Iwasplanningtobuyahouseinmid-2025. Butafteranalysingrecentsalesandinterest ratedata,I’vedecidedtopullforwardthat decisiontonow.Herearethesixreasons why.

1.Interestrates

Theone-yearmortgageratehastumbled from7.4%atthestartoftheyearto5.99% now(andbanksarediscountingthisto 5.79%behindthescenes).

Thismeansthatpeoplecanborrowmore andstillkeeptheirmortgagepayments thesame.A$500,000mortgagewouldcost $800aweekwheninterestrateswere7.4%. Atcurrentinterestrates,thatsame$800 aweek,canstretchto$590,000worthof borrowing-$90,000more.

AlsoworthconsideringisthatIwon’tbethe onlyonenoticingthis.Lowerrateswilllikely leadtomorecompetitionatauctionsand elsewhere.Thefactthatpriceshavehitthe bottomandwilllikelyrisein2025meansifI delaybuyinguntilnextyear,Imighthaveto spendmoretogetthesametypeofhouse.

2.Banksarelooseningtheirlendingcriteria Whenyouapplyforamortgage,youmight paya6%interestrate,butthebankwill actuallytestyourapplicationtoseeifyou canaffordtorepayyourdebtataround 8%.That’scalledtheservicingtestrate;the higherthatis,thelessyoucanborrow. But,likeinterestrates,servicingtestrates arefalling.Atthestartoftheyear,Westpac wouldtestyourmortgageat9.1%.That’s fallenbyalmost1%.Soifyoucouldafford toborrow$500,000thistimelastyear,you couldborrowaround$45,000moretoday. Inshort,lowerinterestrateswillmotivate buyerstobidonelasttimeatauction,but thelowerservicingtestratewillprovide themwiththemeanstodoso.

3.Housepricesarelow(asfarashouse pricesgo)

HousesarestillexpensiveinNewZealand, buttheyaregenerallysellingfor15.8%less thantheywereatthepeakofthemarket,in late2021(andinAuckland,pricesare21% belowtheirpeak).

Thehouse-price-to-incomeratioislower nowthanitwasjustbeforeCovidstruck, withcurrenthousepricesup23%on2019 prices,andtheaverageincomeup27%over thesameperiod.

It’snotanexactcomparisonbecauseinterest ratesarehighertoday,butIwanttobuy ahouse,andIeitherdoittodayorIwait. Thesenumbersmakemefeelliketodayis abettertimetobuythanin6–12months’ time.

4.Housepricesfeelliketheyarenearthe bottomofthemarket

HousepricesbottomedoutinMay2023 andthenincreasedoverthefollowingnine monthsbeforefallingagain.Butthepaceof thisyear’sfallhasslowedinrecentmonths. FromMarchtoMay,propertypricesfellan averageof0.9%amonth.FromJuneto August,propertypricesdroppedanaverage of0.3%amonth.

Theythenrose1%inSeptember.Onesunny daydoesn’tmakeahotsummer,butwe areheadingintothewarmermonthsand propertypricestendtoincreasefasterin springandsummer.

So,Idon’thavemonthsandmonthsofdata showingthatpropertypricesareincreasing. ButifIwaitforthatdatatocomethrough, Iwillhavemissedbuyingatorclosetothe bottomofthemarket.

5.Therearelotsofpropertiesavailable forsale

Therearemorethan40,000residential propertiesforsaleonOneRoof-24%more thanthistimelastyear.Newlistingsfor Octoberwereup24%onnewlistingsthe monththebefore.Wehaven’tseenlistings volumesthishighsince2015.
