 square feet of new commercial space, and workshop & studio spaces for the local arts 121 E. The proposed project calls for the demolition of the existing 7,818 sq. ft. Dana Marina Motel and replacing it with the construction of a Mixed-Use residential and Commercial Retail project with a total of 31,566 sq. ft. above a below-grade parking structure that would accommodate 40 automobiles. The street level, ground floor consists of 11,640 sq. ft. of commercial retail space, divisible into six (6) individually leasable areas. Units 101 and 102 are intended to become restaurant uses. On the third floor roof deck, there is an additional 585 sq. ft. dedicated to restaurant space to be leased in conjunction with unit 101 on the ground floor. This equates to a total commercial area of 12,225 sq. ft. The second and third floor areas of the project are dedicated primarily to residential units. We have provided sixteen (16) one bedroom units and six (6) two bedroom units. There are no studio units and, as required in the zoning greater than 20% of all residential units will have two bedrooms. The total area for the residential portion of the project is 19,341 sq. ft.

Working with a prominent Nicaraguan real estate development company, Anacapa completed Master Planning and Architectural Design for this mixed residential community and 50-key resort hotel on this spectacular 100-acre beachfront site on the Pacific Coast of Nicaragua. The project consists of 40 residential apartments, approximately 50 estate home sites, hotel, beach club, spa, multiple restaurants, and equestrian facilities. Anacapa is currently completing construction documentation for the hotel facilities, scheduled to open in summer of 2018.

The project consists of relocation and rehabilitation of historically significant San Clemente Casino building and the addition of new luxury townhomes and mixed commercial retail space in San Clemente’s historic North Beach neighborhood. The spectacular domed Casino building will become a new restaurant and restored to its former glory for the community to enjoy. New construction on the site will consist of two levels of below-grade parking and multiple new mixed-use buildings in a garden setting containing townhomes, flat apartments, and new commertial tenant space on the ground floor. The project was sensitively designed and siting within the context of the North Beach neighborhood, which is listed on the National Register of Historic Places.

RADIO SQUARE was designed to provide Market Rate and workforce attainable housing in downtown Santa Barbara. The project consists of 55 for-sale residential units over approximately 15,000 square feet of retail shops, restaurants, cafes, and office space. The project is arranged around 3 courtyards, each with a distinct look and feel. The residential units, each with its own private outdoor space look down into the charming courtyards and wandering paseos. Our team earned the project’s entitlements in 2006 and completed full contstruction documentation, but the project was not realized due the financial crisis in 2008 / 2009.

The Dana Point Hotel is a 300-key luxury hotel and mixed-use urban infill development in downtown Dana Point, California. The project consists of 4 stories of hotel use over mixed commercial retail uses and hotel amenities, including shops, restaurants, conference center, spa and office space, and two levels of below grade parking. We completed programming, Conceptual & Shematic Design, and the land use entitlements phases and provide project management services for the developer. The project was completed while Dan Weber was the Design Partner at his previous firm, The Conceptual Motion Company.

SUPERIOR AT VENICE APARTMENTS MODERN MULTI UNIT HOUSING Type: Multi family Residential Location: Venice Boulevard, Los Angeles, CA Date: Completed at 2009 Size: 25,000 SF- 100,000SF, 38 units Anacapa Senior Project manager, Ken Vermillion, while at Kanner Architects.

The courtyard of this modernist building opens to Venice Boulevard. Balconies carved into the fecade insulate residents from the streetactivity and shield the interiors from intense sunlight on this south-facing site. The three story building features 38 apartments, each providing cross ventilation ideal for the area’s temerate climate. Interiors are designed to usherin natural light with high ceiling and clerestory windows, visually extending the open space. ©Nicholas Marques

GREENWALD

AFFORDABLE & MARKET RATE APARTMENTS Type: Multi family Residential Location: Santa Monica, CA Date: Completed at 1996 Size: 16 Units Anacapa Senior Project manager, Ken Vermillion, while at William Adams Architects.

As a transitional element within its context, this 16 unit affordable and market rate apartment building has density of more than 90 units per acre. While continuing to recognize the importance of the street front, this project responds to its context of varied building mass and scale. The building transitions from a large mass to the north to smaller, more articulated spaces of the south. The visual density of the building is mitigated by prominently featuring the living spaces of the upper units. All sixteen units have qualifies that maximize their unique position on the site and within the building. ŠBenny Chan

The eight ground floor units have floor to ceiling glass and added ceiling height. The eight units on the second floor are filled with natural light by means of the four featured living space and the volumetric loft spaces.

26TH STREET

The low-income family at 26th Street and Santa Monica Boulevard is the product of an exhausive community cutreach mission. In addition to input from the city and Santa Monica anf the community at large, the final design incorporated the region’s mild climate, historical precedents of Southern California Modernist architecture, and the humanscale of residents and pedestrains. The building comprises 44 low to moderate income housing units and a community room that was strategically placed along the 26th Street public edge.
