THE INCLUSIVE
BREIF The Inclusive’s underlying approach to privacy and publicity is that the human condition requires both, and it is unique to the individual. Therefore, the co-living models need to allow for both public and private environments. Through careful consideration of this, we can design to accommodate both aspects of the human condition. For all members, privacy is essential in order to sustain a comfortable and respectful living environment with the other inhabitants. We are therefore hoping to emulate this in our designs. With community and togetherness comes a sense of security and safety which is also essential when living with strangers. These are feelings that need to be fostered and are achieved through social spaces, therefore fostering social interaction, within our co-living designs.

CO-LIVING RESEARCH WHAT IS COLIVING ? In recent years a massive influx of people are moving to cities; therefore, there has been an increase in the urban population. The increase leads to more significant challenges of housing affordability, social isolation, stress and a lack of sustainable housing. Posing a question; How do we as architects design to accommodate this growing population and increased urbanisation? A possible solution is the concept of co-living, which is becoming more attractive and more `effective solution to solve the ever-growing need for affordable housing. UKO, an Australian based co-loving complex, describes co-loving as innovatively designed fully furnished apartments with lease flexibility, on-site host and community activities. This type of housing appeals to the newly graduated individual for whom the appeal is financial- a great niche in the co-living market. Interestingly the market also extends to people from an older demographic with a slightly higher income who also desire for this type of living, where community and housing are offered, in one. The co-living housing model is proving to be a solution to the challenges faced as a result of increased urbanisation. Frist emerging out of Denmark in 1970 under the name cohousing, the co-living model has proved to be a plausible housing model for the future.
PROS AND CONS OF CO-LIVING Like with many communal living situations, there are number pro’s and cons that need to be considered to create a happy medium for the individuals inhabiting the co-living space. Accommodating for this can be difficult and there always issues that cannot be solved with spatial re-arrangement, for example, personality differences. However, problems such as privacy, theft and even autonomy can be increased or decreased to fit the individual’s lifestyle. To say that co-living is all terrible is not true; many enjoy the social interaction aspect and sense of community that can be built within a co-living unit if designed correctly. However, if co-living is the future housing prototype than questions of privacy, theft and autonomy need to be addressed. For most people, whether they co-live or not privacy is essential. The main concern with co-living is that there will be a lack of the privacy so how can or should this be combated? If design correctly, one can have both the community interaction they desire and their own private spaces. How much or a how little privacy a person wants is individual and accommodating to this is essential. Therefore, innovative spatial arrangement is required. A similar question is asked in terms of theft and autonomy. Although theft or autonomy cannot be resolved by rearranging, the co-living units’ measures can be put in place to prevent. Thereby reducing the likelihood of theft within said co-living environment and increase an individual’s right to have an independent lifestyle while staying in co-living arrangements
IS CO-LIVING THE FUTURE ? The current population trends suggest that a new housing model prototype is required to house the increasing number of individuals inhabiting cities. The rapid urbanisation brings several challenges that require immediate solutions. Although there are other possible solutions to the issue that are associated with rapid urbanisation, an answer that has been growing in popularity is co-living. The unique combination of both private and public spaces enables for compacted living environments while allowing for community interaction. Both privacy and publicity are requirements of the human condition, which in the coming years need to be addressed differently due to the increased urbanisation. Through innovative design ideas and a better understanding of the human condition designers and architects can manipulate spaces to accommodate the human condition under these new pretences. Although co-living may not directly solve the issues at hand, this housing model provides an opportunity for improvement and also a better understanding of how we can redesign spaces to develop the perfect equilibrium. This happy medium is essential to sustaining a well functioning and healthy societal environment.

PRECEDENT STUDIES
By looking at different precedents we are able to develop a more concise idea of how to design for our own community both in from and function....
LT JOSAI SHARE HOUSE Architect: Naruse Inokuma - location: Nagoya Japan
The LT josai share hoouse Is seemingly successful as there are no reports of it being de-constructed or repurposed. Was designed in response to a growing need/ requirement for people who want their ownspaces but would happily share common spaces with strangers for a more social, economic and sustainable approach to living. Was important to have a newly constructed building “A new kind of space for a new lifestyle . Residents share water systems and living rooms,The only difference is that the residents are unrelated strangers as opposed to being ofclose relation. There is no pressure to interact, but by living in a shared setting, there is arequirement for communication and consideration of those around you. Bridges are an informal place to interact and share. Relaxed, calming environment by using neutral colours and materials assist in keepingpeace within a potentially conflicting environment .Also allows the building to age timelessly while remaining modern, aesthetic and practical throughout the duration of its service to the inhabitants.
OLLIE Owners : Chris and Andrew Bledsoe - location: America Two brothers, Chris and Andrew Bledsoe- there was a need for people to sharehousing in order to make things more affordable but also sociable.“The 4 Co’s of co-living: Convenience, comfort, community and cost saving”. There are Ollie buildings are in four locationsKips Bay- New York City, Long Island City- NewYork City, Shadyside- Pittsburgh, Newark. New Jersey,Have attempted to make them sustainable, inclusive (all ages live there) and they encouragehealthy lifestyles of activity and socialising.Offers getaways and get togethers- organised socialising but no pressure to attend. Freedom within a community. Many perks and additional amenities are provided such asweekly bathroom “refills” and weekly linen stock-ups.Vast variety of people living there to encourage mixing of demographics and interests andsocial mixes.Has been designed and built aesthetically to appeal to all ages and all walks of life. Are introducing a new style of co living called colodging which is more hotel styled, forshorter term residency. Levels of sharing: shared spaces include living areas, outdoor areas, fitness facilities, coworking spaces and community rooms. Individual bedrooms are private.
CO-LIVING COMPLEX Architect: Alexis Dornier : location: Bail, Ubud: Company: Roam The Project was completed on 2015 and contains twenty four rooms. The aim of transforming a group of old apartment blocks into a communal housing development is to create a micro society where people can find their own space for privacy, as well as places of gathering, exchange, movement and education. The function of project likes a cross between student housing and hotels.Occupants rent serviced rooms, which are accompanied by communal living areas and resources. Dornier combined traditional Balinese design with domestic details that are common all over the world. The Complex offers rooftop lounge spaces, a swimming pool, a large communal kitchen and a barbecue garden. Most communal areas are located on the open-air roof space, sheltered beneath a newly installed canopy. These include a sunbathing deck, a cafe, a wine bar, a restaurant, a lounge and a yoga area. The ground and first floors of the building contain a series of bedrooms, each with their own private bathrooms and patios.
WE WORK COMPLEX Architect: Alexis Dornier : location: New york Company: Roam The project We work a co-living unit whcih is located in
New York. The four story co-living apartment
block. offers working and living
spaces at relativet-
ly low cost within New york city. The co-living target There are four bedroom units available for rent: Studio, one bedroom, two bedroom, three bedroom and four bedroom units. Residents can residents can share or have their own depending on how much they want to pay.Every units have their own Kitchens, lounges and bathrooms. Building also provides communal events for residents, held in the building’s shared spaces. These include meals, cooking classes, karaoke and game nights, and fitness classes, and residents are encouraged to keep in touch through a WeWork app.It offers a living room, kitchen and dining area.
WORLD NEIGHBOURS Architect: Alexis Dornier : location: Tokyo, Japan Located in the heart of Tokyo, a mere 8-minute walk from Ebisu Station, grants access via walking to Nakameguro, Daikanyama and Shibuya. The building, a five storyand 1 basement concrete structureitself houses 54 private rooms, each withtheir own ensuite bathroom and toilet. With rooms that mostly larger than 13m2, a single person is able to live comfortably in this compact room, and given that the most privateactions are done in your room, your private moments will remain that way.The first floor is where most of the communal areas are located, all of which are open to Neighbors 24/7.Included in theseareas are a laundry room, the shared kitchen withthe latest appliances,a lounge which is just beside(Image to the right)and a terrace where you can choose to relax. Thisareas within the same vicinityall have the same goal in mind, which is to maximise the amount of time that Neighbors are inclose proximity, allowing for increased interactions and the forming of life long bonds. On the top floor, there is bicycle parking provided, enabling Neighbors to follow the local culture of using bicycles to get around. There are no restrictions on who can live here, this allows for a mix of people from different cultures and ethnicities to come together andcreate a unique community.
TREE HOUSE Architect studio: Bo-Daa- location: Kangnam,Seoul Treehouse, a co-living complex located in Kangnam, Seoul, is designed with both privacy as well as community in mind. The complex itself houses 72 living units which come in 3 sizes, namely 16.5, 23 and 33 square-metres, which are all designed for single occupancy. Each unit has in-built modular storage and magnetic wall paint allow for the easy personalisation of each room according to the personality staying inside.Units have their own private bathroom and kitchenette whilst other amenities such as the kitchen are
shared.
This arrangement allows for the sharing
of amenities where it makes sense due to their higher human traffic and usage, allowing for a better experience of community bonding. This clear categorisation of spaces according to their human traffic flow allows for the subtle separation of private from communal spaces whilst still allowing for natural interaction to occur based of the fundamental needs. The first floor houses an atrium which has a stone finish with trees, allowing for the feeling of being outdoors. It is also where the kitchen is located, with the workspace located on the second floor overlooking the atrium. This configuration allows for the flexible usage of the areas, enabling for either impromptu meeting and organised eventsto take place. The “open airconcept of the shared space allows for natural interaction between level, facilitating the purpose of the area, which is to allow for community bonding through the sharing of spaces.
