ALPHARETTA, Ga. — Portions of Rucker Road were closed for two hours Aug. 30 morning while police and a GBI bomb squad investigated a suspicious object containing black powder and a fuse.

The road was reopened after the teams determined that it was a homemade, improvised firework.

Residents on Rucker Road called police when a couple found a large round item in their backyard with burn marks on it. Neighbors told police that they heard two loud booms

that night in the area. The fire department had been brought in to investigate then but found nothing.

“No concerns, nobody was trying to hurt, no danger to anybody,” said Public Safety Director John Robison.

Police still took the device elsewhere to safely detonate it away from other people.

Robinson said they were still investigating, so no charges have been filed yet. He added that the police take such incidents seriously and investigate each one.

Drug arrests ►► Raul Del-Angel, 29, of Woodland

Drive, Kennesaw, was arrested Aug. 21 on Webb Bridge Road, Alpharetta, for possession of marijuana and having alcohol in a park. ►► James Evan Elling, 28, of Manning Drive, Alpharetta, was arrested Aug. 22 on Manning Drive, Alpharetta, for possession of heroin, possession of Mustang zoom by. Even at 110 mph, police had a hard time catching up with the two cars.

Eventually, the Mustang slowed down but the Altima continued to speed away. Police pursued the Altima and pulled it over. The driver, Joy Ojehomon of Roswell, said she was not racing but speeding to get to her child’s school to drop off a paper before the end of the day. She was arrested for racing on a highway, reckless driving first offense and speeding.

The officer said that he did not pursue or charge the Mustang driver because he was the only officer in pursuit and could only stop one vehicle.

Fake $100 bill turns up at local restaurant FORSYTH COUNTY, Ga. — A $100 bill, printed with “for motion picture use only,” was cashed Aug. 20 at a local restaurant. The 21-year-old waitress said her friend contacted her asking if she could get change for a $100 bill and bring it to the parking lot of the restaurant. She did the exchange and said she didn’t know the bill was fake.

She said she barely knows the friend.

No cameras were in the area of the exchange, but she said the exchange occurred in a black SUV. She had the phone number of her friend, but her phone was dead.

Keratoconus is an eye condition in which the normally dome-shaped cornea progressively thins resulting in a cone-like bulging that in turn causes significant visual impairment in some patients. In more severe cases, everyday activities such as driving or reading can be challenging due to poor vision.

Keratoconus is usually first diagnosed in a patient’s teenage years, but can sometimes go undiagnosed until a decade or two later. Researchers estimate that keratoconus affects 1 in 2,000 people, and affects men and women equally with no differences between races or ethnicities. The exact cause of keratoconus is unknown, but some patients have a genetic predisposition to developing it. It is also associated with allergies and other environmental factors, as researchers believe that rubbing the eye can cause the cornea to change shape and weaken, resulting in irregular astigmatism and vision distortion.

The cornea is often called the window of the eye, and helps to refract or bend light coming into the eye. Therefore, abnormalities in the shape of the cornea significantly affect how a patient sees. In the early stages of keratoconus, a patient may observe slight blurring and distortion of their vision. As the disease progresses, a patient may need to have their glasses or contact lens prescription changed frequently to manage their fluctuating vision and change in corneal shape. Keratoconus may progress for the next 10-20 years and then slow or stabilize. In most cases, the disease affects both eyes. Each eye may progress differently, meaning one eye may have a more severe case than the other. The timing of onset between eyes may also vary. Although total blindness is not generally the case for patients with keratoconus, in severe cases, functional vision can be so significantly impaired, that simple everyday activities can be extremely difficult.

Municipal workers often cannot afford costs in North Fulton

By HATCHER HURD hatcher@appenmediagroup.com JOHNS CREEK, Ga. – The average home price in Johns Creek is $390,000 (according to the Zillow Home Value Index), out of reach for many of its city employees. Yet the city manages to attract and retain above-average employees. How does the city do it?

North Fulton is home to Alpharetta, Johns Creek, Roswell and Milton – four cities that are dominate “Top 10 or 20” lists nationally and statewide for various quality-of-life standards. But with the high cost of living – driven by highend neighborhoods, quality schools and low crime – these cities naturally command high home values.

Even affordable housing is at a premium, so city employees, teachers, medical technicians and other skilled personnel can be in short supply for communities like these. These factors weigh on municipal employees’ recruitment.

Johns Creek had to take an especially aggressive approach from the start when it incorporated in 2006. City Manager Warren Hutmacher said it was vision of the elected officials from the beginning to recruit aggressively for highly motivated professionals.

“There really is no secret or magic formula to building a high quality organization,” said Hutmacher. “You have to make it a focused priority, and this is exactly what Johns Creek has done since incorporation in 2006. Each City Council in the history of Johns Creek has recognized that it is not enough to build a great organization and expect it to remain on top.”

A successful staffing plan also has to be properly resourced, Hutmacher added. The City Council, city staff and

public safety departments work closely each year to identify the latest technologies and other resources needed to keep public safety personnel on the leading edge of their respective fields.

“Our chiefs [Police HUTMACHER Chief Ed Densmore and Fire Chief Jeff Hogan] created and sustained a culture of professionalism and respect,” Hutmacher said. “It took a focus on education and training with the elected officials sustaining and providing resources year after year.”

Police Chief Densmore, with the City Council’s backing, made it a priority to get accredited through the Commission on Accreditation for Law Enforcement Agencies. It tells a recruit this department meets the highest standards. It encourages dedicated officers this is a professional organization and discourages officers who don’t want to put in the extra effort.

Fire Chief Hogan says the city does not have a lot of inducements to offer firefighters. In fact they all live outside the city.

The city is aggressive in matching “the going rate” for salaries and benefits, but Hogan said he gets top recruits based on the department’s reputation for professionalism.

“I’m sure it is the same with Chief Densmore’s [police] department. What we hear from recruits is ‘I’ve always wanted to work here ever since Johns Creek started.’ And we didn’t just go hire the guy with 15 years of experience and nothing else on his resume. We would look at the guy with three to five years who was outstanding with his current employer.”

The city does pay a housing stipend to police officers living in the city if they are willing to drive their police cruiser home and park it in the driveway. But it is not so much a hiring inducement as it is an inducement for officers to

“We think it gives the community added security to have those cars in the public’s view,” Johns Creek Human Resources Director Mary Ann Haskins said.

Creating an organization that insists on professionalism and expertise has a synergetic effect on that organization, Haskins said.

“First and foremost, we’re trying to hire people who believe customer service is important,” she said. “We build a culture of service and a desire to help others. I tell the new council members when they come on board that our employees view Johns Creek as their hometown regardless of whether they live on the outskirts in another city.”

The city doesn’t lower the bar in filling positions. Haskins said the city’s reputation makes it desirable as well.

Ten years ago, the city offered “strategically above” starting salaries in certain positions.

“We are also a very lean workforce.

So from an overall budgeting standpoint when you have fewer head counts you can still come out financially better off,” Haskins said.

Local groups organize help in wake of Hurricane Harvey devastation

By KATHLEEN STURGEON kathleen@appenmediagroup.com ATLANTA — Local businesses, organizations and residents are gathering items, collecting money or heading down to Houston to help in Hurricane Harvey relief efforts.

Employees at Roswell Funeral Home, 950 Mansell Road, whose corporate office is in Houston, are collecting small items including diapers, canned food and toiletries.

Harry Norman Realtors, 1664 Market Place Boulevard, in the Cumming area is working with PALS, a local nonprofit that works with animals and their owners. They’re collecting bottled water and pet food.

Volunteers said they are hoping the people and animals make it through safely. They said they take particular interest in those with animals who are struggling to keep them while evacuating.

John Adams at Indigo Restaurant, 12635 Crabapple Road Suite 120, in Milton said they are holding a Texasstyle dinner from 5 p.m. to closing on Sept. 13 with all proceeds benefitting the Harvey victims.

“I’m saddened to hear the news,”

Adams said. “It breaks my heart to see those people suffering like that. We just wanted to reach out and give them a big heart to go along with the big Lone Star State over there.”

Jekyll Brewing, 2855 Marconi Drive Suite 350, in Alpharetta posted on its Facebook page they are “saddened” for their friends in the Houston area.

“We’ve pondered hard how we could help from here and decided to organize a donation drive to support the work of the Houston Food Bank as they help residents recover,” Jekyll Brewing said.

The brewery will be collecting donations at its taproom and will deliver goods by trailer to the Houston Food Bank by the end of September.

Yang vows to tackle traffic, taxes, term limits JOHNS CREEK, Ga. – Issure Yang, both a lacrosse mom and an independent consultant, is running for City Council Post 1 to “make sure residents’ voices are heard.”

An area resident since 1989, Yang says YANG she can bring a fresh perspective to the City Council.

“Three T’s plague our city today,” she said. “Traffic, taxes and term limits.”

Yang says traffic should be addressed taking advantage of the technology available instead of “forcing expensive solutions that may permanently change the appearance of the city.”

She will insist on no tax increases while looking for additional areas to save money. Yang said she wants to institute term limits also.

“It is my desire to serve the residents and not myself. Many times those who stay too long lose the vision of the residents and often serve themselves,” she said.

Local teens host Camp Awesome JOHNS CREEK, Ga. — Johns Creek area teens Hunter Rutledge and Garrett McLoughlin held their 10th Camp Awesome this August. This year they dedicated the camp to helping less fortunate children by collecting backpacks and school supplies for Blessings in a Backpack.

They also added a junior counselor program which invited previous campers who have aged out of attending the camp to come back as counselors.

This summer’s Camp Awesome had more campers than the two have ever had, and in the words of many campers and their parents it was “the best one yet.” The boys, who are now juniors in high school, plan to host at least one more camp next summer, and some of the campers have already asked to take on the role of counselors when the graduate high school.

Johns Creek student goes Teen travels 9,000 miles to teach in rural India

By HATCHER HURD hatcher@appenmediagroup.com JOHNS CREEK, Ga. – Sravya Ambadipudi is much the typical Johns Creek teenager. A student at Northview High School, she does have one passion that stands out – a desire to help others. It was this passion that inspired her to travel 9,000 miles to a remote village near Hyderabad, India, to help teach the first generation of those villagers how to read.

Sravya also has a sense of adventure that comes out as well.

“I wanted to visit this village to see their lifestyle and to experience it,” Sravya said. “It is a remote village, six hours from Hyderabad’s airport.”

She had heard about this village in an agricultural area where volunteers had recently built its first school.

“There are no doctors, hospitals or schools in the area. You have to travel a long distance to get medical attention,” she said.

Sravya, who wants to become a doctor, came to the village under the aus-

pices of an Indian-American nonprofit volunteer agency V.T. Seva (Volunteering Together for Service).

“Seva is Sanskrit for ‘service.’ I heard about it, and went online to learn more about it,” she said. “In America, we take education for granted. I wanted to see how education changes lives.”

Her father was proud of his daughter for taking this trip over the summer.

“She went alone. We were in contact with her until she reached Hyderabad. Then for two weeks we could not contact her,” he said. “We were worried, but we trusted the organization.”

Sravya said she knows “only a little” about India. She has been in its cities but knew almost nothing about life outside them. That included the food, which was far spicier than anything she was used to.

“I thought my mom’s food was spicy,” she said.

Once she reached the village, she found a world she had not seen before. The first school in the village was already operating and already changing the lives of the people there. Not surprisingly, Sravya was asked to teach English classes at the school.

She was impressed with the students she saw – from ages 3 to 15. They were disciplined and sincere. They truly valued the education they were getting – as did their parents who understood education is a path to a better life.

“You could see how education already has changed their lives in a very

positive way,” Sravya said.

Her days started at 4 a.m. At 4:30 was yoga; 5:30-6 prayer; 6-7:30 shower, dress; 7:30 breakfast; 8:15 school begins.

Sravya said she left India after two weeks with a different perspective both of India and America.

“I have a new respect for village people. I saw kids who did not have nearly so much as we do here,” she said. “Yet

Alpharetta’s St. James celebrates 150 years United Methodist congregation plans weeklong events

By PATRICK FOX pat@appenmediagroup.com ALPHARETTA, Ga. – For as long as Alpharetta has been a city, the flock associated with St. James United Methodist Church has been spreading the word in the community.

Founded by former slaves in 1867 as the Alpharetta Colored Methodist Church, the congregation is celebrating its 150th anniversary this week with an array of church and community events.

St. James is the largest predominantly African-American church in the area, and its numbers continue to grow, said Senior Pastor the Rev. Dr. Michael T. McQueen.

The church has undergone numerous iterations over its long history.

Its first location was at 109 Cumming St., but as its membership grew and different divisions within the Methodist Church merged, the local Colored Methodists formed to build a new facility on Kimball Bridge Road in 1968.

That location served the congregation for close to 40 years until the current church, located on Webb Bridge Road, was constructed.

Today, St. James UMC boasts a membership of close to 3,700, and McQueen said plans are in the works to expand the facility with a new sanctuary.

But numbers alone have not defined the church, McQueen said. The congregation is noted equally for its community involvement and message of inclusion for all races and beliefs.

“We model ourselves after what the kingdom of God looks like,” McQueen said. “I believe heaven will model that same diversity.”

That diversity was on display a year ago when St. James sought to quell tensions after a series of police-involved shootings across the country left the African-American community reeling. The church hosted its second Community Reconciliation and Hope Service, drawing a crowd of close to 200 people of all nationalities and walks of life.

The meeting featured dialog between members of the community and local police, corrections and city leaders.

At an Aug.28 City Council ceremony recognizing the church’s contribution to the community, Alpharetta Mayor David Belle Isle presented the pastor with a proclamation honoring the long history and accomplishments the congregation has made to spread the word of inclusion into the fabric of the city.

Fulton Schools still waiting for more than 1,400 students Actual enrollment below projected numbers; increases expected

By CANDY WAYLOCK candy@appenmediagroup.com NORTH FULTON, Ga. – Schools across Fulton County are still waiting for a surge in students after Labor Day, with enrollment after the first two weeks coming in at 1,430 students below projected numbers.

Fulton School officials say the numbers tend to rise after the first holiday of the school year when students from other parts of the country accustomed to later start dates come into Fulton Schools.

While this trend is most often seen in South Fulton schools, increased numbers after the first two weeks occurs system-wide.

“Looking at the 10-day report, we are under what we projected but that’s not uncommon,” said Susan Hale, Fulton Schools’ spokesperson. “We traditionally experience a surge in enrollment after Labor Day.”

School planners had projected 96,676 students for the 2017-18 school year; the 10-day count came in at 95,246. That total retains Fulton School System as the state’s fourth largest, behind Gwinnett, Cobb and DeKalb.

The lower student numbers were seen across the system and through all grade levels, including high schools in North Fulton where parents had feared the projections were way too low.

Most area high schools came in below or near projected numbers, which could be an issue if the post-Labor Day surge occurs.

As anticipated, elementary numbers in North Fulton continue to fall – a combination of lower birth rates and housing prices moving beyond the reach of young families. In the 30 elementary schools in North Fulton, actual enrollment was 165 students below projections, with wide swings seen throughout the area.

At Vickery Mills Elementary in Roswell, two-week enrollment was 76 students below projections; at Lake Windward the numbers came in 44 students above forecast.

The area’s newest school, FAST Charter School continues to thrive with full enrollment in all grades from kindergarten through 8th, in only its second year.

Hale said the school year began with 100 teacher vacancies across the system, primarily in the hard-to-staff areas

of STEM and Special Education. But lower student enrollment may mitigate some of those openings as the system continues to fill vacancies.

“We are still working through the 10-day count to determine where we need to adjust our staffing,” said Hale.

“We will know later how our vacancy counts are affected.”

Fulton Schools hired nearly 800 new teachers for 2017-2018, bringing the total teaching force to about 6,800.

Rep. Collins talks healthcare, Lake Lanier, mental health

By KATHLEEN STURGEON kathleen@appenmediagroup.com FORSYTH COUNTY, Ga. — U.S. Rep. Doug Collins, who represents parts of Forsyth County and Gainesville, stopped by the Cumming-Forsyth County Chamber of Commerce International Engagement breakfast Aug. 30 to talk about local and national issues.

“The international footprint here in Forsyth County is great,” Collins said.

“It shows others they can come in and it’s diverse here. Georgia has a great climate for international business.”

One of the most talked about issues across the nation is healthcare, Collins said.

“My hope is healthcare isn’t dead,” Collins said. “The bottom line is what happened in the Senate a few weeks ago, when it didn’t vote on the last measure to send it to Congress, did not kill the bill. It just killed the process.”

Most people thought the process had to start over, but Collins said it wasn’t moving forward at that point in time.

“It didn’t fix the problem,” Collins said. “I defended it all summer at town halls and was not the most popular person in the room by any count. For people wanting to keep the current system, my question back was always, ‘what do you want to keep in healthcare that’s already there?’”

There are four providers in the state of Georgia currently, but almost 90 percent of the state’s counties are represented by one provider, which often is not accepted by doctors, he said.

“At the end of the day, you don’t have an insurance plan and you’re still having the same problems we’ve

developed over time,” Collins said. “It’s a system that’s going in on itself.”

For the future, Collins said they’re still pushing for a system that will provide relief.

On a more local level, Collins addressed issues with Lake Lanier.

“What matters to me is the northeast Georgia area including Lake Lanier,” Collins said. “We made a commitment to engage the Army Corps of Engineers. Without any public input, they decided they’d ban irrigation. We went to them, confronted them and we won. The [Army Corps] general actually called me saying they were removing it.”

Collins also said he’s heard plenty about the antiquated system the Corps uses for dock permitting. He said some people have been fired because of the procedure.

“I’ve advocated for firings,” he said.

“There needs to be more because it’s ridiculous what’s happening. We’re working with the homeowners and get people calling us all the time. We’re able to get this process going.”

Mental health in the county was another issue brought up. Collins said a piece of legislation has passed on the Criminal Health and Mental Justice Act. “One of the issues is how do you know if you’re coming up on somebody who’s just belligerent toward the police and want to react, or are they dealing with a mental or substance abuse issue?” Collins said. “Our bill gives more money so we can begin the process of letting officials and officers be able to identify that.”

“We have to stop treating our jails like mental health facilities,” Collins said. “This has to stop. Because of some of the cutbacks on institutionalization and community based programs, we’ve had to think about how we’re putting folks in jail where they aren’t getting their medication.”

Drug problems are often associated with the inner city, low-income areas or gangs, he said, but in Forsyth County

and surrounding communities, the people who are overdosing break those stereotypes.

“I’ve toured almost every jail in my district,” Collins said. “Most people think of people in jail who did something wrong and that’s true. But when you have 35 to 45 percent of your local prison population with either an addiction or mental health condition, this is a money and moral issue. We’re spending too much money to keep them in jail and a moral issue because these folks need their medicine.”

Beltline creator sets sights on Buford Highway

There isn’t much doubt about it, most people will finally agree that there are really great restaurants throughout the Metro Atlanta area.

Growing up in Roswell, it seemed that transplanted New Yorker’s loved to complain about

the food.

The Italian food was boring, there were no good bagels, and forget about finding a good Chinese restaurant.

Well nowadays, I don’t hear that kind of talk. Folks are pretty fat and happy in Atlanta.

Chefs have grown more and more creative — creative in a way that draws people consistently into their restaurants. Different parts of the metro area are developing their own styles, too.

Canton Street in Roswell has more great restaurants per square foot than maybe anywhere else in the metro area, all serving out of buildings first built in the late 1800s. Alpharetta’s restaurants are a bit more spread out and refined, but fantastic. Ponce City Market in Atlanta has its food court packed with several unique and great restaurants where most of the seating is stretched along barstools.

Perhaps the most unique area walks a thin line between being considered under the radar here in Atlanta, and well-known among chef circles outside of Atlanta. It is Buford Highway.

Written up in Bon Appetit, this 7-mile stretch of road heading north from I-285 was called a “United Nations of restaurants.”

In this stretch of road you can get Vietnamese, Korean, Chinese, Indian, Somali, Mexican, combinations of those, and many other types of food.

The Beltline has become one of the most successful redevelopment ideas of our time anywhere in the country and has transformed every community it runs through.

Some of you might think that you’ve got Vietnamese, Chinese and Mexican restaurants close to your home.

But the difference here is that these restaurants cook their food as if they are serving not Americans, but people from their home countries.

It has developed a serious “it” factor. So much so that when Anthony Bourdain, a king of cool, brought his show to Atlanta, he spent a lot of time eating in and complimenting restaurants there.

To the eye, this stretch of road is probably not the most inviting.

These great restaurants are scattered throughout strip malls that were built during a time when we had little ability for urban planning. But that could be about to change.

One of Atlanta’s kings of cool, Ryan Gravel, is setting his sights on Buford Highway.

If you do not know, Gravel conceptualized the idea of The Beltline while a student at Georgia Tech, and then worked as a planner to make it a reality.

The Beltline has become one of the most successful redevelopment ideas of our time anywhere in the country and has transformed every community it runs through.

He left The Beltline project because he thought they were getting away from his idea to incorporate more affordable, lower-income workforce housing.

According to news accounts, Gravel

created a nonprofit called Generator.

Its mission is to be an “idea studio… committed to the production of ideas about cities that nobody is asking for.”

His first Generator workshop will be a School of Design class at Georgia Tech that will focus on Buford Highway.

According to the article, he finds this area interesting because it deals with a lot of issues prevalent throughout the country. There is a large immigrant population there, and he sees this as a way to create a solution for suburban immigrant populations throughout the country. They are going to look at different transit options and different ways to move people around.

His design principals will go much deeper than transit and affordable housing options. He wants to create ways to force people to interact and “love” each other more.

In today’s political climate, you can’t argue with that.

‘Hey! I got a little one!’

So I’m back on the Chattahoochee this week. This time I’m at the Jones Bridge Unit of the Chattahoochee River National Recreation Area, and I’m going after (drum roll, please) STEVE HUDSON the smallest brown Get Outside Georgia, aa4bw@comcast.net trout I can find.

No, not big ones – small ones. The smaller the better.

Why small ones? Because catching tiny baby browns is proof positive that there are wild brown trout in the Hooch!

Actually, that’s not news anymore.

Folks have known for a long time that there’s a self-sustaining population of browns in the miles of river below Buford Dam and Morgan Falls, in what’s known as the “upper tailwater.”

But I’m getting ahead of the story. Let me start at the beginning and with a question.

Have browns always been in the Chattahoochee? No. In fact, that section of river would not support trout at all were it not for the construction of Buford Dam and Lake Lanier in the late 1950s.

Some old-timers I’ve spoken to remember the pre-dam days and talk about fishing there in the 1930s and 40s, when it was a “warm” river, and catching catfish, bream and bass. But they did not catch trout, for the water was much too warm.

The thing that turned it into a trout fishery was Lake Lanier. Water released from Buford Dam comes from the bottom of the lake and is really cold – usually around 50 degrees.

But at first there were no trout there to enjoy it.

Where did the first tailwater trout come from? The story you hear is that by the early 1960s it was dawning on some area fishermen that this reframed river really did have trout potential. Local trout enthusiasts approached the state with the idea of a trout stocking program in the cold water below Buford Dam, but there does not seem to have been much interest.

So they took another approach.

Somewhere in there, 1962 is mentioned fairly often, those determined anglers pooled their money and acquired a load of rainbow trout fingerlings from a hatchery in North Carolina. The trout commandos quickly transported their finned cargo back to Georgia. Then, under cover of darkness, they eased up to the river one night and dumped ‘em into the river about a mile south of Old Jones Bridge.

To make a long story short, the transplanted fish found their new digs to be ideal. They settled right in and started to grow – and a year later that section of river held a sizeable population of 12- to 14-inch fish.

For a while, it’s said, the midnight stockers quietly enjoyed this secret trout fishery, keeping it pretty much to themselves. But eventually, seeing the success, the fisheries folks recognized the river’s potential. A stocking program developed, and as a result browns and rainbows alike were soon being stocked in the tailwater. They’ve been stocking trout in the tailwater since 1962, managing the rainbows (which don’t reproduce effectively in the river) as a put-and-take fishery.

But what about browns? It turns out that brown trout do reproduce naturally in the river, and the result is a self-sustaining brown trout population that thrives there today. Today, no brown trout stocking is done; in fact,

browns have not been stocked between Buford Dam and Roswell Road since 2004. In other words, every brown you catch in the upper tailwater will be a wild, streamborn fish.

I had a chance to fish that water last week with Jeff Wright, manager of Alpharetta Outfitters. Jeff was using big flies (“That’s what the big fish want,” he said) and focusing on places where big ones like to hang out – ledges, deep runs, blowdowns and the like.

How big could a big one be?

Browns of 15 inches or more appear regularly. In fact, the state record brown with a weight of 20 lb. 14 ounces was caught in the tailwater in 2014, and more big ones continue to turn up too. According to Georgia DNR several fish of more than 30 inches in length were caught in the tailwater during 2016.

While Jeff was going for the big guys, I decided to see if I could catch a little one just so I could say from personal experience that baby browns really were there. So I rigged up with a tiny little midge emerger and started fishing the shallow runs.

How’d I do? Well, I caught a bunch of brown trout in the 3- to 5-inch range. Three inches? Who gets excited about a 3-inch fish? I did! For even though I already knew it to be true, that tiny little trout was proof positive that the browns are thriving in the river – proof I could literally hold in the palm of my hand.

All of those upgrades would make buyers very, very happy. The landscaping is kind of a no-brainer. It is your investment in the buyers’ first impression of your home.

Spend $2-4K updating old foundation plants (and overgrown shrubbery) or fill in missing/died sod.

Adding some seasonal color and fresh mulch is critical to boost the

all-important curb appeal.

Exterior improvements are the obvious fresh paint but repairing any wood rot and using a more current tone on tone color palate is highly recommended, as the stark 1990s white trim dates a home. If you have defective LP siding, replacing it will help ease buyers worries about that looming expense.

Adding square footage, especially a bedroom, is always a good investment and is appreciated by buyers and appraisers.

Major kitchen and bathroom remodels are good investments, but more so for a longer-term investment.

If you are going to spend $50-60K on a kitchen or $25K+ on a bathroom update, you may want to take time to enjoy your new space and give the market time to appreciate.

That strategy could earn you a 100% return!

Coming in a #8 is a deck/porch/patio addition at 83%.

I suspect it could be higher down here in the south given our moderate weather. The costs can range greatly from $12K for a new medium sized deck to $100K for a covered porch with built-in fireplace.

Using high-end materials like Ipe wood/Tigerwood decking or the latest durable composite materials seems to pay off as well.

The #10 spot, according to HGTV, goes to window replacement offering an 89% return.

My experience would estimate that number to be a little lower. I have never seen buyers jump up and down about new windows, but they do have a strong aversion to old single paned windows. So, it’s debatable.

One thing I do know, consulting with an experienced real estate agent well ahead of starting home renovation projects is a good idea and it’s true what they say, “you have to spend money to make money”.

Harry Johnson with EIFS & Stucco Inspections, Inc. is my usual stucco inspector I call when I have a stucco home to inspect. Harry only does stucco inspections and no repairs because he believes that would be a conflict of interest. Harry believes in the durability of stucco and if well-constructed and applied correctly it provides wonderful insulation for a home and beauty. I asked Harry to explain the difference between hard coat stucco and synthetic stucco also referred to as EIFS. According to Harry: There are primarily two types of stucco used in the Atlanta market – hard coat stucco and EIFS. In the residential market, both systems are primarily used on upscale housing, are considered low maintenance, weather resistant and durable. EIFS is very energy efficient whereas hard coat is impact resistant.

Most issues are related to the lack of, or improper flashing and sealants which can lead to moisture intrusions and can be remedied by a contractor who

specialized in repairing these systems.

Hard coat stucco consists of Portland cement, lime and sand mixed with water to make a cementitious mix. This mix is then troweled onto metal lath in typically three PATNEAU coats; scratch, brown and finish coats. The finish coast can be a manufactured finish by a synthetic manufacturer or paint. Hard coat is a dense system and when tapped makes a solid sound.

Synthetic Stucco (EIFS) consists of an insulation board which is typically a l” white EPS foam in 2X4’ sheets, glued to an approved surface with a cementitious base coat. Once the foam is glued, it is sanded to remove imperfections in the wall and the surface is prepared for the base coat and fiber glass mesh.

When the mesh is completely imbedded, a finish coat is applied. EIFS is a less dense system and when tapped makes a hollow sound.

I am always surprised that some buyers do not want a stucco home due to the negative reputation it can have but you need to know the facts.
