BIRD VIEW OF THE FUTURE NEIGHBOURHOOD *RENDER*


Within the proposal ‘the Connected City’, karres + brands together with ADEPT and Transsolar are developing the master plan for a 360 ha area close to Hamburg City Center. Close to both city and landscape, Oberbillwerder is the largest one-off development in Germany since Hafen City. Fully built, the masterplan will include about 1.000.000 m² in a mix of housing (7000 houses), business (5000 workplaces), shopping, public buildings and recreational activities. A location between meadows, cultivated farming landscape and suburban sprawl gives Oberbillwerder, just a 15 minutes ride from the center of Hamburg, an enormous potential as an attractive urban development area with a highly livable and vibrant city environment. The masterplan for the area shows how Oberbillwerder can grow as a city of the future, through a visionary approach to architecture, infrastructure and resources . The infrastructure in the Connected City ensures rapid connections to Hamburg’s city center but prioritizes pedestrians, cyclists and public transport, while looking into the future of mobility. The unifying green artery that encircles the plan provides access to all neighborhoods, public buildings and recreational activities. The overall development strategy embraces social, financial and environmental sustainability as well as climate adaption though a nuanced distribution of functions, typologies and resources. “With the design of ”the Connected City” the jury has selected a forward-looking concept for Oberbillwerder. We want to create a district that shows us what Hamburg should look like in the future. Oberbillwerder should stand for the pleasure of designing, with the possibility to design a lively and urban, future-oriented district as part of our strategy ”Mehr Stadt an neuen Orten” in a beautiful natural and cultural landscape.” - Dr. Dorothee Stapelfeldt, Senator for Urban Development and Housing. ”The selected design offers an excellent planning basis. The concept deals very precisely with the sensitive cultural landscape and develops a very specific contribution to this location. He has a good sense for the right scale, creates a diverse range of different living and working opportunities and makes great with the first proposals for possible architectural ideas.” - Franz-Josef Höing, Oberbaudirektor Hamburg. A mosaic of neighborhoods are formed within the masterplan, linked by pedestrian and cyclist friendly streets and blue/green arteries. The different characters are defines by climate adaption: wide canals, large green rain beds and narrow blue streams, or concave street profiles and thin linear trenches. The future inhabitants can then choose a way of living; canal living, landscape living or urban living. Each of these, the starting point of developing unique housing typologies and collective facilities.

NEW BRIDGE TO THE HARBOUR VISUALIZATION


At the fringe of harbor and city, the third space, is in fact the most valuable resource that both the city and harbor authority have. It provides a unique opportunity to define a completely new type of urban precinct. To rethink the notion of city harbor and set the benchmark for similar sites in the world. The third space is a membrane between city and harbor, mediating the relationship between the two . It draws upon the identity of both to shape something completely new: the new Tallinn city harbor precinct. Robust master-plans are often defined, not by urban blocks or architectural typologies but by robust urban frameworks. Frameworks set the agenda for the future and steer development while allowing for flexibility and change across time. Similar to how the Highline has completely transformed its surroundings in Manhattan, the third space will boost the transformation of the harbor precinct of Tallinn. Sectioning the site from east to west it will facilitate movement for both leisure and harbor related flows, at the same time constantly drawing form its surroundings to define specific and grounded urban spaces. It will activate high potential spaces and spark urban regeneration while offering space for new development. It will constantly shape itself to the urban context to buffer or connect, protect or reveal, transform the old or introduce the new, while remaining iconic and strong as a whole. The third space is a new type of landscape infrastructure: the ultimate urban framework. A framework that will grow and develop alongside with the urban precinct. It will not only spark development but heal the harbor landscape and prepare it for development, and, when realized act as performative landscape dealing with major challenges such as water-management or microclimate. Across the years Tallinn has had an ever changing relationship with its harbor and the waters. The rough, industrial edges of the harbor remained for a long time closed to the public. The waters near the Tallinn harbor where accessible only via the roof scape of the Linnahal prior to 1993. The city and its harbor were completely segregated and had turned their back to each other. To the west of the harbor, the cultural mile meanders along the coastline connecting Port Noblessner, the Maritime Musem, Kalamaja kalmistupark all the way to the soon to be refurbished Linnahal and upcoming town hall. To the east the beautiful Kadrioru Park, Kunstimuseum, Kumu and Song festival grounds connect all the way to Maarjämaje Castle and Windecki Park. This immensely rich public coastline is at the moment fragmented by the infrastructure of the harbor. Trough a simple gesture we propose defining a continuous public shoreline for Tallinn: The Linnanlink. The impact of such a connection will be invaluable for the city. A completely new type of waterfront park will be generated. It will connect across the entire northern coastline and link some of the most important cultural and public features of the city. It will allow not only for a sublime experience of the water and city but unlock the potential for future development around the old city center and harbor The flexible and strategic nature of the Linnalink will not only facilitate development in 2030 but on longer-term can completely reshape the harbor. Key pieces of city infrastructure can only truly be evaluated based on their longterm impact and potential. Projecting the Linnalink further into the future and imagining it as public transport connection for a new urban quarter on the pier, along with a compact and efficient harbor to the south reveals entirely new potentials for the city. It reveals a unique entrance gateway into Tallinn, where harbor and city grow side by side. Third space, is therefore a comprehensive vision for the development of the harbor into a truly unique urban precinct. A vision for years to come where pedestrians and public space are central.

Central to the Third space development strategy lies public space. A porous membrane of public spaces will ensure connectivity in all directions. It links the separated harbor terminals to ensure optimal infrastructural functionality while at the same time offering a new public park that completes the coastline. The city is the harbor and the harbor is the city!

The Third space is an ever-changing mosaic of public spaces carefully tailored to their surroundings. It allows for character from outside the harbor to extend outwards and connect via public spaces. Plaza’s extend towards specific refurbished areas, lush green wetlands buffer from traffic and clean water, pedestrian friendly boulevards connect across the city

Meandering from east to west a ever changing urban park ensures connectivity across the coastline. It links all major anchor-points of the site connecting to all terminals. The green spine is a place for urban life, leisure and activity along the harbor precinct. Simultaneously it is the new face of the Tallinn harbor.

As the gesture of rediscovering the precincts relation with water, the blue spine is a necklace of water pearls that run across the site. They move from ecological and green to multi-functional and urban. The blue spine, will be a working landscape where rainfall will be infiltrated and cleaned allowing for the gradual improvement in water quality in the harbor.

The Linnalink is the synergy between infrastructure and human scape public space. Providing a car and truck connection from terminal to terminal across the marina it will ease the traffic pressure from the artery between city and harbor. Along side a public park slopes gently creating iconic sloping plaza’s near each terminal and framing the entrance experience.

Water flow is concentrated from the city center / highest point toward the harbor. The water disperses into the green belt surrounding the harbor area. This is a crucial element in the storm-water management of the city. the harbor itself is for much of the city the collector of runoff. Catching infiltrating an cleaning this runoff reveals opportunities for a clean harbor precinct and climate adaptive city.

The water bodies are interconnected through channels flows, which results in a wider network of water. The secret river is connecting the harbor appearance in different characters and levels.

The everyday situation of the water on the site, show the permanent water bodies that are proposed to open up the harbour area and deal with water qualities on a smaller scale. By playing with the edges towards the water the change in tide can be experienced.

In heavy rainfall events the water flows and disperses thought out the harbour. The public spaces are flooded during the precipitation, and are realeased into the sea through water channels.

Tn an event of a clouburst the water spreads throughout the site in channels so it doesn`t flood the main streets and underground of buildings. The site`s public space are suitable to convert into water storage thresholds. The immediate surroundings flood and release the coming water into the sea. In the 100year sea level event this strategy prevents water from the sea to reach crucial parts of the precinct.

Our approach wass based on the idea of ​​counteracting the noise-laden reason that all apartments are grouped around three quiet courtyards around it for a community center to form a new, strong, neighborhood to build. Despite the, seemingly, strongly interlinked ensemble, the development of the project in 4 Construction sections are well possible, with sound protection reasons with the southern yard should be started. We opted for an architectural language, which is on the one hand to the on the other hand, modern, neighbour oriented by the disguise of the buildings with clinker and a floor-by-floor structure in the haptic also in the historical context do not have to hide. In the southern building plot, the commercial areas are arranged on the ground floor. idee: Unser Ansatz fußt einerseits auf der Idee, dem schallbelasteten Grund dahingehend zu begegnen, dass sich alle Wohnungen um drei ruhige Innenhöfe gruppieren um damit anderseits einen gemeinschaftliche Mitte zur Bildung einer neuen, starken, Nachbarschaft zu bilden. Trotz des, scheinbar, stark verzahnten Ensembles ist die Entwicklung des Projektes in 4 Bauabschnitten gut möglich, wobei aus schallschützenden Gründen mit dem südlichen Hof begonnen werden sollte. Wir haben uns für eine Architektursprache entschieden, die sich einerseits an den ‚modernen‚ Nachbarn orientiert andererseits durch die Verkleidung der Gebäude mit Klinker und einer geschossweisen Gliederung in der Haptik auch im historischen Kontext nicht verstecken muss.

Im südlichen Baufeld werden im Erdgeschoss die Gewerbeflächen angeordnet. Ein wesentlicher Teil der Reihenhäuser entsteht im ersten südlichen Bauabschnitt auf der Westseite – dank der durchgesteckten Orientierung können alle Aufenthaltsräume zum Hof hin orientiert werden. Im 4.OG entsteht ein kleiner, schicker Patio, im EG sind beide Seiten mit kleinen Terrassen nutzbar, im Westen eher als Abstellbereich für Räder etc. im Hof als Zugang zur kommunikativen Hoflandschaft. Lofts, Atelier-Wohnungen und klassische Wohnungen wechseln sich rund um die Höfe ab, die Höfe profitieren von den zweigeschossigen Ateliers, die vom Hof aus barrierefrei erreichbar sind, während Sie nach Außen ein Hochparterre mit dem Wohnbereich zeigen – so kann zum Hof hin gegessen und gekocht werden, oder z.B. ein Kunsthandwerk betrieben werden. Die Höfe werden ( auch ) zur inhaltlichen Mitte des Projektes.

Alle Wohnungen und Büroflächen werden natürlich belüftet. Dank der doppelten Orientierung der Wohnungen im südlichen, schallbelasteten, Bereich kann auf aufwendige Schallschutzfassaden verzichtet werden. Gegebenenfalls muss in Einzelfällen eine Nachströmung der Zuluft über schallgedämmte Fassadenelemente - wie Fensterfalzlüfter zurückgegriffen werden, damit auch in Nachtzeiten alle Individualräume ausreichend mit Frischluft versorgt werden. Wir gehen von einem geringen wirtschaftlichen Aufwand für diese Maßnahmen aus.

energiekonzept/konstruktion: Minimierung des Eigenverbrauchs durch eine hochwertige Gebäudehülle mit wärmebrückenfreien Konstruktionen und hohem Dämmstandard – mittels einer Massivwand, die Außen mit ca. 18cm gedämmt ist und mit einer 20mm starken Riemchenverkleidung robust und nachhaltig verkleidet ist. Die anvisierte Unterschreitung der gültigen Energieeinsparverordnung KFW 70 auf Basis ENEV 2016 ist mit der gewählten Konstruktion möglich. Wirtschaftliche und sinnvolle Nutzung der lokal verfügbaren erneuerbaren Energiequellen ( Nahwärmenetz ) für die Wärmeerzeugung.

brandrettung Das Brandrettungskonzept erfolgt im Prinzip über straßenseitige Anfahrmöglichkeiten für die Feuerwehr. Der mittlere Hof ist für die Feuerwehr befahrbar - dort werden Wohnungen auch mit der Drehleiter gerettet. Die beiden äußeren Höfe sind frei von Feuerwehrzufahrten.

dächer: Die Dächer werden über kleine Lofträume erschlossen, die mit den darunterliegenden Wohnungen verbunden sind und als private Dachterrassen genutzt. Eine intensive, individuell gestaltbare Begrünung wäre wünschenswert. freiflächen: Eine lockerer, offenkroniger Baumhain, bildet, mit einem einheitlichen Pflasterbelag, die übergeordnete Struktur für die Freiräume der drei Höfe. Durch einen Belagswechsel werden Flächen mit unterschiedlichen Funktionen erzeugt. So entstehen gemeinschaftlich nutzbare Plätze und Spielflächen Die privaten Gärten der Lofts, die auf Hofebene nur gemeinschaftliche oder halböffentlichen Funktionen angesiedelt haben, gehen ebenengleich in die gemeinschaftlichen Freiflächen über. Rasenfugenpflaster erzeugen einen weichen Übergang von den privaten Terrassen zu den Gemeinschaftshöfen.

We want to create a district that shows us what Hamburg should look like in the future. Oberbillwerder should stand for the pleasure of designing, with the possibility to design a lively and urban, future-oriented district as part of our strategy ”Mehr Stadt an neuen Orten” in a beautiful natural and cultural landscape.” - Dr. Dorothee Stapelfeldt, Senator for Urban Development and Housing. ”The selected design offers an excellent planning basis. The concept deals very precisely with the sensitive cultural landscape and develops a very specific contribution to this location. He has a good sense for the right scale, creates a diverse range of different living and working opportunities and makes great with the first proposals for possible architectural ideas.” - Franz-Josef Höing, Oberbaudirektor Hamburg. A mosaic of neighborhoods are formed within the masterplan, linked by pedestrian and cyclist friendly streets and blue/green arteries. The different characters are defines by climate adaption: wide canals, large green rain beds and narrow blue streams, or concave street profiles and thin linear trenches. The future inhabitants can then choose a way of living; canal living, landscape living or urban living. Each of these, the starting point of developing unique housing typologies and collective facilities.

A young couple and their 4-year-old twin girls wanted a playful and happy apartment that could be enjoyed for parties and kids as they like to. An extremely sensible work was made since the concept phase once one of the girls is a handicapped kid and has her own necessities. Each door, a new world, each room a completely new environment, different colour, texture and materials combined with a tactile and visual experience. The first floor is compreehended by the private part of the apartment. Each room is created to be a complete cube with it’s own colour, material and/or composition including the doors. This way, when closed, they would look like a uniform environment. For this was necessary to research materials, suppliers and the best professionals available for executing this ideas. Some of them exentric and new, were the reason of several talks and group solutions for the many challenges that appereared with the daring desings. The kitchen, for example, was made with hidraulic tiles and the lamps were fabricated especifically for the project. The ceiling was an especial structure that could hold the tiles (many times heavier than normal finishing) and the doors hinges where special for the same purpose. The laundry was in a contrasting epoxi paint to resist water and heavy cleaning. The living room was another challenge for the builders and in the detailing phase. The choice was made for a local wood that could be painted in industrial scale and resistant enough for the familly daily use. Once they focous was for the family life and better comfortfor the kids, specially the little girl with especial needs, we decided to create a playing island. In the wooden floor, we opened a ellipse made of natural linoleum that had to have none height difference from the wooden floor. The lamps and furniture were chosen to compose a playful environment for the kids and their friends, as well as elegant. for the partents and guests. In the small rooms on the closed side we were able to place a small toilet, storage and office. On the other side where the tv room and gym. The space could easily work as small enviroments or a big room for the familly acoording to the need. Technical challenges were many. First the sliding doors, frames and glass divisories couldn’t have steps. The same when transitioning from a room to another. We had also to avoid rugs and potentially allergic materials. On top of that, the whole house had to be climatized. The special twin had problems to keep her body temperature, so it was mandatory that the ar condicioning system could work even with an eletricity shortage. For that to be possible, big areas of the project were dedicated for the machinery. Howerver, they had to be hidden for security reasons and for the luxery standards. The second floor is a free space surrounded by a wooden rib structure that works as the bench, sideboard and buffet inside, but also as the planter outside. Connected by a new lift, this multifunctional space has a barbeque area, a swimming pool with a sauna, an inside and out linked kitchens, climatized adega, a television and a video game rooms, a dinner room, toilets inside and outside and a backyard movie theatre. The whole program was developed with the couple and attended the needs at every level from the leisure expectations, hygiene, to the technical issues. On top of the toilet was placed the generator that could maintain the house functioning for a whole day in case of blackouts. The swimming pool can be reached by a ramp an seating level, it is warm and it’s lenght was maximized for fisioterapy treatments. At one of the extremities we placed a glass sauna that could be accecible by the water as well. The acessibility was crucial in every part of the house, so the little girl could access every place without problems. The frames were minimal and the idea of interior and exterior areas integrated was quite strong. Again thinking of the kids, the garden was planned to be harmless and to have a seasonal changeabilty. This way the children could help on the maintenaince and to participate of the maintenance. The extension of planters can also be used as benches to watch the projections and the ceiling would be covered by plants.

RESTAURANT / BACK FAÇADE VISUALIATION


FACE OFF The Sodré mansion epitomes the history of Salvador. A proud mansion, at a unique location in the city: next to Praça Castro Alves with breathtaking views over the “Bahia de Todos os Santos”. The building has for several years been left to wane. The result is a fragile yet incredible beautiful piece of architecture. The decline has revealed the structure, history and tectonics of the building. The decay of the facade has revealed the history of an architectural tradition./Behind the decaying façade lies a testimony of an architectural tradition. ARCHITECTURE WITHOUT MAKE-UP Our strategy is to preserve this piece of “exposed architecture /architecture revealed”. Restoration projects are too often obsessed with recreating past glamour, a Disneyfication of architectural history. In our project for Mansion Sodré we intend to capture the total history of the building rather than a frozen moment in time. We preserve what can be preserved and add new where none can be preserved, yet avoiding replication. INSERTION The existing building is marred by an internal structure, constructed in complete disregard of the façade openings. Floor slabs, beams and columns crisscross in the middle of windows creating a three dimensional Danteum Inferno. To demolish this internal structure would jeopardize the entire structure of the building. Rather, we suggest to retract the floor slabs from the façades while leaving the load bearing structure intact, in effect creating a freestanding building inside the historic shell. The original structure is kept; where beams or columns are conflicting with the historic openings the structure is relocated. A new reflective glass skin is offset to the inside of the existing perimeter. The new façade will reflect the old encapsulating façade. An exterior space with a garden separates the two skins. EXTENSION On the historic “backside” of the building that overlooks the Bahia de Todos os Santos we suggest a new terrace and restaurant space. The spaces are created between two free formed and undulating sheets of concrete. The sheets extend the floor slabs of the interior glass tower towards the hill. Towards the bay, they are pinched together, meeting at a circular opening that frames the exact view to the Forte São Marcelo from the new restaurant.
