SOLAR HOT WATER SYSTEMS Solar hot water systems use the power of the sun to heat your water. Australia is renowned for its hours of sunshine so it is logical to maximise this plentiful free energy source. Solar water systems include collectors mounted on the roof of your home to absorb the sun’s energy. Cooler water from a storage tank is heated by being fed past these collectors and then returned to the tank and circulated via pipes around your home for you to use. When there isn’t enough energy from the sun, your system reverts to a back-up gas system to ensure hot water is always available. Depending on the climate and your system configuration, solar water heating can provide up to 90% of your household’s hot water for free. Many larger families upgrade to additional panels and larger tanks to further maximise on this natural energy source and reduce reliance on electricity and gas hot water. To reduce water wastage and inconvenience, you may want to consider adding a second instantaneous water heater to key bathroom areas.

RAINWATER TANK Rainwater is a natural resource that is readily available, especially in the state of Victoria. By collecting rainwater you can reduce household water costs, have a lush and healthy garden and play a significant role in water conservation for your community with less reliance on water storage dams and the reduction of stormwater runoff. Within the Spectra Living Green Zone, you can review different tank shapes and capacities to suit your home and water usage requirements. A well-designed rainwater harvesting system can save up to 40% of water over normal household mains water consumption, making it cost-effective and saves precious water. Rainwater can be used for toilet flushing, garden watering and washing machines – the possibilities are endless. You can choose to upgrade from a variety of tank size options in a range of colours.

SOUND INSULATION For many new homeowners their choice of home design is based on a number of lifestyle and family considerations such as where the children will play, where the bulk of entertaining will take place or the location of the sleep zone. With this in mind, there are materials that can offer improved sound attenuation within the home. Maybe you would like to isolate the theatre room or reduce noise to create a peaceful parent’s retreat. Adding noise insulation features in your home during construction can considerably improve the re-sale appeal for the future. Choose from SoundStop® plasterboard and SoundScreen™ batts for improved noise attenuation. For double storey homes, you can choose to add acoustic underlay to upstairs carpet for improved sound insulation.

HEATING The temperature of your home affects the comfort level of your family so it’s important to consider what heating solution will suit your family’s needs. There are also other important factors to consider such as running costs and energy efficiency. Your new home comes with the Brivis 3 star ducted heating system but you have the option to upgrade to a 4, 5, or 6 star system. The higher the star rating, the more energy efficient the heater is - meaning bigger annual savings on your running costs. On average, an increase of one star means energy usage savings of approximately 10 percent. Zoned climate control gives you the ability to heat only the rooms you desire, all from a single Brivis Networker Controller. Switching off unused zones not only helps reach your set temperature faster, but will also save you lots on your energy bill. Depending on the home design, there may be an option for you to add more duct points to increase coverage of your heating system.

COOLING Your cooling system is a long term investment so it is important to consider your current needs, as well as your future ones. Think about how many rooms you want to cool at any given time. A small upgrade now can significantly increase your future comfort and dramatically reduce your energy bills. You have the option of evaporative cooling or refrigerated cooling, with both options having different configurations and budget options to suit varying lifestyle situations. Ducted evaporative cooling comprises a central cooling unit, which is connected to a series of outlets. Positioned strategically throughout the house, these outlets, or ducts, are installed in the ceiling while the cooling unit is installed on top of the roof. Cool fresh air flows through these outlets into every room of your home that you want cooled. Refrigerated cooling gives you total climate control in your home all year round using an air conditioning unit as well as Brivis ducted heater to give you both heating and cooling through the same ducts. By installing Brivis integrated climate equipment (ICE Series), both heating and cooling can operate via the Networker or Programmable wall control. And due to the Networker being completely programmable, you have the ability to set and forget. Zoned climate control gives you the ability to cool only the rooms you desire, all from a single Brivis Networker Controller. Switching off unused zones not only helps reach your set temperature faster, but will also help you achieve further savings on your energy bills.

ROOF TILES CONCRETE Roof tile selection can be the finishing touch to help bring your facade theme together. Your Carlisle home includes CSR Monier concrete tiles with a choice of six standard colours. Lapped ridge profile is included as standard for concrete roof tiles. For a streamlined and clean look, you may upgrade to a flush A-line ridge profile. You can add Bradford Thermoseal roof tile sarking, a protective second skin that reduces draughts and protects your home from wind-driven rain. It is installed underneath concrete roof tiles and makes your home feel more comfortable thanks to the reflective silver foil on the inside. Take advantage of the opportunity to install sarking as part of your build – it even protects the building structure and improves on-site workflow efficiency during the construction period too! After reviewing colour styles in the online Visualiser Tool, it is highly recommended to plan a trip to our Carlisle Display Homes to view tiles in various lighting situations and to observe colour variations.

ROOF TILES TERRACOTTA Terracotta roof tiles are available as an upgrade option and alternative to concrete roof tiles. Terracotta roof tiles are made of natural clay and offer you the added advantage of long-lasting colours that will never fade. Not only will terracotta tiles create a unique look, they will also comply with some estate-specific covenants. While concrete roof tiles are made from selected concrete, sand and pigments, terracotta roof tiles are made from a natural, kiln-fired clay product. Terracotta roof tiles therefore provide a high quality roofing material with long-lasting resistance to the elements. You also have the option to add Bradford Thermoseal sarking to your terracotta roof. Sarking can be installed underneath the roof tiles, with a distinctive green outer surface and a reflective silver foil on the inward facing side. The reflective foil can help slow down heat flow, helping to make your home feel more comfortable. To review terracotta roof tile colours and profiles, check out our online Visualiser Tool. We also recommend that you visit a CSR Monier Display Centre to view terracotta roof tiles in natural light situations.

RENDER Including rendered features or full render to your home creates an alternative look to general face brickwork. A new perspective is developed with an elegant new-look surface and the flexibility to choose from an extensive colour palette. Putting together the material elements of your facade is quite an involved process with many designer combinations and colours to choose from. Facade render and colour themes are areas that are not feasible or cost effective to change at a later stage so it is important to explore options to find the right look for your home. The standard inclusion is a two coat acrylic render and one coat acrylic texture. Colour selection is made from the Dulux Paint Colour palette. Additional facade features, such as feature tiling and cladding are available to a number of facades. You may choose to upgrade to a satin membrane for a washable finish. Satin membrane is a high performance, 100% acrylic based paint, formulated to provide an attractive and highly durable finish to most masonry and acrylic surfaces. Satin membrane will greatly improve the overall coating system performance whilst reducing maintenance and dirt pick-up. The online Visualiser Tool gives you the option to experiment with different styles and themes, allowing you to print out your signature selections and bring with you to discuss with your Interior Designer at your Spectra appointment.

WINDOW GLAZING Expanses of glass doors and windows create lovely light filled spaces and can be a real design feature for your home. However, they can also be major contributors to the cost of your energy use by allowing unwanted heat gain in summer, and heat loss in winter. Up to 40% of a home’s heating energy can be lost and up to 87% of its heat gained through glass. Double glazed windows and doors (sometimes referred to as IGU’s, Insulated Glass Units) are sealed units made up of two pieces of glass, separated by a sealed air gap and filled with argon gas. The air gap acts as a thermal break between the inner and outer pieces of glass, reducing the flow of hot or cold air between the inside and outside of the home. These units also help prevent condensation from occurring inside the house when it is cold outside and warm inside and can help reduce noise attenuation by reducing the ability of outside noises to pass through the glass. Depending on characteristics of your chosen block and design, such as orientation, window location and neighbouring homes, you may be required to include some double glazing to achieve your required 6 star rating. You can also upgrade to more units, either select windows or complete elevations to achieve further efficiencies and noise reduction.

With the ability to include window furnishings as an upgrade, you have the exciting option to integrate this into your home automation network. Importantly, the right choice of window treatments can make a significant difference to your heating and cooling costs by reducing the heat in Summer and keeping the warmth in during Winter, which means they can start to pay for themselves.

PAINTWORK Your favourite themes from our Display Homes may include palettes of crisp whites, cool greys or warm neutrals to re-create in your new home. We recommend that you select neutral tones that will not become outdated. It is easier to paint a few feature walls at a later stage than re-paint the entire house. When selecting colour schemes you will need to consider three options; internal wall colour, ceiling colour and internal woodwork (internal doors, skirting and architraves). If you have chosen to upgrade to a square set cornice, your ceiling and walls will need to be the same colour choice. Use the online Visualiser Tool to experiment with different colour themes to create the right look to complement your soft furnishings and decor items.

CORNICES Even the smallest details can make a difference to the overall style of a room. Included in your new home and garage as standard are 75mm cove cornices. Cornices are moulded plasterboard treatments applied to the junction between interior walls and ceilings adding the perfect finishing touch to every room. You can create a range of styles using various cornice options. From the strong symmetrical lines of Trio cornice to the elegant soft curves of Symphony cornice, you may want to consider the range of cornice options to create your ideal look. To achieve a contemporary and streamlined look, you can omit the cornice and opt for the square set upgrade option which results in a clean finish between the wall and ceiling. Your ceiling and walls will need to be the same colour choice if you’ve opted for a square set cornice.

FLOOR COVERINGS After a few visits to our Display Homes you have probably shortlisted your favourites when it comes to flooring options. Whether it’s the blonde timber floors of the Nordic theme or stunning porcelain tiles to create a grand entry, your new floor is an important design element in creating your overall home style and theme. Whilst there are a few areas in your home where it is essential that tiles are chosen, (wet areas, bathrooms, ensuite, toilets, laundry, balcony), the remainder of the rooms can be a combination of a few products, for both functionality and aesthetics. Included in your home are ceramic floor tiles from Classic Range to powder room (house specific), laundry, ensuite(s), toilet and bathroom up to 400mm by 400mm and tiled skirtings. Refer to page 129 for information on tiling to wet areas. There are a number of carpet types, fibres and colours for you to choose from. The look and feel of your carpet can be enhanced by your choice of underlay. Several options are available beyond the standard, including underlay with acoustic properties and thicker underlay with a more luxurious feel. Or, you may also want to consider upgrading to timber, bamboo or Karndean vinyl. With so many flooring options to choose from, we recommend that you ask yourself some important questions to ensure you feel confident when making your selections. The design and look you are after, location of the room, expected foot traffic and your family’s lifestyle and budget, are all important considerations. Now is a great time to play with the online Visualiser Tool to experiment with different products and colours.

Porcelain is a fantastic, tough and very durable product that makes an ideal floor surface. It is easy to live with, easy to clean and maintain and will look brilliant for many, many years. Normal porcelain tiles are used in very high traffic area or areas where anti-skid properties are important. They can be made in matt or textured. Glazed porcelain tiles are the most popular type of porcelain tiles and are made by using a decorative and super hard wearing glaze (which can be matt or gloss) over the porcelain base. Polished porcelain is simply normal porcelain which has been polished. Ceramic tiles are one of the most practical building materials ever made. They are very durable; dent, scratch, and stain-resistant and very easy to clean. Ceramic tiles are always glazed as they are fired at a lower temperature than porcelain. They can be either monocottura (single fired), where the glaze is applied before the initial firing; or bicottura (double firing), where the tile biscuit is fired, and possibly decorated, before the glaze is applied for a second firing. In your Carlisle home, tiling is included as a standard feature in wet areas only. These areas include, laundry, toilets, bathrooms, ensuites and powder rooms. To explore the vast range of options and create different colour palettes, refer to the online Visualiser Tool.

VANITY DESIGN Choosing the right vanity design can make your morning ritual a lot more enjoyable. The function and practicality is just as important as style and finishes so there are many things to consider when deciding on what design will work best for you. What kind of benchtop do you want, what kind of finish are you after, how much storage do you need? You will also need to decide whether you would prefer an overhang edge or thicker benchtop, or whether shadowline is more your style. As standard in your new home you will receive laminate benchtops. For that extra touch of sophistication, there are also upgrade options to choose from including Caesarstone benchtops and additional shelves or storage.

LIGHTING Lighting is an important aspect of your home, it affects your comfort, energy costs and can completely change the ambience of a room. Think about each individual room of your home both from a practical, and design perspective and the types of activities you will perform in each room. There are three basic types of lighting for you to consider: general lighting, task lighting and accent lighting. General lighting provides an overall light that radiates a comfortable level of brightness. Task lighting helps you perform specific tasks, like reading, preparing food and doing homework, while accent lighting creates visual interest and is commonly used to highlight features like artwork or outdoor landscaping. Most rooms will need more than just one type of lighting. For example, task lighting is best for the kitchen but you may also opt for something that creates visual appeal like decorative pendants over your kitchen bench or strip lighting at the bottom of your cupboards. The external lighting of your home should also be carefully considered. As well as creating a stunning street presence at night, there are security and safety advantages to a well lit home.

DECORATIVE PENDANTS

STEP LIGHTS

An emerging trend that suits all budgets is the use of pendant lighting as an illuminating decoration. As the central hub of the home, the kitchen can be further defined by pendants spaced over the island bench. A striking look can be created by clustering an odd number of pendants at different drop heights and possibly even different styles, in a corner of a sitting room or over a table. Smaller pendants can even look effective in bedroom areas over side tables instead of traditional lamps.

Create a stunning architectural feature with LED step lights recessed into the wall. The perfect mood lighting effect and night light to create a safe environment for your children.

Compact fluorescent 15W globe

Choose the contemporary yet somewhat classical look of downlights throughout living areas or your entire home. LED and fluorescent energy saving options are available to enhance the green footprint of your home.

EXTERIOR WALL LIGHTS Be welcomed to the amazing home you created with an illuminated facade. External lights serve both as a designer feature to complete your individual streetscape and functional element to light up access areas after dark.

INTERIOR WALL LIGHTS

Light shade

DOWNLIGHTS

STRIP LIGHTING A stunning mood lighting effect can be achieved with strip LED lights running along the kickers at the bottom of the cupboards or under overhead cabinetry. This form of LED lighting is ideal for enclosed spaces such as in pelmets, along splashbacks and in home theatres due to its low production of heat.

Think beyond the usual downlights and consider some feature wall lighting along hallways and voids to create an interesting new aspect or to highlight artwork. Feature bedside lights have become a popular choice in sleep zones or recessed products in study nooks.

POWERPOINTS AND SWITCHES It’s the finer details in a home that really make a difference and with a range of modern and stylish switches to choose from, you can make sure every part of your home is perfect. While your new home includes power points, it makes sense to take the time to think about how you will use each room now and into the future to decide if additional outlets are required. Consider which rooms you will watch TV in, what appliances you will have in the kitchen and where the kids might do homework. An extra power point installed during construction will save time and money compared to having it organised at a later stage. Also consider where you could use powerpoints with built-in usb chargers. Included as standard are double powerpoints throughout your home and single powerpoints to microwave and provisions.

AUXILIARY ELECTRICAL Electrical and auxiliary systems are now part of everyday life. Whether for entertainment purposes, practicality or comfort, there are some key items you should consider. A home theatre is often seen as a luxury and usually left until after people move in, but there are some very affordable options available that won’t break the budget. A professionally installed system with hidden wiring and wall-mounted TV or projector systems can give you hours of entertainment as well as potentially increasing the re-sale value of your home. If you want provision for a future home theatre system, consider a pre-wiring pack to achieve a professional wireless appearance. Circulate the air on a warm evening or disperse cooking smells that may have become trapped in sleeping zones with the addition of ceiling fans. Make the most of your alfresco and outdoor living with a ceiling fan, keep the cool breeze flowing and the insects at bay. No longer a luxury item, ducted vacuum systems are now a feasible home feature for all budgets. Replace the need for costly and cumbersome vacuums and consider a ducted system to efficiently clean your whole house. Rather than re-circulate dust particles into the air like traditional vacuums, a ducted system can maintain optimum air quality by removing the dirt and debris completely from the home through ducts with outlets in rooms.
