Sales prices in San Francisco have retreated to their pre pandemic levels and are now on par with November 2019 levels. September’s median SFH price of $1,650,000 is down 6% from September 2021. Median condo prices are down 2.5% from a year ago, with a median sales price of $1,170,000 Meanwhile, Days On Market are up 17% for SFHs and up 48% for condos. Even so, inventory levels continue to remain low, and are likely to remain low throughout 2023, with a 2.5 month supply of homes on the market, roughly the same as 2019.

Despite the slowing market, the second half of 2022 has seen some record setting prices. George Shultz’s penthouse at 999 Green sold for $29,000,000, making it the highest condo sale in SF history. A Broadway mansion sold in June for $34,500,000, and Mark Zuckerberg’s Noe Valley home sold for $31,000,000

Many buyers are still anxious to buy before interest rates rise yet again, so we may see a modest increase in sales activity through the end of the year.

STATE LAUNCHES INVESTIGATION FOR SAN FRANCISCO’S LENGTHY APPROVAL PROCESS

San Francisco takes longer than any other city in California to approve new housing. For this reason, the State of California’s Department of Housing and Community Development has launched its first ever investigation with the Housing Accountability Unit.

CENTRAL SUBWAY OPENING AT LONG LAST

It has been the most significant capital investment in public transportation in San Francisco for a decade the construction of a modern, efficient light rail line in the heart of the city. It has topped or nearly topped our Bay Area Construction Projects List for the past five years, been beset by fire, a lawsuit, cost overruns and a pandemic, but finally the line has an actual opening date: Nov. 19.

NEW LINE HOTEL OPENS WITH HIGH HOPES FOR MID MARKET

The hotel centerpiece of the $380 million Serif mixed use project in Mid Market will open at long last next week. The full opening of the Serif project at 950 Market St. comes just months after the massive Whole Foods opened across the street. Line's debut marks the second largest hotel to open in 2022 after the Luma Hotel, near Oracle Park, opened this summer.
