To ensure you make the correct home buying or selling decisions, it's important to do your research and arm yourself with valuable information. Tips for maintaining your home By: Kathy Weeks, Managing Broker, Coldwell Banker Residential Brokerage Alpharetta Owning a home is one of life's greatest joys and investments. But, as a homeowner, you also know that maintaining the value of your No. 1 investment requires a lot of time, energy and elbow grease. To help you stay organized with the “must do” tasks every month, here’s a guide to help you keep your home in tip-top shape, for the next six months. June – Windows Wash the inside and outside of your windows (once the rainy season has stopped). Inspect and wash window and door screens and repair any with holes. Make sure all doors and locks are working properly and are in good condition. Clean tracks and lubricate hinges. Clean drapes, dust blinds and shutters. July – Paint Inspect the exterior of your home. Scrape, caulk and paint any wood sur-

faces that have peeled or weathered. Inspect interior walls and ceilings for cracks or bulges, and patch and paint as necessary. Clean and seal decks. August – Vents weeks and Filters Check and clean dryer vent, air conditioner, stove hood and room fans. Keep heating and cooling vents clean and free from being blocked by furniture and draperies. September – Seals Check the weather stripping around your windows and doors and make any necessary repairs in preparation for the winter months. Make sure your refrigerator door seal is tight. Caulk any drafts in your basement, such as around your dryer vent. Make sure your roof is in good condition and not missing any shingles, tiles or slates. October – Fireplace and Chimney If you have a fireplace make sure

you have the chimney checked out by a professional chimney cleaner before starting the first fire. Be sure your fireplace tools are in working order. Pull out your non-flammable rug and place it in front of the fireplace. Once you start building fires clean ashes out regularly but ensure ashes have completely cooled before discarding. November – Upholstery and Carpeting Vacuum all sofas and pillows. Spot clean all upholstery and carpeting. For extra cleaning, consider hiring a professional service to clean your upholstery and carpeting. Don’t forget to move your household

clocks back during Daylight Savings Time and test your smoke detector and carbon monoxide batteries. December – Miscellaneous Clean your garage and get rid of anything you don’t use. Neatly organize all of your tools, garden equipment and appliances. Wander the house with a screwdriver and tighten screws on drawers, doors and furniture. Make a list of everything that needs to be repaired. If needed, go to your local hardware store and purchase the necessary items to make your repairs. What’s the big deal about price? Brought to you by: Kelly Rosen, Solid Source Realty Some real estate agents will say it is a seller’s market and will agree to list a home much higher than other sales in the area. Homeowners are thrilled that they are going to get an incredible price for their home and buyers are excited they are getting their dream house—it all seems like a win-win situation all the way around! Until it isn’t….. What’s the big deal about price anyway? If there isn’t a lot of inventory, the law of supply and demand should be in effect, right? Unfortunately, there are more factors in play than just supply and demand when it comes to selling your home. Back in 2006 when the housing meltdown was just beginning, home prices were at all-time highs. Lenders were lending money to people with little or no credit and appraisers worked directly with the loan officers and were given a good amount of freedom to get the value the bank needed to close the loan. We all know how this story ended! The end result was huge changes in the way banks documented mortgages (no more “no doc” loans!) and appraisal

management companies were put in place to add a security layer between loan officers and appraisers. Strict appraisal guidelines were put into place to help prevent future housing “bubbles.” These appraisal rosen guidelines have been largely successful in preventing homes for selling way above market value in the seller’s market situation like we have in some areas of Milton. There are cases where sellers have had to reduce their final sales price due to the appraisal coming in below the contracted sales price. When this happens, no one is happy, and what should be an exciting experience suddenly turns bitter. Before you decide on a list price for your home, talk to your REALTOR® about other similar homes that have sold in your area and make sure he/she can stand behind the list price you choose and be ready to provide a solid rebuttal in the event of a low appraisal. Five handy pointers on painting your home (NAPSI)—A fresh coat of paint can be one of the easiest and most inexpensive ways to update a home’s decor and value. With the right tools and tips, even first-time painters can learn to paint like a pro. Prep the Area Remove furniture, wall hangings, and light switch and outlet covers. Protect floors from drips and spills with canvas sheeting. Apply painter’s tape along trim, molding and windows. Use a putty knife to ensure that tape is securely adhered around edges. Clean Slate For a truly professional look, start with a smooth, clean surface. Fill in nail holes and cracks with Spackle. Remove dust, dirt, grease, and glossy finishes with a nontoxic, trisodium phosphate (TSP) substitute such as Mötsenböcker’s Lift Off All Surface Paint Prep. This not only makes your finished project look better, it helps the paint last longer. The Right Tools Before you apply your first coat, be sure you have all the right tools for the

job. A nylon-polyester brush will work with nearly any type of latex paint. Rollers can be used to paint large surfaces such as walls. Look for a cover with a ½” to ¾” nap. Paint spills and drips are practically inevitable, but Mötsenböcker’s Lift Off Latex Based Paint Remover can be handy for easy cleanup. Brush Up on Good Techniques Paint one wall at a time starting at the top so drips fall on unpainted areas. Brush on paint around trim and in the corners of walls. Use a paint roller for larger surfaces. Roll paint into a three-by-three-foot W pattern. Continue rolling until all sections are painted, adding fresh paint to the roller as it dries. Most paints will require two coats and some darker shades may require three. Clean Up Remove tape immediately after painting, before the wall dries, so fresh paint isn’t peeled off with it. Check for paint drips and spills on floors, hardware and furniture. Use a dry cloth to wipe wet paint from

surfaces. Then apply a paint remover such as Mötsenböcker’s Lift Off to the surface. Gently agitate dried paint with a soft-bristle brush, then blot dry.
