Happy Summer everyone! Welcome to our July 2024 San Francisco Market Report.

The housing market continued to heat up in June as more buyers and sellers entered the market.Strongerhiring in the outer SF Bay Area offset some losses in the inner SF Bay Area, and the regional economy added more than 12,000 jobs yearto-date.Theunemployment rate remainedin the low 4% range and thestock market gains also continued to boost regional demand.

Sales in the upper price tiers were still a major driver of SF Bay sales activity. Nearly 800 homes sold formore than $2.5million, a 20%increasesince April .Highlightinggrowingdemandin this price range, the segment accounted for a largershare of sales than at any point in the last seven years.The median sales price is up 2.4%since June 2023.Average price per square foot is up 5.7%since June 2023 and now is$983.Thenumber of sales increased by 20% with 222 homes sold in June 2024, compared to 185 in June 2023.

PENINSULA CANCER TEST MAKER BIG STEP

Shares of Guardant Health Inc. closed Friday more than 13% higher day-over-day, after the Palo Alto company won a key validation for its blood test for colorectal cancer. A Food and Drug Administration advisory committee voted Thursday to recommend that the Shield test from Guardant (Nasdaq: GH) be approved by the agency to screen for colorectal cancer in adults age 45 and older who are at average risk.

NINTENDO TO OPEN STORE IN UNION SQUARE

Nintendo San Francisco will open in 2025 and join New York City as the only official stores in the U.S. The wellrecognized brand, which draws thousands of fans to the Nintendo store in New York's Rockefeller Plaza and official stores throughout Japan, could provide a welcome boost to the downtown shopping district. Nintendo San Francisco will span two floors and take up nearly 10,000 square feet in total retail space

WHY WEEWORK IS STILL BETTING ON DOWNTOWN SF

WeWork finalized its San Francisco lease portfolio Monday, saying it plans to assume another five leases in the city spanning 460,000 square feet. Among the spaces, are 201 Spear and 500 California. “There’s more VC funding for small startup companies that are utilizing co-working space rather than having their own office space,” Colin Yasukochi
