A BUILDING SURVEYOR IS ABLE TO PREVENT AND MINIMISE THESE RISKS BY UNDERTAKING A DILAPIDATION SURVEY OF THE SURROUNDING BUILDINGS AND INFRASTRUCTURE.
2_ GEOTECHNICAL ENGINEER
THE SOIL TYPE AND STRUCTURE MUST BE DETERMINED PRIOR TO ANY WORKS COMMENCING ON SITE. ANY OLD FOUNDATIONS THAT MAY STILL REMAIN MUST ALSO BE IDENTIFIED BEFORE EXCAVATIONS CAN PROCEED. THE GEOTECHNICAL ENGINEER WILL INVESTIGATE AND DETERMINE THE SUBSURFACE CONDITIONS ON THE SITE.
3_ ARBORIST
EXISTING VEGETATION ON SITE AND ANY NEARBY LOW-HANGING POWER LINES AND/OR TREES MAY INTERFERE WITH THE CONSTRUCTION PROCESS. AN ARBORIST WILL BE ABLE TO SAFELY REMOVE EXCESS VEGETATION FROM THE SITE.
4_ STRUCTURAL ENGINEER
THE STRUCTURAL ENGINEER WILL ANALYSE, DESIGN, PLAN AND RESEARCH DIFFERENT STRUCTURAL COMPONENTS (E.G. EXISTING RETAINING WALL) AND SYSTEMS SPECIFIC TO THE SITE. STRUCTURAL DRAWINGS WILL BE PRODUCED AFTER INITIAL SITE VISIT PRIOR TO CONSTRUCTION AND ALSO AFTER CONSTRUCTION IS COMPLETE TO ENSURE THE BUILDING IS STRUCTURALLY SOUND.
5_HYDRAULICS ENGINEER
THE WATER MAINS, SEWAGE SYSTEMS AND RAINWATER OUTLETS MUST BE LOCATED AND ANALYSED. THERE IS AN EASEMENT TO THE SOUTH OF THE SITE RUNNING PARALLEL TO THE RETAINING WALL. CITY WEST WATER CAN PROVIDE ACCREDITED HYDRAULICS ENGINEERS WHO WILL DETERMINE THE AMOUNT OF WATER INVOLVED & THE IMPACT OF THE DESIGN IN REGARDS TO THE COLLECTION, STORAGE, CONTROL, TRANSPORT, REGULATION, MEASUREMENT AND USE OF WATER.
6_ACOUSTIC ENGINEER
NOISE LEVELS DURING CONSTRUCTION MAY INTERFERE WITH THE ACTIVITIES OF ADJACENT AND NEIGHBOURING SITES. AN ACOUSTIC ENGINEER WILL ASSIST WITH DESIGNING AND INTRODUCING MATERIALS OR METHODS TO AID WITH SOUND INSULATION EMITTED TO AND FROM THE NEIGHBOURING BUILDINGS. COUNCIL REGULATIONS MAY ALSO BE IMPLEMENTED TO RESTRICT CONSTRUCTION DURING CERTAIN HOURS OF THE DAY TO MINIMISE DISTURBANCE TO ADJACENT SITES. 9_ CITY COUNCIL
A BUILDING CONSTRUCTION CERTIFICATE MUST BE ISSUED BY THE CITY COUNCIL PRIOR TO COMMENCEMENT OF CONSTRUCTION. THE PROPOSED STRUCTURE FOR THE SITE IS A TWO-STOREY OFFICE BUILDING, THEREFORE IMPROVED TELECOMMUNICATION CONNECTIONS (E.G. HIGH SPEED CABLE/ADSL INTERNET) WILL BE REQUIRED. A LICENCED TELECOMMUNICATION TECHNICIAN PROVIDED BY CARRIERS (E.G. TELSTRA, OPTUS ETC) WILL BE ABLE TO DETERMINE IF FURTHER “TRENCHING” IS REQUIRED FOR LEAD-IN CABLING TO ALLOW HIGH SPEED TELECOMMUNICATION SERVICES TO BE CONNECTED TO THE S ITE.
