This significant project will include a distinctive reimagining of our flagship hotel, Dusit Thani Bangkok, which will be positioned as a must-visit destination in its own right to enhance brand reputation worldwide. Our expansion into food business is explained in detail on page 3, including our strategic investments in established companies with strong growth potential, production of our own premium instant food products, and plans to explore ways to standardise recipes at our hotel restaurants to lower costs and reduce food waste. Dusit highlights its strong expansion in food business at THAIFEX 2019
Showcase includes official introduction of new premium ready-to-cook food brand, Khong Thai

usit Foods Co Ltd, a wholly owned subsidiary designed to leverage Dusit’s experience in food and beverage service to generate revenue from adjacent lines of business, was officially introduced to food industry specialists at THAIFEX World of Food Asia 2019, Southeast Asia’s largest food and beverage show, in May. At the event, Dusit Foods outlined its strategy to invest in food-related companies with strong growth potential. It also announced plans to market its own premium instant food brand, named Khong Thai, which will be produced in partnership with world-renowned Australian chef David Thompson, whose passion for Thai food has resulted in Michelin stars for two of his former restaurants in London and Bangkok. It will be targeted mainly at international markets. Expanding on DTC’s vision to uniquely deliver gracious Thai-inspired hospitality to the world, Dusit Foods aims to ‘Bring Asia to the World’ through Thai and Asian food products that reflect four key pillars of sustainable production – Healthy, Natural, Organic, and Supporting local communities – while also leveraging DTC’s strong reputation for delivering high quality experiences, particularly in Asia, where most of Dusit’s hotels and resorts are located.
To expedite its growth, Dusit Foods recently invested in two companies with a proven track record in the food industry. This included investing for a 26% stake in NR Instant Produce Co., Ltd. (NRF), a leading manufacturer and exporter of instant food and beverages for more than 50 brands; and investing for a 51% equity stake in Epicure Catering (ECC), the leading provider of catering services to international schools in Thailand. Dusit Foods plans to increase its holdings in ECC to 70% with further investment in early 2020. As for its own products, Dusit Foods plans to establish Khong Thai in the international market, starting with the USA this September, followed closely by Europe. The products will initially be aimed at white tablecloth restaurants, with a view to targeting key food suppliers later. Dusit Foods’ scope of operations includes Finance and Accounting, Marketing and Business Development, Sales, Restaurants, and Research and Development. The division is ideally positioned to leverage its resources to find ways to standardize recipes at Dusit Hotels & Resorts worldwide, helping to lower costs and reduce food waste at Dusit’s restaurants.

1 April 2019, Dusit and Central Pattana Public Company Limited (CPN), Thailand’s largest and most diversified property developer, officially revealed the details of their historic collaboration to link four key areas of Bangkok and establish Silom as the city’s prime CBD with a one-of-a-kind mixed-use concept, called Dusit Central Park. Worth a total of 36.7 billion baht and covering 440,000 sq. m. of prime real estate on the corner of Silom and Rama IV roads, the unique project is set to feature luxury residences, a state-ofthe-art office tower, a high-end shopping mall, a large rooftop park, and a distinctive reimagining of Dusit Thani Bangkok hotel, Dusit’s iconic flagship property, which served as a symbol of gracious Thai hospitality for 50 years. Designed under the concept, Here for Bangkok, the project also aims to improve the area’s infrastructure by adding a new thoroughfare to alleviate traffic congestion, and enhance convenience for commuters by linking directly with the Bangkok MRT (Mass Rapid Transit underground) and BTS (Skytrain) systems, at Silom and Sala Daeng stations, respectively.

The new Dusit Thani Bangkok hotel is set to open as part of the project in 2023. Designed to preserve the rich architectural and artistic heritage of the original hotel, the new 39-storey, 250-key Dusit Thani Bangkok will feature a modern-yet-familiar design that incorporates significant elements from the original hotel. A grand ballroom overlooking Lumpini Park will be a highlight, as will a multi-level rooftop bar and lounge. Alongside Dusit’s unique brand of gracious hospitality, the property will offer the latest in high tech and high touch service. Also set to open in 2023 are the Central Park Offices, whose 90,000 sq m of office space will provide the ultimate in connectivity for start-ups and large companies alike; and Central Park Shopping Complex, an innovative lifestyle centre showcasing iconic international and local brands over 80,000 sq m of retail space, and topped with Rooftop Park, an expansive outdoor leafy retreat for people to unwind. The final part of the project, the residences, is set over 69 storeys. 1 Travel keeps on growing Travel & Tourism GDP outpaced the global economy for the eighth successive year last year, contributing 10.4% to global GDP and expected to grow to 11.5% by 2029. The travel and tourism sector is forecast to create 100 million new jobs over the next decade (representing one in every four new jobs). Air travellers worldwide will grow from 4.4 billion to 8.2 billion by 2037, according to IATA.

Besides launching targeted marketing campaigns in established and emerging markets worldwide, we continue to enhance brand presence by opening more hotels and resorts in key locations and providing broadened experiences for our customers across the lodging spectrum (such as launching ASAI Hotels to cater to millennial-minded travellers, and acquiring Elite Havens, the leading provider of luxury villa rentals in Asia). We currently operate 33 hotels and resorts across 11 countries and have more than 60 properties in the pipeline across MEA, APAC, and China. Our development team remains committed to seizing every available opportunity to balance our portfolio and expand our global reach. To reach more potential customers in Europe, we recently inaugurated a new Global Sales Office in Germany to complement our existing GSO in the UK. Rolf Hinze, director of sales

– GSO Germany, has more than 30 years of experience leading GSOs for hotel companies such as Shangri-La Hotels & Resorts, Six Senses Hotels & Resorts and Minor Hotels. He will now oversee sales and marketing activities across Austria, Switzerland, Benelux and his native Germany. We now have 12 GSOs in operation and we will continue to seek opportunities to open more offices in key locations to ensure we always capture market share for each of our properties. As the Travel & Tourism sector continues to create more jobs – and more competition for talent – a major concern for all hotel companies is the shortage of skilled labour available. We are therefore taking measures to develop talent within our hotels by rolling out a new Talent Search Programme to help identify successors for management roles. We are also providing a Leadership Development Programme for hotel Excom and Department Heads, promoting online training and learning for all our hotel teams, and offering attractive incentives to ensure we attract and retain top talent.

To streamline the in-stay experience we have integrated StayPlease within the official Dusit mobile app. StayPlease is a digital assistant which allows guests to order room service, choose from a pillow menu, arrange wake up calls, and
promptly respond to our guest’s preferences, as well as identify potential social media influencers staying at our properties whom we can approach to help promote our hotels among their followers.
3 The robots are coming and we need to be ready Robots are getting cheaper and smarter, and some estimates suggest that 47% of jobs will disappear within the next 15 years. While technology will create more new jobs than the ones eliminated, the transition will be painful as new skills have to be learned by staff whose jobs will no longer be relevant.

4 Travellers are pushing the sustainability agenda now They are beginning to demand sustainable changes and hotels have to act faster. Travellers want to do more than just visit a destination – they want to enrich it.

At Dusit, sustainability is not just a buzzword, it is a way of life. Leaner, greener operations not only benefit our local communities, they can also help drive revenue (recent studies show an increasing number of guests will only do business with hotels that have green credentials).
In April we phased out the use of plastic straws at of our hotels and resorts worldwide. We will replace plastic bottles with glass bottles from December 2019 onwards, and single-use plastic bathroom amenities will be replaced with sustainable counterparts by mid-2020, as will plastic laundry bags, takeaway bags, cutlery and stirrers.

At Dusit Thani Hua Hin we have begun experimenting sourcing organic produce from local farms to create healthy, sustainable menus. The organic dishes have proved a big hit with diners, with the majority rating them from good to excellent, and also saying they would recommend them to others. An on-site, small organic farm, where guests can enjoy picking their own ingredients, is now in the planning. Dusit Thani LakeView Cairo, meanwhile, is helping the community by collaborating with the Egyptian Food Bank to send leftover food from the hotel’s weddings and events to the programme’s beneficiaries, including orphanages and hostels for the elderly. The examples above are just some of the ways our properties are demonstrating Dusit’s commitment to always having a positive impact wherever we set foot, and our corporate Sustainability Committee will be introducing more campaigns as time goes on. Ultimately, by protecting the environment and promoting the cultural heritage of each destination, we are helping to ensure our local communities remain attractive to visitors for generations to come, which is vital to the long-term success of our business.
5 The narrative about climate change needs a reboot There’s a perception that tackling climate change comes

with huge economic cost. But the idea that you can’t have economic growth and tackle climate change too is a false dilemma. Research shows that we can do both very successfully.
How Dusit is responding
Through preventative maintenance and effective training, we aim to reduce energy costs at all of our properties by 10% at the end of 2019. An interesting case study: In October 2018, Dusit Thani Guam’s engineering department rolled out a special programme, named ‘Watts Up Dusit Thani Guam,’ to raise awareness among staff that cooling and heating command up to 40-60% of the utilities cost in tropical climates. From introducing posters and banners about energy-saving, to launching energy-related competitions, and making sure equipment is used correctly to enhance efficiency and expand its lifespan, the programme has helped to usher in an energy-savings culture under the motto “Energy Savings is Everyone’s Job.” All new employees are informed about the importance of energy-saving in their training.
How effective is the prgramme? Since Watts Up was launched in October 2018, the hotel has recorded a 9.7% increase in room nights, but power usage has actually decreased by 9.43% – a significant saving. 6 We’ve hardly got started with China There are 417 million Chinese millennials – more than all the people in the US and Canada combined. And at the moment only 9% of Chinese people have passports. This number is expected to double in five years. More than 34% of this growth are expected to come from second to fourth-tier cities in China (though the growth in 2018 was only 15%).

Dusit optimises its hotel asset portfolio by selling Dusit Thani Maldives to DREIT for more than 2 billion baht Strategic sale allows the company to maintain revenue from hotel management, while DREIT gains increased appeal to investors.
Dusit Thani Public Company Limited (DTC) recently divested Dusit Thani Maldives to its subsidiary, Dusit Thani Freehold and Leasehold Real Estate Investment Trust (DREIT), in a strategic move designed to enhance DREIT’s appeal to investors while allowing DTC to recognise gain from sales, continue to obtain revenue from the property, and receive dividends from DREIT.

Recently DTC’s Board of Directors approved a resolution to dispose rights and leasehold rights in Dusit Thani Maldives worth not less than 2,304 million baht”. “The sale of Dusit Thani Maldives to DREIT will bring numerous benefits for DTC and DREIT. DTC may recognise gain from the sale, continue to obtain revenue from the property under the lease agreement and hotel management agreement, and also enjoy consistent return from investment in DREIT. Meanwhile, the acquisition of Dusit Thani Maldives will enable DREIT to generate attractive return to unitholders. Furthermore, the increase in fund size will improve the unit trading liquidity, making it more appealing to investors.” With the acquisition of Dusit Thani Maldives, DREIT plans to issue and offer for sale approximately 365,000,000 new trust units as a part of the source of funds. DTC’s Board of Directors also approved a resolution to subscribe for the newly-issued investment units of DREIT in accordance with the rights offering. This would allow DTC to maintain its investment proportion and receive the dividend from DREIT to use for working capital and further investment.
